We had our dishwasher flood our kitchen in May of 2022. Best Option Restoration was the company we…read morehired for both the remediation and restoration. On their invoice, they promote "Leaving the World Better Than We Found It." Great motto. But it's just words. They did the remediation in May, but we had to wait for insurance to upfront the supplies for the restoration, which was done in early August. It was completed on August 12th, 2022. Multiple times between the remediation (and tearing up of the tile) and the restoration we told Best Option's project manager and team that we were concerned about the subfloor being bad. It bowed significantly when weight was put on it. (Something the owner denies even being a problem to this day, despite he never came out to even see the project after multiple complaints were made.) The caulk started cracking within days. We reported it on August 16th. They recaulked it on August 24th, and then the tiles started cracking in early September. We reported it on September 11th. Their response was that they only had a 2-week guarantee on work. 2 weeks on the floor? After much back and forth, and proving we reported problems before the 2 weeks were up, they finally sent someone out to assess the situation. I had a long lengthy conversation telling them I was afraid of walking in the kitchen, and had been for months, and that I doubted they would want their wives living in this state, to which they agreed. On October 17th, 2022 they came out and pulled up the four tiles that were badly cracked. The ones right above the bowing subfloor. The guy showed me how badly they had laid down the thin-set, which was VERY thin-set, I could have pulled the tiles up with my own hands. He showed me him putting the tile down, showed me how well it stayed, and even pulled with a suction cup (of course this was all before it dried). Well, a couple of weeks later, the tiles cracked again. We knew the owner wouldn't do anything, he still disputes that they did a bad job even after multiple contacts. The tiles, visibly moving (even have a video of it moving). Not sure if it was faulty supplies, or what, but I still say it is the subfloor because the floor still moves at least 1/4 inch, but I suspect it's more like 1/2 an inch. And almost every tile on the floor or attached to one of these main 4 tiles, has cracked. If you want to pay for work to get done by these people, and then pay someone else to do it right, as a comparison between incompetent and professional, maybe for a home repair show, these are your guys. But if you want to actually have a floor you can walk on, keep looking. We are still waiting to be able to afford to fix the floors right because our insurance claim only covered it once. Of the 6 or so companies I contacted, they had the best communication. I both spoke with one of their estimators on the phone, then later met him at the property. We spoke at length about the remodel I had planned and he answered a ton of questions. I never felt like I was being upsold. The estimator even said he didn't think the bathroom was is that bad of a condition and suggested it might be repairable instead I received a quote/estimate a few days later and it was both comprehensive and priced competitively (2nd lowest of the quotes I received). I ended up electing to have the tub/shower refinished and some other areas repaired, but had I decided to complete the remodel, Vacant Interiors would have been my top choice.

The painting company had reinforced rotten wood and caulked the weep holes on the windows on the north side of the house, and painted over it all. We found a significant amount of water damage under the concrete Hardyboard siding down to the framing studs and insulation. We contacted AMPAC and Shawn and his team came out, provided an estimate and began repair work within a week of our estimate. During the repair, we noted further damage to the window sills in the house and had these added to the estimate, removed, mitigated and replaced (8 sills total). The team did such an amazing job, you cannot tell they have been replaced. They were so precise to cut the siding in the correct locations, removed and replaced the OSB, insulation, siding and added vapor barrier around the windows. Kyle was awesome and responded to our phone calls and or questions within 24 hours. Brian was amazing and they were both on site daily to monitor the work. I would highly RECOMMEND AMPAC as your go-to company if you need any restoration work done. Professional, Competent, Integrity, Fair and competitive pricing... Brad's a shady person, and the longer you talk to him the more you'll pick up on that. I promise you that he's just giving more lies on top of lies with his "response". He told me verbally in person when he was at my house a completely different price than he is now saying. He's a straight up liar. There is no misunderstanding, there is no miscommunication, he 100% told me $1500 for the wall repairs. Period. I vividly and specifically remember this. Here's some more details (because I HATE liars): Originally, I ONLY had Brad come by to give an estimate on repairing the wall damages. That is it. He said $1500 for the walls to be repaired. Then, I told him there might be mold in the basement and he immediately went into salesman mode. Saying how they have this new technology for mold removal and how he prides himself on having the lowest cost for mold removal and blah blah blah. He went on to say that most places charge thousands of dollars for that work, but he only charges $1000, and he would give me a discount on it at $750 for the mold removal. So we agreed and even shook hands on it (as he was just about to leave) that the total would be $2250 for the mold removal and wall repairs, and he said they could get it all done in a day or 2. This is important to remember because in the end he refused to do even just that work. Then, b4 he left, I was feeling good based on how he was talking to me and the price he gave me so I thought to have him look at some other work we need done. I showed him 4 interior doors that we want replaced with solid core doors, and some kitchen drawers/cabinets that need repairs. He looked and said that doors are $150 for labor plus the cost of parts (that was the only consistent part in the formal estimate). He didn't give an exact price for the kitchen repairs, but he did specifically state that he could get ALL of the work done (walls, mold, doors, kitchen) and keep the cost under $4000. Then I waited for him to send me the formal estimate, which listed walls at $3000. Just to show you another example of a red flag discrepancy in his pricing, the cost for mold removal was only $300 in the formal estimate. If you recall, I mentioned earlier that when he was at the house he said it's normally $1000 but he would be so generous to give me a discount at $750 for the mold removal. If his pricing had ANY kind of consistency he would have either: A. Told me while he was at the home that the price for mold would be $300, or B. Listed the cost of mold removal in the formal estimate at $750. To this day he still hasn't explained that single price discrepancy alone, let alone the others. However, clearly, Brad is NOT a man of his word, and anything that he tells you verbally means absolutely nothing, and he will just change the price on you all Willy nilly as he sees fit. And that's why I wasn't able to hire him, because I caught him trying to scam me and pull the ol' switcheroo on me. So he gives this new price of $3550 for ONLY the walls and doors. With him promising the walls for $1500, just do the math thats over $2,000 just for the doors. So with $600 for labor, that means parts would be $1450. This still just seemed like way too much for the doors seeing as anyone can get them for $200/door...so I asked if he could do the walls and doors for $2100 ($1500/walls + 4x$150/doors) as long as I provided the materials. So that is exactly when he said he wasn't interested in my project anymore. It wasn't "no I stick by my pricing and here's why..." it was "I'm no longer interested". I mean, how much more obvious does it need to be that this jerk was trying to scam me and was just mad that I wasn't falling for his BS. I was NOT out of line in any way for asking him to do the walls and doors for $2100 if I provided the parts (based on his pricing in his formal estimate). Remember, he originally came by to quote ONLY the wall repairs......he had absolutely NO reason to withdraw his interest in my job. He tried weasel his way around it to make it seem like he was honoring the original price when he really wasn't, and the way he did that was SO dishonest. DO NOT DO BUSINESS WITH THIS LIAR. The fact he's trying to defend his actions just adds to his level of dishonesty. If it came down to it I would even testify in a court of law that what I am saying is really what happened. I'm not the kind of person to just make something like this up. You can check all of my other reviews, they are all 100% legit. He's got some nerve to just dismiss what I'm saying as if it's just how I "feel". No. This isn't simply "how I feel", what I'm saying is literally what happened.  No joke, no exaggeration, no misunderstanding, no BS (other than Brad's). The fact that Brad is trying to spin this the way he is, is so incredibly offensive and disrespectful to me, and it just proves what pure scum he is.
