Excited to visit a place we once called home where my children were born and where my family is from we were very disappointed in the lack of welcome and hospitality we received at Kauai beach villas. The receptionist Jadelynn was very rude, didn't make eye contact, even stormed out of the office during our check in process. We were told by the maintenance man that they were the only two employees on the property. Once we entered our room a strong moldy smell overwhelemed us. We ended up checking out the very next day even though we had a 7 day reservation. This place needs a major overhaul of improved customer service and quality of rooms. read more

This place is awesome! Landscaping is simply gorgeous, replete with ginger flowers and all other native flora and fauna. Happy guests, happy staff. Mykah (spelling) is my new BFF with his golf cart, helpful Hawaiian-boy spirit and smile. The office staff have all been amazing (awake, non-personal-device-focused -- imagine that!). I wish I had all their names, but there were about ten of them and memory fails me. Bottom line? Skip Outrigger on the hill (your blue wristband gives you access to the pool/hot tub, which I cannot personally testify to as I did not visit those amenities); do see my Google and YELP reviews regarding Shutters (bar). Come to the Beach Villas while you still can. Vrbo search for a great deal. You get what you pay for. Or maybe not, as I suspect they are FAR more reasonable than the more *ahem* "upscale" Outrigger next door. Mahalo! read more

The unit that we stayed in (Building C) was not in bad shape and the room was nice, clean and very comfortable. We are accustomed to staying at the Beachboy Resort, and didn't expect that we would not have comparable amenities here. There are a few building that are in desperate need to upgrading, with plastic tarps hanging from them. Some of the units in these buildings were occupied, but not certain if they are guests because they look more long term than that. Very easy beach access, just a very short few minute walk to see great sunrises. Close to the Safeway and locations in Lihue. Guests are able to use the pools at the Outrigger but not the gym facilities. There is a coffee spot there as well that sells Starbucks products and they are not overpriced, unlike the other things in the store. Not a bad place, just be a bit picky about where they put you inside the resort. read more

Having stayed at numerous Wyndhams - this is by far my new favorite one! First off - the staff are super friendly and knowledge of the island and location. Second - parking is FREE. Yes! In Hawaii parking is free at this location! Third - the grounds - what a pretty well maintained location with an amazing and relaxing pool - hot tub combo. We are looking forward to coming back here in the super near future. This is by far our new favorite place. It is a good location on the island as it's situation in the middle, so you're roughly 30-45 minutes from anywhere you'd want to go. read more

Location of this resort is amazing! Staff at this resort is great Shaine, Moki and the manager 5 stars! Too bad I can't rate it on staff and location only. This resort as a facility is getting a 3 1/2 star rating. We stayed here a couple of weeks ago in a 1 bedroom and it was not a good experience at all. Outdated with many maintenance issues that could never be handled with someone staying in it. This most recent experience was much better. The unit was recently newly remodeled and it was quite nice. The bed was comfy and the adjacent hotel had amazing amenities that you could also use, super nice. Here's the thing there was a couple of maintenance issues, the exhaust fan in the bathroom doesn't work and after I reported it, it sounds like it will likely never work in the units...something to do with HOA issues... The door sweep was missing on the door so the little geckos and bugs could go back and forth at will...until I placed a beach towel down to block them. The last part was weird, the unit was super clean but the floor was super dirty. We ended up bringing in some Wet Swiffer and mopped it ourselves, it took six of them to get it half way acceptable...kind of seemed like a lot for a small amount of square footage. Small fridge without an ice maker so they provided a small counter ice maker which was really nice. Amenities within the unit were good. FYI: I did read some reviews mentioned bed bugs, there were NO bug issues in our unit once I placed the towel at bottom of front door and those weren't bed bugs. read more

HORRIBLE PLACE! DO NOT STAY HERE! If I could give this place a zero star, I would! We had horrible service from the front office soon after arriving on September 19, 2024. The room was horrible! It smelled awful and had worn cushions on the couch and chairs. Some of the couch cushions had tears in them. It had zero view except for overlooking the dumpster area which was hidden behind bushes against a wall. So what you request, you most likely will not get. We requested a room with a nice view way in advance. They ignored that request. We requested a different room but they told us that they'd use air freshener to take care of the smell. Really??? After over 2 hours, we did get another room. Again, worn cushions. At least it didn't smell and it had a nice view. In this second room, however, two toilets overflowed with one of them needing major clean-up with sanitation services because it flooded all over the bathroom, down the hall, partly into the kitchen and a bit into the living room. We had a fan running for two days out of our 4-day stay to dry it out. Maintenance employees were running in and out which interfered with our quiet time with family, including dinner. The cheap fake wood flooring was warped in areas that showed that this was not the first time it had flooded. Three of us had to share 1 bathroom. The oven did not work which we found out when we attempted to make dinner one night for our family. I asked for a refund for two days because of the inconvenience, but they denied our request. They weren't even willing to give us a refund for ONE of those days. This place has gone way downhill since the first time I stayed there 5 years ago. And please know that the photos you see on the website with tropical fabrics is NOT what you will get. It's all been changed and is a horrible, bland brown/gray fabric that is the furthest thing from tropical that you can get... and it is old and worn! I will never return here and will deter anyone from ever staying in this place. You should avoid it, too! There are many places you can choose to stay in on Kauai. I know because I used to live on the island. Do yourself a favor and avoid Kauai Beach Villas at all costs! HORRIBLE! read more

