I would not recommend this property management company to anyone. My experience has been nothing but frustrating from start to finish. Communication is almost nonexistent -- messages go unanswered for days or weeks, and when someone does respond, the information is usually incomplete or unhelpful. Maintenance is even worse. They are extremely slow to address issues, and when they finally send someone, the work is rushed or poorly done. But they are very quick to charge fees, add random move-out costs, and push responsibilities back on the tenant, even when the problems are clearly due to their own neglect. Their customer service is dismissive and unprofessional, and it genuinely feels like they care more about squeezing money out of tenants than actually managing the property. My experience renting from this company, it was an exploitative and one-sided arrangement that left me feeling taken advantage of at every stage. I am writing to share my deeply frustrating and disappointing experience, which echoes many of the complaints I've seen from other tenants. Unfortunately, my experience has been no different--and in some ways, even more concerning. From the beginning, renting this home has been marked by unprofessional behavior, poor maintenance practices, and a complete lack of accountability from the property manager, Becky Glazebrook. Early on, Becky openly admitted that the carpets in the property had never been replaced since the home was built--nearly a decade ago. This alone should have been a red flag, especially considering the condition they were in at move-in. Essential appliances, such as the refrigerator, were also in poor condition. The ice and water dispenser did not work and the unit was leaking. Despite submitting service requests, it took weeks--sometimes months--to get any response. And when the company did respond, the resolution was often placed on me as the tenant, which completely undermines the purpose of renting a professionally managed property. When I raised concerns about the condition of the carpet and offered to pay to have a small section replaced, Becky's response was simply, "Just match the carpet the best you can." This was an unreasonable ask given that only the landlord can approve a work order and select replacement materials. Rather than helping, this response deflected responsibility and delayed any real solution. In a face-to-face conversation meant to address these issues, Becky became visibly agitated and raised her voice--insisting she was trying to "help." Two months later, I was told that maintenance responsibilities were mine to deal with. If that were truly the case, the property should have been delivered in a condition that did not require immediate attention--especially not with decade-old carpets and malfunctioning appliances. How is that helping me? To be transparent, I acknowledge that my cat contributed to some carpet damage. However, in a well-maintained home with newer flooring, this damage would have been minor and likely covered by my $3,000 security and pet deposit. Additionally, the property was not cleaned prior to move-in, despite claims to the contrary. I had to arrange and pay for my own cleaning, as the condition of the home had clearly been misrepresented. When I raised this issue, Becky responded with: "Well, you accepted the home regardless." This is false. When I toured the property, work was still being done. I assumed that the carpet--clearly in poor condition--was part of that work. After signing the lease, I conducted a detailed move-in walkthrough and documented all of these issues, yet no action was ever taken. In hindsight, I should have requested a follow-up visit after work was completed, but I trusted the company would follow through. They did not. When we eventually moved out several months later, we made every effort to leave the home in better condition than we found it. We hired a professional cleaning company for a full move-out clean, had the carpets professionally cleaned, mowed the lawn, weeded the flower beds, and applied fresh mulch. Despite this, we were charged for additional cleaning and landscaping with zero receipts or documentation to justify these fees. Out of frustration, we drove by the property ourselves and confirmed that none of the services we were billed for had been done--except for the grass mowing, which was likely done after our departure as part of routine upkeep. The lawn had grown over three feet tall by that point. This company's move-out process borders on dishonest. It appears they charge tenants for fabricated services, while failing to maintain properties to a livable standard during the lease. If you see this name, run! This is the worst company to rent a home from! They will scam you and charge you for erroneous charges when you move out and they will NOT return your security deposit. If i could rate this company with negative stars i would. First let me say that Michelle Irby was a great agent upon meeting her. My experience is shes very short and not a woman of many words which doesn't bother me at all. My tenancy there was only a year which was a decent undisturbed year. I resided in 203 on Merrill Court. Townhouses are nice and clean looking. However the moving out process was a decent one but when it came to returning the security deposit there became an issue. The week of the walk through we had the carpet cleaned in the house, I myself cut an trimmed the grass out front and in the small space out back. The house was completely cleaned (with the exception of the stove and maybe a air filter or two) I had bought the replacement blinds already and we were in the process of putting them up the day of the walk through. Since we had already bought out house we had no need for utilities to be on at the townhouse and we were greeted by a very angry (forget her name) woman who did the walk through. Long story short we paid out almost 3k and only got back around $1,113 of that. The fees were outrageous. They charged for the grass being cut, carpet cleaning, excessive wear and tear (mind you i had 3 tv mounted on the wall with shelves under each; i hardly count that as excessive wear and tear) and we were told not to patch the holes in the wall were the tvs were mounted. There was ABSOLUTELY NO damage to this property at all. However blindly trusting this company we failed to document and take pictures of all the rooms before we actually left that final day. It is a lesson learned. No matter your relationship with a company (and my rent was paid AHEAD of time EVERY month) always document and cover your ass. I will NOT recommend this company to anyone. I advise you to steer clear because of antics and shady practices happening with this company. If you see Johnson & Glazebrook attached to a property you are looking to rent, run, do not walk, as far away, as quickly as you can. I lived in one of their properties for nearly four years. Trying to get things fixed, while I lived there, was a nightmare. After I moved out, they refused to refund a significant amount of my deposit because of things I had previously asked them to repair. In addition, I wasn't given the opportunity to be present at the final walkthrough, to question any of the comments made. I spent a significant amount of money cleaning everything before I left, and some of the comments on the moveout sheet are just plain lies. I would not recommend Johnson & Glazebrook Property Management for any of your Real estate needs. Johnson & Glazebrook Property Management is a dysfunctional organization. Calls are not returned in a timely manner and on several occasions they were rude and condescending when eventually contacted. They withheld a portion of my security deposit. They charged me for additional cleaning of the property after it had passed an exit inspection, and did not provide notice of the withholding in accordance with Virginia State law. On the day of the final move-out inspection there was no mention of additional cleaning that was required at the residence. Had they simply provided me notice I would have gladly provided any additional cleaning the property required. Secondly, Johnson & Glazebrook did not provide an interest statement or provide interest on my security deposit as mandated by Virginia State Law. read more

