This used to be our big family camping trip every year, but this will be our last. Very disappointing that the grounds have been left to die off and decay. What was once areas of nice grass are now dirt and weeds. Our camp spot is supposed to have grass. There is not one blade of grass on it and nothing but dirt and weeds as well. The concrete pad that is cracked and falling apart is tilted on one end and can't get camper level. On top of all that 10 dog poops were left in the dirt and weeds and even an empty vodka shooter was left in our spot. This camp ground used to be spotless, clean and lush not anymore. There used to be a little store at the rec center area where kids could get iced cold drinks and yummy snacks. That is gone. There used to be a wonderful indoor craft area with no worry if it was to rain but that is gone. They used to offer free special desserts in the evening and now they charge. Everything is a charge now. Nickeled and dimed now. This holiday is on its way to being a journey, actually have stayed at nicer journeys. WiFi is terrible and not worth trying to use. Bathrooms used to be clean. Everything used to be better but I guess that is what happens when a place is sold and the new owners don't try to keep the place up. Really disappointing over $100 a night and nothing included for that price, the grounds are awful and can't even use WiFi to find a different campground to goto. Like I said we will not be back. Better off looking elsewhere if you are coming to the area. read more

The WiFi service is inexcusably worthless. For $70 a day in a tech town that makes no sense in today's world. Cell service for Verizon is marginal. The "green spaces" are brown spaces. Have not seen a grounds person at our site all week. The pool is very small and there are no adult hours. Finally the person at the entrance is rarely there. Security is an illusion. Personal inflatables are not permitted on the lake. read more

Over a decade of visiting and when the a.c. blew cold air at a balmy 80* we complained on 2 consecutive days and nothing was done. Not even an apology. Craig the owner never even had the decency to come and see if it was better. Not so much as a sorry or even a discount. It was basically, there's an a.c. and it's blowing cold air songs enough for us, description filled. We watched this KOA go from tiny and simple to bells and whistles. Used to feel like customers mattered. Everyone we talked to said speak with Craig. I'm very disappointed as this has been a family tradition for over a decade every year. We pre plan and prepay to hold our sites and cabins every year. It's actually weighing heavy that today we packed up and left as did our other group members without reserving for next year. And to make it worse we had to use paper towels in the giant holes in the screens to try to slow down the mosquitoes. You know, because the a.c. didn't cool the unit..... Many people camp without a.c. but we don't. First, we paid 170 on average per night to have it. Secondly, my son has medical conditions aggravated by heat. And lastly, I couldn't bring my mom to visit for a day as it was to hot for her in the cabin. read more

Grounds were not maintained, understaffed and current staff do not know how to effectively serve the people in front of them (poor customer service). Mosquito's out of control. Worst of all my som was hurt on property due to maintenance neglect. We made several attempts to follow, with no returned calls from local facility of corporate. Staff avoided us and not once asked how he was doing. Staff was condescending and unaware of operation procedures for the incident. We are forced to file lawsuit due to no response. Mixed feelings about that one: It has MANY activities, much more than other KOA sites I've seen so the kids have lots of fun: there's a pool, slides, paddle boats, fishing, bumper boats, buggy bikes, pickle ball, minigolf and much more! There's also social ice cream, craft activities etc. Most of these activities are at no extra cost so you really get a lot for your money but the problem is it's also not a small fee to stay there even in a tent site. The other thing that can get a little annoying is that there are so many rules and regulations listed everywhere and very strictly enforced. There are yellow shirts patrolling all the time and making comments so it does feel like you're always under very tight supervision. Also, this is not the site if you're looking for privacy. The sites are close together and there's always staff around. The showers are very nice and clean - the best ones I've seen on any camping site (not only in Colorado). There's also a store that is open until 10pm every day which is great. The location is nice too and it's not high up on the mountains so the nights are a little less cool. read more

