This is "not a big deal" according to the property manager I spoke with. I was unable to move into the apartment due to the mold and had to scramble to find somewhere else to live...all because of a problem caused by the property's lack of basic maintenance and an inability to follow their own lease. Now I'm being turned over to collections for "breaking" the lease-a lease which never should have been in place to begin with. Florida state law has an implied warranty of habitability for residences, which this property clearly doesn't abide by. Beware-The Levin Group/Bell Partners feel no need to abide by the law or their own lease but are very happy to force tenants to pay for their negligence/poorly maintained properties.

The location couldn't be better. You're only 5 to 20 minutes from all the major Orlando attractions such as Disney, Universal, SeaWorld, downtown, and the outlets. It's a gorgeous community that makes you want to get outside and take your dog for a walk multiple times a day. The apartment fits our needs perfectly. They keep the amenities fairly clean and maintenance is attentive to any issues with a typically quick response. Unit A201 - Recommendation: Do Not Rent in 2025/2026…read more After 2.5 years of on-time rent, steadfast apartment upkeep, and quiet acceptance of community dynamics, my wife and I made the difficult decision to break our lease. Beginning in late May, early June, our apartment became uninhabitable. This was not due to environmental problems, poorly maintained property, or landlord harassment. Instead this is due to the extremely loud neighbors who moved in upstairs, in unit A301, making moments of quiet enjoyment non-existent. If you enjoy waking up extremely early, hearing out of tune scringing (a cross between screaming and singing), and just generally want exactly 0 hours of quiet time in your apartment, please apply to rent this unit. It is the place for you. On the other hand, if you work from home, enjoy sleeping in (or work late-shift), or simply want a quiet place to spend your time, then I highly recommend you avoid this unit. You will not experience a moment of silence, during any reasonable time, while living here. Alone this is problematic for most people, making the apartment uninhabitable, at least for sleeping, working from home, and enjoying a quiet place to live. When this is combined with a few other community problems, you begin to wonder if the high rent is worth having signed a lease to begin with. For instance, in our 30 months, the elevators were down for almost 6 of them, making it difficult to bring anything large or heavy to the apartment. We experienced 5 months where direct access to our building was completely impossible, forcing a reroute through the other buildings to gain access to our apartment. If you own a dog that complies with the 35-lb limit, great, but around 40% of the dog population is significantly above this limit. One large white dog bit a smaller dog, unprovoked, during the community dog event this year, and yet it still lives here. In our time here, there were multiple instances of cars being broken into, in the garage. On the same topic, the security gate has been broken on at least one side for more than 12 of our 30 month stay. The list goes on and on... There are some positives to the community though. The staff is very nice. The maintenance team is absolutely top notch. They maintain the property well and the apartments. They are also very friendly and make accommodations in their work format despite their heavy workload. Judy, in the office, always gives the dogs treats and is a kind soul. She is very personable to the owners too. The amenities are adequate. The gym has decent equipment for its size. The pool is well maintained and has plenty of space to catch some rays. The dog run is easily accessible, and frequently available. The entire community is keyless. There is an Amazon locker bay on the premises. There are security cameras and an app to remotely allow visitors entry. The location is great. Winter Park Village is right next door, a 3 minute walk away, and has the many amenities you would expect near a luxury living space. The gorgeous Martin Luther King Jr. park is walking distance, and just underwent massive renovations. There is even a public library within the walk radius. Despite these good things, when you cannot sleep for months on end, and repeated complaints to the office and the tenants have no effect, you start seeing things in a new light, and realize that this place, where you've built your life, is no longer offering what you agreed to receive. It is a shame that we have been forced out of our home by new inconsiderate neighbors and inaction towards reconciling the noise. I only hope the next occupant, if there is one, can cope with these harsh living conditions. **PSA: One important thing to remember: in Florida, you must give your landlord a 7-day notice of your 60-day notice, if you value the ability to pursue legal help. Without this, no matter what your living conditions were, nor how much you complained, you are the offending party when you ultimately break the lease.