Told her from the start we had bad credit but she said the landlord would work with us. After paying $80 for me and my husband as a married couple we got a call one day later saying we had been denied bc of credit....we'll duh we already told you credit was bad. They didn't call either of our employments one of which I have worked at for 10 years. We had great references and they didn't call anyone!!! This place really pissed me off. This is a horrible place to rent from. My boyfriend and I have filled out forms and called so many times but I guess they just do not care about their rental properties. They do not fix anything. I have mold growing on and in my kitchen ceiling from an old leaky chimney that I did not put there but they say they have nothing to do with it. I rented a property from them for 2.5 years and they were always more than nice to me. Sometimes people need to realize that when they don't get right back to you they are waiting to hear from the owners. Whenever I had repair issues at the property they were handled very quickly. My A/C went over a holiday weekend. They called me right back and got someone out there, I had to wait a few days for the repair only because a part had to be ordered. When I had a strange incident where my neighbor did damage to the property they got right on it. They have one of the most extensive move out process that I have ever gone through but, I did get my full security deposit back. I also realize that this is to protect the owner of the home. Cheryl is very, very nice. She is upfront and honest with you any time you have a question. Never hesitate to rent from them and I wouldn't hesitate to have them manage my property either. read more

Below is a list of these unsatisfactory dealings: Phone calls were not returned for several days. Calls were always sent to voice mail. You heard the famous phrase "we will get back to you. We used J&G to manage our rental property in Spotsylvania. We had renters for 3 years. Upon their move out, J&G didn't want to charge them for ANYTHING beyond what THEY considered 'normal wear and tear' which meant NOTHING!!! NOTHING! We had one bedroom carpet ruined by pet urine and it wasn't even annotated on the move out inspection! Supposedly, the ODOR wasn't smelled during the move out inspection! The tenants NEGLECTED the 1 acre yard the house sits on the entire 3 years they lived there and J&G didn't want to charge them anything for the neglect! They repeatedly told me that if a judge were to hear my charges, they'd side with the tenants. WAIT! Didn't I hire J&G to MANAGE to property and to SEE that they property/house was properly maintained and to SUPPORT THE OWNER?! While our 'damages' were minor in comparison to what other homeowners have to deal with, J&G did NOTHING, NOTHING but collect their commission and not see that our house/property was properly maintained during their tenancy. After all, isn't it THEIR job to see that the house is turned over in the SAME condition it was given to them?! I WOULD NOT recommend them to my worst(!) enemy! They treat you like a huge burden rather than a customer - every time I have a question or problem I pratically have to drag any sort of answer or response out of them. Renting from Johnson and Glazebrook was not a great experience to say the least. We live at a property for one year and in that time period a water pipe broke twice and the company's response time was extremely slow. In fact, my son was very little and we had to stay the night elsewhere until the pipe was repaired. The second time the pipe broke we could not get a hold of anyone from the company over the weekend. Their ability to respond to renter's requests, emails and phone calls is unprofessional and not within 24 hours. Move out was the worst- we moved out early and in that interim between our lease ending the outside screen door was broken (we are assuming by people coming to show the townhome) and I emailed the office several times in regards to the issue and eventually was told it would be noted in our file. Once we received the final security deposit statement they charged us for the broken screen door frame. The company is slow to respond to our family's needs and we didn't feel like they valued our business at all. read more

For a rental brokerage firm I would say no better no worse than most. They have been pretty good to me, a little slow on maintenance but Ive only seen 1 guy so he may be weighed down, thats why unless it is an extreme emergency I let a few little things build up so that he can fix them all at once, and he does do a good job. read more

We spent more time calling them to come out and fix stuff and have them try to charge us for things that werent working properly ,it was ridiculous.When we moved out we took multiple pictures of were we had it cleaned ,shampooed and still we are fighting for our deposit back. I lost hundreds of dollars with these people. And yes, I did pay my rent on time, and still lost hundreds. They have a nosey, weird maintenance guy, Stewart. They look for the tenants to pay costly repairs that are due the landlord. I thought that was why most people rent, to not be responsible for costly fees and repairs.