Not much to do for family's with older kids although my boys loved the 4 wheel bikes. My fave was the pool but together we all did bumper boats and miniature golf! I did not like how the tent sites are all cramped together. Very tight with other tent ppl. There where only 5 tent sites. The RV sites have nice pads and tables with fire pits and some with hot tubs and we have a small gravel area with no real space for our family. Even the cabins had nice area to relax around as well with nice patio sets and we had a very old picnic table that where faded old chipped paint and yes both of my boys got splinters!! I did enjoy the co-Ed bathrooms because I did not want to walk at nite by myself! They where very nice with full doors and tile. Although this koa had more to offer I really loved Cotopaxi koa because we had a private tent area with a sun shade on the water for the dog, and it came with a nice paved patio area. Not anything to do really but the site and river view was amazing! Oh and I did not know till we got there that dogs could not enjoy the water here at lakeside ft Collins. There are a lot of really good things about Fort Collins / Lakeside KOA. The sites are laid out nicely. It's clean, although I haven't used their bathroom or shower facilities. The dog park is fairly well maintained and people actually use it. There's a nice walking / fitness trail around their lake. Some of the dead trees have been decorated with paintings of African wildlife by one of the staff (a work camper, perhaps?), and they are amazing. My husband has interacted with the staff more than I have, so I'll leave that opinion up to him for now; although, those I've talked to so far have been very nice, including one work camper who I met with her dog at the dog park. Now, unfortunately, for the downside ... Their website indicates that they have WiFi, which is very misleading. I'm using my cell phone hotspot to post this review because their WiFi is all but nonexistent. I do volunteer work that requires me to be able to monitor my emails, and I can't get access to their WiFi. Also, because of the location, my cell signal (AT&T) is oftentimes only 4G here, which means that it's not very dependable and doesn't always allow me access to the internet. The flyer containing their Guest Policies that they hand out when you check in states, "Wi-Fi usage is a privilege and is subject to all federal regulations. Campground is not responsible for establishing wi-fi connections. Our internet service is not meant for heavy downloads like streaming videos or movies." If this is the case, then they need to remove that as an amenity on their website. Not only can you not stream videos, which is a minor inconvenience, but you also won't be able to do something as rudimentary as accessing your email. The second pretty important restriction here is the fee for guests. They charge $10 for any guest regardless of when they arrive or whether or not they intend to use the amenities. Their KOA website states: "Even if your visitors will only be staying at your site for a few minutes, and even if they will not be using any of the facilities, each person must pay the extra person fee of $10, which will entitle them to use all of the facilities." They won't budge on this. My 89-year-old father would like to come up and visit us, and I can guarantee he's not interested in the pool, paddle boats or bouncy house. It would be much more accommodating to use wrist bands for people who want to pay to access the amenities. Their current policy makes it clear that they don't want guests here and/or they're only interested in taking in as much revenue as they can. The rate for this KOA is already relatively high with RV sites running $42-$95 / night. Tent from $45-$50/night and cabins from $73-$190/night. Finally, we travel with two dogs have a lightweight fence that we set up around our RV "yard" so the dogs don't feel so confined and we can have a more relaxing stay with them. This sort of setup is not allowed here because of the sprinkler system. I can't downgrade the campground too much for this because I do understand how hard it is to grow grass in this arid climate. However, people who are coming here need to know that their campsites are subject to a number of restrictions that you might not expect. Besides the dog fence, we are not allowed to have: * screen rooms unless approved by management * mats or rugs, even the breathable kind This is a very nice campground, don't get me wrong, but they should clearly state on their website that the wifi is not to be depended on. If you're like us and spend an extended amount of time in one location and need to have access to the internet for any reason, you will probably want to find a different place to stay. I'm sorry to say that their $10/guest policy coupled with the very poor internet access has left a bad impression for me despite this being one of the nicest KOAs I've visited. It would be in their own best interest to revise their guest policy and/or improve their wifi connectivity. I'm not the first one to complain about these things. read more

After being away from Ft Collins for awhile I was excited about staying at KOA for the summer. Being a reasonably experienced RV person, I have stayed at a few RV sites. KOA Lakeside is not paved and the dust all day in a bit much. When the water the grass, they use the Lake water, which is truly disgusting and smells awful. Worse though, is the sprinklers water my car and my expensive RV and the water spots stain. Since washing is not allowed it makes it a difficult and expensive situation. Also, the sewer system is prone to backing up, not to the point of overflowing but the smell is unbearable and occurs at random times. Here is the strange part, I talked to my neighbors about it and they agreed it was a bad problem. However, when I spoke to the staff, they claimed ignorance of the problem. The staff, I encountered was very good and tried to be helpful, I think they are not empowered for customer service. The rates were very high, higher than some RV resorts that I have stayed in with Superior facilities. Speaking of which the bathrooms were old, dated, feel sorry for the people that have to clean them. The toilets were not properly secured and would allow black water to seep around the edges, gross. I still have family in Ft Collins, but when I visit I will stay some where else, even if it is a further drive. read more

