Lakeshore has managed my properties for the past 7 years and I am constantly referring clients to them based on my positive experience over the years. I was mainly interacting with Todd and he has always been professional, knowledgeable, prompt and also very open to feedback. After they started expanding their office there were some minor hiccups due to new people not necessarily brought up to speed on certain aspects of the leasing process, when I voiced my complaint, Todd quickly investigated and offered up his apologies and solutions to assist the situation. The heart of a company is shown not by how much they can brag about what they do, but rather, how they handle "mistakes" and how they provide quality customer service. They score high on how much they honor the trust they have with me. I also trust their ability to handle repair requests without overcharging the me, they always gives me updates and usually respond within few hours during business hours. They bought the current property with 24 units about 6 months ago and just received a bill for the utilities and they about 3 times the previous amount that was charged. Rent is from 1895 to 2200 and they charging 110/water 250/sewage 114/garbage, total around 2400 to 2600 for run down units. Plus takes them weeks to repair or update items in units. read more

Avoid at all costs. Have barely been at one of their apartments for exactly 39 days. Arrived home from work to find the whole unit destroyed by water. Lakeshore showed me that they live up to their low reviews. As a gesture they let me off of the lease but that's about it as far as compensation. It's truly unfortunate to come home to a unit that is essentially a swimming pool. Lakeshore said the lease could be continued and the damages corrected but corrected as in no mold later on down the line? Doubt it. AVOID AT ALL COSTS. TAKE YOUR MONEY AND FIND ACTUAL HUMANS BECAUSE LAKESHORE CORP ARE FAR FROM HUMAN. Never once did I get an apology given the circumstances experienced after less than 60 days of residency. Not a coincidence that there are few good reviews left by tennants. We have had, people living on our roof. Personal items disappear only to turn up being sold on Ebay. A broken down vehicle that someone was living out of, he insisted he was related to a lakeshore employee who had told him it was OK. I won't go into the dangerous practices they employ in plumbing, electrical and grounds "maintenance" not enough time. From the 4th different electrician who left exposed wires charring the wall to the exposed, rusted rebar sticking out of the ground, and so much more. And they are rude and unresponsive. read more

I lived in my apartment approximately 2 weeks before the roof began to leak. It took Lakeshore 5 days to fix a roof leak that was clearly a maintenance problem that pre-existed me moving in to my apartment unit. I found a hazardous amount of mold behind my bathroom mirror (evidence the roof leak had been a problem before). 15 gallons of water leaked into my apartment due to the roof leak not being fixed in a timely manner. The maintenance worker informed me the entire apartment roof had reached the end of it's life and Lakeshore addressed this by just patching the current leaks. I'm sure based on the age of this roof, leaks in this apartment were a problem in the past and will continue being a problem in the future. Lakeshore/the property owner is too cheap to replace a bad roof, and as a result all of my belongings smell like mildew and have been exposed to mold spores. Lakeshore did not inform me of what remediation would occur to address the moisture or mold problem after the roof was fixed. Lakeshore let me break my lease but only refunded me 2 weeks of rent (the apartment was not habitable for at least 3 weeks). I had to talk to at least 4 different employees to negotiate my lease break, and to get refunded. I had extensive documentation of the roof leak and moisture damage. It seems like employees at Lakeshore do not talk to each other. I had to communicate with the Leasing Dept, Operations Dept, and Repairs, all individually about the issues with my unit. Just wanted to update my review because they're worse still than my initial review lol. They charged me $1000 for the move-out cleaning. I ordered cleaners (which bailed on me last minute) and I asked for an extension to clean, but was denied by Lakeshore. Therefore I spent 3+ hours cleaning everything (fridge, oven, tubs etc). Mind you, the house was pretty clean to start. When I inquired why they charged me $1000 for the cleaning, they said the cleaners billed them for 8 hours. However, after talking to multiple neighbors they all said the cleaners were there no longer than an hour. -------- Original post: They were friendly at first, but over time they became pretty lackluster. Repair communication was prompt, but usually repairs were done as cheap as possible. For example, they replaced a really nice crawlspace access door with a piece of drywall lol. I feel bad for the property owner. On move-out they took all of my $1395 deposit charging me $295 for a light switch cover. They also up-charged me $285 for a water bill that was already paid. I'm in communication with them now, but honestly don't expect to hear back from them. I'll probably end up double paying the water bill so they don't affect my credit rating or rental history. read more

