This is, without question, the worst HOA property management company I have ever dealt with. Communication is consistently rude, dismissive, and unprofessional, and obtaining a meaningful response is literally impossible. Basic concerns are handled with total indifference and zero accountability. An HOA management company is supposed to serve the community, communicate clearly, and help resolve problems. My experience has been the exact opposite. If your HOA is considering hiring this company, I strongly recommend speaking with current and former clients and doing extensive due diligence first. As a homeowner, my experience with this management company has been disappointing. When I requested a copy of the HOA's current pool maintenance contract, I was told that no one has a copy because it has automatically renewed for many years. I was also told that the management company would not contact the vendor to obtain a copy. As a homeowner paying monthly HOA assessments, I believe it is reasonable to expect the Association or its management company to maintain--or at least be able to obtain--the contracts governing services funded by homeowners. Without access to the agreement, it is difficult to understand the scope of services being provided or how vendor performance is being evaluated. Transparency and accountability are important when managing homeowner funds. I hope the Association and its management company improve their recordkeeping and communication with homeowners. read more

They charge a lot for association and don't do anything.Would not recommend lazy and greedy.Very unprofessional. Update: CEO attempted to intimidate me into removing my review. Is ignoring complaints about not having enough Spanish speaking staff or translators. Is ignoring how her employee Leya was rude. Wouldn't recommend La Perla Property Management many residents call the office and aren't assisted. I provide people with the same respect that is given to me. If I can give them a "0" star, I would. They are very happy to collect your money and doing nothing. Many issues with them since we changed to their service. Nothing has improved. Things around our community not being taken care of. For example, we have 3 water fountains and one of them broke all the time. They hired a shady company to fix it. It ran for a few days and broke gain. It stayed broken for months since then... When you are a few bucks of the monthly due, they won't inform you until a year later and collecting the late fees. Where the late fees go to? You guessed it! Their pocket! A few years back, they did not put the Christmas lights up until a week before Christmas. Don't hire them to manage your property unless you are willing to empty your bank account and get screwed. read more

La Perla refuses to provide updated CC&R's without charging fees. First Katherine tried routing me to pay 70.00 then almost 30.00 for paper copies. I suggested emailing and she said the file is too large. I suggested send them through google docs and they basically said no and they would no longer respond to me unless I chose a paying option. Unless you pay, you are not getting them. The 18.75 fee to transfer the CC&R's onto a USB drive is insane. Transferring docs onto a thumb drive takes literally 30 seconds and less than a calorie. Calculate that into an hour and that service is worth 2250.00 per hour?? LOL. Disgusting. I feel like they are nickel and diming me. I pay 468.00 a month for this. Why don't they have zero stars??! read more

It's been a couple of years since we had LaPerla as our management company, but the experience still stands out--in a negative way. As Treasurer, I found it incredibly frustrating that they consistently failed to provide documentation to support our expenses. It eventually reached the point where Yami stopped communicating with me entirely. Unfortunately, she seemed to let personal issues interfere with professional responsibilities. If "Property Management" means ignoring emails, dodging calls, and hiring the cheapest plumbing "contractors" they can find, then La Perla Property Management is top-notch. We had a leak on HOA property that caused our water to run nonstop for a month and a half. I was told we'd be reimbursed for the inflated bill -- spoiler alert -- we never were. I called multiple times, left messages, sent five emails... and got the same response every time: silence. When they finally sent someone out to fix the pipe, the crew managed to pour concrete that looked like a DIY art project gone wrong. They had to come back -- twice -- and somehow made it worse. Bonus points: they cut up the wrong side of the street first! Per the CC&Rs, management is supposed to notify residents before work starts. Naturally, they didn't. Instead, we got blocked driveways, early-morning jackhammering, and workers knocking on doors asking to "borrow" our power (because why would the company come prepared?). When they were told no, they came back the next day with a gas generator -- at 7 a.m. -- right outside the house. My wife works from home and our small child naps during the day, so that was... fun. And just when you think they can't top themselves -- today random workers were on people's balconies and outside windows cleaning gutters without any notice. My wife looked up to find a man outside our window looking inside. Totally normal, right? If you enjoy unreturned calls, surprise construction, and mystery men outside your window and on your balcony, La Perla Property Management might be your dream management company. For the rest of us -- run. read more

