Brian performed a home inspection for us. He was extremely thorough, knowledgable and helpful. He spent about three hours going over the exterior and interior, documenting everything with photos and the next day providing a comprehensive written report. In addition to the safety and major repair issues he pointed out, he discussed his findings in detail and let us ask questions. We had not considered some of the issues he pointed out, things that will be helpful in price negotiations. We have helped our kids in the home purchases, so have some experience with inspections. WOW! 5 stars for Brandon who came out to our new house we were buying on a Sunday! Who does that? Well we found out practically nobody. They didn't even charge us any surcharge for Sunday as they work 7 days a week. Brandon was patient, walked us through everything not just at the end but as he was finding things to be fixed. My parents who own several rentals came up to make sure he did a good job as they've seen their fair share of inspectors and let me tell you they were even impressed!! As he finished up he gave us a book titled, "How to Operate your own home" which might seem silly as this is our 3rd home, but it has some great information in there including what NOT to put down your drain since we're on a septic system. the report he provided was categorized in 3 parts - inquire with seller - Safety Hazard - Major Concern so its easy to understand what is a must fix now and a should fix soon. He inspected in the morning and provided the report by that evening. I will definitely be calling Brandon for our pre-listing inspection as well, he was a pleasure to work with. read more

Even though our home is new, we decided to hire an inspector to double check the builder's work. This was our third house we bought and Florin performed the most thorough inspection that we have ever seen. He spent over 4.5 hours going through every detail of the house. I just had my newly constructed house inspected (medium sized) by Florin Man. He is very experienced and paid a lot of attention to every detail. He caught all sorts of things I would never have noticed (like paint missing on top of the door, one bathroom sink being loose, other paint issues, caulking issues, and much more). In 24 hours he compiled a very detailed report that I could easily hand off to my builder to have them address the issues. He also educated me about maintenance tips, how various bits and pieces work throughout the house. Very helpful! Even though this was a new construction, builders will often cut corners and hope the buyer doesn't notice. I think this was worth every penny. Highly recommended. read more

We were referred to Key Inspection Services and we are very glad we were. Farren came out to our prospective new house in Mount Baker, Seattle and spent several hours inspecting the 1925 home from top to bottom. He was extremely friendly and informative explaining issues as he went through the house. We expected a few issues with a house this age but Farren found some glaring issues with the remodel (hot water not connected, no gas to the stove, to name a few) as well as many subtle problems with the remodel that would have had a significant cost to rectify. The detailed report provided us with the information we needed to pull out of the purchase of this home and avoid the remodeling a remodel! After finding another house in Columbia City we were so impressed with Key Inspection Services professionalism and attention to detail that we used them again. Farren explained in plain language, issues as he examined the home from top to bottom in a friendly manner. The inspection report for this home was once again detailed, with photos of issues that he saw, and provided us with the confidence to move on to finalize the purchase of this home. I chose KIS because our broker recommended them, because they had good reviews online and because it was convenient to schedule an appointment online. Mark was a super nice guy and when he was inspecting the house I was under impression he knew what he was doing. He found a couple of issues that were almost expected in any house. He also noticed a deck rot on our balcony. Now, the balcony is 2x2ft, super tiny and the rot didn't seem like a big deal. I asked him how much he thought it would cost to fix it. He said "a few hundred bucks." I'd never hired anyone to do anything, so wasn't aware of how much things could potentially cost. Also, I thought inspectors were supposed to know what were potential risks and costs of certain types of jobs. So I trusted Mark and we asked $1000 to compensate the cost of repairs from buyers. After moving in and talking to a few contractors, both onsite and even by picture quotes were AT LEAST $4000 in repair cost. I do not understand how someone who is supposed to help people like me to understand potential risks can be so much off on potential costs of repairs. It was a waste of $425. I wrote to Mark afterwards to let him know about it and he never bothered to respond. If you want someone who will run a house by a checklist for you and charge $425 for two hours of doing it, you're in good hands. If you want someone who can help you identify and mitigate risks, maybe it's a good idea to look further. read more
