I am a landlord and had the displeasure of dealing with Laurel Property Mgmt. I terminated my contract with the company because they charged me for tenant's destruction of my property (despite the fact that I have proof of the tenant's fault). Laurel would not uphold the lease terms which stated tenants responsible for damages, instead charging me, the landlord for their destruction. This included appliances and a garage door. Upon moveout, there is over $11,000 in damages to my property from smoking, filth, a door being kicked in, a garage door being destroyed, and neglect of a leak not being reported to me and landscaping not being maintained. As a landlord, I caution you to not use this company. They will not respect you as an owner, not uphold the terms of your lease nor will they care for your property the way a good property management company would. When we moved into our place it was very dirty and unpainted. We purchased paint and painted the place with the agreement from Annette Tallbull that we would be reimbursed, however when we inquired about being reimbursed they told us that it had not been approved by the homeowner and they would not pay us back. Maintenance people would come by without notification. Eventually the homeowner wanted to sell the place. We were told we needed to leave so that the place would sell. Two months after leaving we have not recieved our security deposit and we now see that the place is back up for rent for $325 more than we paid originally. When we asked about what happened Annette Tallbull was rude and blamed us for the place not selling. I only have experience renting from LPS and therefor this only a review of LPS as a rental management company and does not reflect their real estate operations. read more

If I could give NO STARS I WOULD. These people pray on the booming rental market in golden. Went in a week before move out date asking if I needed to do take any special steps to make sure I got my full deposit back. They said it needed to be professionally cleaned and they needed an invoice. Got the house and carpets clean professionally. Turned in the invoice on my move out day and told me it was to late. Never a late payment in two and a half years and pro active about making sure the house was nicer when I left then when I came in. Annette is a very rude person.. Rented from them for 3 months. Although we left the apartment in objectively better condition than when we started the lease, they kept $350 of the deposit because, among other claims, the bathroom sink needed caulking. The handyman "receipt" had no date, no hours worked, no contact info. We emailed Laurel Property a few times to argue our case and ask for an explanation...no response. So we filed in JeffCo small claims court, served them, and they mailed us the $350 in two days, avoiding an appearance in court. No, I'm neither a jerk nor an attorney. Good luck! read more

I originally called to set up an appointment to view an apartment that I was very serious about. I wanted to be sure that I was the first to view the property so that i could be the first to make a deposit. I even inquired about filling out an application beforehand to expedite the process. I was told that I would be the first to view the property, and it wasn't a problem. Shortly after this phone call, I was called back and told that "something had come up" and that my appointment had to be cancelled. Having already made arrangements for time off work this was pretty frustrating, but we moved the appointment a day earlier, all seemed well enough. The next day, I received a call 2 hours before the scheduled showing to inform me that our appointment was cancelled and the property was rented. I was later explained to that the property was being rented to a current Laurel tenant, so he had priority. When I said that I was "disappointing," Annette responded with "well I don't see what's so disappointing, that someone else has priority?" When I told her that "I was disappointed to have my original appointment changed," She said "well something did come up." Super helpful. While finding housing in Golden is difficult, working with Laurel Property Services is in no way worth it. In addition, I have been staying with a friend in an apartment managed by Laurel property Services. He has called 3 times to request maintenance on a broken stove. Nothing has been done. read more

