I would do negative stars if I could. At first I left him a five star review somewhere, not sure since it was prompted from their business. We thought everything was great with the inspection and then we moved in is when all the issues started. First thing we did was an AC tune up within maybe a week of moving in. They found rat droppings everywhere which was NOT mentioned in the report although looking back there are pictures of the rat droppings on the report, and he wrote there was no issues. The duct work has been chewed on everywhere and our duct wasn't even connected to the office room at all. And they want to cover themselves by saying on the report they said to have a ac person inspect it further. Well, these things were obvious which they could have mentioned on the report especially with duct work being chewed up and the rat droppings. Also when the pest control company did the exclusion work they had mentioned most likely there had been a hx of rat issues which they could see on other parts of the property. But that's not it. Then we had our master bath flood the ceiling which is above the kitchen after the first time I took a bath. Right now we currently are living in a home with a kitchen that has no ceiling, no upper cabinets and a chunk of our flooring out. Apparently there was no overflow valve at all. We spent thousands of dollars in repairs and not sure what else we are looking at money wise to repair all of this. So disappointed and feel so taken advantage as a first time home buyer. DO NOT USE THIS COMPANY. Was recommended by my realtor and I was in a hurry so didn't vet and wow, that was a mistake. Dude missed all kinds of low-hanging things and fixated on some stuff that really didn't matter. He cleared a bunch of equipment that didn't even work and so far I'm out a chunk fixing things I could have put on the previous home owner. As I type, there's a repairman in my garage changing out the gear on the doors, which got a clean bill of health. My friend felt so bad they ended up throwing me a couple grand to help with the repairs. Save yourself the hassle and find someone better. Did a home inspection and missed some HUGE issues - like the pigeons nesting under the solar panels and their feces all along the back porch. Tried to say that it was too cold to check the AC so now we have 30k to replace both units. He could have looked at the coils and the air handler that is in the attic - but he didn't. How about the breakers that constantly trip and had to get those fixed? Not mentioned. Also said it was too cold to check the irrigation system. Why could he not have just run it for 5 minutes so he could have seen all the leaks that we had to repair? He missed blatant toilet leaks. But he DID mention missing light bulbs. Yeah, because that is much more important to note than the HVAC, irrigation, electrical and pest control issues. Thanks to his TERRIBLE home inspection, we are now having to spend tens of thousands of dollars to fix some very obvious issues. read more

Terrible - do not use! My buyer flew in from out of town for the inspection and she was only here for 4 hours. We were scheduled for 1 pm . I received a confirmation email from inspection company confirming the appointment for Thursday at 1 pm . I arrived before buyer and inspector. Buyer arrived right at 1 and the inspector wasn't there. I called him ( Gary) and he said oh no inspection is next Monday. I told him I had a confirmation and he started arguing with me. I am very meticulous when it comes to appointments. He became rude and argumentative. His irresponsibility was an embarrassing situation for me. I would highly recommend Not using him!!!!! read more

Gary was phenomenal. Polite and professional throughout the home inspection. He was prepared...even brought a drone to inspect the roof and other high places. He was self-sufficient and efficient. His report was extensive with photos and recommendations on his findings. It was professionally formatted and available the following day as a .pdf. If we knew, we would have hired him before we moved in as well as our recent 1-year inspection. Luckily, our new home did not have a major issues...but if it did, Gary would have found it. This might sound like I'm trying to be funny, but I'm not. I honestly wouldn't hire this guy (Gary) to inspect a boy scout tent. I'm not kidding in the slightest sense. He has no idea what he's looking at during an inspection. He has no mechanical background, no plumbing background, no electrical background, no code enforcement experience, and half-a**ed his way through the inspection in about 15 minutes. Remember those radio commercials that said any Joe Schmoe can get a home inspection license in only 2 weeks? I'm betting he was one of those. He wrote up that all of the faucets were defective because they didn't have hot water, and brilliantly deduced that the dishwasher pump was shot because it didn't fill with water. Any good inspector would know that it is highly unlikely that ALL faucets are bad, and most certainly knows that a dishwasher uses line pressure and an on/off solenoid to fill with water, not a pump. I thought anyone with any sense would reasonably assume that no flow on every outlet is a hot water line problem. Nope, not Gary. Needless to say, there wasn't a problem with every faucet, or the dishwasher pump, but rather the water heater valve was plugged. While he managed to flag a bunch of stuff that wasn't wrong, he missed several critical issues that were actually wrong. He missed that the AC condenser was from 2009, despite the seller claiming it was only 3 years old - but in all fairness, he did catch that there were some leaves in the bottom of the unit (LOL). The manufacture date was clearly displayed on the side of the unit. I guess checking the plate and the seller disclosure takes time. He somehow missed huge stress crack in the drywall, complete with with peeling drywall tape in one of the bedrooms. He also managed to miss significant damage to one of the bathtubs due to something heavy being dropped in it. I figured the rust spot from the iron being exposed might have been a clue there. As an engineer with a history of designing mechanical equipment, as well as diagnosing and repairing a wide variety of mechanical issues on existing equipment, I was laughing at this ridiculous "report". Then I remembered that I paid for this joke of an inspection. Not funny. Not funny at all. I figured a good inspector would read the seller disclosure before inspecting. I know I would. I personally would check out the seller's reported issues and repairs that were made (if any). Gary likes to brag about how many inspections he does every month. Doing a lot of inspections is easy when you have no idea what in the heck you're looking at, half-a** your way through the inspection, and then head back to a computer to change a few things in the inspection template you use for every inspection. I won't name names on this review, but the guy I hired to redo this mess of an inspection is a former hands-on home builder. He only does a fraction of the inspections that Gary claims he does per week. That is because doing a proper inspection and writing a detailed inspection report is quite time consuming. He charges a little bit more than Gary, but when you're dropping a ton of money on a new home, it's worth getting someone who knows what they are doing, is thorough, and takes the time to do it right. Received an email from Kelleher Home Inspections offering a home inspection for $89.99. I responded via email and received an immediate call back from Gary. When he told me the inspection would cost $300. I asked about the email promotion of $89.99. His response was "I guess I need to take that down". Was the promotion over already?! He said "I can't do an inspection for $90 bucks". Then don't send out an email making that offer. The ONLY reason I gave 2 stars instead of 1 is because of the quick response to my email. read more

This home inspector is incompetent. We got a home inspection from him 2 years ago. He spent no more than an hour in our house checking the faucets, drains, AC, light switches, etc. He also lied on the inspection report. Long story short...2 years later our house got condemned from the city due to code violations.... I DO NOT RECOMMEND HIM FOR HOUSE INSPECTIONS.... Service was barely worth one third of the price paid. Pre-purchase home inspection had a professional report that was detailed. Problem is the inspector missed more issues then were found and this was after the inspector left. While on site to pay the inspector I had to point out an issue with the garage door that was recorded as "a concern" while the reality was that the door was out of adjustment AND the cables were worn out which did not allow the door to close properly. While the inspector identified damage on a corner next to the garage, there was a total miss on 2 damaged corners inside the house. 7 out of 8 sets of blinds are damaged with no comment from the inspector in the report. If you need a good aerial inspection of your roof this would be the one for you, they have a drone. Anything else, don't waste your money. read more
