I received a call back from Carol regarding a property in Laguna Niguel. During our conversation, we briefly discussed income and credit requirements. She then asked if I had any pets, to which I responded that I have two ESA (emotional support) animals. She proceeded to ask about their breeds, and after I told her, she stated that the owners would not accept them and that it's not the place for them. I politely informed her that, under fair housing laws, I cannot be discriminated against based on their breed and that we have successfully lived in apartments with them before. She dismissed my response, saying it didn't matter what I did. She then implied that because this conversation was over the phone, there was no written record of it. Her tone became increasingly rude, and she made an inappropriate remark, saying she had a "feeling" that I obtained my ESA documentation online for $49. I asked her why she would say that, and she simply replied, "Because I can." She made it clear that she didn't care. I have never experienced such blatant discrimination or unprofessionalism over a phone call. Given this interaction, I can only imagine the challenges of renting from a management company with such disregard for fair housing laws. I will be filing a formal complaint with HUD. read more

Really positive experience during my 3+ year stay at the Maple Ave apartments in Costa Mesa. The staff was helpful whenever I had a need for things to be taken care of. One minor note that I don't feel dings the perfect rating is there's a roach problem in the kitchen area. I tried a few times to have it addressed, but it required myself and my neighbor to clean out our kitchen areas at the same time to coordinate when to have the exterminators come in and clean both at the same time. But for future residents, just be sure to ensure that they have sprayed the unit for roaches and you'll be golden. Walking distance to literally everything you need. You're 2 blocks away from the freeway, gated parking (please mind that there are transients out on the street because of nearby food banks and shelters, but a lot of the time it's always new faces around temporarily, and I never dealt with a malicious person at all my entire time there.) Neighbors are nice and keep to themselves. It's a nice quiet and quaint place. If you're looking for a great and convenient place to live, then definitely consider the Maple Apt with Klein. This company is the worst! My family and I rented a condo from them for 2 yrs. They falsely advertised the property as having forced air heating and AC both of which were broken upon move in. Also the sink in the bathrooms had low pressure due to bad aerators and the pipes under the sink in the master bedroom leaked (After waiting several days I made the repair myself and they closed the work order). The kitchen disposable had a latex glove caught in it, the electrical had a bad breaker, the dryer vent was full of lint from years of neglect, only had one working smoke detector that went bad after a few months, no carbon dioxide detector installed and really bad dry rot which although unnoticeable during our initial move in walk through was immediatley identified by the association termite company within weeks after move in. Although they responded about the dry rot it never got fixed and the other maintenance requests regarding the plumbing, electrical and HVAC never were addressed or responded to. Upon moving out they tried to charge us for remodeling the kitchen & entry floor which had 3 old layers of vinyl identified by their own contractor who replaced all of it with one new layer then Klein billed us $1,292.00. They complained the carpet was in really bad shape even though it had been cleaned by a professional company, had no spots and only showed normal signs of wear and tear on renters grade carpet. They billed us $180 to have another carpet cleaner come out and do the job again! They also hired an unethical handyman who has no DBA with the county or contractors license and billed us an outrageous $720 for labor and $142 in parts. You may ask why does this matter well in the great state of California handyman are not allowed to charge over $500 on a single job.They can't even divide the job up into several days to go over this $500 maximum limit per state law. This law is to protect the consumer and the sad part is the handyman billing a total of $862 was for replacing 1 set of vertical blinds which by industry standard takes about 20-30min and 2 sets of horizontal blinds which should take 10-15min a piece. He also repaired one bi-fold door by gluing in the rolling pin and securing the track. This type of repair should take about 30 min. For reference it takes 3-4hrs to replace a set of new bi-fold doors. We moved out on Sept. 16th 2020 and spent over a week cleaning the unit. I met with Carol Klein on Sept 27, 2020 at 10:30 am. I know it was on Sept 27 because its marked on my calander and this was on Sunday which my wife and I serve at our church so I had to leave before 1st service was over and return after to watch 2nd service and pack up. I received the itemized deduction sheet after the allowed 21 days and even had to send them a reminder email. Carol told the property owers that I had fully agreed to paying for the damages we had allegedly caused and that she met with me Sept 29, 2020 so as to avoid being in trouble for getting the itemized deduction sheet to us late. And how do I know the law so well is because I'm in the cleaning and restoration industry and was priorly a handyman for over 10yrs! Also my father is an attorney so it doesn't hurt to know the law or have someone on your side! Not sure what brought you to my review and you maybe looking into what seems to be a great property but trust me once you sign the lease they will forget all about you and will do anything to cover their own butts. Don't just take my word for it look at the other reviews and decide for yourself. I will say there is one nice person working there by the name of Lisa. She seems to be the only one that knows how to properly return phone calls and emails but sadley she is not authorized to schedule repair requests without owner approval! From showing me the the apartment to signing the lease their professionalism was top-notch. I always received quick responses and detailed info. Ultimately I had some personal issues arise and could not move in. Lisa worked with me and the owner to make sure the process wasn't contentious and we came to an amicable agreement. We did not have a great experience as tenants under Klein. We had to chase them down for repairs, some of which were never completed. We were not treated very kindly and at times it felt like we were a nuisance to them. We were tenants under them for 2 years and are glad now to be out from their management. read more

