LORAC is the best property management firm we've worked with. They have top notch customer service, friendly staff, and on top of every aspect of property management. They have a very convenient tenant portal that allows you to pay your rent as well as set up maintenance requests, share documents, and view property information. LORAC has bent over backwards to ensure their client (the owner of our home) and us, the tenants, are taken care of. I actually hate bothering them with maintenance requests but unfortunately since moving in on June 15th we've had a few and each time they've responded immediately and had someone working the issue until it is resolved. High management fees with no input on contractors In summary, Lorac is the most inept and unprofessional management company that I have ever dealt with, and I am in the real estate industry. Thankfully the reviews prepared me for that end result. Unfortunately renters do not get to choose the property manager. Owners however, you DO have an important decision to make and I promise you that Lorac is a really BAD choice. Just ask Ms ML Lackey. Lucky for her, I am NOT a criminal and did not do anything unkind with her personal identifying information that Tonya Szakelyhidi emailed me in one of her dismissive emails. In fact, I was kind enough to email Ms Lackey to warn her of the breach. This outrageous instance, like so many other of Tonya's unprofessional and bad behaviors was just covered up by her mother (broker/owner, Carol Holley). The apple did not fall far from the tree with these two. Any other SERIOUS property management company would have fired Tonya a long time ago. To add insult to injury, Tonya allowed the owner of the house to incur thousands of dollars in repairs because she ignored my VERY early warning of a pre-existing plumbing issue. A $10 cost to change to a flush valve, turned into thousands of dollars of overnight flooding, water remediation, carpet and drywall repair with the expense and inconvenience of very loud high-powered fans on all 3 levels for several days. Again - Tonya was advised within days of my move in that this was a problem. In fact, I did what they were supposed to do - a real move-in inspection. Still, I was forced to move in early under threat of giving the house to another applicant. Tonya ignored the early warning and even left the property without a working refrigerator for the first week of the rental period. All of this should have been caught with a true move-in inspection - which all real professional property management companies do. Lorac clearly did NOT conduct this crucial properly inspection. In the end, Lorac's careless management cost this owner thousands of dollars and a new tenant unnecessary discomfort due to their greed, negligence and cheap contractors. Notice that their management agreement insists on exclusive use of their vendors. You, as the owner don't have a choice! Tonya actually scoffed with me secretly, as a former property manager, at the idea of Ms Lackey wanting to use her own painters. Still I, as the tenant, had to outright refuse a 4th visit from an inept, unmasked plumber who kept botching the plumbing repair that cost thousands! If you choose to allow Lorac to manage your property, I hope you find a tenant as kind and decent as I was. Many tenants who are abused in the way that Lorac abuses tenants will not be so kind and you WILL pay the price, far beyond their outrageous monthly management fees. One cannot blame a tenant for destroying a property after Lorac's treatment. Lucky for Ms Lackey, I did not go that route. Don't gamble on them - they are THE absolute worst property management company in Virginia and you have plenty of other far better options! My son and his roommates are tenants. They have been waiting two weeks for the refrigerator to be repaired or replaced, and Lorac won't return my calls. The house is owned by Carol Holley, Broker in charge at Lorac, so they are not even having to negotiate with an outside owner; this is all under Lorac's control. My interactions with Lorac started out on a good note, we walked the house we rented with Carol, the owner of the company, when we first signed our lease. She came across as professional as we noted the numerous issues that we wanted written down for the inspection, she even made some comments about how the owners should probably have kept areas of the house in better shape if they had expected the tenants to do the same. I thought to myself, "Cool, she's on the side of the tenants." Well after two years of dealing with Lorac I found out I was completely wrong. As previously stated, there were varying "cosmetic" issues with the house upon initial inspection but as we lived there we started having issues with more and more things, from a basement that continued to flood because of a water leak to mold issues. One of the responses I received from Tonya about this in regards to their lack of urgency was "Well, it's an unfinished basement so we knew it wasn't that big of an issue." I was kind of surprised by this response as it came across as apathetic and unconcerned. In regards to the mold, we were told we would be seeing the results of the tests as the tenants. The more issues we had to report to Lorac the more it