Through the years, I have had the UNpleasure of working with quite a few property managers. Some...well...barely did their job. And others actually stole money from us. ...A quick lesson in 'oops, I shoulda learned to swim before I jumped into the pool.' It was not until we signed with Kimmel Andersen that my grave regret in having gone into the rental property business turned to, 'ahhh, yes, making money in rental property is a great way to go. Dana, June, Nancy and the others always had a solution for each problem that occurred. We even had a tenant try to sue us because of damage from a storm. Dana advised us about how to handle it. She supplied us with needed documentation and even showed up in court to help us handle things. She went beyond the call of duty. Prior to signing with Kimmel Anderson, we had several problem tenants. Some didn't pay on time. Others created excessive noise which disturbed neighbors enough to call the police. Since hiring Kimmel-Andersen we haven't had any of these problems. They did an excellent background check on each potential tenant and advised us about whom to choose. They are fair minded and professional. I can not say enough about this company. I don't know how we would have managed without them. I highly recommend them. read more

So far I've been renting my home through this agency for a year now and anything I've needed done the owners have been contacted, repairs have been made. Love that I have my rent set up through the website to auto draft. One less thing to worry about. Anytime I have called the office people are always nice on the phones. As a property owner this company is a joke. Our beautiful home was trashed by tenants. Had to ask for semi annual walk through at which point I was told all looked good. Had to call numerous times since calls weren't returned. I would NEVER use this company again. read more

We just recently moved into our first home and Kimmell Anderson has helped us all along the way. Though there are a still a few things that need fixing, June is making sure everything gets handled. She's so sweet and goes the extra mile to make sure we, as tenants, are properly taken care of. This agency is highly recommended, and I didn't detect a hint of rudeness. I am so upset I wish I could give them ZERO stars! I called to set up an appointment to view a house that was listed for rent and from the moment this elderly woman answered my call she was completely rude. I wish I could contact the homeowners and let them know that she is costing them applicants. From the annoyed "Hello" I received I explained that I was calling about the rental property on the specific street. Her response was "okaaay???". I then told her I had received an email stating to drive by the property and if I liked the area to call and set up an appointment. (Which is why I was obviously calling) Her response was "And did you do that?", speaking to me like I'm 3 years old. I was so taken back at her unnecessary rudeness and tone that I chuckled and responded with "That's why I'm calling. Did I catch you at a bad time?" She had the nerve to say back "Did I catch YOU at a bad time?" Unbelievable! Customer service is not for her. She should never answer the phones again and should honestly be embarrassed about the way she treated me. Even after that response I politely said "Ok, this isn't going to work out for me. Thank you for your time." And then hung up. I'm not sure about the rest of the staff but because of this rude woman I will never give them my business. Get a new receptionist! There are so many other companies that are grateful for your business! Move on to those... read more

Looking for a new management company and all my interactions with this company so far have been very professional and helpful. The customer service has been great. They even called me back the next day to see if I had any further questions and verify I received their requested information. Saw a property, liked it and applied. Was told I was the only applicant thus far. After waiting husband called for an update, he was told they tried contacting the previous places to verify rental history and received no answered. (They needed a form filled out) My husband called our previous rental places someone answered right away, and he got the fax numbers needed in order for rental history to be verify. Fast forward, it now more applicants who applied to the property sense its been over a month now! In order to show good faith my husband offers to pay 1 month in advance on top of the deposit. What owner wouldn't take that offer? Fast forward another month later. Check kimmel site the property rent decreased from $1550 to $1475. It decreased after we made an offer to pay a month in advance? At this point I realized this has nothing to do with qualification, but race. Had we been "white" Im 100% sure we would of been able to rent this property. Either this company is racist or manage properties for racist people. Applied for another rental property gave them less info then what we gave kimmel and got the keys 1 week later. Moved into the new property then guess who decides to call, yep Kimmel Anderson stating we didn't get the property. Of course we weren't surprised. Im not disappointed I don't wont to rent from racist people anyway. read more

They did frequent inspections and I could monitor my payments with their online system. With direct deposit to my account, I never had to wait for our rent checks. they should get ZERO stars this company advertised a home for rent that wasn't even move in ready and then forgot to mention that the owner would be leaving his shed in the back with belongings in it! why would anyone pay rent for a place that the owner is storing his stuff at? everyone wants privacy and if the owner was going to be leaving stuff then it should have been told to people before spending money on a credit check! i am the daughter that was doing all of this for my dad and i feel like they are taking advantage of people and making money on credit checks when we all clearly know they pay for a app to use monthly for credit checks actually some pay yearly! either way they refusing to return the 35 dollars because they said they have 90 days to offer you another rental! 90 days people! because they don't have anything else to offer right now so they basically saying within 90 days my dad can rent something else that comes along hahah and if he doesn't like that one and only house then what?‍ oh they keep his money like they are doing now. what a pathetic property management company this is take your money run a credit check clearly he qualified because they said they were waiting for owners approval but the problem is the owner isn't even done remodeling the place! it's been over 2 weeks going on 3 now and the house still isn't ready to rent! and they don't have any other homes to offer and let's not forget that the owner will be using the yard with a storage shed that your paying for to store his personal belongings! that they failed to mention until they decided to show the unfinished house! what a mess! No it's not about the money it's about company's clearly making money off of people's credit checks my dad was second on the list at another property management and the firs applicant qualified and they didn't have anything else to offer and refunded his money but clearly these people are trying to make money off of the situation!!! read more

This has to be the worst property management place ever. I lived at one of their properties for a little over a year and literally had to call once a month to have something fixed. When they decided to answer their phones (which was hardly ever) they would put in a report and would take 2-3 days to get some one out to fix the problem (the cheapest way possible). The time I lived there I had all 3 ceiling fans break, the bathroom sinks leak (which they knew about), the kitchen sink leak (which they knew about), all the living room plugs go out, the toilet over flow 3 times (due to old piping, which they knew about and tried to say it was our fault), a hole in the floor in the kitchen (which they knew about), oh and they put the heater and the living room on the same breaker so you couldn't use the heater and use anything in the living room or you'd blow a breaker. The office girls are all super rude and will screen and ignore your calls. John Anderson the owner is rude and talks down to you. They stick us with a $200 plumbing bill because they said my son threw a toy in the toilet and the plumber himself said that it clogs due to old galvanized pipes that needed to be replaced. This property management place is lazy and does not want to be bothered. Please do not go through these people, they will make your life miserable. read more
