let me start by saying that No company is perfect none , and no realtor is perfect either , when…read moreyou are looking to buy and or sell a home 1 would hire a realtor for their services nothing more , that realtor is not your friend in anyway , no matter what they tell you , and once they receive their cut of the closing $$ their gone , last year we found this Fact out first hand , we sold our home and bought another home having never sold a home before we did business with Vreeland real estate and it was ok in the beginning , lots of Big talk , lots of Big promises... the typical stuff , but as time past the whole experience became more stressful to the point that it was seriously unbearable a lot of emotions involved etc , and the Vreeland realtor we worked with really didn't make things any easier , and some how not sure how this happened exactly but the buyer actually made out better then we did as the sellers , late in the process it was like the realtor we hired was suddenly working with and more interested in helping the buyer then us as the Sellers , which caused a ton of issues and related stress , moving forward the stress level became so BAD that we were at a point that we were just willing to just grab whatever we could in a Home because our home sold and we needed to move Fast , just to get this process over with and get away from these people and we did so , we settled for a property that was far less then what we wanted just to get everything over with , we are now sitting on a property we totally hate with half our belonging still in storage to this day , and are waiting to Resell soon once we pass the capitol gains tax point , this time we will def go with another Company and won't be using Vreeland services again , 1 important valuable lesson we learned in our experience , is this do your homework if your going to buy or sell , selling and buying a home is a major undertaking for sure they don't make the process easy these days .... check reviews , check realtors sites when making your decision , last year we were left dissatisfied and when we made our feelings known to the company our concerns and experience we had of course fell on def ears , and when we left our review on their site of course they promptly deleted it , remember a company is a company period they are there to make $$$ and when checking any realtor company or realtor that Shows nothing but 5 star reviews this is a big Red-Flag because no Company is perfect , always look for a honest company or realtor that shows honest mixed reviews So you don't wind up with a property that you Hate as we did and find yourself having to go through the reselling process a 2nd time . Unethical. Dishonest. Highly Unprofessional. Do Not Recommend…read more My experience with Grant Vreeland, Mike Sayson and the rest of the Basel House/Merge Group Team was nothing short of appalling. This team acted as our buyer's agent throughout the transaction on our first home. We were so mistreated and mislead throughout the process that I was compelled to file a formal complaint with the Florida Department of Business and Professional Regulation as well as the Office of the Attorney General. Here's a short summary of that experience: -Pressure tactics to use Grant's "preferred lender", Jordan Vreeland, who Grant neglected to mention is his brother. Tactics included bad mouthing the competition, stating speed/time is of the essence, throwing a fit when I disclosed that I would be comparing the loan proposal to other lenders, and what I would describe as "bait & switch" tactics where loan estimates were intentionally withheld until the last possible moment to prevent comparison to other lenders. Following my decision to use another lender (since Jordan actually hung up on me during 3 separate phone conversations) Grant and his team became completely non-supportive throughout the rest of the buying process. Examples of this are outlined below. -Intentional misdirection and lack of disclosure during initial contract negotiations. I was asked, in passing, if I would agree to "pick the title company" with no explanation that the implications of this were that I would ALSO be required to pay the $3000 cost of "Owners Policy and Charges". -Being asked to signed a "Fee Disclosure" document showing ~$1600 in fees to the Basel House, but being told I wouldn't have to pay these fees at any time... Then having those exact fees show up on my final loan disclosure and only after pointing this out having them removed. The whole thing was clearly a ploy to slip these fees under the rug from the get go. There's no other explanation for this type of tactic. -Non-disclosure of the relationship to the "preferred inspector" who is actually Grant's assistant's husband. Grant went on and on about how great his inspector was and how it would be critical to further negotiation later in the process. Yet, after more than $25,000+ in necessary repairs were identified Grant managed to negotiate exactly $0 off of the price and/or closing costs. -Extremely rude behavior over email. Here are two exact quotes: Mike Sayson ("Transaction Coordinator") - "I don't report to you, Steve. Your lender was provided with executed copy of the extension." Grant - "There's nothing wrong with his tone. You're a chronic complainer, Steve, and Mike is choosing to deal with you accordingly, albeit still professionally." -Lastly, there was constant reference to the great reviews here throughout the process. Yet, after some investigation it's clear that a great deal of them come from Grant's own team members including: Jordan Vreeland, Michelle Stahl, Mike Smith, Arsham Ghadimi, Cara Vreeland and Mike Sayson. The most absurd by far is the review from Grant's brother/"preferred lender", Jordan Vreeland, that states: "[Grant] was very well networked in the community and gave us solid referrals for MORTGAGE" This is not a company you want to work with!

He initiated follow up several times over the next few months offering encouragement and support as needed. He asked for one thing "just let me make an offer, you can say no - but let me at least have a chance to buy the house". Once the legal situation was complete, I called him and set up a walkthrough of the home. I did not sell directly through him, but he helped negotiate a lucrative contract for both KM Homes and myself. End Results, December 2021, I walked away with almost 80k more than I anticipated July of 2021. This is post all costs including the legal battle. If you are reading this - you are probably in a tight situation. You can trust Mark and his associates at KM Homes to (1) be honest and fair and (2) work with you for the maximum opportunity.