I have had it with Yamy and her company. She is purposefully withholding information that I am entitled to see. My car was damaged while parked in a reserved space that we pay her company through our HOA to manage. I called the security and they said that they do see a note about my damaged car, but that they cannot give it to me and that I needed to get it from my association. So I asked my association for the reports taken last night from our neighborhood. Yamy asked me why I needed them- first red flag right there. So I told her it is because my car was damaged last night, and she said that no one made a report and the only thing she now sees is that a guard made a verbal observation. I know that they saw something I know they were there towing other vehicles, the way my car was hit it had to be the tow truck that hit me. Everyone from the security to yamy to the towing company is acting SO SUSPICOUS not giving me any answers only giving half-truths. Clearly Yamy and the security work together and neither of them want to take any responsibility for what happened to my car while parked in their property. This is rediculous. She still has not sent me any reports, and now I AM JUST SUPPOSED TO TRUST THEY DON'T EXIST BECAUSE SHE SAYS SO, EVEN THOUGH SOMEONE ELSE TOLD ME THAT THEY DO EXIST???? YOU BETTER PAY FOR THE DAMAGE DONE TO MY VEHICLE THIS IS OUTRAGEOUS. STAY AWAY FROM THIS COMPANY. Yammy is so unprofessional, she lies back and forth. She stated that the security officer made a verbal statement about my car then said that the security guard saw nothing. I have it all on email. It's all provable. Updated to reflect that she has still not given me the reports that I am entitled to. Now they are saying no reports exist and they won't send me anything?? So were they lying about there being reports and now there's not a single one? Which one is it? She is more concerned with her yelp page than actually doing her job, it is truly pathetic. read more

The RV gate has been open and unsecured for two days now. We have called both days to have it fixed. There is a homeless camp across the street. When I called this morning again I was told I had to email someone to get it fixed. I am driving and cannot do that. In the meantime all the property that is in the storage area is exposed.!!!!!! Our HOA has dealt with a few property management companies in the 31 years of living in the "Alta Finisterra" AKA "Finisterra on the Green" condo's but La Perla Property Management I have to say is the best. Yamy and her staff go to great lengths to keep our board of directors on track as well as dealing with the numerous issues and problems of an aging community. Built back in 1980, some 41 years ago, we've had our fair share of roof leaks, water pipes leaking, landscape issues, pool problems, and street repairs. All of which can be overwhelming for any board of directors and property management company to deal with. The tail light of my family member's car was shattered while parked in our community overnight. We called the towing company and were told that a silver Lexus was towed from the same parking lot that night and the tow truck driver reported that a car got damaged. We believe that while the car was towing the silver Lexus it hit my family member's car shattering the tail light. We call Yammy to get more information and now she says that no car was towed and is back peddling everything. After speaking with our neighbors we found the owner of the silver Lexus that DID in fact get towed, but get this, his car was properly safelisted it got towed because the towing company inputted his license plate incorrectly and towed it when it didn't show up in their system! Now Yammy is denying everything and refusing to help. Instead of showing some empathy she is accusing my family member of harassing her and contacting her outside of business hours... this is a gross misrepresentation, her office closes at 12pm on Friday, there was no around the clock communication as she falsely suggests. Yammy's level of unprofessionalism is seriously concerning. We are simply trying to get information in order to fix the damage to her car. Either way be careful dealing with this company and if your community is managed by them don't be surprised if u get towed or your car gets damaged. read more