BOTTOM LINE IS CAROL KLEIN IS UNPROFESSIONAL AND LACKING ETIQUETTE FOR A PROPERTY MANAGER IN BUSINESS FOR OVER 20 YEARS...Read below for details. In searching for a new place to move into we came across a beautiful condo listed on Zillow. We made initial contact on the listing 3 hours after it was posted and I left a voice mail for Carol Klein, the property manager listed on Zillow. Because it was such a perfect condo for my girlfriend and I, I made sure to follow up with a contact email through Zillow and the Klein Properties website. This was last Thursday. I first received a call back from Carol on Friday, which I was pleased to hear back from her so quickly. She was to the point about scheduling a viewing of the condo and so I was able to set an appointment for the next day on Saturday at 11:30. On Saturday I received a call from Carol an hour before our appointment stating the she could not locate the keys to the listed condo, which are typically kept at her office and so she would need to cancel the appointment and keep my number until she could find the keys.... Okay, a little disappointing but not a huge deal. Because it was Easter weekend I knew we likely wouldn't hear back from her until Monday and so later Saturday I called and left Carol a voice mail stating we drove by the listing and regardless of seeing the inside (which there were plenty of pictures of) we wanted to submit our applications and credit apps and make an offer. The weekend passes by and it's Monday and have not received a call back by 3:15 pm at which time I call again and leave another message stating our interest and that because we are vacationing next week we really only have about 2 weeks to secure a place before our lease is up. This brings us to today, still not getting a return call I call Carol again on her office line from my work phone, SHE ANSWERS!! I politely re-introduce myself and ask for some feedback on where we were at and if she had located the keys yet, to which she shortly replied she had not. At this point I explain I am getting frustrated with a lack of communication and that we really would like to proceed with making an offer to which she replied "well we have 3 applications received already but you can submit one if you want to.." as if I hadn't put enough interest in she cops a condescending attitude.. at this point I level with her bluntly stating she has not been a very professional property manager setting an appointment for a listed Condo with no keys to show it! She then explains she typically doesn't look at an application until showing the property and yet she has 3 applications already?? At this point she had become very condescending after I stated she had not been good with communicating with me or not having the keys to show..I ended with stating her Yelp reviews are consistent with her unprofessional-ism and I told her I was no longer interested. I never rant and typically laugh off these long reviews on Yelp but I had about as poor of an experience as you can have with trying to see this place, especially for someone who was been in business as long as Carol has. read more

