The appraiser was here for maybe 20 minutes. The only reason he was here that long, was because he had to measure the house and out buildings. We have a 4,000 sqft house on 20 acres, with numerous out buildings. The report was full of egregious clerical errors and omissions. He did not capture all of the features of the property. He used comparables that were all lower quality than our house and asserted that those houses were of higher quality than ours. He said the rebuild cost on our custom built home would be only $124/sqft. That isn't even enough to have a builder grade house built in the current economy. We reached out to get a second opinion from a realtor, looking at all comps in the area. She was shocked after seeing the report. According to this company, our house has appreciated 0.014% over the 17 months we have owned it. This doesn't even account for standard appreciation (3.5% to 3.8% annually) or inflation (currently 8.3% to 8.5% for 2021/2022). The appraiser himself was very polite and respectful. Talked with the appraiser about the comments and found out he didn't understand SIP construction method. Appraisal came in $135,000 lower than pre-construction appraisal from another firm out of Spokane.
