No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

James was the only inspector to fully respond to my initial inquiry. Seriously, I emailed about five inspectors asking roughly five questions and all the other guys skipped over half my questions. James was the only one to answer all my questions AND he responded the same day. 2. PRICING. On top of that, James beat out the other inspectors on cost. I was suspicious, assuming this meant some corners would be cut, but James did it all and then some! He went on the roof to perform a full inspection, got into the attic and lower crawlspace, checked all appliances and fixtures - things other inspectors were missing. 3. THOROUGHNESS. I consider myself a handy guy and have an engineering background so as a challenge to myself I swept through the house first to find problems. Let me tell you, I am lucky to have had James because he found all sorts of issues that I missed! He absolutely paid for his services several times over with the things he found as I was able to go to the seller and have them fix things. 4. (BONUS) PATIENCE. On top of it all, James let me walk around with him throughout the inspection to watch and ask questions. Two hours of answering my constant stream of questions is hard enough, but he was still able to do a great job. However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