I have been living at one of properties that Lakeshore manages now for the last 1.5 years and I can honestly say that so far, it's been a very pleasant experience. Anytime I've had any questions or a maintenance request they respond within 24 hours. Things are handled quickly around here and very professionally. The grounds on the property are in immaculate condition as we have folks out here maybe every other week or so that keep the outside grounds looking nice and we'll landscape. I am very saddened with my overall experience with Lakeshore. They never did any of our landscaping, after nagging consistently asking them to clear it up, and they finally decide to do it when they put the house back on the market. We were constantly asked for things to be fixed around the house (dishwasher, broken drawers in kitchen, etc.) and they would take days, and sometimes weeks to get back to us. Moving out was the most disheartening. We spent hours cleaning, and making it look 'move in ready', and all we got was less than half of our deposit back. They charged us $78 to replace '4 lightbulbs', and $400, for one cobweb, and minor fixes. We asked for receipts, and they said 'it will take some time as the owner is constantly travelling'. First off I want to deal with this Jacob! He sounds like a great guy! Sad he is part of such a shitty company. Management is non existent. Say they will call you back and they don't. When i did the walk through at first the apartment was filthy! I should have known then that this was going to be an awful place to rent from. ( they did credit me some money for me to get it clean).Let you live on an un safe property with nails and tools all over during what should have taken a couple weeks but it took months to "polish the turd" on the outside. Complained about Rats the size of a small dog, signs in my outdoor storage... still dont know what they did about that. ​4 leaks from my surroundings neighbors. I now can't sleep in my bedroom. And get a space heater that's hooked to an extention cord to "dry the carpet" they knew after the 2nd break this what's going to happen. It's only happening on my end of the apartment as it's the oldest standing with no maintenance ever. It happened on the opposite end last year, but a lot worse. You would think they could have gone in and put in new pipe to try and avoid this but instead they tell me to turn the water off that is pouring at a fast rate. Ummm no I pay lots of money for this shit place you get paid to fix it. (Thank God my neighbor above knew how to do it or it would have been way worse than it was.)Water went into my electrical box... was told that was going to be looked at but didnt. Maintenance men left blood in the neighbors bathroom wall in multiple spots after "fixing" the broken pipe. For the 2nd time. ​ i had finally had enough and called to talk to a manager... she was busy so called me back in a time frame that worked for her not me. Then I was told by her she would call me back... still haven't gotten a call back. I have photos of everything from the time I moved in until now of how awful of a place this really is. People who u don't know can park in ur paid for space and they "might" call a tow truck... it was over 24 hours I couldn't park in my spot. Broken down cars in parking lot... they said 3 or 4 times that they had to move or be towed.... 2 moved the rest still sit there months later. Definitely no care or follow through as they don't have to look at it or deal with it on the daily. My advice is pay the extra money to live in an apartment that actually has people who care. I am using every means possible to warn people not to get involved with this unbelievably unethical company. I only wish I had looked up reviews before we had signed a two year lease. From day one, we have been treated like garbage. Like moving into a place with missing paint, burned out lights, and dirty walls? Then this is your company. They told us they would have things fixed immediately. Only to refuse help for months, and then charge us. Now that we are a month away from moving out ( finally) They have been showing our townhouse, with us still inside, for almost 3 weeks. Yesterday, they scheduled a showing with ten people, and nobody ever showed up to show them the home. I was stuck dealing with ten angry prospective clients. DON'T SIGN A LEASE IF THEY ARE THE MANGEMENT COMPANY- They are white collar criminals. The other reviews show how bad this company is to the degree that 75% of our building moved out in 1 year of their management. Where in our building 50% of the tenants were there for more than 4 years. I could go on a long story of my year with Lakeshore Corp. But I stick to the highlights Lost our lease After living there for 3 1/2 years and in my new lease for year 15'-16' they said I had no lease and that I must vacate. Funny thing the new lease they sent me had a higher rent. Luckily my roommate had a scanned copy. My heart goes out to those that didn't have a copy and either had to pay a higher rent or move out. Late rent payment After 3 1/2 years of no rent payment issues they try and charge $80 for a late rent check that was due to their horrible accounting practices showed it was late. There horrible online payment system cant take more than 1 payment at a time and takes 10 days to clear. So you can't pay your utilities and rent even when they post it at the same time. Water Bill This was an amazingly long story that entails a toilet being replaced, a bill we pay in protest because Lakeshore cant substantiate the bill ranging from about $750-1150. Yes they kept changing the amount. It gets resolved the day before we go to court seeking our money back and all this took was someone about 10 min of work to determine the charges were erroneous. Thanks Lakeshore after 5 months and legal plus court fees....I wish I could get my money back Deposit Return The apartment was move in ready. We spent over $220 on paint. So then we get a Move out Calculation and things get real interesting $100 for utility charges- Keep in mind we only had about 15 days left on our lease and only paid sewer and garbage. Good estimate! Turns out its about $15 and it took them 3 months to provide the bill $58 for paint! This is comical because they charged for scuffed white paint on steps after living there for 4 years as they consider that not normal wear $146 for a window screen! That's the icing on the cake. After repeated attempts to get an explanation. No response. A screen cost $20-30. We see a hand written receipt for about $90 in labor plus supply cost. Lakeshore employees Todd- Avoid interaction with him. Sleazy, untrustworthy, greasy car salesman personality. No follow up with email or phone calls. Brittany- Always lost in the situation even after very detailed emails asking a question. Geoff- King