continued to show their lack of concern for the tenant. Their constant excuse was "We are just a small family company," which I understand, however a company still needs to run effectively and efficiently, regardless of staffing constraints or staffing selection. I will not get into the walk out inspection issues as it would be too much to type, but I will summarize. My wife was lied to and had to sign a document under false pretenses by Courtney for a walkthrough where she was told it was just stating a walkthrough occurred, but as we found out gave Lorac carte blanche to blame whatever they found in need of "repair" to charge us for to be able to make the house rentable for the next tenants, please remember I mentioned the numerous cosmetic issues with the house when we moved in. Upon trying to resolve the remaining issues with Lorac we were not called back or emailed back. We have reached out to the Fredericksburg Area Association of Realtors to file a complaint and still have not heard anything from Lorac. They did however enlist a lawyer to write a puffed-up, work of fiction response to our complaints claiming Lorac as the victims, wherein the lawyer twisted meanings of the ethics code to support their baseless claims. Please be careful renting with this company. After numerous negative comments and reviews on their Facebook page they have since removed the ability to leave comments or reviews. Their only course of action on Yelp is to post a response trying to denounce the statements made by former people that have worked with them. So I am expecting nothing less from my review. read more

Let me first start off by saying that if I could give Lorac property management 0 stars, I would have. Our frustrations began with them before we even moved in. We were told we would be able to move in on the 1st of December 2014, and as the date approached we were then told it would be the following week. No big deal, our previous lease wasn't ending till December 15th. We practically ran around like chickens with our heads cut off to get into our town home, and it took several weeks just to have them email the lease to us to sign. They incorrectly typed in our email addresses several times. Walk through day comes and we make sure to mention the several things we had noticed were wrong that needed to be fixed. Tiles in the master shower, door lock that we were never given keys to, back deck screen damaged, burnt light bulbs, broken sink stopper, a non functioning socket and a damaged blind. We were told these things would be fixed; but there shortly after we moved in we found it increasingly harder to get ahold of Lorac and when we did hear from them every two weeks we were given the run around. **We've been here for 4 months and none of the above mentioned have been fixed** 10 days after moving in, the pilot light in our hot water heater goes out. In the middle of winter. I called Lorac directly and spoke with them about the issue and was told to submit a maintenance request through the online portal. We were charged $50 just 10 days after having moved in, and was referenced to the lease agreement when I questioned why we were being charged this fee for something so soon after our move in. We were told by the gentleman that relit the pilot light, that Lorac had been made aware previously the part would need to be replaced. This leads me to our rental payment. We pay a pretty penny for our lovely home and have no problem doing so. What we do have a problem with is being lied to. We were told that if we paid by debit card we would not be charged any processing fees. Upon paying our first months rent, we were charged at $27 processing fee!! Each month since it has been $37. I called Lorac directly and was told they couldn't do anything about it and I would need to contact the company that processes their online payment account. No such information could be found on their website for the company that they use. Due to an error on my part the waste management and sewage account had not been transferred into our possession. Instead of a courtesy call to let us know in time that this had not been taken care of, Lorac instead chose to let our water get cut off in the middle of winter. My boyfriend called Lorac the next morning after I'd left for work when he realized that it had been cut off, and was HUNG UP on. We were additionally charged $100 for this. The unprofessionalism of Lorac employees really astounds me. Never in my life have I ever dealt with such rudeness from people who claim to pride themselves on customer service. This lengthy review is to hopefully help deter others away from this company. Any other company is going to be 10 times better than Lorac. The only reason I'm writing this review now is because the owners of the property have TERMINATED their contract with Lorac. There are such things are miracles!! read more

