My original independent landlord retired and had to pass the property to new landlord company. At first they were responsive when it comes to water or plumbing problems. When it comes to non emergency things in the apartment it takes them never to respond or take care of. The issues will not be taken care of at all unless I spend my own money to take care of it myself. read more

Would not recommend to renters or to owners who care about their properties. Rented from them for 1 year (husband rented for 3 years from them), and here's the breakdown. However - if you are an owner who doesn't care about your property, then by all means use Krone & Bushard. Here's why: Overall: ==Con: Office Manager Helen Shore was aggressively ignorant and had poor attention-to-detail, not to mention was unpleasant to deal with. She: -------brushed off a termite sighting because in her expert opinion seeing a couple "isn't a big deal". She cancelled the maintenance request to look into this because she "passed it along" to a pest company; however, she never followed up with the pest company to make sure it got done. This caused a 7-month delay in getting the house fumigated and required additional termite damage repair that the owner had to pay for. ------couldn't be bothered to look up how old the house was and so didn't include necessary info about lead paint. Upon following up with her, her assertion was it would be trace amounts at best because "it's been painted over / probably scraped off over the years" (they never bothered to get info from the owner about lead paint but are confident we shouldn't be worried about it?) -------considered everything "signed" and filed even though we didn't sign everything (she didn't notice, and when I provided fully-signed docs, she intimated she didn't need them. -------We had an outlet short and she wanted to send their general "handyman" instead of a certified electrician. She argued with us that we didn't need an electrician (that her handyman would handle it, but not necessarily quickly). We got an electrician anyway, and he noted that the work he did to repair things could only have been done by a licensed electrician and the house's old wiring was putting the house at risk of fire. -------Provided incomplete and incorrect move-in paperwork -------Our dog broke a window, and when we offered to pay for a better window that would be less likely to break in the future (aka, double-paned instead of single paned), they said no. Dog ended up breaking the window again so we had to pay for 2 windows instead of 1. As a renter: 'handy-man' wasn't very good. ==Con: For several service calls, the handyman didn't even bother fixing anything - he just dropped off a part and expected my husband to fix it (my husband didn't volunteer to fix it). He tried his best to fix the issues (toilet and under-sink piping), but no idea if it worked. ==Con: Their rental agreement had some hilarious and unenforceable stipulations in there (like "house must not get above 75F" even though it had no insulation and the electrical circuits couldn't handle more than 1 small window AC without overloading). ==Pro: Pretty hands-off, so unless we needed something, they left us alone (which was nice) ==Pro: Checked with owner to allow us to install shade structure ==Pro: Received fair amount of security deposit back upon move-out As an owner: See "overall" section - Helen cost the owner money through her aggressive ignorance and obstinance. read more

I've rented 2 different places from Brooks at Krone & Bushard over the years. One in Point Loma & another in OB. They have been extremely helpful in finding what I needed and quick to respond with any necessary repairs. I've rented my share of places over the years with both good & bad experiences, I have never had an issue here. I lived at this property for 7 years and had no major issues until I caught RAT infestation due to the owners negligence. Rats were inside of the walls and had been for awhile and at the time I had no knowledge of it until I heard rambling in the pantry and notice holes in the wall. The owners had a contact with a pest control company so they only did what the owners wanted them to do, which was to only lay down mouse traps and that did not fix the problem. They were extremely rude to me and basically left me with no choice but to move. I had to live in and out of different hotels due to the rat infestation. I don't even know where to start with how bad Krone and Bushard are. It's like pulling teeth trying to get things fixed and all they do is raise the rent. I think his name is brooks that I've talked to and it's almost comical how bad this guy is. I've lived in OB for a very long time and Krone and Bushard are by far the worst rental management company in San Diego probably the entire state. Helen is the worst property manager you could ever have. Extremely unprofessional, inconsistent with response time, and does not address major issues, and starts drama among roommates. I had a mold problem, a termite problem, and there is evident water damage. None of those major issues were fixed - all denied with an excuse as to why nothing could be done. Spare yourself and DO NOT rent from this company. You will never meet the landlord and you will not see the majority of your deposit back. Also Helen had to write her own review on google just in order to bring up ratings. That should tell you everything you need to know about this company. She is now threatening me to get that honest review removed. She will likely comment back to this review because she can't handle the truth sadly. read more