I have had 2 poor experiences when reporting problems related to my townhome. The time it takes to get a response is terrible, and they(LPPM or the board not sure which) don't make much of an effort to work with you to solve the problem. They only say, not our issue. My last inquiry, I received an email response that if the board has a quorum, they would meet on Sep 27th 2023. So I would expect an answer in a week or at least a follow up some time afterwards. La Perla is doing a great job to handle the maintenance requests. The whole dynamic of HOA and Property management companies is a bit complex to understand and it took me some time to learn how it works. I can say it ultimately depends on homeowners how they want their community to be. As far as the property management scope of responsibility, La Perla is doing a great job to channel the requests in a timely manner. We bought a condo and faced a lot of maintenance issues because the previous owner hasn't done that for a very long time. We worked with different vendors (who are approved by the board). When we had an issue with a vendor, La Perla helped us to go to a different vendor who was helpful and great. I think La Perla is doing their portion in the best possible way although I think there is room for improvement regarding our current board members' decisions. It is unfair to blame a property management company for something which is not in their power. I wish our neighbors care more about the community and their properties. To the neighbors who are not happy and blame the property management company (I used to think the same way), It is good to know that the board members are the ones who set the rules and board members are the homeowners who are elected by us. read more

Dear yammy, I waited for a few days hoping you could resolve the incident that happened to my daughter's car but unfortunately there's no progress on this matter. It's hard to argue with the facts: 1. Last Thursday our car parked in the "safe listed" area was hit. 2. I was home when my daughter called patrol one Friday morning to inquire about it. I was sitting next to her when she was speaking with Sal on speaker when he told her about the report. 3. Patrol one told her based on last night's reports, a gray Lexus was towed, and Nissan's taillight was broken. The report was from 3:45am. 4. She asked for a copy of the report so we can provide it to the sheriff, but she was told to contact the association (La Perla) for a copy because they're not allowed to send residents a copy of the report. 5. Based on the information from Patrol one we filed a report with the OC Sherrif. 6. Unfortunately, everything took a wrong turn when my daughter requested the incident report from you (La Perla) and was told there was none. 7. Suddenly, after her initial conversation with Patrol one, she was told there was no report. We have gone back and forth between La Perla and patrol one to obtain a copy of the report but apparently no such a report exists. If we had cameras in the parking lot all of this headache and lack of transparency could have been avoided. Part of our monthly association dues can be used to install cameras instead of having patrol one tow or damage our cars! It's truly odd how quickly the information disappeared. At this point, (since no one is forthcoming) the only reasonable conclusion is that patrol one hit our car and La Perla is protecting Patrol One not the residents. read more

Dog's pup container is not cleaned for the second day in the row. It is overloaded and several bags with pups are just on the grass next to the container. It stinks and it is quite warm already. Highly unsanitary! Is it what I am paying my HOA fees for? Too bad I can not attach picture here. And this is really COMMON AREA! Next to the pool! read more

I gave a very poorly written review. I will update that with a higher review. La Perla is a new mngmt company to us. 4 days into La Perla being new, I developed a very bad leak in my master bedroom. I called the emergency number and the roofers we had from the old mgmnt company came out and put a patch. I warned the patch was only temporary. 3 bids were gotten for my roof repair. There was a meeting end of February and a company was picked that we had from the old mangmt company. The roofers had to work with the new mgmnt company to have their licenses checked. Once everything was checked they would be given the green light to start repairs. Throughtout the month of March I contacted La Perla each week for an update. I had no answer from La perla for at least 3 weeks. I went to the board and asked for another of bids to be approved by the board. That fell through. I was asking for another board meeting at this time. I wanted my roof fixed. Sure enough when it rained March 27th my roof was leaking again. I called the emergency number again roofers came out that same day. The leaking didnt stop until Sunday. The next Thursday it rained again and my roof leaked again! I called La Perla during business hours said my roof was leaking want a new patch, and I want a meeting. I had no contact from La Perla. Saturday I wrote a poor review of them. I never imagined in a million years that I would get their attention that way. I was called an hour after my review went up. I felt like I was the bad guy for giving them a poor review. My roof was leaking. I had to do something. The following week the roofers were approved to repair my roof. They took 2 days for the repairs. I hate that I had to go to those lengths just to repair a leak that kept happening. La Perla was more concerned about their reputation than my roof leak. I tried working with the board for a different roofing company. There was extremely poor communication from La Perla until I wrote this review. Shouldnt be that way. read more

