I moved into a keyopp property almost 2 years ago. The first thing I noticed was that it was a large 2 1/2 inch gap under the front door way to my entrance. My first thought was many rodents could get in here. So I called the company and they sent out the contractor who had originally did all the renovations in this home. He came out and gave excuse after excuse and finally just put a weatherstrip under the door, which still left a 1 inch gap for rodents to still get into. So this past week I have been cleaning up about 12 large rat droppings and mice droppings in my home. I made a request for them to come out and look at it on the 19th. Nobody called to check on anything the next day and I just saw a request for them to send someone out on the 23rd. So I called them and explained that I cannot live here with an infestation of mice and rats in the house. And if they could send someone out sooner as I have nowhere else to go. They said they would call me back. I never received a call back from them. Meanwhile, I called them again later on Sat night after coming home to check on the rat traps I set up myself and finding my house yet again covered in rat poop. I said you need to send someone out immediately to deal with this! I'm not waiting till the 23rd. Calvin said he would get the pest company out Sunday morning at 9 am. He also stated we got confirmation from the owner that we will give you $88 a day to go find a place to stay while they look into the rat issue. I'm sorry I stated that is not enough money to stay anywhere in SF and that I've been crashing on a friend's couch for the last few nights with my dog. Calvin and Lawrence said all they were approved to give me was $88 a day and that they would call the owner of the home and see what they could do. I never received a call back. I showed up the next morning and the pest control guy was 45 min late. He spoke no English so I couldn't explain anything to him without using chat gpt. I showed him the gap and hole under the door and the holes in the wall that had been there ever since I moved in. He just shook his head and said via chat gpt that rats will definitely be able to get in to your house. He looked at all the rat and mouse poop that had accumulated overnight since I had just cleaned the night before and said that the place was infested. The pest guy said this would take a few more days to deal with. I called Calvin and stated what the pest guy told me and that I have no place to stay and could ask my friend if they minded that I crash on their couch again. And I said you didn't get back to me on me getting compensated for being put out of my house. He said I can put you up in an Airbnb for only 2 days. I said I've already been on a friend's couch for 3. I don't want to move all my stuff again. Could you please just talk to the owner and come up with a higher amount to be compensated for my trouble. He said he would call back, but never did. The next day, the pest control people came again, cleaned up all the rat poop and put out toxic chemicals into the house to keep the rats from coming in. I sat outside of the house in my car for four hours. I told the pest control guy that I needed to leave because I didn't want to be around the chemicals. I asked him to please lock the house. He told me not to worry and that the upstairs and downstairs unit would both be locked up when he left and that he would send me a text message. At 5 PM I received a text message that the house was finished. And that I couldn't go back until late tonight, but if I had a dog that I shouldn't come till the next day. I told him I will come back tomorrow please just confirm again that the house was locked. He confirmed back with a thumbs up. To my dismay when I arrived this morning that my front door back door and front gate were all unlocked. Upon calling Keyopp management company I left a message stating the security concern. To which they still haven't responded to. The only response I got was from the pest control company who stated that I made a complaint about him and now he will lose his contract with Keyopp management company. So I like that they have taken the time to respond to the pest control company but not to me. After waiting for 2 hours for a response. Calvin finally responded that he apologized for the security issue and that he was able to approve me for $100 a day for being displaced out of my home and a $50 Starbucks gift card for them not locking up any of the house. Wow, I don't even drink Starbucks and that doesn't even begin to fix the issues that I have with your company. Your company is so unprofessional, you never respond in a timely manner to anyone. The quality of work from the people that you send out is poor. I wonder what you're charging the owners of the houses for you to improperly manage these homes. read more

