Instead, the meeting turned into a long one-hour listing presentation, and the Guaranteed Sale Program was not discussed at all, even though that was the main reason I contacted them. Her follow-up response was that she would "connect me with the broker for clarity" and that the program is not designed for sellers who want a home sold in 30 days. That felt like my question was sidestepped rather than answered. Adding to the confusion, my husband listens to Adrienne Lally and Attilio Leonardi on their Saturday morning radio show, where they consistently say that "if they cannot sell your home, they will buy it." That messaging is very clear, yet the explanation I received suggested the reality may be much more limited. Because of that, the Guaranteed Sale Program felt more like a marketing hook to draw people in rather than something clearly explained upfront. Pros: Organized general listing presentation. Cons: The Guaranteed Sale Program, heavily promoted on their website and radio show, is not what it appears to be. Despite this being the main reason I contacted them, the program was not discussed at all during the meeting. Started off with my agent having to phone tag her everyday to push transaction forward. Then verbal agreement on furnitures included fell through. Took fixtures like ceiling fans and smoke detectors before closing. Repairs specified in contract were not done properly and by unlicensed contractor and left fire hazard and property uncleaned. No further action taken within 5 days from closing as stated in agreement. Keys were never delivered after recording. No effort was put into addressing the issues but when it comes down to funds to be withheld and released by escrow for the work needs done per agreement she is on full force to work the opposite direction. She might get you every penny she can but also put your reputation at risk.
