    So much smoother and nicer looking

    This is our 3rd time using Koland Construction and it worked out great again. We had Don skim coat an exterior wall and the back of a fireplace and it looks so much better now, from rough looking stucco and brick to a smooth surface, ready for priming and painting. Highly recommend Koland Construction for any drywall and plaster needs!

    Very much a bait and switch company. I hired Don to do work last July2019 and he seemed to do a good job so I hired him back this last spring 2020. We discussed in detail that our home has insulation in the ceilings where we needed fixing from a flood. He sent me a bid and should have included ceilings. But when we got into the work he said "oh. I I will have to charge you $600 more for insulation in ceilings in garage and kitchen nook area. So I paid him for that even though it should have been in the original estimate. We could not be in town when the work was being done for it is a rental, so I did not see when He was putting in the insulation. Weeks later after I had paid him we realized there were extra noises in the house and I text him to confirm he put insulation in the ceilings. His response was " hell I-cant remember what I had for breakfast let alone what we did on your job". So my husband cut into the ceilings and sure enough he did not insulate the nook kitchen area or half the garage. Even after he charged me extra. We called him and gave him ample time to respond and make a business decision wether he would correct the problem, and he ignored us and will not take our calls. So as far as I am concerned he is a cheat and lier. Unfortunately he does good work if he does what he says, but to cheat me like that, he will pay a great cost with the complaint to the contractors board and building dept. also taking him to small claims court because to get the job done is another $2,000. I paid him nearly$7,000 in full !! He also tried to cheat me on the Master bathroom that was also affected by the flood, he charged me twice to dry wall it, it was in his original bid then he charged me another $400 saying he didn't have the back wall in the bid. Be careful this man does not take notes when he walks your job and his big excuse is "I can't remember" leaving him wiggle room to add and nickel and dime you. Buyer be ware.. Update ... well Don, now I can sue you for slander because you know the floods were not intentional, how do I break a pipe under my slab? And how do I cause a leak in a 30 year old copper pipe over my bathroom WHEN I AM NOT EVEN IN TOWN?... the building department and I are fine ask Guss.? And my insurance never contacted you .. And my rental is not illegal it is up as a 30 day rental.. so what's your next excuse ?. I am going to make sure the State Contractors board looks back into all your past jobs because most likely you cheated them also.. Contract is clear you wrote ceilings and walls and YOU did not perform! Lier... cheater.. worse part you tried to blame this on your son when talking to my husband.. what a jerk! I thought you were a professional and a good guy obviously I thought wrong!

    Cuts around electrical line.

    This was not a false review. The work started on 1/31/18 and was completed on 2/1/18. I paid you $1600 by check that you cashed on 2/2/18. Your brothers hung the drywall and you did the finish work. The cuts around pipes was not clean in my opinion. I'm entitled to my opinion. Reviews are a customer's opinion. The flange that goes around the tankless water heater was put behind the drywall. Should be on the outside. The corners near the ground had yellow mesh material showing that wasn't covered.

    Starting from scratch

    I highly recommend Koland Construction. I was referred to Don ( owner) my a mutual friend for my kitchen that had sustained ruptured pipes/ water damage and a collapsed ceiling.After Servpro did there thing ( basically gutted my kitchen) Koland Construction remodeled my kitchen in 1 week! Don is very knowledgeable, straightforward, has great ideas, and advice. Don also understands your circumstances and works with you to give you the very best within your budget. I felt very comfortable and confident with him the first time I met him. Don and Kolby ( Don's son) turned my gutted kitchen into a beautiful masterpiece!

He opened up the affected area and carefully checked for any remaining moisture before removing the damaged drywall. He then replaced the drywall and repaired the area, leaving everything looking clean and properly finished. I really appreciate his attention to detail and the quality of his work. I would definitely recommend Luis for drywall repairs and will continue to use him for future projects. His prices are always reasonable. Thanks again Luis for another job well done!

