Upon move in things weren't ready, and it's been issue after issue thereafter. Communication is terrible, vague responses for timelines for maintenance such as "I'll confirm next week". What's worse, is that corporate doesn't care. They do not care about tenant satisfaction. It's honestly, very sad, coming from someone who works in a client facing position. I'm glad I do have a paper trail in case retaliation comes when my lease is over.

When asked why their regional manager could not return phone calls but did respond to email at 7:30pm (not business hours) saying that they don't have to give us a reason and even though rent was always paid on time and they have been no complaints they just don't want us here. Prior to this we have been out of a microwave for over a month when it was reported having smoke coming from it. We were told many times someone would come out but no one ever did. We also have had brown rusty water since move and clogged drain that were never fixed. Dishwasher looks like someone kicked it and it too was never fixed. We also have neighbors that bully (screen and yell) at us and of tenants but nothing is ever done. They say they luved here so long they can do what they want. Management does not care about you at all. They put on a fake smile pretend to be your friend and take your money. Once they have the money they can care less about, your health or your safety. STAY AWAY FROM ALL THEIR PROPERTIES. Do not be fooled by their lipstick. RUN FAR AWAY AS FAST AS YOU CAN. Pay a little more and find something better.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.

The buyer was turned down for a loan from their original lender, so Andrew stepped up and referred the buyer to a different lending broker who came through. Andrew is also highly knowledgeable in suggesting home improvement recommendations that allowed us to sell for the best price. I would be remiss if I didn't mention Andrew's professional and in-depth communication skills--they are top notch. Together with his assistant, Alexandra, they kept me informed of each stage of the process and were always available to answer my questions.     We are tenants at one of the rental properties this company manages. The home we rented is a 3,400…read moresq ft home in a premium gated community in Newport Beach that is about 15 years old. In the 14 months we have occupied the property there are things that needed replacement and/or repair such as the water heater and master shower/ bath fixtures being full of sand, the refrigerator leaking water, door knobs falling off, etc. which has been bothersome but not a major inconvenience UNTIL...I came home and the gardeners (that the landlord was responsible for per the lease agreement) were cooking their lunch on our patio furniture in our backyard. We kindly requested that the landlord hire new gardeners but that request was denied. After our privacy was violated and the management company chose not to assist in finding a suitable resolution, I submitted the list of items that needed to be repaired... This is the response I received.... "Karla, I received your email and wanted to respond to you in a timely manner, per your request. I'm the rental property manager here at Abrams Coastal Properties. I left a voicemail on Tuesday around 11:30am but didn't hear back. I'm aware that you've been having some trouble both with the gardener and some maintenance issues in the home. It sounds like the gardener issue has been resolved. My understanding is that the homeowner will be discontinuing her gardener at the house and you will be taking over those responsibilities with your own gardener and at your own expense. I trust this will resolve this problem for you. Regarding the list of repairs you've requested, I'd like to refer you to the Addendum which was incorporated into your lease agreement, dated 10/1/12. Paragraph 10 states: "Owner will be responsible for major repairs such as roof, heating, electrical systems and plumbing systems. Tenants will handle minor repairs including changing light bulbs, furnace filters, smoke detectors and carbon monoxide detector battery replacement, garbage disposal problems and minor plumbing issues." With the exception of the kitchen faucet (which has a part on order and will be installed by our plumber as soon as it arrives), all of these items are minor repairs, by my assessment. As a courtesy, I'm happy to provide you with the name and number of trusted contractors that can take care of the remaining repairs at your expense. In addition, I spoke with the homeowner earlier this morning and she insists that all future communication be handled through either myself or Sally. She does not wish to be included in any future emails or contacted directly. Thank you for your cooperation in this matter. Jarrod Frey" 1. There is noting minor in regard to repairing a stove, oven or refrigerator. Our addendum had a cap of $50 or less for items we would be responsible for. 2. The issue with the gardener was NOT resolved...they just refused to do anything about it. We have paid $1,000 in labor plus landscaping materials because we take pride in our home. Now that we are trying to terminate the lease early and find new tenants, the owners will not assume responsibility for the gardeners even though we did not sign an amended lease agreement taking responsibility. I would strongly suggest not using this company or rent from a landlord that is. We pay our rent early every month, we keep our home immaculate and are not regarded in a manner that is consistent with the condition of our home and the improvements we have made while living here. We have communicated with Sally, Hunter and Jarrod, between the three of them, nobody could read and email, gather accurate information and follow up in a timely manner. My advice...find a property manager who cares for all parties involved.

His staff is courteous and efficient, responding to complaints in a timely manner. The subcontractors he has used have been extremely courteous and professional. As an owner involved in managing my own properties in Los Angeles County, I have only positive things to say about my experience with Don and his staff in regards to rental management. As an aside, the vacation renters that I have met here have had only terrific things to say about their experience with Abrams Coastal Properties in regards to my property.

    One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

What's missing from your response is that confirmation of $4,000, which we have in writing. From the start, our only goal was to see if there was reasonable flexibility. An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed
