This was the first time out family had the oppertunity to stay at a "Guest House", and we could not be more pleased with our stay. We loved this space and the amenidies. Our famlily loved the seperate stand alone entrance to our loft , this allowed us to come and go and not interfer with the restaurant guests. The kitchen and room setup was amazing. The room had exposed brick and high celings and was perfect for a family of 4. We utlized the scooters to get to numerous places in Bay View and Lake Michigan beaches. We could park the scooters on the curb outside the building and that was very convienent for us to come and go and have a scooter available The Sorella Restaurant that shares the building is amazing , we had a neapolitan pizza" and 2 pasta dishes and it was supurb and a fast easy for guests to have a great meal and not have to leave. God, where do I start? First off the place is sophisticated and well appointed. That's not the problem. I was there on a Saturday night and my room was just above the street, freeway side. There was non-stop drag racing, loud stereos and yelling till 3AM. At first I thought the window was open because it felt so close, like it was 10 feet away. Turns out there's just really poor noiseproofing. They do provide ear plugs but they didn't help. When i complained about it, (everything by text, BTW) they said they had never heard that complaint. The first lie of a series of other crazy lies. At checkout, Rosa said she would talk to the owner and adjust my bill. I thought.... great! Weeks go by and like 20 texts, still no credit. I called and talked to the owner. He assured me I would get the credit. Another week goes by. Finally they said they had issued the credit and sent me some "proof". My name and the words "-$100". What the hell was this? I still had no credit, having checked my credit card daily. Finally, almost a month goes by and I email the owner and say, I never got the credit. He said he didn't have time for this and they would void the credit card "credit" and mail me a check. It's been weeks and still no check. I figure these grifters need the money more than I do so I'll just let this review suffice. Stay at your own risk. Sketchy as hell! read more

Feel bad to write this BUT....Beautiful place but noise level at night was HORRIBLE. Did not sleep for 3 nights. Went to Milwaukee for USA Triathlon Nationals in August '26. Had requested "Quiet Room" on reservation under "special request". Had nice corner room on second floor. Holy cow the level of noise of motorcycles, hot rods, yelling, honking, police cars, and club music continuously the ENTIRE night from 10pm-1am! Might be less noisy in winter? Only stay here if a heavy sleeper. Not sure if any rooms face inward. Might want to ask about this if thinking of staying here. read more

Unique hotel that operates more like an Air BNB. Check in is by website and you get a code to doors by email. Each floor has a communal area with full size luxury kitchen, dining room, and two seating areas. This is an ideal setup for wedding parties, company retreats, and other group gatherings. For me this was very convenient and easy for business travel. Similar to the big chains that are all by app now. Coffee service is excellent and included with nespresso machine, milk, non-cow milk and frother. Workout space is in basement and not bad. Very clean. Mariott clean. This review is for Kinn's Guesthouse in downtown Milwaukee. Kinn's is a novel lodging offering combining artsy guestrooms with high-end chef's kitchens to cook your own meals. It's like staying at a super contemporary home away from home. The downtown property opened in 2022 and features 31 rooms. My wife and I were in town for a quick visit and a local suggested we stay at Kinn. Among the differences, you enter a five-digit code to access the property and your room and there is no front desk. Nearly everything is done by text. There is a small staff on duty around the clock. We stayed on the third floor and when the elevator opened, I was blown away by the kitchen and dining space. This would be a fabulous setting for a corporate retreat, a bachelor/bachelorette party or a family reunion. There is also a rooftop event space. The rooms are spacious, with super tall ceilings. The local furnishings and artwork are exceptional. The bath and the walk-in shower are huge. Super comfy. The kitchen does offer a Nespresso coffee maker, cereal and yogurt for breakfast. My husband and I was traveling in for a weekend getaway and show. Upon our arrival , everything was keyless. We enter the lobby with a code. There was no one to greet you like most hotels. We park our car across the street loaded the luggage onto the cart and went to our room. The room was beautiful and spacious. However, the concept of the hotel was communal . There is a full kitchen, dining and social area with a large tv. During our stay it was very quiet and you never really saw any other guests. However , we did meet the manager, upon our departure inquiring about our stay. In which we would definitely stay again , the experience was great and relaxing. What a wonderful hotel!!!!!! They will price match if you find better deals online... maybe add a bonus discount too! We were greeted with a complimentary bottle of wine; valet was unavailable, but parking across the street (literally) is under police surveillance and was $25 for 24hrs. The bed was hard, but not too hard (just right). Windows with blackout curtains were such a nice touch. AC was great, with no issues. The self check in process was smooth and flawless. If you like cooking, bring stuff to cook, as they have a full kitchen! We will definitely come back and stay again! We stayed at the Bay View location and had high hopes for this one. Overall it's okay, nice interior design. But there is a lot of friction in the experience due to broken things. The idea is that you get a full kitchen, but the range/stove was broken on our floor. They let us use the one a floor up, but that one had empty drawers so we had to bring up the pots and pans. The rooms are kind of noisy with motorcycles zooming around at all hours, bring ear plugs. The parking is a little confusing, you park a block away and need a bar code card but nobody is there to give you one. If you call the help number they will come, but it's a bit of a wait every time. All in all, it's decent for the price, but we'll stay at the Bay View location over the downtown one since the experience was a little more simple. read more

Truly a treat and a treasure, to the extent that I have actively looked for reasons to take another trip back here. It's quiet, it's comfortable, the shower - ugh! - the shower! You can lose yourself in there for hours. Some things that elevate this beyond a typical hotel stay: - Keyless entry (codes are used instead) - HIGH ceilings (feel big by feeling small) - Cute doorstops (got friends on the floor? show'em you've got an open door) - Those common areas (classy, snazzy, with a bathroom out there to boot!) The customer service, too, was wonderful beyond comparison. When a conflict arose and postponed my visit by two weeks, changing the booking date was effortless. The whole staff was extremely friendly and immensely helpful. The food was awesome, and the common area was great for socializing and hanging out. My stay overall was okay and the room was true to its pictures. The only downfall was the housekeeping. Room was clean, but during my 3 night stay alone, the housekeeper came into my room unprompted following orders from management- even though I had specified i didn't need the room freshened up. I received a text message yesterday morning (screenshot attached) asking if I needed housekeeping- I responded no. Around 12-1 a housekeeper comes into my room as I'm in the shower. Frightened, I had asked her why and who told her to come in, and she had said the manager had said the room was free. Went to the managers office to see if there was a mix up cause I definitely still had one more day, and I encountered the owner. He apologized for the misunderstanding, I appreciated that and went about my day. Fast forward to today. I'm getting ready to leave the hotel when I hear a knock on the door (still had 45 mins left to leave). I answer and she once again says: "they told me it'll be free and empty." At that point I didn't want to bother. As I was walking about the door the valet asks which room I was leaving, I told her 101. She then proceeds to say, surprised, because I completed online check out they assumed I had left. Valid, but during the online check out it asks you the time frame you plan on leaving I chose 10-11. What if I was in the shower again or changing? All hotels I've been to I have never had this problem, and housekeeping waits long after check out to come in. I write this message not to frighten anyone for staying here- it's a great hotel, but for the hotel management to have a better system for handling the housekeeping. read more

After staying at multiple hotels in Milwaukee the past seven years, the Kinn on Broadway is at the top of our list. They offer a unique hotel experience that feels private and exclusive. There are 4 floors with about nine rooms per floor. The common space on each floor offers modern appliances like you would find in a showroom. Each morning fresh pastries were waiting in the kitchen. The Nespresso machine had a full lineup of coffees. The rooms were spacious and quiet. This boutique hotel is about a year old and smartly decorated from lobby to rooftop. Speaking of which, Michael, the GM, took us on a tour of the rooftop and even took some group shots of us as he gave us a history lesson on some of the nearby buildings. Great place to stay in Milwaukee! We enjoyed our stay here for one night (in Suite 8) and were sorry it wasn't for longer. The suite was very spacious and comfortable, surprisingly quiet condsidering it faces the street, and full of light from the large windows. And the bed was very comfortable! The kitchen was well set up and equipped with everything you might need, and the washer and dryer were a nice extra even though we ended up not using them. We were able to bring in takeout from Sorella and have a leisurely meal at the table and chairs in the room. The staff were available, accommodating, and attentive to my many pre-visit calls, especially Rosa who helped make our stay smooth and special. The location is a very convenient drive to downtown, and to the many good restaurants in the neighborhood. We would love to have the opportunity to return! read more

My husband and I really enjoyed our stay at Kinn Guesthouse (Bayview Location) which is an awesome extremely walkable ideal location in Milwaukee close to many great dining options, bars, shops, beautiful parks, and close to downtown where all the action is. Staying at the Kinn Guesthouse was like a cozy home away from home cross between a luxury boutique hotel and a private Air BnB with your own private keyless entrance with keypad code access to get to your private room which is located above a hip Italian restaurant. This is one of the coolest unique places we have stayed at! You get your own cozy, stunning private room that's clean with unique beautiful exposed brick but get to share a stunning communal kitchen and cozy lounge. I loved the shared kitchen that even had a large refrigerator with trays to store leftovers or food. You can almost make anything in the kitchen as there was utensils, dishes, cookware, etc! It's really cool because they also offer 24 hr self service laundry just in case you need to wash something last minute and also offer pet friendly room options so your furry family member can also enjoy a relaxing stay! :) We really enjoyed the great customer service also! I was a guest here back in December of 2023. Had the worst possible experience the weekend of my wedding. One day into the stay (which I had booked a 2 night stay) they called to ask for a security deposit which is odd considering previous to booking they should've notified me there's a security deposit fee (they didn't). Then told me they would return my deposit within 48 hours. I now have waited over 2 months for MY security deposit. I was so upset with the first night I experience so I booked another Airbnb to stay the second night because I felt so uncomfortable. I then called January 2nd for a security deposit. Nothing in response. Called a second time someone said they would write me a check and mail it (never did). I then called the front desk, her name was Lola, which I spoke to multiple times, and she said so many things were broken. Which is insane considering someone had already written me a check (so I thought.) On top of that, I have videos and pictures of my stay just in case this place decided to pull something, which they did. So then a manager called me and stated "nothing was broken." Very odd that now 3 of the staff members have different stories. She had stated that she would have the owner call me. Guess what? Never did. Then she stated that I didn't receive the security deposit because chairs were moved. Keep in mind it's a common area so people are aught to sit down and move a chair. With that being said, horrible place to stay because you can't sit down and if you move a chair or breathe a little too hard in this establishment they keep your security deposit. Worst experience the day of my wedding and if anyone decides to stay here please be sure to not move a chair. Still waiting on the owner to call by the way... almost 3 months later. (P.S I put one star, only because no stars wasn't an option) Then on Google the owner replies this this establishment is so unprofessional lucky for them I have pictures and documents to prove it. We were part of a big group of college friends visiting Milwaukee for a wedding, and six of us stayed at the Kinn (definitely the winner in terms of housing choices!). The Kinn is something between an upscale hostel and an unassuming hotel, and the concept is lovely. The rooms were beautifully and simply designed with wooden floors, high ceilings, and large windows. The bathrooms and common area were impeccably clean. The Kinn itself is located above a restaurant, and ultimately, I liked the unassuming entrance because it made the place feel like home to us recent college graduates who wanted to spend time catching up and reminiscing our college years. A lot of other restaurants and bars are located within walking distance, and after everything in town closed, we could return to the Kinn and sit on the patio of the restaurant. Even more, Charles' hospitality was exceptional. Before the trip, we called to ask for Charles' local scoop on Milwaukee, and he came up with a top-notch list of places to eat and things to do on our behalf. On our first morning, he welcomed us with pastries from Honeypie (located within walking distance). He also made mimosas and brought us pastries unexpectedly, on the day that we had to get up early to go to the wedding. He was always checking up to make sure we had what we needed and were enjoying our trip. His hospitality clearly impacted his customers as well, as the other couples staying in the Kinn were also warm and friendly. The Kinn Guesthouse was everything we could've asked for. On our next trip, I'll be searching for housing options with similar concepts, and I hope Charles chooses to open more Kinns in other major cities. read more

We chose Milwaukee for our anniversary weekend instead of our usual Madison. So glad we stayed at the Kinn! We started with lunch downtown and were thrilled when an early check in was granted. We were greeted by the GM, given a brief tour and welcomed to Suite 1 which is located next to the common area. We did hear some noise from other guests, but all were respectful and the level never disturbed us. In fact, it was very convenient to pop in and out to the kitchen for ice, food, coffee, etc. The large windows had excellent shades to block most of the morning sun. Our suite also had a table and chairs which we used to enjoy take out from the area C-Viche (recommend!!) and really savor it with proper plates and silverware. We appreciated the refrigerator with devoted trays as we had packed breakfast items and snacks - although the Kinn also had granola bars, oatmeal and fresh bakery delivered each morning :) The neighborhood is very walkable - we visited a couple of the lovely parks - South Shore on Lake Michigan and Humboldt Park. We need to return to visit some of the Bay View restaurants and bars we just didn't have time to try! It's only about 10-15 minutes from anything downtown and the drive over the bridge next to the Lake was easy and beautiful. We loved the decor and cleanliness of the property. The Kinn offered a relaxing time, a very personal experience and we highly recommend it! And thanks, too for the anniversary drink!! read more

If you're going to stay in Milwaukee, I really don't understand why you would stay anywhere else. My husband and I were looking for a little getaway from Chicago. I researched all the hotels and air bnbs in the city and finally came across the Kinn. It's a cross between a luxury hotel, private B&B, and the Magnolia Market. It's absolutely well-designed down to the smallest details - beautiful art, amazingly comfortable beds, pastries and wine, Cowshed products, quiet rooms, exposed brick, incredible kitchen, and so much more. My husband and I loved the combination of our privacy and the welcoming hosting from Charles and Connie. Free parking (where most hotels in the city charge $27/night) and the price is great! We personally stayed in Room 1 and it was a huge corner suite with so many windows! The quiet during the day while I read and wrote was the sweetest. And it's all within walking distance from some of the city's best restaurants, massages, desserts, and shops. We LOVE this place and will be returning for many more retreats from the city! read more

So my stay was great, however, I booked on Hotels.com which had a caveat about cancellations. Once I booked (I was booking lots of travel for work) I notice I had the wrong date. I contacted the hotel immediately and they said they were able to accomodate the date change. After my stay, I noticed they charged my card for my stay, however, I pre-paid through Hotels.com. I contacted the hotel again and they said they would look into it. They credited me but less a $57 fee, that they never told me about. I never canceled my reservation(this was the caveat) but changed the date and in that conversation they never said there would be a charge. I am very disappointed that I was never told which leads me to believe this was very dishonest. Sad because it is a nice place to stay, but will never stay again because they charged me for something they never told me about. I will let all my traveling friends know not to stay here! read more

We really enjoyed our stay at Kinn. Having lived in Milwaukee ten years ago, I knew the location would be great, but even more has popped up in the area now and it really is a prime location close to all the Bayview shops and restaurants but also a very quick drive in to downtown and to Brady, etc. The decor and furnishings were hip and modern (and comfortable!) and I loved the high lofted ceiling and big windows. Charles was very responsive and solicitous during our stay, and we loved being able to make our own individual cups of coffee each morning. My only wish was for more bathroom privacy (the sliding barn door looks great, but leaves little to the imagination). But everything else was great. read more

Gem! We absolutely loved staying at the Kinn. We called and got a room on our drive down south. Everything was smooth and easy. When we got upstairs I received a text saying there was wine, bubbly, beer and anything in the lower fridge, we could help ourselves to. No detail was spared at The Kinn. We felt like we were in NY. High ceilings, brick walls and large windows. The pictures don't do it justice. The bed was extremely comfortable and the bath amenities were top shelf. The restaurant downstairs had freshly squeezed cocktails and the menu had unique healthy options. We will be coming back! read more

I'm so impressed with the Kinn Guesthouse. We stayed in Room 4. The furnishings are top notch. The gorgeous comfy king bed was just too good to get out of in the morning! The room was so quiet. Sometimes you might hear a door shut but no street or guest TV noise. Really peaceful space. I love their concept of independence for their guests. We had a fabulous stay at Kinn Guesthouse! It was a quick drive up from Chicago and made for a perfect weekend trip. KG is even more beautiful in person. There are thoughtful details everywhere you look that make you feel artistically inspired and at home all at once. Check in was a breeze-just put the provided code in the keypad on your door and you're in. The bed was super comfy, the shower was amazing, and the floor to ceiling windows just put it over the top. The neighborhood was very walkable/cute, and you even get a discount from an adorable homegoods store across the street-Ursa-for staying at the hotel. Wanted to get out of the city (chicago) for a night with less than a 2 hour drive so we picked Milwaukee.... looked at a few places not knowing the city at all and ended up at kinn guesthouse. What a great experience! Traveling frequently throughout the year I've enjoyed both hotels and airbnb but never a hybrid... kinn guesthouse is exactly that with all the comforts of home in a hotel setting....a perfect blend! We had the pleasure of chatting with owners Connie and Charles who were kind enough to personally greet us and had fresh fruit, delicious bacon and amazing cinnamon buns ready the next morning. The building is clean and decorated beautifully, every corner presenting a thoughtful assortment of art and hand selected design. Nothing was missing from high end toiletries to luxurious bedding and even our own space in the common area kitchen. I could easily stay for days feeling right at home. The best part was not having the noise and nuance of hotel staff outside our room. Last but not least we loved the restaurant kindred which again was beautifully decorated and the desserts amazing!!! A must stay if your in Milwaukee! Can't wait to get away again and experience more of kinn guesthouse! read more