    I had a positive experience with Luis back in 2020 where he fixed a bad skim job by another…read morecontractor for me with a bunch of patches, and I thought Luis' skills were pretty superior. Over the years I have been doing DIY fixing of more bad spots around the house but I also work so I was never going to get around to all of it. I decided to call Luis back recently because I didn't want to do it myself anymore and I want to repaint fresh non-patchy walls. I hired Luis to reskim two bedrooms and two accent walls and some other miscellaneous spots that I added after he started working at my house. Luis was at my house for 3 half-days (1.5 in total) before telling me he was finished with the walls. I was (still) happy as a clam at that point and paid him in full for what was completed, fully trusting that the work was done skillfully based on my prior experience. (He was coming back one more time to finish the misc. stuff that I added on and I would pay for that part then.) Anyway, imagine my horror when I checked on his "finished" work and saw imperfections everywhere and tons of sanding dust still left behind on the walls, switches, and even mud on the door knobs. I'll let the pictures speak for themselves from here with brief descriptions of what's being shown. -Pictures 1-3: Some of the imperfections from the first time Luis said he was "finished." -Picture 4: His first fix-it visit(half day). He was supposed to find all the imperfections and patch them (the yellow highlighter spots), except he was patching bubbles with more bubbles. I had to patch all the spots again with my own compound and added a ton of other ones that he missed. Took me two full nights. -Pictures 5&6: His second fix-it and final visit (another half day). He was supposed to sand over all the patches and walls to leave them with a smooth & uniform finish that's ready for primer & paint. This was how I found them after he left. I sent him these pictures and told him to not come back as I had given him 2 chances to fix and he failed both times. There was no response from him. -Picture 7: I made only a partial payment of the balance on Luis' last visit because part of the remaining work was him making the corners of a ceiling overhang crisp, the corners are crisp but somehow the overhang is now squiggly when that wasn't the problem before. -Picture 8: I had taped up all my trims before Luis came as I didn't want any mud/compound to get on them, but I thought my crown molding were safe. They were not. He had busted them pretty badly with his electric sander in 7 spots and dinged them in at least 10 other spots but those were minor and I was able to superglue them back together. I did take on the repair of the major dings myself because I wanted to tape all of it up before he came back for more sanding. Luis and I had good rapport and I actually liked talking to him, but once the job took a turn for the worse, he never acknowledged that he didn't do a good enough job. He instead said things like, 1. "You're not supposed to look at the walls with a light from the side like that" and "I've never seen anyone look at a wall like you." --Yes, technically he's right, walls usually have paint on them which would have made these imperfections painfully obvious even when looking at them straight on, but until there is paint, this is how drywallers check for imperfections and fix them before they get permanently sealed with paint. (I had two painters (who also skim coat) come over for quotes and this was how they both checked to see how much prep work they would have to do before painting). 2. "I could fix these walls 10 times and something will still come up."--it really shouldn't if he did it right the first time, he's supposed to be a professional, not a DIYer like me. 3. "You've got to be kidding me. I'm at a point where I want to just refund your money and get out of this insanity"--after he came and saw all the patches I added to the walls (that he missed). I know what he was trying to imply and still gave him my electric sander to use so he could finish the job. With all that said, guess who is still stuck sanding the walls now after paying Luis to do the job and saying I didn't want to DIY this anymore. And with all these patches that I had to add to cover up his mudding imperfections/bubbles, it's looking like I'm going to end up with patchy walls again, which is exactly where I was when I handed Luis this project. What a joke. And the crown molding that I fixed up? That still needs to be repainted as well. I wasn't going to leave this review, but after several weeks and my walls still needing to be finished, I thought I would share my experience.

    I hired Todd to repair three unstable spots in my bathroom subfloor before tiling. While he clearly…read morehas a good eye for structural issues and was willing to accommodate a tight timeline, there were some challenges with communication and project execution. The Good: - Flooring Expertise: Todd correctly identified a hump in the subfloor and noted that the new tile would sit significantly higher than the adjacent bedroom carpet. He proposed shaving down the joists to level and lower it--a solution my tiler highly recommended. Even with this fix, the tile ended up almost two inches higher than the carpet, so I'm glad Todd caught this before the tile went down. - Timeline Accommodation: Todd squeezed in the final repairs on his way to a family vacation in San Diego because I requested the work be expedited before guests arrived. His kids were literally sitting in the back of the car waiting for him to finish the job. I certainly appreciated him prioritizing my request to this degree. The Challenges: - Scheduling and Handoffs: Todd had to leave before finishing the joists and couldn't return for a few days. He sent a colleague, Mike, to finish the job, but the handoff was not thorough. First, Mike missed one of the three spots I originally hired them to fix. Second, Mike was not informed that a specific section of the subfloor needed to be left open to accommodate a new floor drain. Had I not caught the miscommunication, my tiler would have to open the subfloor again, costing time and money. - Follow-Through and Accountability: When I pointed out the missed subfloor spot, Todd initially stated he would need to charge his three-hour minimum, viewing it as extra scope. It was disappointing that I had to convince him it was part of the original job by referencing the picture in my initial quote request and our in-person walkthrough. Ultimately, I had to pay a premium to incentivize him to return to finish the job. - Expedited Repairs and Transparency: For his final visit, Todd did not bring his drill. As a result, he could not fasten the replacement subfloor with screws as per best practice, so he used nails instead. What was most concerning was his lack of transparency: rather than informing me he was missing the necessary equipment and giving me an opportunity to supply it, he would have left for San Diego if I hadn't caught it.
