KeyOpp asked us to update our review now that all repairs have been completed. It was almost exactly five months from the time of the initial leak that the repairs were completed. Our overall feeling is that KeyOpp lacks some urgency and communication when it comes to dealing with tenants' issues. These are especially important when it comes to things like leaks or potentially hazardous situations. Over the last five months, we have had to check in with KeyOpp multiple times to ask what is going on and to make sure that things are actually moving along. On multiple occasions we would move around our work schedule because we were told a contractor was scheduled to come perform work or inspect our unit only for no one show up. When our kitchen was sealed off to dry out the wood in the open wall, we were told a contractor was already on board to close up the wall after three days. This apparently fell through or was never fully in place because after 19 days with no access to our kitchen and multiple requests for KeyOpp to put us up somewhere else, they got us an Airbnb for a week until the containment zone was finally taken down. In the last two months, the wall was patched and painted but had to be reopened, repatched, and repainted because proper permits for the work weren't filed with the city. We received a total rent credit equal to about 40% of one month's rent calculated based on the square footage of the areas that were affected and for how long. The biggest piece of advice we would like to give to KeyOpp is to communicate better with their tenants and contractors. A lot of the frustration and emotional stress we felt over the past five months could have been greatly reduced if KeyOpp gave us regular updates and confirmed schedules with contractors. read more

My last 1 star review is mysteriously missing so here goes another. The unit below me reported a small leak coming from my unit. Keyopp scheduled a time with a plumber and I gave KEYOPP permission to enter my home while I was a work. Next day I get a call from keyopp saying plumber was there and he couldn't get in using keys they gave him. This seems incredibly irresponsible and maybe even illegal. I did not give permission to a random plumber to enter my apartment unsupervised. read more

From an owner's perspective KeyOpp is the worst property manager imaginable. They severely lack communication skills, annual rent increases are not being sent out on time and most of the time they have mistakes. Lawrence, the owner went several months without paying utilities for the property without informing us, and all of a sudden there was a huge utility bill that needed to be paid. When the management agreement was signed we negotiated the fee structure for the management. After one year KeyOpp increased their fees more than double. Don't get your hopes up if you try to talk to someone. Apparently their phones are not meant to take phone calls. read more

I started using KeyOpp, via a referral, to help manage a property in SF. Lawrence, Nathan, and the team was great. They were professional, responsive, diligent, and generally was always around to provide good insights on the process and real estate market. I reached out to KeyOpp to learn if they could help manage our HOA. I had the pleasure of speaking with Lawrence, who did the right thing: asked why we wanted to change? He wanted to make sure his firm would fill the gabs we evidently felt was missing in our existing relationship. Very impressed with that approach! After a good long talk he said that his firm would not be the best fit for our association due to some unique challenges we have in our setup. However he promised to get back to me with ideas of who might be a better fit. Less than a week after our talk, Lawrence called back and made a warm introduction to another company who might better serve us. I'm unsure what is going on but as a tenant of this property management service. I receive no or very little response. As a tenant you are required to pay for a resident portal and this is the way to submit maintenance requests. Very hard to get anything fixed or a response. Try calling any number, no answer AND they expect a tenant to sit and wait for any repairs needed. Horrible!! read more

Key Opp was overall good while renting from them. However, as soon as moving out comes around they could care less about you. For starters, we read through our main lease agreement which stated that a 30 day move out notice is required to terminate the lease. We submitted our notice 45 days in advance to give us cushion yet after a week of having our notice out they got back to us saying that they need a 60 day notice due to an addendum they snuck in at the end of the DocuSign package. This alone was a headache and quite frankly very deceiving on their end to have conflicting information in the lease agreement. After move out, we received out Move out disposition which was overall OK but they really do nickel and dime you for everything. We received an $80 labor cost charge for changing smoke detectors. Key Opp offers a Security Deposit Insurance program called Rhino (would highly recommend against this option). Key Opp filed the original move out charges with Rhino which we paid accordingly a month after move out. Since we were paid up I tried to cancel the policy but Rhino informed me that Key Opp filed ANOTHER claim against us. This second claim was alarming since we received it 65 days post move out and there was no clear reason as to what this claim even was. I tried day in and day out to have someone from Key Opp advise on what this claim was but I could not get a clear response from them. After about 5 to 6 emails begging them to explain what this fee was they finally set up a call with the manager who explained that this fee is because they didn't charge enough for utilities in the month of July. Due to this oversight on their end I had to pay for this stupid insurance company for almost 4 months after moving out. Location! Location! Location! We stayed here at 591 11th Ave in San Francisco. This place is walking distance to many enjoyable landmarks including the Presidio Tunnel Tops, Golden Gate Park, the De Young Museum and many more. I loved the walks to the Rise and Grind Coffee to enjoy the specialty coffees that is offered there. The neighborhood is quiet and it feels very safe. We would definitely come back and recommend this place to others if you need a place to stay in SF. read more