The location is excellent with easy access to the airport and Lihue and parking is convenient. The staff is friendly and accommodating and service requests are being handled expeditiously. We used the larger swimming pool next door at the Outrigger which is a resort size pool with waterfall and slide. The pool on site was small but clean. The units are dated however with furniture that is worn out. Our unit was spacious, clean and quiet and we were satisfied and would return. read more

Avoid if you have another option. The property can be compared to a glorified motel, not a resort. It is not ADA accessible property. AC unit is broken, every other bbq grill is broken, you may not get fresh towels, beach towels nor bath towels before the 4th day of stay, oh and room phones are broken too. The master bathroom is nasty and dirty. Hairs from previous guests are still there on the wall, some blond, some brunette and there is even pink hair, and no gym despite they what they claimed on their website. read more

Stayed in the 2 bedroom deluxe unit and we thoroughly enjoyed our stay! Unit was clean, kitchen was well stocked with anything we needed and the staff was pleasant and helpful. The washer dryer was a definite bonus and we used the dryer daily to dry our towels. Location is close to the airport, Target, Costco as well as Princeville area and Poipu. Great for a family that wants more space than a standard hotel. Walking distance to the water and being able to use the adjacent resort was a plus too. read more

I'm a little mystified by some of the reviews talking about poor service, staff, etc. We rented our place directly from the condo owner who was extremely accommodating and was always available by phone if we needed anything - which was only on the first day or two of our 10-day visit. (WiFi didn't work our first night and a maintenance person was there the next morning - apparently a previous guest stole the WiFi router! It was replaced immediately.) It is true that the Villas are a bit dated, but our condo was updated and neat and clean. Additionally, we had every single thing we could have possibly needed. There was a coffee grinder, coffee pot, espresso maker, food processor, etc., etc. we had nice beach towels, beach chairs, everything - even sunscreen and aloe after sun lotion. The Villas pool was nice. Small, but nice. We enjoyed the Aqua Kauai Beach Resort pool next door, which was very resort-like - even with waterfalls! Although we didn't have a beach view, the walk was short - maybe 2 or 3 minutes. And the lanai was nice and comfy. I do agree with the reviewer who said the gardeners used their blowers practically all day every day after 8:30am. It is kind of weird. They are clearly paid by the hour. This is our 3rd stay here, and it will be our last. I have always appreciated the location, and sitting out on the porch looking at the ocean. Well, the location is still great, but we received an email a week before our stay sharing that all ocean front units were either closed or no access to the patio. I had paid additional for ocean view so shot an email back and was upgraded to a 2 BR lagoon view. Whatever. The unit itself was unpleasant. They have been outdated for many years which I can look beyond, but this time it was not clean. Hairs all over the bathroom, food crumbs and stains all over the kitchen counters and limp mattresses. It all felt icky and gross. We were thrilled to leave! read more

This place was a disappointment. Pros: It was clean. Bed was comfortable. Location was good. Staff was friendly Cons: The toilet did not work THE ENTIRE TIME. We called about it on the first and second day. We were asked not to flush anything but waste and toilet paper (we hadn't been flushing anything else) and to make sure we were not using too much toilet paper (we weren't). After maintenance came the second time, they literally just left a plunger in the bathroom for us to plunge the toilet ourselves. We had to plunge the toilet multiple times daily. We also made sure not to go #2 there, which was a huge inconvenience. The dryer also did not work it would only work with three or leas pieces of clothing and still took multiple (LOUD) runs. The beach near the property is not swimmable. It is difficult to make a left turn out of the property safely. The decor is very dated. For the price we paid, the accommodations should have been better. This place is on par with a run-down Red Roof Inn or Motel 6. read more

Sliding door to balcony would not stay on track, opened the dishwasher it could never get it to stay shut , ever 230 in fees at chexk out and oh....lets not forget to mention BED BUgS!!!! Beautiful location in Lihue. The customer service is exceptional. It made my check in process seamless. I called beforehand notifying the staff that I would be arriving early in the am. They made a note and made sure that my room was ready for me. These are villas condo type style rooms. So there are different buildings. I was in building F located close to the ocean. I didn't have an ocean view from my room, but I had an ocean view outside of my room. It is good if you have a car, that way you can park right outside of your building. I didn't have a car so I had to walk from the front office to the building. The room had a living room area, small area for dining, small kitchen, a bathroom with a separate sitting area to get ready with a mirror, and a master bedroom. The kitchen is outdated, and so are the closets. But the more was clean, the. Ed was Cindy, and it is an excellent location. You can use the pool at the villas or the pool right next door at the Kauai beach resort. read more

We were pleasantly surprised with how nice our unit was. It's in a great location. We were god we stayed here versus going to the north end because it was more central to most tours and excursions. They even had beautiful towels arranged to congratulate our anniversary trip. We were told by the travel agency we'd have a beach view and ended up not having that. It wasn't the resorts fault, but being our first stay in Hawaii we were looking forward to that. Either way we were off exploring the beauty of Kauai and it didn't really matter in the end. My brother and his wife joined us towards the end of our week there and we had a nice 3 bedroom unit with plenty of room. Kitchen, washer/dryer, bathrooms. Huge living room. It was wonderful. However. I washed my first load of laundry and everything came out nice and clean. Put it in the dryer and my white clothes and lighter clothes came out with the dark brown streaks and dingy colored. I brought the issue to maintenance and they sent someone to check it out and didn't find anything wrong. I line dried my clothes the rest of the week because i didn't want to risk it. I have tried to get a response from the resort with no luck. So here I am posting a review for your benefit. Below is my latest message to the resort and b Pictures as well. I "Wondering if any further investigation found out how the dryer ruined several of our clothes. We were washing them in the washer and line drying them after the first incident. When my brother and his wife wanted to give it a try after it was "cleared" by your maintenance team. It also ruined some of their clothing. Including religious garments. Attached is the first picture i sent of one of my originally white blouses. Here are shots of my brothers clothing. Everything that came out of the washer was spotless. Once it went into the dryer it came out dingy and marks that we can NOT remove. I've tried everything. They are ruined. I would very much appreciate your attention to this matter and truly appreciate your time. We really enjoyed our stay at your resort. The setting is beautiful however the three ocean front buildings (F, G, H) are in a terrible state of neglect and repair. Buildings G and H are encircled with orange construction fencing. Signs Danger Do Not Enter are posted. Our deck says that it is closed for repair. Please refrain from using. It is clear that these buildings have fallen on hard times. On the bright side, the unit is very clean and the kitchen is very well equipped when it comes to utensils, etc. The non-ocean front buildings appear from the outside to be in much better condition. There is a reciprocal with the Kauai Beach Resort (high end hotel) next door which beautiful. Interaction with the "front desk" yesterday" was far from satisfactory. Club Wyndham should be ashamed and should give guests advance warning. Would be return... maybe but we would be preparded for the upcoming experience. read more

Thoroughly enjoying our stay here!! The condo has everything we need, including a vacuum which is awesome with a one year old. Pool is close and shared with the resort- plenty of options for swimming. EXTREMELY kid friendly. Beach isn't swimmable this time of year but it's been amazing for sunrises. Fast and friendly correspondence with the staff if needs/questions arise. Love this place! Would recommend renting a car- surprisingly easy/quick to get around the island from here. 5 mins from airport. read more

Reception was awesome! Leis, a towel "cake" on the kitchen table decorated with fresh flowers, a box of macadamia nut chocolates, a cute towel animal on the bed. The staff at Kauai Beach Villas had called ahead to check on what time our flight landed and if we were celebrating anything (a birthday!) Our room was ready and waiting for us when we arrived! SO NICE after a long plane ride! There were several "nice touches" I noticed--Wyler lemonade mix to use in a pitcher of water, salt/pepper in the kitchen, a portable cooler in the closet to use for picnics or going to the beach. The kitchen is small, but the fridge is plenty big for a week's worth of groceries. Costco is only a couple miles away, and very close to that is Safeway. We found everything we needed. The pool at the resort/hotel, where Villa guests are welcome, is beautiful! I heard the water was nice, but I haven't put that to the test YET. A walk on the beach this morning was fabulous! What a BEAUTIFUL way to start a day, watching the sunrise! Yes, the units are a little dated, but they are roomy, clean, and well maintained! The only AC in our unit is in the master bedroom, but it seems to be adequate for the entire condo. The TV sets are nice! I've been to some condos where the bedroom TV is almost too small to see the images. lol I look forward to returning here some day! read more