of the Lakeshore group. Though if you receive a call and hes on the other end please grab a tape recorded. I wish I could have taped the things he said to me and my roommate. I was really hoping things would have worked out with this leasing company but I felt as though they only wanted my families application fee. I would be careful applying for any properties they manage. Their office is hard to get a hold of someone to speak with. Kylie was the one from their group that reached out the most, she was helpful. I could be sceptical because I am disappointed in losing money for the application fee but maybe that's how these corporations keep the amount of people they staff employed. Monique originally showed me the town home, she was nice but referred me to speak with Angela the leasing agent. I had left Angela multiple messages to ask for more information. I wanted to get a grasp of what kind of chance my family had becoming tenants before applying. Angela never contacted me via phone call. After speaking with Kylie and getting more info she mentioned my family had a good chance at landing the lease agreement. After we applied I reached out to Angela again, still no returned phone call. I texted Kylie and she informed me Angela received the application and my voicemail. Not more than 6 hours later do I receive a rejection email for the application stating Lakeshore selected a qualified candidate whom applied first. The process time was listed as a 1-2 business day ordeal for the application. Meaning that the leasing agents encouraged us to apply knowing that they had in the process a qualifed potential candidate. This was misleading and very disappointing. This business behaviour is exactly why everyone should be careful selecting a home to apply to. Read reviews and research! I should have done the same. Call it a $200 lesson learned. BEWARE BEWARE BEWARE BEWARE!!! Lakeshore violated the terms of our lease and ended up stealing $875 from our deposit to re-sod the backyard, which was in deplorable condition when we moved in. I filed a complaint with the BBB and it took Lakeshore over 2.5 years to respond. At the time of the incident Lakeshore refused to return our calls or emails to resolve. Our only option was to take them to small claims court in WA, but we had moved to CO, so that was unreasonable. Please use extreme caution with these people. Lakeshore corp (mgr Patricia) took over my apts *Ainsworth Terrace* in June of this year, they have no personal presence, no customer service, and don't answer the phones. Most everyone has just moved in the previous year and no one was given any notice before lease renewal that they were increasing the rent by $300-$400. I looked up the tenant laws I explained to them that by law they are required to give 60 days notice before an increase and time to move out of needed. Since the takeover the garbages have been left to an elderly man to take care of, the landscaping needs we're completely neglected. I had an issue with my disposal and was told they would bill me as it was my fault, but it wasn't our fault. We told them nevermind we'll figure it out and they sent someone anyway, then made us allow him every to confirm we weren't lying and saying we're fixed it when we didn't. I was resigned to just move out and on with life until today 8/31 the last day of our lease to have the place cleaned and ready and I received an email at 8:32 in the morning telling me I HAVE to be out by noon even though I am charged for the whole day in my rent and that I must have the carpets professionally cleaned before noon today!!!!! Please explain when this was not in my lease and not communicated to me by any means how I can get that accomplished. This is the worst apt management company I have ever encountered. I am 41 and have been on my own living in rentals since I was 16, we never have complaints, we are quiet and clean. If Lakeshore manages a rental you're looking into DO NOT RENT FROM THEM. Terrible communication and attitude. My closet rod has been down for a month, and, after several maintenance requests, i found that instead of using the method of communication I had set (text) they chose to use an outdated email address. Phone calls were unanswered, and I finally found out today (more than a month later) that they wouldn't repair the rod bracket and hoist the rod back onto it because it had "too many Items on it." Guess I thought a maintenance worker would have strength and enough problem-solving abilities to put the rod back in place. OOPS. All positive reviews of Lakeshore comes from the landlords that have hired Lakeshore to keep things cheap for them. read more

We've only had Lakeshore Corp as our property managers for about half a year now, but they've done more for us as renters than the previous property managers have in the 12 years we're living here. They are so very responsive and find the best vendors who are very obviously great at what they do. Those vendors try to accommodate our schedule as best they can. The follow-up by Lakeshore is terrific; they just don't send the vendor out and then forget about it; they follow-up to make sure the job was done and done properly/to our satisfaction. This is what all they've done for us so far, keeping in mind our duplex is an older building that's been neglected for quite some time: - Had a vendor come out to replace our thermostat; while he was doing that, he noticed our furnace was super-old, and suggested to Lakeshore that it be replaced. They authorized that, and for the first time since we've lived here, we are now nice and warmly comfortable this winter. - Two faucets needed replacing - done within days - I've had reported so many times that I lost count that we had a gutter that came loose from the house and was hanging, plus all the gutters were filled with growing vegetation - they had the gutter repaired and then had the roofs/gutters power-washed. - The stove was ancient; again I had attempted to have it repaired or replaced with no luck. One work order to Lakeshore sent a repairman out, who tried, and when that didn't work, they ordered