my experience with Dakota Property Management--particularly with Samantha--has been extremely disappointing and unacceptable. For months, I've dealt with serious habitability issues in my rental, including: No heat for over a week during winter (October 26 - November 4, 2024), making the home unsafe to live in. Because of this, I couldn't even have my child stay with me during scheduled custody time, as I refused to expose them to temperatures in the low 50s inside the home. A fireplace that was disabled by maintenance and never repaired or turned back on. Repeated dishwasher malfunctions that left me without a working appliance for weeks--despite paying over $2,500/month for a home that was supposed to have fully functional amenities. A broken microwave reported back in August 2024 that has been ignored for over seven months. A refrigerator leak that caused damage to both wood floors and the basement--which has never been inspected, raising serious concerns about mold. I even had to bring in my own floor blowers because Samantha refused to address the issue properly. Despite reaching out multiple times and following up consistently, I've been met with either silence or endless delays. There has been no serious effort to resolve these issues or offer any compensation for the unlivable conditions I've endured. This isn't just poor management--this is outright neglect. I would strongly caution anyone considering renting from or working with Dakota Property Management to think twice. If you expect basic professionalism, timely communication, or even minimal property upkeep, this company will likely let you down. read more

Absolutely horrible! Words cannot adequately describe the most awful experience I've ever had as a renter. Upon move-in the house was full of grit and grime. I stayed in a hotel my first days of renting the home because I was too afraid to stay there. I had assumed a move-in clean would be performed before my first day in the home, and although they promised it had been, it most definitely had not. It has been one problem after another. Slow to non-existent response, very uncommunicative and made to feel like I was the problem and not them. It finally came down to me finding out about the Colorado Warranty of Habitability, and I suggest anyone who is living with management who does not fix or repair or clean a home seriously look into this protection for tenants. Thank God that in Colorado you don't have to live like this due to these slumlords! The owner of Dakota is a Air Force veteran which is even more horrid that he treats people this way. He is currently totally ignoring any and everything about the WoH, but I will let the courts handle this. All Dakota had to do is clean the home and repair what was required. The house was not registered as a rental in the city I lived in which was a requirement to rent that they didn't know about. They are now trying to charge me in addition to other fee's for house cleaning!!!!!! For new blinds that had been so old and crusty that they cracked when you touched them, and old broken closet doors that were on their last leg and would fall off the tracks if you looked at them crooked. The horrible thing is they KNOW all these things are wrong and they are still trying to charge for them. The WoH says you can get up to 3 times what they've taken from you, that will be $9k if all goes right. If you are low income you can get help with all of this. There are Colorado legal services that will help you. I cannot stress enough how you must follow the directions to a tee! Especially those involving dates. People like the owner Jason with Dakota Property Management and Agent Dan should be ashamed of themselves. I don't care what it looks like in pictures, if there is a property that Dakota manages, unless is it brand spanking new, don't walk, RUNNNNNNN as fast and as far away as you can!!! read more

This company is trash. They poorly handle everything and don't work with their tenants on any issues. They constantly raise rates and try to screw people over. They also make you pay a maintenance fee for a service that no maintenance person ever responds to. It's absolutely horrible and these people should never be trusted or be in business at all. Sad to say that Dakota failed us. Not only did they fill the property under their management with horrible tenants, they also failed to maintain the property with any care or attention. Once the tenants were removed, they were recklessly irresponsible about attending to the check out and the processing of the security deposit. I have had a very difficult with my property manager handling serious and necessary issues regarding the condo I've been renting out for the last 7-8 months. The condo is currently on the 2nd floor which is not impossible for intruders To attempt to reach. The window in my condo is apparently broken and it refuses to lock. I reached out to the property manager named brad and express my concerns about the window not being able to lock all the way and it's more of a safety concern for my family and I. After explaining to him about my concern for the safety regarding the window not being able to lock is exact answer to my concern was "home owners insurance should be able to replace anything missing". I was absolutely shocked when I was told that by someone I've been giving my all too. I've recently reached out to brad hoping I can get in contact with the supervisor or some type of higher up just so I can get my window fixed and live and sleep comfortably at night. Just for the future residents that plan on coming to Colorado or finding a nice place in Colorado please stay far far far away from Dakota property management it's obvious they don't care about your health of you or your family, they don't care about your belongings inside your house, all the really care about is the simple fact that you have your rent check each month and any maintenance you depend on Dakota to fix please don't depend on it. read more

DO NOT RENT AT THIS PLACE AT ALL COSTS!! I spent two years of sheer hell in one of the houses that this company leases out to renters. This place was over run with mice,had a broken dryer, and had a plugged up sink. The company tries to shed itself of as much responsibility as possible. If the dryer completely stopped working then it was up to the renter to buy a brand new dryer. Usually most rental places they replace these things if they are not abused and it is just normal wear and tear. The neighborhood I lived in was near the Denver Botanical Gardens which seemed like a nice enough area but I got broken into the house and robbed AND had my car broken into in the same year. The neighbors are a most foul bunch since they know you are only renters they don't have to invest their time in knowing and easily have a chip on their shoulder. Where does this company gets its nominees for renting out these houses? In the winter it was very drafty since the insulation had no work done with it in years. DO NOT RENT FROM THESE PEOPLE!! Maintenance has entered my apartment 3 times in the last 2 years, unannounced, without my knowledge or consent. Twice while I was out, once while I was home working. A blatant violation of our lease agreement given that none of these incidents were of an emergency nature. There are further details which make the offenses more heinous but I'l not recount them. Upon calling in a complaint I was met with indifference and hung up on, as though my complaint at their breaking of the lease was no big deal and my concerns were none of theirs. The owner of my particular building doesn't seem to want to spend more than a dime to fix anything. I've been waiting on new window screens for, quite literally, years. I'v made regular requests & the windows have been measured several times, but to no avail. Every summer there's a leak in my living room ceiling which gets a temporary patch that weathers and eventually fails. All my faucets drip (hot and cold) and maintenance has been here to check and set up repair numerous times, again to no avail. In one instance I had to move everything out of my closet to reach the pipes for the bathroom, again no one came to do the job & I lived with the contents of the closet in the bedroom for a couple weeks. I've been in this building almost 10 years. Dakota is the fifth agency I'v dealt with. They recently tried to give me only a six month lease so they could raise my rent more frequently. They didn't even know how long I'v been here. Also, I met the owner of the building the day I looked at the apartment and took it. Upon subsequent meetings throughout my tenancy he's grilled me like I was a squatter about who I am and what I'm doing here. This after I'd repeatedly told him my name, apt. number and that yes, in fact, we had met numerous times before. I'l spare you the litany of further details, Dear Reader. There are far too many to recount here. Suffice to say, I do not feel safe & secure in my own home, and it is clear they do not care about anything except money. These guys are slum lords. The apartments are not habitable, not up to code and dangerous. We are living in a construction site with two feet deep and one feet wide pot holes, fallen beams, protruding nails and safety hazards. If you can find somewhere else, do. I have been a renter for many years, and have never lived in such horrible conditions. They raise the rent every 6 month, which is annoying. The apartments are deplorable living conditions. The rental agency refuses to do repairs, and I am talking to the city building and code enforcement and lawyers. Do not live anywhere managed by this agency. read more

We have had a rental property in Colorado since we moved to Texas years ago. We have had family members and other property management companies manage our rental and honestly it was more of a hassle then it was worth.