This is our first rental with Klein Property Management. Our leasing process was smooth and easy and we love the home. We had some initial problems with a built in Jacuzzi and Carol was extremely responsive to our requests and helped us get it cleaned and repaired asap. Recently we had some plumbing issues and Carol was speedier than I was with follow up and making sure our repair was done quickly and effectively. Speaking to those homeowners who use Klein for property management, she made sure that the owner was well informed, and had choices regarding repair options. I was trying to view a property that was listed with Klein this past weekend, grant it that it was a holiday weekend. I put in numerous requests via telephone and a appointment scheduler via there website. I never heard back from anyone, I tried calling and leaving numerous messages to see whom or what I need to do to view this property. I finally was able to reach Brian (he apparently is the only one that can show a property). Once I did reach him, he said he would give me the first shot at looking at this place since I had been trying to get a hold of anyone to show me the property. Well - you guessed it, the property has been rented and he never even had the decency to call like he said he would..... This was a neighborhood I have been trying to live in for the past few years. I think maybe Brian should find a new line of business for himself or stop making a commitment to a prospective clients that he cannot keep. I own a Handyman/ Remodeling company and work for several property management companies. Klein Property Managment is the better choice if you are entrusting you property to be handled properly. I have several years of experience working on their rental properties. They are excellant at accessing the properties, they really know what does and does not need to be done to make a property leasable and help you attract the best tennants. We rented an apartment and had to deal with this property management company. They seemed professional at first. But when there were problems (sewage, drain clogs, cockroaches, harassing neighbors), they were very slow to respond to our calls. And when they did, they were not helpful. When we moved out, we left our apartment immaculate. But they did not want to return our security deposit in full. The apartment was only 450 sf so it was very easy to clean & leave immaculate. Carol tries to be helpful; but in the end, she runs out of patience with you and becomes very rude & unprofessional. read more

Signed with this company and just like the last person wrote, be aware. Our house was empty for months and we couldn't understand why until a neighbor that lived one street up found my cell phone through a mutual contact. They had a family interested and called Klein Properties twice and never got a return call, so she reached me directly. I thought it was weird that someone else came by to do a walk through when we were doing some cosmetics to the house and said the same story. They called the # listed on the sign in front of my house, but nobody returned their call too. I decided to play detective by having my sister pretend she was interested in my house. Guess what, she too never got a return call. We called Carol on this and told her we were now paying double rent and lost revenue from an empty house and we caught her. Not only did she swear at my husband & hung up on him, she ended up calling back and agreed to terminate our contract. She refunded a partial our money. Go with referrals. If you're trying to rent out your place, you want someone or some company to place the ads, return the calls/emails and get your place rented as fast as possible. If this company can't do the basic step of returning phone calls, what else is lacking?? We ended up renting and managing our place by ourselves and it turned out just fine. read more

Awful, Awful, Awful. Beware! 1) They are friendly until they secure your property and/or a lease, after that they are pretty rude and unreachable. 2) They claim to have "personal" service, but they are all about turn over of tenants because they make money off of charging the tenants and the landlord for damages, advertising fees, etc. 3) If you are a homeowner, beware! They do not do a proper walk through after a tenant leaves, so there may be damage that should be taken out of the security deposit but negligently fail to put it on the deposit. As a result, once you go through your house you end up paying for all the additional damage. 4) They will never take responsibility for damage they missed (EVEN if you inspected the property before the 21 days the deposit is due back to the tenant and informed the property manager). They will just ignore what you have told them, not make the repairs, take money for the next year worth of services, then tell you to get a new property manager without refunding you for money provided for future services. 5) They make money off of tenant turn over, and if they suspect they can get away with pushing you around they will try to do that. 6) We heard from the tenants, one of the reasons they left was because the property managers failed to do their job and did not respond appropriately to repair requests. On the other hand, they do charge slightly less than other property managers but the damage to your home and the additional "costs" make up for this. You are better off getting a more expensive property manager who will provide you with the level of service you pay for, rather than Klein Pro which fails to provide proper service and is always trying to get more money from you. read more