On our last morning my two children and I were sitting outside enjoying the sun (2 yo picking dandelions, baby laying on a blanket in grass) when a man came up on a riding mower and insisted on mowing our section of grass right then. He was very unfriendly. There were NO other people out in the park because it was a weekday morning and early season but he had to mow our part. He said it would take him 5 minutes and we needed to get out of the way. I told him I was going to make a complaint and he very rudely said I could complain to him because he was the owner! He didn't mow on the other side of our RV so it obviously wasn't important that he mowed our section right that second. He was simply rude. We won't be back. I recently stayed at this KOA over a weekend for a family camping trip. We had a back-in spot on the back side of the campground that was almost level and adequate. Here are my thoughts on what we found: Be aware that there are no fire rings, so either bring your own or prepare to have something other than s'mores for dessert. There are long term people here, and everyone seemed friendly. Dogs are allowed and you will hear them from time to time, particularly when the nearby coyotes howl. There is a very loud train that goes through town that prevented us from getting great sleep. There is also a hunt club nearby where they have noisy 4-wheelers and shooting (no disrespect to either of those things, just mentioning you can hear them). The bathrooms were reasonably clean and we never had to wait for one. Front desk folks were friendly. I read many reviews that complained about the plethora of rules. My guess is that they have seen some shit, which is why they are forced to have them. We saw/heard no shenanigans while we were there and would stay again if needed, but would bring ear plugs for the train. read more

Beautiful camp grounds and amenities, but two staff members were incredibly rude to us. We were unaware that we needed to have guest passes and man were the people so nasty to us about it. We drove in going around 12 mph and stopped at the stop sign where the front desk is we then continued driving then stopped about 15 ft past it to talk to a different staff member who informed us we had to go back and check in. When my partner went inside he was rudely scolded for driving too fast despite clearly going slow enough to come to two full stops in a 30 Ft distance. The lady was just hell bent on trying to make a point that we had driven past the front desk and thought we were going too fast. My partner explained that we would make sure we drove very slow and she told him three more times and threatened to kick us out because of it. Once he paid for the guest passes he literally had to tell the attendant that she was being condescending and that he understood. She was exceptionally rude. The staff then didn't give him any directions of where the camp site we were going was and failed to mention that we had to park in the lot we were currently parked in. So we drove in and found the camp site we were visiting only to find out we had to drive back to where we just were to park and walk in. It was sort of ridiculous. KOA hosts are usually nice and helpful but this was another level of rude, condescending power-tripping. If you believe someone did something wrong you can nicely mention it and move on. Cody was especially helpful and even took a few minutes to help my husband trouble shoot an issue as it was our first time taking our new camper out. We had never stayed at KOA campgrounds before, so were a little surprised at the amenities and so many staff members to help if needed. I dubbed it corporate camping. This KOA had lots to do for families with kids. We didn't utilize most of it since we don't have kids. It's in a great location at the north end of Town, about a 5 minute drive from downtown FOCO. We had a booking and had to cancel in less than 48 hours due to a medical emergency and even though we are KOA loyalty members, both this campground and KOA corporate refused to refund me my deposit. We were about 8 hours outside the cancel window and given the circumstances, I would have hoped they would have acted human and given use our deposit back, but NO, they did not. Apparently, they did their "deposits" more than future customers. I will not use KOA ever again. read more

Perfect getaway with the grandchildren. Family friendly, with clean facilities and a fantastic staff, many who went out of their way to ensure all was well upon our arrival. Things have changed a little, so much be new management. Many seems to be for the better. Could upgrade wifi and sites but can't complain since this is the perfect launchpad for things in the area. We are camping and there is too much other fun stuff to do. The store has everything you could possibly need from souvenirs, groceries and RV supplies. The campsite looks nice however there are a few shortcomings, checking in the lady informed us that the Internet wifi connection is slow most of the time, sure enough it is. If the problem is well known why don't the owner's correct it. I was pleased that they have a Pickleball court, however there is no system in place to connect people that may want to play. Informing everyone of a sign up sheet at the Rec. Center would be a beginning. Cable TV is available however there are only 24 channels and no guide to inform what is showing. read more

Our trailer was having problems locking and the staff offered to continually check on it to make sure it's safe while we were out for the day. They are so friendly and hospitable! This is a big nice campgrounds with so much amenities. A lake with walking trail around it. The deluxe cabin viewing the lake was perfect for us. There are ducks in the lake, rabbits running in the grass, squirrels jumping from tree limbs. We loved the outdoors view from our front porch swing. The staff were all friendly & accommodating to your needs. We met Julie, who is very friendly & enjoyable to talk to when shopping in the general store. Cant wait to come back again. LOVED this place. 4.5 stars because I always leave room for improvement. My son and I rented a lakeside basic cabin, on a Tuesday evening. We were welcomed by friendly staff and escorted from the front desk to our cabin upon arrival. The cabin was very clean and had a wonderful porch swing and A/C. There are MANY activities and the evening crew at the recreation office were very kind. Paddle cars, paddle boats, putt putt, bumper boats are just some of the activities included in the price of the stay (no additional fees, except if you want to play the arcade games). The pool was nice and clean. The bathrooms were cleaner that most homes, in my opinion. I felt safe, and I will definitely return to this gem of a place hidden so close to town. read more