In the 21 years I have lived in OB, I've lived in 4 buildings, 3 of which for most of those years, and they were managed by Krone & Bushard. Through changes in personnel and structures of the company, one thing has been a constant, and that is they genuinely care about their properties and their tenants. They stood by me through some dark times when my health was failing and I couldn't work to my full capacity, and allowed me the time to get healthy and get back to my life, and I somehow doubt that other management companies would. I've known many tenants in that time, and I've never heard of them treating anybody less than fair. I always suggest them any time I hear someone say they want to move into Ocean Beach. read more

I just scored myself a sweet place in OB and I have no one else but mylena to thank. 2 units opened up in the same complex and mylena was very understanding in giving me insight and the option to choose which apartment was right for me. I probably called her 6 times in between my application/deposit and lease signing because of indecisiveness and speculation about the right apartment. she has been so available and nice while still garnishing the ability to provide with me every resource available to her. I went to them for my first rental apartment in pacific beach right after college graduation and the wonderful Helen helped me greatly find an apartment unit that's just what I was looking for. Then a few years later I moved out of San Diego but then when I was moving back and looking for a new place, Helen made my life easy again by recommending another (even better) property in pacific beach also! Helen and all of the management staff and the maintenance staff Joaquine, Joey and Nick are triple A. I don't have many maintenance needs but the minute I need some work done, they are superb and quick with their service. I will always continue coming to Helen at Krone and Bushard when looking for a rental property to live, and always recommend that all of my friends do too. This management company are a bunch of crooks they will make up excuses to take your deposit money. They don't repair anything. And god forbid a they send a plumber and if they do decide to send one they charge you for it. The staff is very rude and they ignore most or any communication! I would give them 0 starts if it were possible on Yelp. I know as renters we say this about most property managers, but this company is particularly awful and extremely difficult to work with. They take no responsibility for their own properties and consistently blame their tenants for structural issues. If the kitchen sink clogs 1 week after moving in, 2 weeks after moving in, 3 weeks after moving in and several times later it's always your fault (literally and monetarily). If several tenants in your building complain about ants in the bedrooms and bathroom it's your fault. (As if I wouldn't try to prevent an ant colony from living in my infant's bedroom.) They even lie about receiving other complaints to maintain their illusion of grandeur and complacency. Do they actually think we wouldn't confirm with our neighbors? Worst of all, when you want to move out and are applying for other rentals they refuse to provide a reference until you turn in your 30 day notice and do not waver. They enjoy being withholding even though you have always paid on time and keep the rental in good living condition. I didn't expect much from them but was presented with far worse than I could have imagined for 3+ years. I would not recommend working with this company or their staff in any capacity. read more

I lived here for a year and just left a few months ago. The place I lived in itself was small and overall not worth the rent amount, but that's just because San Diego is so expensive. In reality, it was probably the cheapest place we would've been able to find without living in an extremely scary neighborhood. What really impressed me was how genuinely nice and professional the people were. In particular, Helen was awesome, and she really does care. They also respond to maintenance requests in a very timely manner. I have friends who say their apartment managers don't respond to maintenance requests for months, but it only took a day or two for Helen to respond to us. Our fridge stopped working, and they immediately got us a new one without even trying to get money out of us like other places might. Furthermore, they did not try to cheat us out of our deposit when we left, which I was worried about after reading reviews of so many other apartments. The only thing they docked us for was the standard carpet cleaning and leaving a couch and dresser there, but she informed us we would be charged for both well in advance, so it wasn't a surprise. All in all, these are good people to have as landlords. read more

helen has an attitude problem. krone and bushard bought out my property i've been in for a year from my previous landlords who were very kind and understanding and helpful. now that it's switched, my complex has become pet friendly and there's always dog shit and dogs barking all the time, i reached out about a clogged shower and received no response for days, but in that time they had reached out to the plumber who was then trying to contact me, but i didn't know he was trying to contact me because nobody from k&b told me anything, and eventually i get a text from helen saying "if you want your shower unclogged you need to answer the phone" like excuse me? so i figured it out myself because i didn't even want to speak to her. now i receive a passive aggressive email about someone leaving a gate propped open. her concerns in the email were fair, but her wording was childish. she speaks like a bitter teenager. i hate krone and bushard, and i'm ready to move the fuck out and find better, NICER landlords. also, ever since they took over my lease i've had a $150 charge on my bill and they won't remove it but i'm not paying them $150 just because they decided to buy this complex. i'm dead ass poor, what the hell do you need $150 from me for?? read more

I have had an absolutely horrible experience with this rental company. Mylena (who practically runs the place) is completely unprofessional. She is deceitful, vindictive, disrespectful and extremely rude. This is the worst rental company I have ever dealt with and I would avoid renting from the at all costs!!!