This company is a scam, and run with a policy of lying and misdirection. They were representing a building in SF with a unit on the market for 2 months. They ran my credit and processed my application fee knowing the unit wasn't rentable (illegal). Not sure how many other victims they've had, but stay away. When I posted a negative review highlighting this experience, the owner called me immediately to apologize and offer compensation for my housing search (that was all a lie). After that they ghosted me and won't return calls. I've been lied to (blatantly) by the agent Chris Milan, the owner Lawrence Leung, and their call center person. People who are this comfortable lying and running a disreputable business don't care about you, find another property manager. read more

Nothing but problems, false promises, and broken laws. 1) Nathan M. was coordinating our move-in. His communication skills were pretty bad. He failed to give us a mailbox key for a whole week, and when we finally did get the keys, they would get stuck in the mailbox. I complained but they just shoulder shrugged. 2) And on top of that he informed our neighbors that we didn't have a car which led to them parking in our spot for months with no help from KeyOpp. He also couldn't tell us our storage room number. 3) When we first moved in there was no hot water and it took them several days to finally fix it. 4) If I put in a maintenance request, they would just ignore it for months, not coming to fix the problem. At one point I was calling every week and they would falsely promise "soon." One time they called me a few months after I submitted a maintenance request to ask if it had been fixed when they should know full well that they didn't. 4) They come by to do "safety inspections" randomly, without you there, with a mere 24-hour notice. It felt like they were violating our privacy. Anna P. came by and took pictures without our permission, and was definitely there looking at more that fire alarms and faucet leaks. 5) My upstairs neighbor threatened to "punch" our "face in," yelled homophobic profanities, would block the staircase preventing us from walking up, and spat at our door. When I informed KeyOpp, all they cared about was an unauthorized appliance in my apartment and refused to address the issue or even really listen to what had happened, perseverating on me. I found out after his initial outburst that he had been harassing our neighbors for many months and KeyOpp just brushed them all off. 6) They broke the law in demanding me to give a 60-day notice to move out, when California law states only a 30-day notice is required. When I informed Cherrylane D. of this, she just continued reading from her script, towing the party line and refusing to help. Only when I got a lawyer involved did they finally back down. They still haven't admitted any wrongdoing. 7) The apartment itself is so old with many upgrades needed. 8) Good luck trying to schedule anything with them. They don't care if you have to work or what your schedule is, they won't budge. They have never been accommodating the whole time, with the whole staff adversarial at times. 9) Also good luck trying to contact them on the phone after you sign the lease. The only line always staffed is the prospective tenants and owners. For maintenance or general questions, the line is always busy. Tl;dr: Don't trust them. If you don't have a choice but to go with them, then know your rights and get a lawyer. read more

KeyOpp company is a worst nightmare for tenants and owners. Initially when they started managing the property Lawrence was responsive, reliable and helpful in all property management affairs related to our unit. However after a few months everything went "downhill". They stopped responding to your maintenance requests and follow ups. Completely evading us to complete emergency painting repairs in our unit. Peeling off paint in the kitchen, living , dining room , bathroom. Likely it is a dry rot too. It has been 5 months since last communications were made by Lawrence and his team regarding this issue. Instead they started harassing me and my family, which is the best defense when something is not right. When the owners signed with KeyOpp to manage our unit Lawrence has asked me to post my comments and review of his performance on major websites. Now I deeply regret that I did that back 1,5 years ago. Lawrence and his team is not capable to provide a professional property management services due to lack of education, experience and knowledge. If you ate thinking of hiring KeyOpp company to manage your properties please stay away from them. This company will promise you a lot but after a few months of managing your properties you will loose value due to the poor maintenance of incompetence by KeyOpp. read more

KeyOpp is the absolute worse management team I have ever experienced. Their communication skills are non-existent. We have a small building and always had a Resident Manager and things got done and life was good! These people are horrible. For instance last week we received an email saying that two days ago they were coming at 9am to install new mailboxes...never happened - later that day we received another email saying they would come today at 4pm to install them and lo and behold they came at 9am this morning to do it. It is now 6:40 pm and we have still not received the keys for the new mailboxes! I called and left a message because they are "closed"!! Someone messaged me back saying the person came to distribute the keys but had to leave to do something else!!!!! No way to answer this message and when I call they are closed". So tomorrow the mail will come and we will not be able to retrieve it as no one including the mail carrier has keys. Oh did I mention the mail carrier hasn't had a key to get in to the building for over a year! He rings the buzzer and someone usually goes down and lets him in! FOR OVER A YEAR! this is a Federal Offense and when I ask them they tell me the post office needs to place a new key holder outside! FEDERAL OFFENSE. They also told me it was my responsibility to get my mail not theirs! I called two people whose numbers I had that worked for them and both said they no longer worked for them and were sooooo glad they didn't! This company is a train wreck coming down the track and they need to be stopped! Very unprofessional and very sleazy operations overall! They lie! read more