we rented through Wyndham and received a nice one bedroom. no view but was up half a flight of stairs so that was nice. the condo was well stocked and included a number of nice touches which made our stay nice. 1. a cooler - didn't have to buy one and it was very useful at the beach. 2. GOOD wifi - it consistently worked in our room 3. very friendly staff at check in. 4. GREAT location - it's almost half way between princeville and Poipu so depending on your mood and weather a great beach is just 30-45 mins away. the place is a little dated decor-wise - classic 1980's rattan and floral prints. AC was noisy but the fans worked great. the couch and chairs are starting to sag but the bed was comfy and the shower was hot and had good pressure. you could do a lot worse and i'd stay there again. read more

This may be a little older, but none the less wonderful. We started with a one bedroom which was good for 2 people. When our son and daughter in law came we moved to a 2 bedroom which was really beautiful. Everything about it was terrific. The pool was nice and the other visitors were friendly. I now hear that they can once again share the bigger pool with the resort next door, which is bigger. The beach is relaxing. There isn't one bad thing I can say. The resort is convenient to the everything, and the staff is more than helpful and friendly. I would definitely recommend this resort. read more

Stayed here for a week in April and had a great time! The staff was super nice and even had beach equipment we could use such as chairs and mats! Our unit was great. Very clean and had a huge balcony that we sat in every morning before we went out for the day. Kitchen had everything we needed along with the bathrooms. The washer dryer combo was a little small but still super helpful for a week in Hawaii. Location was great and central for a lot of the activities we had booked on the island. read more

The Villas are a perfect quiet place to get away but is it located next to another hotel with waterfall pools and restaurants if you feel like being a little more social. We're owners at this resort and have been coming here over the last 20 years. The 2-bedroom unit is very spacious and easily accommodates 6 adults. The furnishings are a little dated but everything is neat and clean. The living room includes a nice size flat screen TV, stereo and a blue ray player. The kitchen is fully stocked including a blender, coffee maker, rice cooker and toaster. The unit also had a washer and dryer so no need to pack a lot of clothes. Our balcony overlooks the lagoon and has a view of the ocean. The grounds are well maintained and includes a tennis court, pool, hot tub and several BBQ grills. It's centrally located making a great place to stay because you're close to everything. read more

Aye this place!!! I searched this place for a two bedroom suite, they said none was available for my dates, so I book 2 rooms. Our friends room was fine, but when we got to our room, we see recycled bottles in the trash, towels on the floor, and the bed wasn't fixed, so gross. The room hadn't been cleaned. I call the front desk and tell them the issue and that we had a dinner planned and need to get into a room so we can get ready, the ladies helping were nice. She tried her best to scramble around to find a room for us. After about 10 minutes, waiting in this room, the lady tells us there's a different room but not near our friends room and that we'd have to go all the way back to the front office. Irritated, I asked if they can just tell us the room number and someone meet us there with the room key so we wouldn't have to haul our luggage a hundred different places. She agrees, she's also happy to tell us that for the inconvenience we were upgraded to a two bedroom suite! WHAT?? I was told there were not 2 bedroom suites and that's the reason I ended up booking two rooms! ANNOYING!! We get to our suite and I'm rushing to get the kids ready for dinner, NO HOT WATER!!! we needed to bathe in Ice cold water!! Wtf!!!!!!!! My poor kids!! I call the front desk again to tell them about not having hot water and they ask if they can send someone, I told them we wouldn't be in our room but that was fine, but we didn't get compensated for that inconvenience either. I don't know, shop around for a good rate before picking this one...it was just meh! read more

Stayed at Kauai Beach Villas for one week. I had a great experience! They loaned us beach chairs for the week as well as beach towels. This was very helpful. Jheresa at the concierge desk was very friendly, professional, and helpful. At the orientation, Ellie was very enthusiastic and passionate in her presentation of the island(the complimentary Masadas and banana bread were delicious). You can't beat the beachfront and central location of Kauai Beach Villas! Clean and serene! read more

Great location, quiet. Condo look outdated, AC malfunctions a lot, doesn't have good water pressure in the shower and no vents, also tripped a breaker while using the hairdryer. Concierge where helpful except for one. Forgot her name but she wasn't helpful at all, I think management needs to orient her or do something about her. Pool is super small, it would only fit 10 people max. This property has a lot potential but unfortunately it's stuck in the past. read more
