I would not recommend renting any of their properties. I applied for an apartment in El Centro, CA, and was surprised to learn that they require you to submit an application before even seeing the apartment. Thankfully, there was no application fee for that particular property. I was in contact with an agent who only communicated via text and had an area code of 740 (I'll leave their number out for privacy). The agent mentioned that their manager handles all applications and that I would be contacted soon. However, I never received any updates or follow-up. Their website states that applications are processed within 48-72 hours, but it's been well beyond that with no response. I ultimately decided to withdraw my interest and texted the agent to let them know. If it takes this long just to process an application, I worry about how long it would take to get serious issues resolved--especially in El Centro, where extreme heat makes a functioning AC essential, or worse, if there's ever a gas leak. Delays in response could have serious consequences. read more

I have been having an issue with my stove at a property managed by LRS since December 2024 and they refuse to do anything to fix it. My first maintenance request was closed without a technician ever coming to look at the stove, and my second maintenance request was canceled after a technician said that "parts would need to be ordered" to fix the stove. read more

Property Agent in violation of many Real Estate licensing rules! I'm in search of leasing a home in Irvine. The agent called me to make a showing appointment and she did not identify herself until I asked. I have been encountering several criminals acting as leasing agents wanting my applications first, so I'm especially cautious. When I reviewed the Zillow listing again to confirm my appointment with "Mrs. Silver," who says she manages the property, I noticed many RED FLAGS: 1) "Mrs. Silver" starting raising her voice and yelled at me when I texted her to confirm her Real Estate license number. She said no body asks her that, so I had to remind her of the Real Estate licensing rule. She was VERY diffensive, and said she would update her Zillow listing. 2) The pictures she markets are outdated. The listing has been on the market for over 90 days. There are no indication anywhere on the listing that these are old pictures or from previous. SHADY. 3) This agency lists the unit as a SINGLE FAMILY HOME all through out. 48 Greenmoor Irvine. This is a small upstairs unit with NO yard and shared walls. Mrs. Silver is well aware of this, yet claims it is individually privately owned. BIG LIE!!!! If they can't even follow the rules of honest listing and abide by the Board's rules, it is sure a sign I can't rely on them to treat me with ethics as a tenant. read more

As basically a first time renter, they made my entire stay a breeze. They are very understanding when it comes to certain situations. Definitely recommend because they are on top of maintenance requests. I hear a lot from other people how much of a hard time they have with their rental companies but I highly recommend LRS. These guys take all the pressure off being a landlord. We live in LA but rent out a townhouse in Tustin. We went through a series of good and bad tenants, before finally letting LRS manage the property. After our last tenant moved out, it took only a couple of weeks to find a new tenant. LRS handled several repairs at a much lower cost than our usual repair person charged, and we had no gap in rent. When a neighbor complained about a couple of issues with the new tenant, LRS took care of it right away, requiring no intervention on our part. We will never go back to managing our own property. When I moved in I ran the vacuum over carpets and upstairs was never even vacuumed before we moved in ...let alone steam cleaned. So when we moved out and we were charged for steam cleaning for upstairs ...we were confused since it was not cleaned when we moved in. Even have pictures to prove it. This place is a joke...they steal money from you when you vacate. Wondering if they even had carpets cleaned when we moved out since they use there own company based cleaner. Aside from a brief home-owning period earlier this decade, I've been an apartment dweller since age 18 (trust me, that's a looonngg time). Never before have I rented from a less responsive, more agravating outfit. From trying to use their website, to $37 "portal fees" in order to pay rent online, to a complete lack of responsiveness when you put in a non-emergency maintenance request. I can deal with one of their people in the Irvine office, but I've had three people in the Chatsworth office treat me like I'm less than the dirt under their shoes. My friends and I have been trying to find a home to move into and ended up being contacted from LRS. Communications were good at first with our realtor then became completely unprofessional. She made an apt with us to view the home but was too busy chasing commission elsewhere to even show up. We ended up receiving the lock code from her and having to show ourselves around. Our realtor never showed and we helped ourselves out. Next we find it were approved but instead of the original $500 deposit indicated on the listing, we have to pay a deposit of $2350 within the next 2 days! There was no communication of this until it was done. We were willing to give her the money but the times in which she was at the office, all 3 of us were working so we attempted to schedule a time with her early the next week to sign the lease and give her the very large down payment which we had no knowledge of. She was unwilling to work with us stating that company policy is to receive the money and have the lease signed within 24-48 hours of approval or she would have to basically allow someone else to potentially take the property. At that point we just felt threatened and as if we were nothing more then a commission check to her. I don't know if this is what the whole company is about but this particular realtor left a bad impression for everyone. read more

I listed a house for lease with LRS - nothing happened for six months, to my surprise, I found out later that they don't list it in LMS. They don't want to share commission. When I asked the LRS agent "Karen Pollack" why its not listed in LMS? she said: "Oh, I thought we told so", which is of course is a big fat lie. I replaced them with a different Realtor who disclosed everything upfront including commission and fees without me having to ask them. This company never calls or e-mails you back. I was looking for a townhome to rent and I found the perfect one that this company had listed. I called the realtor and left a message. She never called me back. I tried calling the office and no one ever answers the phone. I e-mailed the office and never received a response. 4 days later I tried calling the realtor again and left a voice message, and she never called back. I tried calling the office (and all this was during business hours) and again no one answered. I e-mailed the realtor directly and received no response. Next I had my friend try and call both the relator and the office and again no answer and she left a message for the realtor and she did not call back. A week later I tried calling the realtor again and left a message and no one answered and she never called back. Tried calling the office and no one answered. All the times I called the office it was just their recording telling me to push 1 to speak to a receptionist and the receptionist never picked up. I am bummed because the townhome is still listed on 3 websites and we really wanted it, but no one ever contacts you back, nor even answers the phone or replies to e-mails. I hope no one ever uses this company because if they do actually answer the phone and rent you a place, they'll probably never get back to you if you ever have a problem with your rental property.