They switched to just charging people that want to use their kids amenities. This is one that I'm so happy I ignored the reviews on! Great stay!! We rented one of the new cabins & absolutely loved it. My favorite thing about this place is how clean and safe it is! I read comments about people complaining on them watching you & I love it. My children were with us and I truly felt like everyone was keeping an eye on the kids. The pond is gross but let's face it, it's a pond & most ponds are gross. The paddle boats were so much fun & really all the kids activities were great. I like the strict rules and setup. My wife and I are visiting our son and grandchildren in Ft Collins. This is a convenient location to everything in town. The children have enjoyed all the activities that the park has to offer-bumper boats, paddle boats, moon bounce, pedal go karts, and swimming pool. (I have to admit that twice in the paddle boats was more than enough for me.) The facilities are well maintained and staff are friendly. The only negative is day time noise from the gravel operation nearby. It is noticeable but not a nuisance. I expect to return again next year. read more

We were there for seven days in a primitive cabin. The mattresses are broke down. The air conditioner had to be fixed our first night. This place has the potential to be amazing. It boast amenities for kids galore. A fishing pond that is lure only ( no one catches a thing) miniature golf, jumping pillow, bikes, a pool. Keep in mind the pool is kid size. (The pool closes at 8) in the summer. Who does that at a resort. 10pm I can see but 8pm they shut down everything. So if you have kids.. be aware. I realize that camping is not a 5 star resort. However, there are things one comes to expect when staying at Koas frequently and that is clean facilities. You will not find that here. Sure they keep the grounds clean. However, the first three nights the dumpsters were overflowing with trash to the point it was on the ground. The real issue arose the first night of using the bathrooms. It was like a horror movie scene. I have used outhouses that we're cleaner. I was mortified. Often there was no toilet paper. The toilets were the filthiest I have ever seen. Often with urine, hair or feces on them. The showers were equally dirty with copious dirt, hair and God knows what. I am sure the shower curtains have never seen a bleach wipe down. So I approached staff. I was told by a very hateful senior lady that the bathrooms are cleaned once a day and dismissed. Well I read the signs. The signs on the main bathroom read closed 10-12 daily for cleaning. And the secondary 12-4pm for cleaning. So I attempted to pull a manager aside and speak privately regarding the sanitary conditions and health risk associated with not cleaning the facilities on a more regular bases for a campground of this size. He listened. However, throughout the week nothing changed. We started carrying Clorox everywhere we went, and a roll of toilet paper as they were always empty especially late at night. Having spent years in the medical field knowing disease risk and the spread of bacteria their bathrooms and shower facilities should cause this campground to be fined for gross neglect. If I would have had children with us, we would have left and demanded a refund. I travel extensively and this by far is the most disgusting filthy koa I have ever stayed at. No one should have to carry bleach wipes to safely use the toilet and shower. You would be safer relieving yourself in the woods. Also do not assume you will have wi-fi you won't. It's not existent. The staff are rude. They are all older people which is fine, but they need an inservice on customer relationships. And the owner needs a lesson on how to train staff to maintain and clean this facility. Shame on you for putting people's health at risk for not keeping a cleaner shower and bathroom facility. Shame on you. I will send my review to the state health inspector as well as the main koa. I would not want this establishment having my franchise name on it. So we camped at Koa lakeside we charged 10 for early check in even though our site was ready. 10.00 for a third little dog and was told rugs on the grass would cost 50 if we killed the grass. there was no grass. 25 if we had a fire and burnr the grass dirt. Dumpsters are overflowing with trash for days, no AC in workout area.Owner needs to evaluate employees as they are rude, unhelpful, and act like gestapos! We were looking for a place to stay while passing through from Montana to Utah. The park was clean and the staff was nice. The amenities were awesome. They have miniature golf, bumper boats, bounce house, paddle boats, corn hole, shuffle board, fishing and bikes to use for FREE. The staff was accommodating to our family which included a 4 year old and 6 month old. Originally we were only going to stay one night but loved it so much we decided to stay another night. One night we ordered pizza and wings from Krazy Karl's and they delivered it to our site. It was good and inexpensive. read more