This is a team that will NOT go above and beyond for the customer. They will only do what they are legally obligated to do. In May 2016 Lorac Property Management oversaw the sale of my Woodbridge, VA Condo. We received a verbal cash offer however the offer was 10k less than the full asking price. Carol assured me over the phone that I would net the same amount as full asking price because this cash buyer was not requesting closing costs. When I received my settlement statement it was seven thousand dollars less than what I had been verbally told. Two days before closing, I asked why the difference and was told by Tonya that the net sheet was only an "estimate" and that Carol did not give me any false information. Tonya also emphasized that I did not tell her the correct amount of condo fees due every month. I inputted the condo fees correctly on the Sell Listing agreement and it is improbable that a few hundred dollars could cause a $7000 net difference. My stern warning to the reader of this review is to please get a family or friend referral when choosing a property management company or real estate agent. I did not properly research the company/past reviews and took a significant 5 figure loss on my property. This is a team that will NOT go above and beyond for the customer. Absolutely awful and unhelpful. We rented a property from them from 2016 to 2017. When we moved in, the back door was a wreck, letting in rain and air with at least two inches open at the bottom in addition to holes in the wall and ceiling that they promised would be patched. After notifying them multiple times and having them tell us they would have someone fix it, they put the responsibility on us to contact the repair company ourselves, which we did and never heard back from. Then, they had the audacity to tell new potential renters that the imperfections would be fixed before anybody else moved in. I will be sure to avoid ANY homes or rentals managed by Lorac. Lorac doesn't even deserve this ONE star! But Yelp makes you select at least one. I would live in a swamp before I ever rented a home through Lorac again. The property managers at Lorac are heartless and cruel. Courtney is the nice one, but Tonya...*shudder*....she is the ice queen herself. These people will nickel and dime you every chance they get. They are cold and rude and only care about your money. Don't plan on getting an ounce of your security deposit back. If they can't find enough problems, they will make some up! They are very slow at making sure repairs get done. Our AC went out in July, and they didn't do a THING for 14 days! It was 90 degrees in the house for two weeks and they would not do anything for us. No reimbursement, no temporary wall units, no fans, NOTHING, for two weeks. It also went out during a snow storm in January. It took them a week to send someone out to fix it, despite our constant pleas. They didn't even give so much as an apology. Repair guy lets you know you have a slight carbon monoxide leak? They don't care! That's YOUR problem. When we first moved in, the town home looked nice - freshly cleaned carpets, newly painted walls, trimmed hedges, etc. One week into living there, the upstairs tub started leaking through the kitchen ceiling. Repair guys came out after several days, tore a giant hole in our kitchen ceiling, and called it a day. That hole stayed there for a YEAR AND A HALF. When they come to replace batteries, even if you meet them at the door with a pack of your own batteries, they will use your batteries, then charge you $25 for batteries! They will also sneak onto your property to take pictures of things they don't like, such as an inflatable pool propped up against the inside of your fence to dry - then email the pictures to you and charge you! After a month of living in the home, terrible cochroaches started coming out of their hiding, as the bug treatment they put on the house before we moved in was wearing off. The cochroaches were AWFUL and were the tiny ones that are impossible to get rid of. They wouldn't do a thing. We had to pay for an expensive service to come every other month, and around the end of the first month, they'd be appearing once more. After we moved out, they charged us over $200 for bug treatment, telling us it was our fault their nasty house was infested. I never write reviews, but I feel personally obligated to warn the world about this terrible company and their shady business. If you're thinking about renting through Lorac, my advice is to LOOK ANYWHERE ELSE. read more

She Increased rent amount on our current tenants and she did not even make us aware of the situation .she ran the tenants out of the property so that she can look up for another tenants and charge us fees for finding new tenants while it was not necessary to find a new tenant and the current one wanted to stay. The purpose of this review is to provide some background on my experiences with Lorac Property Management. I hired Lorac to manage my rental property. Lorac agreed to manage my property, but seemingly on her own terms and not the terms in the agreement. For example, Lorac agreed to inspect the property twice a year or a minimum once a year. The previous tenants stated no one from Lorac came by during the year they occupied the property. I was in Fredericksburg, VA and decided to drive through the community. It was good I did because I noticed our property was up for rent. I called and emailed Lorac to get an understanding of the situation. Lorac confirmed the property was up for rent. I was frustrated because I should have been made aware. The reason why the property was up for rent is because Lorac attempted