DO NOT RENT FROM KEYOPP! If you can avoid them, rent from an owner directly or at least a bigger property management company that actually will designate you a Property Manager. In our two years renting with them, never once did we know who to speak with regarding issues. We would get random communications from random people, and unless you have a direct number, it is IMPOSSIBLE to reach anyone. The value is non-existent as these folks only care about money, and not tenants or people. Here's my experience: They are the most heartless property management company I've ever rented from. Whatever you do, do NOT RENT 2066 BANCROFT AVE #A! The property (3 units) is not even fully managed by KeyOpp; only this 1 unit. So when you have an issue with hot water, or electricity, they cannot help you. They don't even have access to the hot water heater. When you have an issue with the loudest neighbor upstairs, they cannot help you. They cannot help you with anything having to do with the unit, utilities or the property. They'll tell you to deal with it yourself! They'll tell you it's just one person in the upstairs unit. But that is not true. Also, upstairs neighbor will stomp around at ALL times of day and night! I'm talking 2 am, 4 am, 6 am, 10 am, 4 pm, 6 pm, midnight any time really. They never helped with our noise complaints. Both neighbors, upstairs and downstairs, in the units that are NOT managed by KeyOpp, are related to the actual owner as well. I think this is interesting to note! I'm sorry - why does this owner even have a property management company rent out one unit? Based on our utilities bills and other charges....and IN MY OPINION, its a scam to get the owner's family members cheaper bills! For range, our PG&E bills were roughly $300 a month, and we never used our appliances. My PG&E bill now is literally $4. For this unit, KeyOpp Property Management was USELESS and did nothing but make life harder for us. BEWARE OF THIS UNIT, IT LOOKS PRETTY...ITS NOT! Shady! Shady! Shady! Avoid if possible!!! I was the landlord and this was my experience hiring this company. This happened a few years ago and I finally got a chance to write this review. I was a landlord looking for renters and I hired this company to find tenents for me. This company was new at the time and my agent friend recommanded them to me as she knew one of the person who worked here. Because of her recommandation we decided to give them a try. Boy was I wrong. 1) They showed my unit to a few perspective tenants but they forgot to close the window before they left. It rained the next day and the rain water ruined the floor. When I told them this happened their agent said he would get someone to fix it before the new tenant moved in. It was never fixed and they pretented nothing had happened, even though we gave them multiple calls regarding the issue. 2) They tried to set us up with a clearly unqualify tenant. We were trying to rent our unit out for $2000 and the tenant they recommanded to us clearly didn't make enough monthly income to cover the rent. When they showed us their bank statement we saw a lot of zelle transfers from friends and merchandise returns and the agent tried to include that as a "source of income". I asked for next month's bank statement and the agent refused to get it for us, telling us we couldn't "discriminate against income types". It was clear to us those zelle transactions and merchandise returns were there to pad up their bank statement's deposit to make them looked more qualify than they were. 3) They ended up setting us up with tenants that had low credit scores and zero rental history. That's not a problem on it's own but the tenant ended up doing a lot of demages to our unit and we had to spend a lot of money on repairs. So no, I didn't hire them again and I HIGHLY suggest you don't hire them either. read more

My wife and I are moving to San Francisco from NY, and it is a huge stressful ordeal all around. Trying to book showings and find a place to live from across the country is really hard -- for a lot of good reasons: SF is an extremely competitive market, with intense applications, and it's hard to feel like anyone on the ground out there has your back. This brings me to my primary experience with KeyOpp so far, which has been with the absolutely excellent Leasing Agent Austin Kayser. In addition to being super responsive and communicative from the jump as soon as I contacted him about a listing, he helped me out with every question I had until our showing a couple weeks later (during a visit to CA to find housing). At the showing, Austin was upfront and friendly, really letting us understand the process, where we stood, and what the timeline going forward would be. Even when our application process had a significant hiccup, Austin communicated thoroughly and frequently, on multiple separate phone calls and text threads with me and my wife. And most importantly, he had our backs. We signed a lease last week and are excited to move in next month, and Austin Kayser is the reason why it worked out. Agents fabricate amenities, harassing calls and texts at all hours of the night, provide you (the renter) with contact numbers that DON'T exist, give out YOUR personal phone number without consent to random individuals who claim to be making repairs but never show up at the scheduled time. I could say a lot more trust me but moral of my complaint; AVOID THIS BUSINESS. If that's not possible for you, READ THE LEASING AGREEMENT THEY WILL SWINDLE YOU! The management of our apartment complex recently transferred over to being managed by KeyOpp in the past year. So far, our experience has been largely positive. We've had faulty electrical outlets and a leaky kitchen faucet which were promptly addressed by members of the management team (Warren Estrella and Jennifer Dindin). All we had to do was start a maintenance request on the KeyOpp tenant web portal, and the team quickly connected us to their contracted plumbers (Kin from DC Plumbing) and electricians (Alex from Kam's Construction) who were professional and knowledgeable. If I could give them zero stars I would. I have been living in my current apartment since 2020 and ever since KeyOpp took over my living situation has deteriorated. Our building is overrun with rodents and management refuses to do anything but give us useless solutions instead of figuring out where the rodents are nesting and breeding (yes, the problem has worsened to the point where the mice are breeding). On top of that we've been complaining about leaks for years, only to be met with zero solution and higher water bills. Oh, I forgot to mention the growing pile of garbage in the trash can area that we have asked to have removed for MONTHS is now a wet pile of garbage. They a property managers that do not manage a GD thing. And they had the nerve to raise the rent without solving a thing. Respectfully, get bent. read more