What I understood from our call today was that he was asking for a commitment to have them rent my unit, but couldn't commit on giving me a number when it came to painting or countertop installation. I would ask that anyone that speaks with this company does their due diligence. To me it sounds like they do the same service for everyone without considering individual properties. They are a cake and bake property manager. They are horrible. They say they can be trusted. Don't trust them. Run as fast as you can and get another property manager and contractors and vendors that actually give you REAL numbers for property update and remodel. They have a very thorough process and take Covid-19 into consideration. The video they took of the property was really great for us to get an idea prior to seeing it in person. Clients' feedback were so convincing and honest. I could feel that all of these people had truly benefited from Lawrence's expertise and yields. There were several buzz words that were mentioned by different clients: "thorough, professional, happy tenants" felt like an investment I could trust in! So look no further! There are other property managers, but none have his class nor his intuitive ability to find the right match, as he does. I have known Lawrence since November 2019 and every single interaction we had was graceful, kind and he really does go above and beyond in helping clients understand his process of working. He is top notch with how he handles it all, and is so well versed and skilled in his field. His approach he took showed me that he cares about being thorough, is careful and informed behind all decisions he makes on my behalf (and that of his many clients!). His goal is to make the client happy; and the tenants. His vetting process is incredibly thorough and being that he is a classy man, his choices are always refined and carefully hand-picked. She effectively showed us a nice place that really wasn't available and pushed us to get our application in with the 50 dollar application fee quickly only to be told in fact that oh well you got beat to the application process. WTF? But I do have other places to show you. We want our $100 dollar application fee back. If you already are going with the person who got their application in first - why even contact us unless you want $$$ or a customer for your other few properties. I Hired Key Opp to manage my Two Unit Building in Noe Valley. My experience with Lawrence Leung was always courteous and professional . This company took over as the new property managers last January. They were nice, responsive, and even gave us Mrs Field's cookies...and constantly telling me to give them a Yelp review. In the beginning, they were very responsive, professional, and compassionate. I thought we had it good compared to our previous landlord who liked to open and walk into my apartment without any notice or warning. So, I initially gave this KeyOpp Property Management a 5-star Yelp review. As time passed, true colors definitely starts to show. Their responses to inquiries, requests, and simple work orders were not being met and had terrible response times. Trying to get a response or update from either Lawrence or Kelly was lacking...it was excruciating. No tenant or customer should have to go through such an ordeal or receive such treatment. Every time, there was an issue with one of our neighbors, excuses were always put out there (i.e. "Perhaps it was a mistake..." or Perhaps she didn't know..." or "Why don't you talk to him?" etc.), on that individual's behalf rather than solutions to the actual issue. A simple work order request to replace a refrigerator took approximately 7 months, despite the fact that I explicitly told them not to get us the same cheap brand as was received last year by our landlord. We got the exact same brand, but different shell color. Anyhow, there's no way to even communicate with either Lawrence or Kelly, because they don't respond anymore to my text messages, my requests on the portal, my emails, and my calls. Plus, their voicemail boxes are full. Anyhow, the office's excuse as far as why their lack for attention and response to inquiries is due to the fact that they are extremely busy and it's due to COVID-19. Hence, this is my reason for a 1-star rating on this company. It is simply based on terrible customer service and response times. read more

Wish I could give 0 stars. My boyfriend and I had an overall very negative experience with KeyOpp. At first we were so excited about an apartment on their website only to be cancelled on twice for the viewing and in addition we were cancelled on 30 minutes prior to our scheduled viewing. After all of that we finally were able to get someone to see the unit for us and we were told no one had applied. Of course we applied and were told a couple days later that someone had applied before us. The applications are $50 per person. We were already extremely disappointed that the agent didn't reach out to us to tell us someone else had applied since they are notified but decided to give KeyOpp another chance. We viewed another unit and were very excited about it. We applied immediately only to find out about a week or so later that the owner was no longer excepting pets for the unit. On top of that the agent we were working with decided to email us about this decision and not call us. I emailed back saying how we both personally felt KeyOpp was an unreliable company from the start since they take over 48-72 hours to even respond to your message, their mailbox is full when you try to call (no one will answer), and they seem to be falsely advertising units. read more