to increase the rent amount and the tenants rejected an increase. Again I was not made aware of an attempted increase or any negotiation on rent amount. Lorac wanted to increase the rent, but later tried to get me to drop the price to $100 less. This made no sense. Allowing tenants to stay would have been beneficial. Once, I inquired more about the situation, Lorac found a tenant quickly, but charged me a $1500 upfront fee for the new tenant. In addition, I owed Lorac the monthly percentage and the HOA fee is paid by me (no cost to the tenant). Tenants pay on the 1st of each month, but Lorac does not pay me until the 20th of each month. It is an inconvenience and I constantly have to pay my personal home mortgage and the rental property's mortgage. The previous tenant contacted me to express his struggles and frustration with the experience. He stated that Lorac kept half of his deposit that was about $800. The reason for keeping the deposit was not justified or the amount kept overly exceeds the alleged damages. He threatens to take Lorac to court. I think this is understandable if he feels he was treated unfair. I do not know the full extent of this situation, but do not think it's ever a good situation when a tenant contacts the owner and threatening to take the property management company to court. Tip: Research Lorac's reviews on Yelp. If you are reading this, then you are off to a great start. Talk to someone who has done business with Lorac. Ask Lorac for referrals. I confident company will be willing to share past customers' experiences. At the end of the day, do not choose this company to manage your property or find you a property to lease. read more

I failed to do my homework on this company. I wanted to stay in the same neighborhood and made a quick decision. Initially, they were really nice and engaging. The day of move in, the carpet was unfit and needed to be taken out of the home. I was told by Courtney, the owner could not afford to paint and put new carpet in, but eventually she would. It should be noted I paid 1850 security deposit and 1850 1st month rent and 1050.00 prorated rent. Instead of fighting the battle, we decided to stay because I have two small children and did not have time to look for another place. Within in 24 hrs. we discovered mold in the washer which had a awful odor. Multiple emails and calls only to be told, it comes "as is". Eventually, they got someone out to show me how to properly clean it, but they never came and checked for the mold themselves. Subsequently, I receive a bill for 88 dollars that is attached to me rent. I kindly tell them to explain and Tonya and Courtney both tell me it was a "unnecessary" service call and I should have done what Courtney initially advised me to do. However, we have pictures of the mold and was only in the home for 24 hrs. before discovering it. Now they are refusing to accept my rent unless I pay the additional 88 dollars in which I refuse because it is not my responsibility. Tonya, is very unprofessional and yelled in the phone, I am sick of you tenants "threatening' court action. She advised me pay it all, or get served additional late fees and then she hung up. Further, they refused to reimbursement me 25 dollars for mailbox keys, after they keys they gave me on move in were not the correct keys. They told me it was my responsibility to go and have keys made. It took me over thirty days to get keys to the mailbox. In addition, when I moved in there was a broken window in my daughter's room, to date the window is still broken and they initially told me it would be fixed the same week I moved in. I am sadden that I have to be subjected to this. However, they are morally and ethically wrong and I will not allow anyone to misuse or abuse me. In addition to court action, I will be making a report to the BBB and I encourage others to do the same. I have owned two homes prior to moving to Northern Virginia and I would never allow anyone to be treated as such. If you read this and believe in the power of prayer, please pray for justice as I will be seeking such. I feel bad for the home owner, because I know how it feels to not receive your rent payment which pays your mortgage. I really want to pay, but Lorac/Tanya has refused to accept my rent for 1850.00 which I have and I am more than willing to pay, but she and her company is wrong and I believe justice shall prevail, because God cannot reward ugly. Over the past year, Lorac has made renting a home a very pleasant experience. They are always very quick to answer our emails and address any of our needs In a very timely manner. They also have an online payment portal, which makes paying rent very easy. All of the employees are very helpful and super nice to talk to. I think the vendors Lorac has are not "worried" about being quick and doing things right. So far in the 2 months we have been here, the door handle broke, the refrigerator wouldn't defrost so the temps were off, the dryer stopped working, the sink faucet broke twice, and the shower faucet somehow flew off. We received excellent customer service and professional advice from Ms. Carol Holley when we recently leased our home for 2 years and and then sold our home with the assistance of Lorac Realty and Property