Las Brisas is a great place for a starter apartment. They have a very helpful and responsive front office & maintenance team, everyone has been wonderful and supportive. There is someone working 7 days a week, and they always try to work on a solution to your problem as best as they can. They're a highlight to this place. I've found Las Brisas to be a respite, a corner tucked away in San Bernardino, with access to many of the wonderful coffee shops around and 2 nearby Planet Fitnesses. It is 5 min away from ARMC for working professionals. The complex is single story made of older apartments, but rest-assured the management team is constantly working on the property to make sure it is up to date, and they take your concerns seriously if you think something needs to be updated in your apartment. I would say the downsides you should know about is the limited parking space, sometimes if you have noisy neighbors you may need to wear earplugs to sleep, and some neighbors aren't as cleanly around the grounds as you'd like them to be. We also have stray cats that like to hang out on our grounds but they are harmless, and that is more a general San Bernardino issue (County Animal Control is aware and is sometimes seen on site). All in all, the rent is reasonably priced compared to other complexes in the area, this is California after all, and they often run promotions for signing bonus. Despite what people might say, I have kind neighbors that say hello, see many families with children living their lives here or working professionals that stay to themselves. Even with the few cons, I still give this place 5 stars, and think it can be a calm and stable place to get you standing on your own two feet. Lots of trees and grass, studio apartment is spacious enough for me, and is doing the trick at this stage in my life. Thanks Las Brisas for taking care of me! read more

This place needs to be condemned! For real. Over $1500/month for a s***hole studio apartment in THE WORST part of Colton. My building has a hole in the side of it I've been asking them to fix for over 2 months. Trash everywhere, roaches, barking dogs all night, the list goes on and on. Management changes monthly and nothing gets done. They will show you a model apartment in the front of the property so you think that the apartment that you'll be renting is nice too. Don't fall for it. I will be reporting this place to the city for code violations. Drug addicts, trash pickers, and gang members have infested this place as much as the roaches. There are no security cameras and a ton of crime (the apartment next to mine was shot up in the middle of the day by gang members.) Funny that they put park benches and dog crap bag holders (which nobody uses btw, so there's big piles of dog s*** to step in all over) though all around the property like that's going to make it look nice. I've rented here for a year but only because i can't afford anything else right now. I find bugs in my home everyday. The parking arrangements are ridiculous if you have more than one car. You have to get a temporary parking spot every 3 days and the office still wants to give you a hard time. Liz specifically wants to be rude and likes to belittle you. They apparently can come into my apartment whenever they please but thankfully i set up a camera now. Again with the parking, they are the narrowest parkings you'll ever see, my car got hit and i can assume the rest of the dents are from people opening their doors. After 6 years my time at Las Brisas has come to an end. The first 3 years wasn't the best, the neighbors were a lil sketchy and the leasing office management SUCKED. After a management company change some serious updates came about and the new management company really started taking some ownership over the complex. Couldn't complain too much for my first apartment except the walls are a bit thin but Las Brisas are really old buildings so you really feel the dated engineering and architecture. Raymond at the front leasing office was exceptionally professional and Frank was my favorite maintenance guy. Elizabeth, Raymond and Maribel are great staff always willing to help and take concerns and communication seriously, other than noisy neighbors and probably a better parking system this is an okay place to start renting on your own. Prices are a bit high , but from what I heard of what it used to be before I belive they have been upgrading this complex little by little. read more

STAY CLEAR OF THE WORST APARTMENTS IN COLTON . Management is extremely rude & master mind slumlords. Nothing ever gets fixed , constant pet issues, break ins , maintenance issues , rent issues. Nobody is ever in office to provide any type of help there always on "break " . They have the most ridiculous communication rules for the rent to be 1600+ for a unit w 2 windows 1 door. I was living here for a yeah and moved out December. They have tried to rob me for my deposit making up false "cleaning and damages " for fees and refused to call me back when I contacted them about it. We are moving in on Tuesday, the apartments are very nice, some are a little run down. Prices are amazing. There is a deposit fee of $800 they don't tell you about. That is a standard fee but if you have pets it's more. they are SUPER hard to get ahold of if you can you should message the owner of the complex. The holding deposit IS refunded if you aren't accepted if you are, they deduct it from your rent. Super sweet ladies at front desk!!! Electric isn't included in utilities!!! read more