us a new stove. I am now enjoying cooking again; a love of mine, but which I've been hating because of that dilapidated stove. - Our side deck was collapsing. Again, reported many times, but nothing was done. It is now whole again, and I can't wait for spring/summer to enjoy my deck again. There were a couple other things they've done, but this is turning into a novel. Very unresponsive. Left the house in great condition for 2 years of living, and they charged us for "cobwebs and dust" still left on the high ceilings that were unreachable. They will unreasonably take your security deposit. My family was leasing a townhouse from Lakeshore Corporation for the past year and when we moved out, they took the security deposit of $259.44 because they had to take "something" out of the garbage disposal. When I requested the service, they informed us that this would not be charged - which was not charged. However, they could not fix the leak from the garbage disposal, so they visited again to fix it. This time, they charged for the amount of $259.44 because apparently, I did something to the garbage disposal. The charge was not posted until we moved out and they just automatically took the money out. It is amazing how your deposit could go away instantly without being informed. They affirmed that they will not refund the money back to me. They stated, "Alex, you have not provided any evidence that you should not be responsible. Feel free to post, I can also post the invoice online showing that you are responsible." Like, what does this even mean? A landlord is responsible for the leakage under the sink, no? It is easy for them to just claim, "you are responsible". 1. I was not informed that I will be charged for the visit because they are supposed to fix when it is "leasing". 2. The visit was to repair the disposal that was not repaired from the last visit a week ago. Just believe me, don't associate yourself with Lakeshore. read more

Lakeshore manages three properties for me and I have been using them since 2012. They have been excellent to work with! They respond quickly to all my questions and solve all issues in a timely manner. The team in Kirkland I am working with are Jeff, Todd, and Brittney. Jeff is very knowledgeable in the area of property management and understands the market well. Todd is very quick in his replies via phone or email while Brittney is very personable and easy to work with when issues come up. No property management is perfect and of course they have their flaws too but then again who is perfect. I believe they care about their clients and continually strive to give the best service they can whenever possible. In my experience, Lakeshore has always done what's best in the interest of their clients for both owners and tenants. Dear prospective renters who are considering renting via Lakeshore, Here are things you might want to know, but Lakeshore may not be able to give you any answer when you ask because that would drive you away from them. So, we would like to share what we know from our experience to you. Utilities: W/S/G bills, in a property we rented, are sent to the owner and Lakeshore does the calculation for each unit and bill to us via online portal. The calculations or the portion of each unit are sometime shown in the copy of the bills posted online, sometime it's not. The charges from Lakeshore are on average $150-$170 every other month, but we have also been billed for up to $1,050 for this unit at one point with no proper explanation or rationale of how the number is calculated. The only way to dispute the charge is probably to take them to a small claim court. Lease term: The general term is 12 months, but Lakeshore can "accidentally" lose your lease agreement that both parties signed, or intentionally deleted it off from the "very convention online portal". Don't worry! They can accommodate you by giving you a new lease to sign with the new HIGHER rate before your actual lease end. If you don't sign, they may politely force you to move out. Make sure to safe a copy of your original signed lease! Laundry: While you are there, don't forget to check out the laundry in the basement. It's only a dollar for washing and a dollar for drying. Make sure to get a pair of rain boots if you have to do laundry when it's raining, it can get flooded down there. We haven't been electrocuted down there so far. Maintenance request: There's a nice online portal you can fill out a maintenance request, including when there's a flood in the laundry room in the basement. There will be people respond and close those tickets for you right away, only the tickets! The actual fix maybe follow, or just have to follow up with them again a month later. Water quality: If you are away or don't use any water for more than 24 hours, the water will come out yellow, and you may want to keep the water running for a while to clear the pipe from whatever sat in there. Maybe you can try open the ticket via that nice online portal to have them fix all the piping system. Neighborhood: Lakeshore may said properties that they manages are all in the great up and coming neighborhood. The truth, they are on the edge of those neighborhood. We have had people solicited, knocked on our door, and asked for money before. We have heard gun shots, and people fighting. Hence, the rent is so cheap compare to other properties. Security Deposit: Make sure you calculate that into the lost cost of renting from Lakeshore. Don't expect them to comply with any law or RCW. Yet when you inquire for any information, they will surely ignore and give no respond, no matter how many emails and phone calls you make to beg them to get your own money. The only way to get any information or answer out of Lakeshore is to sue them in court again. Lakeshore's employee would still lie to you about payment and show untrustworthy document that can easily manipulate to claim for outrageous charges even in court! Lakeshore also lied during the court settlement that the checked had already paid and was on the mail before the court date, therefore there's nothing else pending from them.