Management. Our concerns were listened to and taken into consideration when finding a suitable tenant. This was a very stressful time for us as we moved to Japan and needed a reliable company to manage our property while we were away. Lorac kept us well informed about the state of the property and any issues were taken care of promptly and in consultation with us as necessary. Ms. Holley and Ms Sutphin made the process far less stressful then it can usually be, especially when you are overseas as we were. After 2 years of leasing the property we decided to sale our home. Ms. Holley acted as our real estate agent providing excellent customer service, answering our concerns as it was our first time at selling a home. She explained the process coordinating with the other agents, contractors and mortgage title company throughout the process. I never write reviews, but consumers need to aware of the horrible service this rental company provides, their service just awful. No emails returned, no returned phones calls, and when asked to put both owners name in the 1099 they don't . They ignore and are blatantly disrespectful. Overall good management shown by Lorac, staff is friendly and the community is peaceful. However be advised that once you give notice of 60 leave due to lease ending, expect as many as 2-4 viewings in a week (can be a hassle because sometimes they will notify you they are coming but then they won't show up). Absolutely terrible. They treat you like garbage. I rented from them from June 2014 to February 2017. I got a Yelp account just because I need to warn others. First off, stove didn't work and they didn't replace it for over a month. Then, the old stove sat in the house for about 3 months. Then, air conditioning went out, but that was repaired quickly, that time. A year later, heat went out, took a while to fix. Summer 2016, a/c went out AGAIN, and it took them over two weeks to fix. Temperatures were in the 90s!! Courtney was decent and nice, but Tonya coerced me in to signing a pet addendum because I thought I was going to cat sit, I never did. SIX MONTHS LATER they charge me the fee. I don't have a pet. So, I'm in the military, transferring early. I send them my orders with the SCRA letter. The most unhelpful human beings I have ever met. They force you to leave the utilities on and to use a specific company to clean the carpets. They originally scheduled a move out inspection, but I will be out of town for work that day. Now they won't do the inspection until after I transfer, I won't even have the right to be there for it. They refuse to work with you, and will steal your money. Don't do it! I hired this company right after finding a renter for my house. Carol was fine agreeing to manage the property. Turns out the renter was crappy...never paid rent. They went to court and got possession of the property and were awarded the monies due plus legal fees. The renter apparently showed up with $5,000 on the 10th day (eviction by the 10th day) and said the Salvation Army would pay the remainder but only if I allowed her to stay. I asked Carol her professional guidance because I was sick of the renter not paying and wanted her out and Carol said if I didn't let her stay I'd never see any of the money awarded to me. I asked Carol, if I let the renter stay and she doesn't pay January's rent, do we have to go back to court and she said no b/c we already had possession of the home. I agreed to let her stay in the home. February rolls around and no rent is paid. I advised Carol to file a writ to get her out immediately and she said well we have to file with the court and get a court date first. I said you told me we wouldn't have to go back to court and she flat out lied and said she never told me that and "I'm not a lawyer, so why would I tell you that". From that point on I no longer trusted her. And the renter didn't move out until April 10th. It was financially taxing to pay two mortgages. By the way, Carol never put the renter on their lease and had the nerve to tell me I told her not to. She's a flat out liar! And she will cut you off whenever you try to talk to her, especially if you're calling her out on here lies. She's very disrespectful and I've been advised to file a formal complaint with the National Association of Realtors. My property management agreement mentioned Lorac would have to list my home if I chose to sell it before the 12 month property management agreement was up. I definitely didn't want her to have an opportunity to make money off of me. She stopped by the house a few weeks ago so I could sign the listing agreement and I tried to talk to her about letting me out of the contract and telling her I just don't trust her and wasn't comfortable at all with the way she handled everything. She said "No way! Not unless you pay me $1,500 for early termination!" She called the other lady, Tonya (who is probably her daughter) and told her to tell me how much money they'd gotten for me. She said "it's your fault you never got rent! It's your fault because you found a bad renter!" It wasn't my fault when I told her I found a renter and she was willing to manage the property. Totally money-hungry! I asked her why she wanted to do business with someone who didn't want to do business