Apartment complex is nice but what they don't tell you about is that you only get one spot for parking. So good luck if you have more than one car in your household which mostly everyone does considering the neighbors all have more than one person living in their apartments. They have " office parking" which they say is visitor parking but it's not because you're not allowed to park there from 7am-7pm , which is basically all day. So then you have to park your car 10 minutes down the street somewhere you can find parking. And not to mention there are only 3 "office" spots anyways so after 7pm they are already taken up. This complex really needs to get their parking situation figured out because I don't even want to live here anymore because of this , it's stressing me out. And if you do park there during those hours they will tow your car no problem. read more

If I could give a ZERO I WOULD! Go rent somewhere else, this place will take your money and do absolutely NOTHING about your complaints/concerns. For starters: this place is full of roaches, the walls are super thin to the point that you could hear people's full conversations as if you were in the room, maintenance is a joke, parking is ridiculous (you will probably get your car towed), crack heads running around with machetes (obviously unsafe), mold is all over the bathroom and closet, MANAGEMENT CONSIST OF IDIOTS, and they will charge you $600 to repaint walls that are not damaged due to "fresh paint for new residents" so don't expect your deposit. This place is absolutely awful, your utilities will always be shut off due to constant "maintenance" around the complex so enjoy being without power and water for 8 hours at least 2-3 times a week. They also waste your money on stupid "fixes" around the apartments when they are still just as crappy before the "work", prime example is when they "upgraded" the outside to make it look nice but didn't bother to fix the inside of the apartments such as my backwards bathroom vent or the short circuit that rendered half the apartment unlivable for about a week and a half. The "maintenance" blew the fuse box to my WHOLE APARTMENT DURING THE SUMMER AND LEFT US WITHOUT AIR CONDITIONING which was great. When I lived her the air circulation was so bad that I had allergies and sinus issues due to the mold, reported it to management and they didn't care. If you see this review, RUN! read more

I was gonna wait until my lease was up to write this review but I don't think it really matters. To start off the worst part of this place is the front office staff. Donna doesn't answer the phone. I will call it right in front of her 10 times in a row and she just ignores it, so there is no point in calling the office. She is straight up lazy. Maybe that's why it got so bad she can't bring her car cause the tires kept getting slashed. Sandra the Manager is very rude and would rather tell you "Figure it out" than to help SOMEONE PAYING TO LIVE HERE to learn things on the App when first moving in. They have hours posted for the front office, but they choose to close the office as they please or not show up at all. Maintenance crew is literally amazing. Shoutout to Michael and Jonathan for getting things done around here. Every time new people come around and ask for my opinion I automatically tell them about the roaches everyone complains about having (I haven't had this issue but neighbors have told me about it multiple times). How there was a body in an apartment for weeks and no one knew (Donna told us). How there is a couple who likes to get drunk and argue every other day and you'll walk by seeing them passed out drunk in chairs outside their door or physically fighting with cops when they show up. How bums/crackheads walk through day or night to go to the dumpster. How our security guards show up drunk yes both of them (In the Ford and the Nissan) to the point one of them was throwing up in the bush by the gate. How they want only 1 car per apartment and if you have more than that they get towed (They sent out a survey to ask residents if they want to pay $50-$100 more for a 2nd parking spot). DO NOT MOVE HERE. Avoid this place at all cost if you can. read more

