The attic ventilation is going to cost another $1,000+. My cooling bill this summer is costing $120+ to keep my thermostat on 74, which the bedrooms range to 77 and 79 (using Ecobee with sensors). Meaning the home is lacking in the insulation. I'm providing my own review so that either (1) others will think twice about hiring her or (2) Tanika will try to do a better job selling their house. She was rude at times and almost did nothing after putting my house on the market. The posting had a lot of typos. Crucial information that typical buyers would want to know were not included. I already moved to a new house, and once when I went back to my old house for sale, an interested buyer arrived and said she didn't know how to get inside the community before she saw us. I wonder how many more buyers we lost due to lack of property details in her posting. When I first signed the contract with her to put my house on the market, I asked her to include the appliances in the sale of the house and use it for price negotiations. After all pricing between buyer was settled, she texted, asking if I'm leaving those appliances in the house. They were specifically mentioned in our contract agreement so why would she ask after negotiations? So, I left those for the buyer "for free" (I'm being sarcastic). As with the other guy who put his review here, Tanika was a no-show during closing. Not a single word from her after the sale. If you are selling your house, you should trust your gut if you feel she isn't the right person to hire.

I gave them a Power of attorney and a copy of my husband's Will while he was still alive. They didn't care. Then three days after he passed they sent a refund check in his name. I asked Joyce if she would redo the $ 50.00 check in my name since my husband had passed. She said she had to speak with Brenda and get back to me. I did not hear back so I called her. She informed me that Brenda said I had to go to probate to get the check in my name. Then a few days later I received another check for $50.00 but it said To the Estate of my husband. That wasn't helping me. So then my court date came and I went to probate. That same day I sent them the certified document from the court and to date, April 16, 2024 they still have not reimbursed me the refund check. I've had to file a complaint with BBB because it's the principal. They have no sympathy for me as a widow. I guess the company is so bad off financially they need to steal the $50.00 refund check.

The particular document in question I was asked (required, obligated, forced, compelled...) to sign declared my agreement, as buyer, to the seller's state of mind and knowledge of circumstances that I have no way of confirming and I would infer to be otherwise. The document also declared that in any event any subsequent dispute between the seller and buyer was NOT a matter of which the title/escrow team had any knowledge. (Again, I infer otherwise, or they wouldn't require me to agree to a signed release.) I am taking all other business in the area to other companies.

I could write a book filled with horror stories about all the bad ones I've had; the vacancies, lost rents, bogus maintenance scams, outright thievery, and worse. But the book about good ones would have only positive stories and have only one name in it; Karen Brock and her company, Brock Realtors Property Management. Sure, she is professional, reliable and trustworthy with decades of experience. And yes, she can and has handled every situation an investment property owner eventually faces, from the everyday mundane problem to the pressing emergencies, and handled them quickly, and cost efficiently. Talk about grace under pressure. But what amazes and impresses me most is how she manages to find that perfect balance between protecting the owner's investment, while treating our tenants/clients with dignity and respect. Stuff happens; we will need a plumber, an HVAC guy, a handyman, etc. And not surprisingly, the ones she's known and worked with for years and years are outstanding; trustworthy, loyal, and extremely reasonable. Own a rental property long enough, especially in Texas, and you'll need a good HVAC guy; she knows and uses the best (thanks Jaime ! ). Hail damage, plumbing issues...same thing; you'd never find people that good and reasonable on your own. I know. The only reason we hire a property manager is to not have the headaches and to trust that our investment is in good hands. When I think back, I can honestly say the property I put in Karen's hands all those years ago is the only one I never had to worry about; and still don't. I'm tellin ya, it doesn't get any better than that.

We no longer feel 'unheard,' and management is doing what they can to maintain the property amid COVID-19 issues. Timely communication has also greatly improved. We had previously decided to move at the end of our lease, but we are now planning to stay at least another year. I would definitely recommend this complex, though I would avoid moving into an apartment in buildings #1 or #2 if they face Debbie Lane. Retail customers below can be ... noisy, though we have become used to it. Other than that, I would say it is a comfortable place to live.