with her? She got pissed, called me disrespectful and unappreciative. As she stormed out the door with her husband she said "I will sue you and have your wages garnished!!" I thought she was gonna have a stroke or a heart attack because she was fuming, turned red, and looked completely insane. Just don't use this company!!! Oh I asked Carol 3 times in one conversation how many houses she sold in the last 12 months and she said about 30. Turns out it's only 3. I too wish I could give zero stars but unfortunately I cannot. As a military family we have rented several times throughout the years and Lorac Property Management has been by far the worst experience. We spent over $2700 in deposits to get the house only to have our lease not be renewed. We had a great relationship with our neighbors who have said they have not seen a family stay in our house for over a year. One of the reasons our lease was not renewed was because in a few spots our 2 year old colored on the walls. We were told by the classy ladies that work at Lorac that they have never had a tenant allow their child to color on the wall (because as a parent of a 2 year old that is exactly what we tell him to do). They lack any sort of customer service and are beyond rude. We took care of the house like our own and lived in it. We are a young family with small children so things are going to happen. After we got everything done to the house that is stated ($250 for carpet cleaning, $125 for gutters, change light bulbs, filters, new mulch etc.) we were over $400 deep just moving out. With $2700 in deposits you would think we would get a descent chunk back considering what we were hit on was touch up paint and carpet replacement (which needed to be replaced because of age- per former employee) we ended up with $65 of the $2700. As I am reading our charges I am laughing at the greediness and poor business of Lorac. We were charged $300- $100 each for maintenance/painters/carpet replacement people to come to the house. We were also charged because a tree was touching the house and we didn't trim it. You guys are the biggest business joke in Fredericksburg and looking back I am thankful we are no longer renting from your company. Lorac is now on the military DO NOT rent list and also reported to BBB. Please do not waste your time with this company- they are money hungry and do not care about their customers. read more

I am honestly not the type of person to take the time and do things such as this, but my experience with Lorac has been very poor and in particular the agent Tonya Szakelyhidi is extremely inconsiderate. I can objectively say that there is good reason why this industry has such a negative connotation and it's due to people like Tonya. The circumstance was that I was scheduled for a viewing. I showed up and she didn't. To make matters worse I was the one that tried to get in touch with her. She didn't bother to tell me she's not showing up. I drove 40 minutes and she didn't have the decency to even make a simple call. With that being said, I understand that we are human and life sometimes takes a hold of us and makes us forget, but the worst thing of it all was her attitude. Not deeply apologetic or concerned. Apologized once only after calling her out on it. She mentioned that due to the snow she was not able to make it and it wasn't forseeable. Only if you lived in a cave it wouldn't be forseeable because it was all over the news and radio. We got a dusting of 3 inches. That isn't even the point. The point was her demeanor. To compound the situation exponentially I called Carol, the manager, and left a message expressing my disappointment. Did I get a call back? Not at all. In the end I suggest potential clients to look for someone else. For anyone that reads this, please understand that I am objectively saying that this company and in particular Tonya is not an optimal option. Make sure to read their contract/lease agreement very well. It tends to be one-sided, favoring them completely. They are money greedy and will charge for everything, exorbitantly too. I got charged $75 for batteries for 1 smoke detector. Tanya has no customer service bone in her and always come across cocky and condescending. They barely answer their phones or not at all and poor at returning calls.Their policy to force you to use ONLY their carpet cleaning vendor (Harris Carpet Cleaning during move out was ridiculously expensive and one sided. They must have an interest in that company to force everybody to use them upon move out. How do you force a person to pay for carpet cleaning after they stay in the house for over 3 years! What happen to normal wear and tear? This is the first time I have heard of such a practice. That part of the term is buried in the back that you do not pay attention to when you are signing a lease agreement. They are a complete scam artist. Stanley Steemer is way cheaper but they would not allow anybody else to perform a simple carpet cleaning.. They force you to keep the utilities on for 5 days after you move out. Even the utilities companies found that to be unheard of and ridiculous. If you are looking for a Real Estate management company for purchase, sale or rent a property, I will urge you to stay far away from Lorac. read more