OMFG IM SOOOOO HAPPPYYYYY I MOVED FROM HERE !! Donna the front manager broke my tenant and landlord law she gave out my personal information phone number, Apartment number and income information! I will be following up with that issue but on another note ! ROACHES ARE EVERYWHERE! Random homeless people that come and break into the laundromat and are always in the trash cans my house was broken into in unit A-44 I had to threaten code enforcement twice due to my neighbors feces was coming out my shower and my bath tub and toilet and they weren't trying to help fix it til I called code enforcement to come and take pictures... after my house was broken into they didn't want to help with that either til I let them know I will call code enforcement cause I can't live with a board on my window!!! You pay for parking you pay for everything nd it's not worth it. DONT MOVE HERE ! This place is horrible. The walls are paper thin. You can hear everything your neighbor is doing and they can hear everything you do. So if you like privacy this is not it. Beware too they just might move someone in next door who is running a hair salon out of their apartment so the noise is never ending. The front gate worked maybe 6 months total of the 2.5 years I lived there. They are making exterior upgrades to the front so that they can keep upping the rent but it is really just polishing a turd. My heater/ac died in November and they chose not to replace it until February. It is getting over run by homeless who have set up camp outside the fence but come scouring through the trash all day and night. Watch your step because the residents don't clean up after their dogs. Well now that the management has commented that they would like to address my concerns I have to ask why they chose not to address my concerns when I was writing emails to them about my concerns. This is a desperate attempt to try to save face in a public forum and pretend as though they care. read more

I moved here on June 2022. I'm just glad that we got approved from here cuz we needed a place to stay ASAP. The apt is overpriced for a small thin place with 1 assigned parking (oh and also have to pay for that too, the parking) why? Then there's roaches everywhere. Even if we clean everyday, it's freaking gross, you can't even like lay or sit on the floor without thinking there's going to be roach next to you. Then there's neighbors who has pets and let their pets outside without leash or picking up their pets POOP! I have a neighbor that let his dogs ran around outside without leash and bark at me! Then there's homeless people live in the bushes or tree next to the gate, y'all need to take care of that cuz it looks very trashy out there! The property management NEED TO TAKE CARE OF THIS ROACHES IF WE'RE PAYING FOR PEST CONTROL, AND NEED TO TAKE CARE OF YOUR TENANTS PETS SHITS EVERYWHERE THE GRASS! No one want to step on dog poop's. This has to be the most disgusting place to ever live . It has the most roaches I've ever seen in my life it's fucking gross. There is roaches in every corner of the place. They would chew through walls and hide in every corner possible. you could never leave food out unattended because it will get infested within a few minutes. They would even be in the oven and the only reason they wouldn't be on the food we cook in there was because we preheated the oven and probably cooked a few dozen roaches. there is colonies of roaches within this place and the stupid managers couldn't care less. they use the cheapest pest control possible AND ADD IT TO YOUR RENT just for them to make you move everything out of your cabinets for a couple hours and then you see double the roaches as before even weeks later. I had to dust my daughter bed every night before bedtime otherwise who knows how many she would sleep with. My girlfriend got one in her ear and we had to go to the emergency room. There is no type of ventilation in the bathroom so the roof gets covered in mold and the bathtub just gets painted over but after a month or 2 of showers it starts to peel off. They would shut the water and gas off to do "maintenance" with no warning so your just fucked until they decide to turn it back on. I wish I could give negative stars this place is a good home for the millions of roaches living within but that's it I DO NOT RECOMMEND THIS TO ANYONE EVER. There was cats and cat shit in every corner of the place and they would trap stray cats in the ceilings and leave them to die in there. a whole family of cats including newborn kittens made so much noise in my ceiling for weeks until it just started to smell bad. Management is a joke they just want their money and when I told them I'm not paying them rent that I "owe them" all they could say is that we have to pay. I asked the manager or whatever she is to come check out the disgusting apartment and she gave me attitude and just said "fine" like a final walkthrough isn't necessary.