HOA Doc Fees were $900+ during escrow when selling my townhouse. This was almost double the cost of what my agent said to expect for HOA Doc fees. Further, per my Escrow Officer "Their fees are HUGE compared to most other HOA's. They really are sky high". I tried to filter out unnecessary items but even after doing so, they were still over $900. There's really no flexibility here but just a warning that La Perla's Doc Fees are extremely high compared to other HOA's. They have been responsive to other normal requests but felt the need to advise other homeowners to expect this at time of escrow. read more

Not pleased 20 years of being at Windsong quite disappointing I have received more notices and I ever have in the past five months and I do not receive any flyers or any information nothing is ever mailed to me being at this property for 20 years it's a lack of respect! Simple key request has now taken over 3 weeks. I finally received the key with a letter stating that as courtesy they will be waiving the 53 cent mailing fee to receive a key that does not work with any of the locks! What a joke! When I spoke to the manager she was rude and brushed me off! Get it together, not much of a management company when you can't handle a key request. read more

I have an update to the dissatisfied review I posted one month ago where I had home damage. This time La Perla Property Management sent out their contractor KW Construction. I showed the contractor all the areas of damage in my condo that had been pending for months awaiting to be fixed in three rooms. The contractor was very understanding to my frustrations and his crew began working immediately. I have to say I was quite pleased and satisfied on how quickly and professionally they fixed and finished everything that was damaged. The crew was very thorough to make sure everything met my satisfaction along with clean up. I'm giving La Perla Property Management a five star review for hiring an excellent contractor to appease my past frustrations of time delay and to make sure everything was handled completely and professionally. La Perla Property Management deserves a 5 star review. I have two perspectives. I am a Board Member and a Homeowner. As a Homeowner, La Perla has provided the communication that a community needs to keep everyone in the loop. They do a wonderful job of reviewing the community and calling out homeowners that need to do a bit more landscaping without being aggressive. When talking to my neighbors, I would always hear complaints about the previous HOA manager. Now, I don't hear any complaints. As a Board Member, La Perla has done a lot of things well however one thing has been done great: the community's homeowners communicate with La Perla directly. I used to get 5-10 calls per month with people complaining and invariably those calls came after 8pm on a weeknight. We have been with La Perla since November 2018 and I had a few calls through December. Since January, I have received zero phone calls or emails! La Perla is handling all the communication and she gives us the information we need to make the best decision for our community. I have a great story about La Perla Property Management. Our front greenbelt was in horrible shape. The previous landscaping company's results were poor. La Perla's owner, Yamy Criblez, knew that we wanted to upgrade the greenbelt. She walked the community and pointed out that yes the greenbelt needed upgrading however so did our landscaping company. The services we received were so poor it was contributing to the problem. Yamy introduced us to three different landscapers and suggested that we select one and use the landscaper for a few months. Once we were comfortable with their work, they could provide us with a proposal for upgrading the greenbelt. The previous landscaping proposals we received were $30,000. The new landscaping company delivered a proposal at $12,000 and Yamy negotiated it down to $10,000. They started last week and it is looking better and they are not even done yet. I have a half-dozen other stories to support my 5 star review of La Perla Property Management. read more

I have seen the owner, Yamy, at our HOA meetings and she is very knowledgeable and professional. Until now, though, I have not had a direct experience with La Perla. Here's the story: With the recent rains, our roof developed a minor leak. I sent an email to Yamy and was pleasantly surprised that I received a prompt response from her and then from the customer service department saying that the contractor would be contacting me soon. Since it was toward the end of the work day, I didn't expect any action until the next day. But I received a text from Chris at Greystone Contractors saying that he would send someone over the next day. Sure enough, two of his crew showed up, found the problem and fixed it...while it was raining. I was impressed with the quick service from all parties. Kudos! read more
