To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

    We've only had Lakeshore Corp as our property managers for about half a year now, but they've done…read moremore for us as renters than the previous property managers have in the 12 years we're living here. They are so very responsive and find the best vendors who are very obviously great at what they do. Those vendors try to accommodate our schedule as best they can. The follow-up by Lakeshore is terrific; they just don't send the vendor out and then forget about it; they follow-up to make sure the job was done and done properly/to our satisfaction. This is what all they've done for us so far, keeping in mind our duplex is an older building that's been neglected for quite some time: - Had a vendor come out to replace our thermostat; while he was doing that, he noticed our furnace was super-old, and suggested to Lakeshore that it be replaced. They authorized that, and for the first time since we've lived here, we are now nice and warmly comfortable this winter. - Two faucets needed replacing - done within days - I've had reported so many times that I lost count that we had a gutter that came loose from the house and was hanging, plus all the gutters were filled with growing vegetation - they had the gutter repaired and then had the roofs/gutters power-washed. - The stove was ancient; again I had attempted to have it repaired or replaced with no luck. One work order to Lakeshore sent a repairman out, who tried, and when that didn't work, they ordered us a new stove. I am now enjoying cooking again; a love of mine, but which I've been hating because of that dilapidated stove. - Our side deck was collapsing. Again, reported many times, but nothing was done. It is now whole again, and I can't wait for spring/summer to enjoy my deck again. There were a couple other things they've done, but this is turning into a novel. Suffice to say, I am so very pleased with Lakeshore and their friendly, competent employees.

    They bought the current property with 24 units about 6 months ago and just received a bill for the…read moreutilities and they about 3 times the previous amount that was charged. Rent is from 1895 to 2200 and they charging 110/water 250/sewage 114/garbage, total around 2400 to 2600 for run down units. Plus takes them weeks to repair or update items in units.

    My problem with Cole property is two fold. 1) They do…read morebusiness like it is 2001. Nothing is automated. No online payments, online records, or automated maintenance requests. Everything moves at the speed of molasses. I understand that at one point automation was an expensive luxury... but not in 2018. 2) Russ kind of treats you like you might expected a slightly abusive boyfriend to treat you. He says things like "good luck finding it better/ cheaper anywhere else" and "you don't understand how good a deal this is, if you walk away from it you'll never get it for this cheap again." All the while offering contracts that make us pay for things we won't use or convincing us to spend money we didn't need to spend.At our last meeting he gave the entire association the wrong information about two of our contracts in place of saying he didn't know the details. I only found out he lied because I went to his office to look at our HOA paperwork after he informed me that "He didn't have time to scan in everything I might need. (See complaint #1) We have been homeowners in a HOA run by Cole Properties for 3 years. I just stepped into the role of HOA president and couldn't be more excited to be rid of them. He was right, we couldn't find a cheaper management company but I'm confident the competence of our new management will make up the 50 dollar a month difference.