I rented a condo from Laurel Property Services from June 2014-June 2015. Sondra was amazing, professional, and without a doubt an advocate doing everything within her ability to make my experience living there positive. In particular I struggled with a loud upstairs neighbor who was an owner. Sondra acted immediately every time I sent her a complaint and addressed it with the HOA. What I truly appreciated was the transparency she provided by forwarding the communication between her and the HOA so I knew what was happening and how things were being address. Must say at first I thought this property management company was slacking. In the end they certainly made it up to us. Here is my story- We rented a property in Denver (their only property in Denver) so of course it took longer than expected to receive maintenance. At the same time the delay of maintenance and poor communication WAS NOT LAUREL PROPERTY SERVICES FAULT. The homeowner leasing the property through LPS was extremely difficult to deal with and they did their best to service us to the best of their ability through the entire process. We received email correspondence and friendly service at the office even if we didn't always get a call back. I have used Laurel Property Services for about 6 years to manage a single property that I own in the Golden area. I have been very pleased with the service I've received. Thanks to their automated portal, I receive statements in a timely fashion. LPS stays on top of all maintenance issues, and they do annual walk-throughs to ensure the renters have not damaged the property. Unfortunately I cannot give this business less then one star. This has been the worst rental experience of my life. I have always paid my rent and other bills on time. I am a quite married woman who lives only with my husband. We have been treated horribly by the company, employees and even the owner of the company herself. They do not properly maintain or fix any requests in a timely manner. They do not notify the tenant when maintenance will be done. They have several times sent workers into my home while I was not there to work on something and did not notify us at all. The only reason I knew there had been someone in our apartment is because there was trash and wood shavings all over our floor around the areas that were being worked on.... every time, despite our repeated pleas for notification. The owner just today told me if I had a complaint I could send it via email and that she refused to talk to me in person though I showed up at her office to discuss our issues. We have emailed every employee regarding our several issues and not one of them has been recognized or fixed. RUDE AND UNPROFESSIONAL BEST DESCRIBE THEIR CUSTOMER SERVICE. WORST COMPANY EVER. Annett Tallbul is the rudest, most deceitful, and greediest person I've ever met. We rented a high end unit (rent was in the $2000s) and expected decent service from this company. First day in the condo, there was no hot water in the unit. We call for maintenance on a Friday evening and were told to wait until Tuesday. In the meantime we were told to use the golden community center if we (me and my family...including children) wanted to take showers. It all went downhill from there. Don't be shocked if your rent is increased annually by more than 20% after your lease expires (ours was increased by 25%). Stay as far as you can from this agency. The staff and operators of this company are so incredibly rude and unprofessional, you cannot even believe it. I rent a house with a few other girls and we are quiet, timely tenants. We have been accused of everything under the sun, including hiding some man in our house that was living there without being on the lease (a FALSE accusation) and threatened with eviction multiple times. Random mid month charges that only get explained/removed after multiple inquiries have happened at least once. Emails go ignored and good luck trying to get them to fix something if it breaks. The only bright spot is that we figured this out before we'd given them any money aside from an application fee. With 10 years of stellar rental history, great credit and being an actual polite adult, I would expect more from a potential landlord than being laughed at when inquiring about a property. Initially, the company seemed like an actual caring company, assisted me in finding a place asap. But soon after, it was apparent how much they don't care about their properties or tenants. My entire building had cats living in the ceiling and could be heard running around. I even had a kitten fall into my unit from the ceiling... When I had initially moved in, yes it was filthy but the previous tenants had just moved out the previous day. I did not stay the full extent of my lease... Moving out early is where the clear problems with the company appeared. Their forms are extremely out of date. I tried to follow the instructions given to me based on the forms and early release I had signed, but there were numerous other steps and procedures that I was not informed of and instead punished for... Annette Tallbull was the most difficult employee to work with. She was extremely rude, never gave a straight answer, and immediately placed all the blame on the previous tenant(s) or myself. Almost immediately after I moved out, Annette began showing the place without inspecting it herself. Honestly, if she had inspected it and asked me to comeback to fix or clean something, I would have, but no. Instead I get yelled at and blame for all the issues with the unit, even ones that were years old. Who doesn't inspect their own unit before showing it? I recently received my final statement. They charged me two separate amounts of rent for my final month and withdrew both... I am currently disputing this.... Also, the rent for the unit I left was raised about $125. read more

I agree 100% that this rental company is the absolute WORST! They repeatedly walked into my apartment without any notification. Most of the time when I was gone but when I came home there was a mess from their "fixes." One time they walked into my studio apartment while I was sleeping to show the place. Instead of calling me or leaving immediately once they saw me sit up in bed, she just left he door open and let the interested tenant look around before closing the door and not apologizing. Their "handymen" were far less than handy or professional. Duct tape was their choice of "tool" to attach our dryer hose to the dryer, patch a wall and stick the linoleum floor back down. There weren't even any smoke detectors in the second two story place I rented from them and they said they weren't going to pay for one to be put in until I threatened to report them. The most unfortunate thing about this business is that they rent out the majority of apartments in the downtown Golden area and many students don't have much of a choice to rent from these awful people. They are very rude, don't make proper repairs or repairs on time and charge a ridiculous price for their run down units! Stay clear of this place or you may soon regret it! read more

I rented a home in Golden, CO from Laurel for just under 2 years and it was the worst rental experience I had ever had. The staff was rude and acted like I was the scum of the earth. The house was in serious disrepair and they refused to do anything about it. Several rooms in the house were missing carpet when me moved in, and I had to contact them repeatedly to get the carpet finally installed. When we moved out they said that we had ruined the carpets and they charged us nearly $2000 for new carpet in the entire house. They sent maintenance people over to the house without notifying me, and they sent them way later than they should have (for example, the guy that was sent over to turn off the swamp cooler did not come until after the first freeze and then there were busted pipes in the system). Also, they told me my dog was a german shepard (he's not - he's a black lab) and that I would have to get rid of him or move. I sent over vet records proving them wrong, and then they dropped the subject. Upon moving out, they nickel and dimed us. In all of the years that I have been renting, I have never not received my security deposit back, LPS claimed that I owed them over $350 when I moved out. I disputed the charges to their "board" and they basically told me "too bad so sad" and continued trying to charge me. I still have not paid them and I have not seen anything on my credit report regarding these charges. I strongly recommend NOT renting from these folks. Renter BEWARE!! read more

Laurel Property Services is chalk full of the most ungrateful bowl haters this side of the Mississippi. Here's my story: It was a fateful gloomy Monday mid-afternoon. I was strolling down Washington Street minding my own beezewax, when I benevolently noticed Laurel Properties Services was at dangerous bowl deficiency levels. Lucky for them, I had recently finished a delectable omelette in, wouldn't ya know: a bowl. Wow. Being the caring, bowl-loving human that I am, I entered their residence having only the best of intentions. I placed that radiant bowl that would eternally relieve Laurel of their low bowl supply on the front desk. This monumental happening had me choked up, and I was unable to make even a morsel of a sound to the woman inside the building. As I fulfilled their bowl wishes, the woman couldn't even muster a measly thank you as I exited the premises. I will NEVER, as long as I live, return to Laurel Property Services bearing any sort of bowl. Laurel lost a friend, lover, and future bowl-sharing enthusiast that day. That is all. read more