There is one particular lady with short blonde hair that works at the recreation desk. She is a Rules Nazi, and ruined the experience for many in our party. My son and I wanted to play one more round of minigolf on checkout day, which is at 11. We had cleaned up the site and went up at 1025. This lady points to the sign and says you cannot play because we only had until 1030. I'm still curious what it would have hurt to play that final round?! While not directed at me another person tried to bring their seeing eye dog on the pier and was told he wasn't allowed. Discrimination at its finest. Furthermore, they messed up our group reservation and one family in the group wound up on the opposite side of the campground. The cabins and activites were nice. They just need to get rid of some of their rude staff. read more

I was a bit disappointed in this KOA. We usually have great experiences at theKOA. However, the culture is negative. The rules are over the top and create a feeling of uneasiness. Kids were always asking "Is that against the rules?" Not fun or relaxing. The sites are nice, the lake is fairly nasty and some of the staff were friendly. THE BAD: - Staff is rude - Dogs, dogs, dogs... we have one, and we pick up his poo... apparently, few others do... the site had dog crap next to it and just about everywhere we went. - Charges for everything, visitors, $4 laundry - food/groceries substandard - Next to an industrial site - Showers/toilets were a single stall each! I pulled into the For Collins KOA thinking it looked great and decided I'd stay 2 nights. I paid for 2 nights without a reservation. Once I got set up (and by the way, this isn't really a camp ground - it's like driveways set next to each other - that's fine for some folks, but not me), I noticed I was not allowed to do a quick repair on my truck (imagine that, we drive thousands of miles and we aren't allowed to do repairs on site - and when I say quick it ended up taking me 6 minutes when I was finally able). However you ARE allowed to hire the guy that advertises in the KOA pamphlet to come and do the repair on site. Interesting. That was one reason I decided to only stay a night. The second is the wifi here. At the desk I asked about it and they said it comes with the cost of the campground, but they take no responsibility for it and call Tango if I have any trouble. I had some business to complete as well as a few emails I needed to get sent out asap. Well, Tango is stealing KOA's money. I couldn't get it to work for more than 5-10 minutes on either of my devices. When I called Tango they said they showed nothing down but they reboot that line and it'd be 20 minutes before it was back up. It never worked, and I never got done what I needed to. The next morning, I decided to go ahead and leave, expecting I'd get refunded the money for the second night. I called and was speaking with the owner (I think his name was Brian) about this. He said 'sorry we have a 48 hour cacellation policy'. I told him nobody had made me aware of that (He said that's a national KOA policy), and I never had a reservation - I simply pulled up and paid for two nights. At that point, our call ended. I'm still not sure if he hung up on me or it was just a cell phone issue, but I called back immediately. The lady that answered said he was 'with another customer' so I left my phone number with her and asked that he call me back. That was on or about August 11th. I've never heard back from him and he still charged me for two nights. Thanks KOA you've made sure that I will never stay at one of your campgrounds - as well, I will let any and everybody know about my experience. read more

Before getting into my rant, I reserve my 1 star ratings for places that under preform on a routine basis. This place certainly fits the bill. My first encounter with lakeside involved a late checkin to a cabin. I was rolling into town late and made arrangements for a late checkin. That wasn't the problem. The problem came when I opened my cabin. 1am is the wrong time to discover that the place I was going to stay hasn't been cleaned in a VERY long time. I am unaccustomed to pay these kinds of outrageous prices to get a room with spider webs, grime on the floor and enough dust on the table to write my name in. And did I mention the musty smell! This cabin had clearly not been opened in several months. My second experience was earlier this summer, when I learned that staff was not only lax in their cleaning, but rude. On my way in, the security guard stepped into the center of the road and stuck his arm out like an irate crossing guard informing me that I needed to stop. As I rolled down my window and greeted the man, he proceeded to gruffly interrogate me about who I was there to see. (My parents had set up camp for a few days and I was there to see them.) The guard informed me that I had to park in the guest area on the far side of the camp and then assertively explained the camps tow away policy if I strayed outside the guest area. This KOA doesn't even deserve one star. It's awful. It's not a fun KOA, it's more like a compound. They stalk you when you come in, you have to pay $5 per day for a extra vehicle but you can't park it at your camp site. DO NOT waste your money here. Not to mention the "grass" is non existent because they're too money hungry to keep their camp sites nice. They should take some pointers from Hart Ranch in South Dakota.