** Also, I have never met a Sarah B. in relation to living here. Upside: The units are well-built and very large for an apartment (my 3/2 is about 1,770sqft with a large screened-in porch and attached store room). The management is cordial and professional. They know the contracts and bend over backward to ensure a smooth move-in. They do keep a good eye out and are on top of any complaints. The windows have plantation-style blinds. Berber carpeting is in the bedrooms, and laminated "hardwood" is in the hall, living room, dining room, kitchen, and nook. The kitchen has 3 entrances: the main entrance, the living room entrance with a pocket door, and the porch entrance. The main bedroom is huge with a French door ensuite that has a pocket door water closet, a large walk-in closet, double vanity sinks with good storage, and a large jetted soaking tub. Crown molding finishes complete the main living area. Venitian blinds over the 2-pane and 3-pane sliding doors; the 3-door widely opens making the screened-in porch part of the living room. There is a good-sized storage room in the porch area. There is an excellent cleaning service available and it's not very expensive. The team does a great job, especially for a move-out. I use them once a month. It's well worth the $120 plus a generous tip. Top-quality cleaning. As for the noise level, even living next to the main road I don't hear road noise. I barely hear the upstairs neighbors (a couple with 2 small children). If everything is shut off, you might hear the outside world. While this complex is amazingly pet-friendly (pet rent is $15/pet/mo), there is no dog park. Many owners are responsible pet owners & clean up after their pups. There is a large children's playground and 3 tented bike storage areas. The downside is, this place needs a LOT of work and has its quirks: Roaches can be frequent, especially after a hard rain. Massey pest control services prefer to use "push" pesticides instead of eradicators (pushers keep them in business) so I hired an outside pest control service. I suggest you pro-rate your move-in date by 5 days to fog the unit then do a thorough cleaning after before moving in. The bi-fold doors in the laundry room constantly fall off. Mildew is a huge problem around the en-suite jetted tub (bad caulking). The exhaust fan is located in the water closet, so the double doors need to be kept open when you're showing. Dust accumulates quickly through the entire apartment due to the trees and being next to the road. The bottom porch screens constantly need repairing. When it rains, the porch floods due to the upstairs drain pipes dumping directly into the walled barrier in front of your unit and the ground level being even with the porch floor. Poor engineering there. The hallway and entryways into the bedrooms and hall bath are very tight; the laundry is in the hall and 2 people can't pass each other when 1 person is doing laundry. The pocket doors frequently get off track; the third time it happened I shoved them into the pocket. Spectrum has an exclusive contract here and the pricing reflects it. This is NOT a barrier-free complex. The hallway and the bedroom & hall bath entrances are barely 30" wide. There are 3" lips at the front door and porch interior doors to either step up or step down from. A person in a standard wheelchair could not live here whereas someone using a cane or walker would need assistance leaving and entering the apartment. There is only 1 dumpster on the property and it's at the maintenance side of the complex. Despite the downfalls, I had no issues re-signing my lease for a third time.

I find that extremely hard to believe when I have on several occasions complained about the thumping and television or music from my upstairs neighbors. I have called- day and night to complain, but the noise continues. I do not believe the front office even called, despite them telling me that they would. I've had to call the night duty officer who instructed me to call the police for any noise complaints- dogs barking until midnight and the upstairs neighbors screaming and playing music. It's ridiculous that nobody has ownership to those who pay their rent and try to live in peace. I even got a warning when my dog was barking before and I stopped that, but nobody does anything about the dogs downstairs who bark all night. I have emailed the person with whom I signed my lease to complain about all of my issues and I have yet to have any response. I do not recommend moving here. It's overpriced for the subpar customer service you get and the neighbors are horrible. If you do move here, move to the third floor although they don't have elevators and do nothing about noise complaints. I will NOT renew my lease. Update*** the noise is still going on upstairs. Like they're moving furniture all day and night. It's after 11pm tonight and it's still going on. I got a response both from the yelp review and the office who say they're working on a solution, but in the meantime, I cannot concentrate to do my homework nor can I sleep because of the constant thumping and slamming going on upstairs.
