Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

I mentioned this directly to Alesia Borja (MRP, SRES, PSA) before our Zoom meeting. As a listing partner with those credentials, I expected her to understand the program and explain how it works. Instead, the meeting turned into a long one-hour listing presentation, and the Guaranteed Sale Program was not discussed at all, even though that was the main reason I contacted them. Her follow-up response was that she would "connect me with the broker for clarity" and that the program is not designed for sellers who want a home sold in 30 days. That felt like my question was sidestepped rather than answered. Adding to the confusion, my husband listens to Adrienne Lally and Attilio Leonardi on their Saturday morning radio show, where they consistently say that "if they cannot sell your home, they will buy it." That messaging is very clear, yet the explanation I received suggested the reality may be much more limited. Because of that, the Guaranteed Sale Program felt more like a marketing hook to draw people in rather than something clearly explained upfront. Pros: Organized general listing presentation. Cons: The Guaranteed Sale Program, heavily promoted on their website and radio show, is not what it appears to be. Despite this being the main reason I contacted them, the program was not discussed at all during the meeting. Adrienne knew I already have a realtor, who would facilitate my purchase while Team Lally would sell my home, yet the program was still sidestepped. No follow-up has been received.

We were 100% confident after having seen places in-person with them that they knew exactly what we were looking for and when the perfect place went up for sale, I didn't feel the need to grab a flight as it would only delay the process. Also, while some realtors prefer if you use "their lender" Daniel never even brought this up as I've been using the same guy for over a decade and even he mentioned that Daniel was super easy to work with, very responsive and would love to do business with him in the future, which mirrors my experience. Daniel also has solid relationships with other realtors on island, but when it came to negotiating (the initial offer, the counter, the post inspection, everything), he was a true professional and did not let any personal friendships interfere with getting us some big wins, this guy knows what he is doing. We received a VALPAC Ad for SOLDIER-TO-SOLDIER HAWAII REALITY, LLC and contacted Celester, who was kind enough to review our rental home although the renters had several months left on the lease. Once the renters moved out, we had the property thoroughly cleaned, with necessary repairs completed. Celester had the property professionally photographed and listed literally within a few days after notification in early March 2024 of our intention to sell. It closed at the end of May 2024. Most of our communication was with Erika. She always kept us informed of everything - all the showings, inspections, parties of interest communications, escrow info, etc. We had many many questions which she answered or found the answer timely. Memorable events: The SOLDIER TO SOLDIER HAWAII REALITY, LLC is a solid company. We needed to find someone to professionally line the kitchen cabinets & drawers. Laurie, the photographer, helped us tremendously get that done. About one week prior to closing, the buyer (who was a realtor) sent the Home Inspection Report. The buyer sent a document to sign stating: "The buyer is willing to approve /release/ satisfy 3-1 for the SELLERS CREDIT OF" $6,500 for the noted finding." Really? The findings were mostly minor things like toilet base loose, bathroom shut off valve leak, need for "missing GFCI or AFCI outlets", etc. Although we were ready to repair, Celester knew the cost was over-inflated. We do not know what he did, but after a few days, the buyer sent a Waiver-of-Inspection Report document via DocuSign. We knew right then and there that Celester and Erika were representing the seller and protecting our finances. The following is not a fault of the Realtors, but our opportunity share a Title company issue. We didn't see the Title Guaranty of Hawaii, LLC Escrow - Estimate Seller's Statement until the afternoon prior to closing! If would have been good to review it to have time to question some of the charges that we thought should be for the buyer. We did call Title Guaranty immediately, but of the items of question were essentially already set for closing. The Sellers Final Packet was sent after closing the next day. The Final Packet line "Balance due TO seller" differed by over $146K TO seller than the Estimate Seller's Statement! We were happy to see that. LESSION: Insist escrow share the Estimate Statement at least a week prior to closing. In summary, Celester and Erika (both prior service Veterans) both exemplified military values of professionalism and pride in their line of work. Especially noted was honesty and prompt attention to our needs. They KNOW and DELIVER exemplary customer service. We saved thousands and thousands by contracting with them, plus they gave to notched service to us. We recommend Celester and Erike and their SOLDIER TO SOLDIER team to anyone! God Bless America!