!!! Do whatever you can to avoid these slime balls !!! First off they do not clean your apartment before you move in, they don't do any real repairs and overcharge like crazy for power and electric. These people charged us for the landlords power in the garage even!!! They are super unresponsive to maintenance and will claim all kinds of 'wear and tear' damage post lease as well. I applied for a 1 bedroom apartment and the dates clearly showed that we could move on June 18. We paid 50$ each, 100 total for applications just to get an email from their careless realtor, Nathan Malee, that they have a tenant until end of July!! First of all, the crap written in the email trying to make it sound as if I made a mistake applying for the date YOU made available to move in is beyond my understanding! The housing market is trash in Bay Area but realtors and companies like you definitely stand out as top tier trash with audacity. They ghosted us! Do not give Key Opp your money!!! We applied for a unit ($50/person, $150 total) but someone else in the building decided to move to that unit. We were told we were first on the list for the apartment that the other tenants were leaving and that we could tour it and transfer our application. We called/texted/emailed our contact with KeyOpp, who never responded. We also called the property management office who said they would be in contact. Nothing! Two weeks of emails, calls, and texts trying to see this apartment that we were supposed to have priority of! $150 down the drain. If the process to just tour a unit is this difficult, then I can't imagine being a resident. Both my husband and I tried to schedule to visit one of the units. Not only were they slow to respond (replies were once a day if not every other day), they were inflexible with touring times. Understandable, but considering it would take them days to respond, we just decided to stick to their ONLY apparent free time. After multiple confirmations via both a person and an automated system, less than 1 hour before the appointed time, we received an automated cancellation of our appointment. We attempted to contact a PERSON, but further attempts to communicate were ghosted. Guess we'll be avoiding properties through KeyOpp moving forward. read more

KeyOpp asked us to update our review now that all repairs have been completed. It was almost exactly five months from the time of the initial leak that the repairs were completed. Our overall feeling is that KeyOpp lacks some urgency and communication when it comes to dealing with tenants' issues. These are especially important when it comes to things like leaks or potentially hazardous situations. Over the last five months, we have had to check in with KeyOpp multiple times to ask what is going on and to make sure that things are actually moving along. On multiple occasions we would move around our work schedule because we were told a contractor was scheduled to come perform work or inspect our unit only for no one show up. When our kitchen was sealed off to dry out the wood in the open wall, we were told a contractor was already on board to close up the wall after three days. This apparently fell through or was never fully in place because after 19 days with no access to our kitchen and multiple requests for KeyOpp to put us up somewhere else, they got us an Airbnb for a week until the containment zone was finally taken down. In the last two months, the wall was patched and painted but had to be reopened, repatched, and repainted because proper permits for the work weren't filed with the city. We received a total rent credit equal to about 40% of one month's rent calculated based on the square footage of the areas that were affected and for how long. The biggest piece of advice we would like to give to KeyOpp is to communicate better with their tenants and contractors. A lot of the frustration and emotional stress we felt over the past five months could have been greatly reduced if KeyOpp gave us regular updates and confirmed schedules with contractors. read more

