David Rudd presents himself as a sophisticated Realtor, but his follow-through, at least with me, was abysmal. On August 12, 2017, I attended one of his "Revolutionary Home Selling Process" seminars. He was very slick and touted a comprehensive selling process which included a service to syndicate his clients listing around the world to 500,000 agents via something he called "Buyers without Borders". I was particularly intrigued by this aspect of their sales strategy because I have a friend in Guatemala who wants to sell her $800,000 home in Antigua. So I stayed after the seminar to talk with David, who said he would check about affiliates in Guatemala. Over the next week, we played phone tag and he left a message that his company didn't have any affiliates in Guatemala, but he might be able to arrange an "Open listing" so I called him back to confirm my friend would be interested and would be happy to pay the 4% commission involved and he said he would email me the info. A week passed so I called and left another message that we were still interested. Another week passed so I emailed him reminding him that we were still interest and another week passed so I call AGAIN requesting that he call or email me as soon as convenient. That call was nine days ago (and more than a month from when he initially said he would send me information). I understand that my request was out of the ordinary, but it was David who extolled his "Buyers without Borders" and said he could and would help. If he found out that he could not help and called or emailed me to that effect, I could understand. But, from my perspective, to ignore my multiple polite follow-up calls, is not only discourteous, but unprofessional for a Realtor. Since this is my only experience with how he treats potential clients in the recruitment phase, I would worry about how he treats clients whom he has locked into an exclusive contract to sell their home. read more

You need to work with this David Rudd's team - Kindred-Hervieux Realty. We presented them with the project of helping us manage 2 home sales across counties and a home purchase. We needed to stagger the sales and wanted to make sure we sold and purchased the final home over the summer prior to school starting in mid-August. We were impressed with Matt Hayes from the onset. He took the time to get to know us, what we wanted to accomplish and the challenges inherent in the process. He set us up with a realtor for the first home located in San Bernardino and met with us to go over comps, explain the market, process, and review the timeline. He explained to us the smartest ways to spend our time and money in order to get the most return on the sale of our home. We had an entire team working on our project from an out of town realty team, a home improvement team (construction), staging and marketing, and purchase and lending. The improvements made on our home were beautiful and the insight as to what to spruce up were priceless. By the time we were listed on a Thursday with a short 2 hour open house on Saturday we received multiple offers all at the high end of our range. We can't say enough about Dana and David! This was our first home--- and you can only imagine the emotions and the unknowns....We' don't even know where to begin with how amazing this "house hunting" journey was. What a mess this realtor caused me! My original realtor, Larry Cisneros, was fired, only after he talked me into staging & had me paint my bedroom which I had recently did in rose but he said men will be turned off to a rose colored bedroom! What??!! He said I could get $30k more that any other realtor & had it way overpriced so no one came!! Most of my furniture went into a POD which Larry helped load but boxes & furniture were upside down, shoved in & not padded. I later had my nice candles melted, furniture scratched & rubbed, basically damaged! It was so bad! Then Larry was fired, so Mike Soldani took over, arrogant & rude. Kindred is in San Diego, I live in Murrieta and he did not want to bother to drive here to meet me, no relationship, wanted to sell my house with only an online relationship. I told him I wanted to meet him and he said, "Why?" Really!?? Larry priced my house at $529,900K, ridiculious! Mike says he can sell my house at $459,900K, of course, coming down to that price!!! A buyer came in and wanted the house but was not qualified, he could not afford it and Kindred never checked on that! When the buyer came with the inspector one day, my neighbor said the inspector had left but the buyer was in my house to roam around by himself for an hour!!!!! I was floored!! How can this be allowed!! I do have to say with all the trouble Kindred put me through I demanded they pay for the POD for 2 months which David finally agreed too. All Kindred caused me was heart ache & grief! My house never sold, I am still here! I still have to ask David who the woman is on their sign, David's mother, never met her? I would never use Kindred to sell my house, I learned the hard way, do not stage your house! I have beautiful furniture in my house and they moved in Vietnam pieces, trying to make a cottage type house with a white picket fence & roses into a modern mess!!
