The lobby is classic, friendly concierge and doorman. It has 60 floors with views of the Hudson River, NY times building, Empire State Building and Jersey City. On the 31 floor is the community roof deck with a great view of Empire and Hudson River. Full gym with pool, sun deck, laundry facilities on 29th floor. The layout for the condos have stainless steel appliances, floor to ceiling windows, dark wood floors, very zen like feel. If you are able to afford it you should definitely check it out.

The people who staff the 24-hour attended lobby are always friendly, helpful and quick with retrieving packages from the (well-organized) package room. The HOA board members have open ears for any and all ideas for the building, which really makes a difference in creating a cohesive community, along with having courteous neighbors. The units here are spacious, with high ceilings and beautiful finishes. Oh, and one of the best parts? Every unit has its own balcony! Eastern-facing apartments have sweeping views of the New York City skyline AND the Hudson River. Could you ask for anything better? Well, there's more: A well-equipped fitness center, an extra large playroom for children, and a huge lounge with seating, kitchen and billiards table. Oh, and a giant outdoor terrace, complete with grills, tables and chairs for summer BBQing! Wanna get across the river to NYC? No worries there, either. The reason we booked a rental instead of a hotel was that we needed a kitchen because of a medical condition. Having a kitchen was a non negotiable and Julia was well aware of that. The first clue something was off was that Julia wanted the initial deposit directly in her account instead of through the reputable website we found it on. (never do that) The second clue was the day before we were to leave, I get an email saying, "um, I double booked your apartment and would you mind staying at a hotel the first night?" I said no, we signed a contract, and after a 12 hour traveling day we definitely need the kitchen. (Besides, who wants to unpack a family of four and then repack the next day, this is wasting valuable vacation time) Long sordid story short, I get a call after landing in NY and Julia says, you have to stay at a hotel and if you're unhappy about it then you can find another place to stay for the rest of the week. Huh? It took me months to find this, and now you're telling me accept being screwed over or walk. Welcome to NY! It ruined our first night in New York. Julia definitely runs a shady business and you are at her mercy. Once we were allowed to check in the next day, I was very underwhelmed at the apartment. The furniture was old, the floors were old, damaged and creaky, no window coverings for morning light, microscopic kitchen (fridge and microwave were fine though). Spacious enough for a family of four, but the sofa bed was uncomfortable for the two kids. There is much artistic license taken on the information/pics for website. On the last day, I asked if we could be compensated for having to stay in the hotel the first night. Julia said absolutely not, and we went back and forth for a couple of hours (fun way to spend your last vacation day) and eventually got her to take 200 off. (the 1 bedroom unit rents for 800 a night). What a hassle! The location was nice for Central Park and the Museums but inconvenient for everything else in Manhattan. You will be spending a lot of time and money on taxis or subway. Stay in the West Village, quiet, lovely cafes, beautiful meandering streets, great shopping and close to everything. I do not recommend this vacation rental due to the bait and switch tactics of the owners and their lack satisfactory resolution to a problem caused by them. Buyer Beware!!

Reviewing the Petit Charmant Flat (Basement Unit) The good:…read moreposh location; 3 short blocks to subway, 1/2 block to Central Park, 2 blocks to Met Museum and many very good restaurants and coffee shops. Grand lobby, high ceilings. The unit we stayed in was the Petit unit in the basement and the only way to get there was the creaky, small elevator. The queen sized bed was comfortable for 2; albeit it was crammed up against a wall so my wife had to crawl over me to go to washroom at night. The micro-kitchen was appointed with microwave, fridge, toaster, teapot, cutlery and pots and pans. The hostess, Julia, was helpful and accessible 24/7 as she lives in the penthouse. The maid, Ana, was very efficient and friendly. Bathroom had shower only, very tiny corner sink and only 1 person fit as only 5 x 5 feet. The bad: the unit is described as 377 square feet and 11.5 feet ceiling. Someone cannot measure: this micro-unit is about 190 square feet and the ceiling is 8 feet. The ugly: the unit is TOTALLY BELOW GROUND. The windows start 2 feet above the floor and go all the way to the ceiling; this is to allow some light to filter in. The very tight feeling is this unit was partially relieved by fully opening the sliding glass windows and having the drapes fully open. The view from the basement window is the window well's view of the oil tank and under the cement and brick entrance stairs to the townhouse. Most shocking was the fire-escape plan: leave your unit via your door, enter furnace room and walk to far side, push fire door open to outside under stairs, walk to elevator platform, push button and ride platform up to street level. In short, this unit was likely a pantry or storage room of a large luxurious townhouse that was converted. We checked in and immediately told Julia the room was claustrophobic for my wife. Regrettably, the other units were booked for the night but she did give us the main floor unit (not seen on her website). Much larger room with fireplace, full kitchen and 3 piece shower washroom. The unit was spacious and the queen size bed was reasonably comfortable but not as good as the bed in the Petit Charmant. The kitchen was fully furnished and the stove and fridge worked well. I believe it was the utility man's on-site accommodation who was away which worked out fine for the remaining 4 nights. Wifi worked well and was fast. Julia gave us the main floor unit for the same price as the basement unit; we were prepared to leave if we had to stay in the basement Petit Charmant. Julia did show us the Grand Loft and European Unit; very bright and clean but double the price. I would only consider the upper units (Grand Loft, etc) if I were to stay here again.