Letty Lee has been one of my main contact persons from Key Opp Property Management and I've been very pleased with our working relationship.She replaced Ann Palileo and so is involved in leasing as well as sales. Among her duties on the leasing side are property market analysis,advertising and marketing,showing/tours of properties,move-in inspection,assisting prospective renters, and of course filling out a ton of rental paper work. I've been using KeyOpp property management services for 3 years now. This started when I purchased my first duplex investment property and I had Lawrence help me manage the collection of rent and all inquiries from the tenants. Initially, things were fine as Lawrence was responsive and did everything he could to address the tenants and my concerns. But as time passed, I started to notice that Lawrence had became less responsive. I wasn't sure if Lawrence was always like this and I just never noticed it because I rarely bug him on things since I'm pretty hands off on my property. However, as I was getting ready for the sale of the property, I started reaching out to Lawrence more often to figure out the condition of the property and things I needed to do to get it ready for this sale. This is when things just became extremely frustrating as I would send multiple texts, and phone calls, in order to follow up with Lawrence to get a response from him. Finally, I sold my property on March 1, 2021 and I mentioned to Lawrence that I'm ready to close out the property management service. Shortly later, he told me he is having trouble collecting the remaining utility bills from the tenant and advised me to go through small claims court to collect it. I requested for the utility bills documentation so that I can bring it to small claims court and also my final payment from KeyOpp since my property is now sold. I have yet to receive the documentation or my final payment and I've been calling, texting, leaving voice messages to Lawrence's phone for the past 3 weeks. I even called KeyOpp and spoke with the front desk lady, who told me she'll let Lawrence know that I'm trying to reach him. But still no response. read more

My parents moved overseas, my husband and I needed to find a reliable property manager to give them a steady retirement income with peace of mind. I turned to yelp and narrowed my search down to 3 property managers in San Francisco. I reached out to all three, Lawrence with Keyopp was the first to respond. We chose Keyopp because we really liked Lawrence as a person and were impressed with his depth of knowledge. Lawrence found the perfect tenant for my parents' property and exceeded our income expectation. We vacated the house on 6/15 and they already have a tenant lined up to move in on 6/26. They anticipated every question and concern a landlord would have and addressed them through a data driven computer system. They make the rental management process seamless for both landlord and tenants. For anyone considering a property manager, Keyopp is the best choice because everyone wins. This is almost hilariously bad but the HOA for our building changed the mailboxes again. KeyOpp didn't coorindate with the HOA and so, we are locked out of mailbox for a second time. I have not had access to our mailxbox since July of last year and we are moving out and I've had to get a PO box to send all of our mail. Also, back in February of last year, our apartment had flooding all over the apartment and they marked the request as "medium priority" and ignored it for several days and it resulted in us having to move to an AirBnB for 4 months. When we moved back in, they refused to give us back both building keys so, they only gave us one. Because of this, I have to use my garage key to enter the building. Then when I lost the garage key, they took 7 days to get me a new one and then at the same time, my roomate's building key stopped working. Now, both of us are unable to leave the apartment. I love how I'm moving out later this week and this apartment is still causing problems. read more

Terrible experience with an incompetent Keyopp agent (Kelly) who corresponds with me for several days regarding a vacant unit. Today, I meet with her at the building for our scheduled tour, only to be told that it's taken. She didn't text or call me, knowing that we had just texted moments before the tour. She, then, tells me that the next door unit will be vacant soon. I ask if it's for the same monthly rate, to which, she says yes. Then, I ask again, and she tells me it's actually $200 more! WTH--are you one drugs? Wake up! P.S. - learned from a friend who happens to be current tenant under another Kepopp managed building, that the positive Yelp reviews are mostly fake--people they know, coerced and/or bribed into writing positive reviews. read more
