After living in one of their units for over a year, and leaving the apartment clean and in good condition. I was hit with a $1,181 charge for "prorated painting." Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. She provided information we needed to rehome our son's cats. She sent us a photo and information regarding his vehicle. Patti always responded quickly. When we arrived in San Diego, Ryan Blanco met us at the apartment to provide access. Ryan also responded quickly to all of our communications. Our son's security deposit was processed right away, with details of which expenses needed to be deducted. Ryan also let us know about mail which had arrived after we left and followed our instructions for each piece that was received. Tanna matys of this company is completely out of line. Not only is she unprofessional she is extremely rude. We are people who yeah might now have an amazing credit score but our rental history of being in the same house long term for 10yrs and 12yrs before this speaks volumes. Our landlord reached out to you and left several voicemail with no call back from you. Instead of calling him to get the rental history you decided you needed his email address to send him documents to fill out. We live 2 doors down from him and we never do anything through email or over the phone,we speak to him in person. So because we filled out the papers and sent them back in you decided we weren't the right fit as a family to be chosen for this property. Our main daily communication via email/phone was done through Pasas (Patti Cardosa was our Manager). Pasas also turned off our rent portals so we would not have access to pay rent and taped our rejected rent on our doors in a check form to intimidate us further, which did not work. Please correct me if I am wrong, but these actions make you the joint executors of this malicious eviction attempt working alongside the landlord and lawyer Dayle Vinzant, who by the way, had her law license suspended multiple times. Just because your client is directing you to do certain things, it is your responsibility to make sure those actions are ethical. read more

Ive been a local landlord for 17 years. Ive had many property managers, most of which have been a nightmare. After the hire. they often times show little to no interest in your properties or the tenants living in them. They often arent available or just dont have the answers you need. Well all that stopped here. Ive had Pasas represent two of my properties for a few years now and they have had to deal with some colorful situations. In a world where you kind of assume all landlords are bad landlords, I've been very lucky to have had two very, very good companies right in a row. One of them is in far Northern CA, and doesn't matter in the context of this review. The other is Pasas Properties. I've rented from Pasas for the past 2 years and change. Ryan, Taryn, Linda, and the entire team are kind, helpful, and quick to respond, and it's clear that their respect and value for their clients isn't just reserved for their real estate transactions. HOA board tosses out a last-minute notice that construction is going to happen on your apartment? They make sure you have the notice as soon as they hear about it. Garbage disposal starts barfing water across the floor? No problem - they'll have someone out within 12 hours. On top of this, rents are fair and the team are all honest and straight shooters through and through. Super glad that in the chaos of a move to San Diego in 2019, Pasas ended up being the company that came through for me. read more

In response to Linda's reply to me I'd like to note that the proof of permits you submitted to us were not a legitimate means to evict under tenant protection laws. Additionally the bids you mentioned were not acquired prior to giving us the notice which you were aware of. If you have additional proof that this was done in a legal manner with the correct proof of renovations I'd be happy to discuss. Otherwise then yes, it was illegal and the lawyer who posted the notice to our door is known to do that to many throughout San Diego in hopes tenants will just leave without question. We have mountains of evidence and ultimately if not illegal, why was our notice then rescinded when we called you out? And why did we suddenly get a change in property management companies? Probably because the landlord is going to attempt to do it again and Pasas knows it's illegal. Whether they were just doing as they were told shouldn't matter. I have lived at one of the Pasas Properties in Pacific Beach for the last 5 years. I can't say enough great things about this company, and Ryan specifically! They took over for another company after I had lived here for about a year and the difference was night and day. They came in and completely cleaned the place up, provided a regular yard service crew, power washed the tiled flooring and patios of each place, tore out our nasty carpet and put in beautiful laminate flooring inside, and put in a keypad for our gated complex to keep us safe and stop the unwanted guests we had previously had congregating by the dumpsters. Ryan himself is extremely easy to work with and very quick at getting back to you. Whenever we have had any issue whether it be a sink leak, broken toilet, quick question, garage issue, etc. he always gets back to us right away and always sends out a handy man within 1-3 days max to resolve the issue. He always notifies us when anyone will be on the property and keeps the entire complex in the loop if there is a break in, complaint from a tenant, etc. I am moving, so that is the only reason I will no longer be using Pasas Properties anymore. In San Diego's competitive market you really need to team up w/ an agent who can guide you in the right direction so your offer will be considered. This property management company is a joke. They try and pay tenants to write good reviews on their horrible company on Yelp. They just took over our building and their new lease they tried to get us to sign was ridiculous. They tried to put in the new lease that there will be a mandatory 150 dollar cleaning fee upon moving out of the unit.... You have no clue the cleanliness level of everyone's unit from the time they moved in. The unit could be left in better condition than it was when the tenant entered said unit. Pasas properties can't even figure out how to remove our trash from our complex!?!?! They have had control of our complex for over two weeks and they can't even coordinate trash removal. Pasas just sent all of us tenants an email saying "we will pay you 25 dollars to write good reviews for us on Yelp".... As you can see all 5 star ratings are total BS. Whatever you do avoid this company and do not rent from them or have them manage your building. Pasas properties employees are no responsive, deceitful, manipulative and have no sense of urgency when it comes to getting back to tenants. read more

She never responded. She could have easily responded that more financial documentation was needed, but she did not respond at all. If Pasas prides themselves on customer service, they should complete due diligence and respond to prospective tenants/applicants. I can only imagine how responsive they are once they have you locked into a lease agreement. Believe me, I am quite happy that I did not sign a lease with Pasas. I am not upset about my application being "denied". The only plus about the home in question was the view from one of the living room windows, the rest of the home was outdated, old, and the layout was illogical. read more

Easily the best property managers we have ever had. Moved in a little over a year ago. Every maintenance issue we have had, I put in my request online, and get a call from their office within an hour. Issue is resolved that day or the next morning. Set up rent payments online in a few minutes. On the 1st of each month, I get an email reminding me my rent is automatically coming out. Never have to deal with any complicated websites, or late payments. It's just too easy. We will be looking to Linda to purchase our next place when we are ready to own.
