    I got my first house!! If you have a unique financial situation, they are the ones to call! I am self employed and run my own payroll, and because of that, all traditional loans would only count like half of my income. Shant at LBC (working closely with Kevin and Alex) was able to get access to a unique loan program that utilized all of my income - all of my hard work!! WE DID IT! I qualified for almost DOUBLE what 3 other loan officers told me. I didn't think it was possible, but LBC Mortgage found a way. Other than having access to over 80 lenders and unique programs, they definitely had what other companies lack - a drive and passion to solve the riddle. Communication was beyond my expectations, responding immediately all the time. Shant was happy to educate me on the process, answer any questions, and act as a borderline therapist when the sellers were being difficult. I'm now settling into a beautiful HOUSE (not a tiny condo). Also, he really pushed hard to find me ways to save money, find extra credits, and make this massive purchase feel completely within budget. Between his efforts and my realtor (who he was also in close communication with, taking the pressure off me), I had virtually no closing costs. I never thought I'd be raving about my mortgage broker, but I am!! It all started with a low pressure phone call, so I highly recommend just give em a call and see how you feel. They are awesome!

This management company has also been suspected of misusing funds as as well as failing to provide and/hire someone competent in maintenance, gardening/landscape upkeep, and repairs for each respective area. Instead, this company has been known to "hire a landscape professional/maintenance worker who is a family member of the manager if this property management company. Since this person is not qualified to make repairs, is not professionally trained in landscape maintenance and safety, and is not an experienced or qualified individual for maintenance and upkeep of the outside area, this has resulted in failures to complete regularly required maintenance/work to ensure proper care that allows for the outdoor property to be properly maintained, including work that should be done regularly in order to prevent extremely costly damage to the property when regular and proper maintaining of the property would have prevented major damage. Lastly, this company has ignored repeated requests for repairs, fails to respond to email requests and does the least amount of work they possibly can while telling others they have gone above and beyond, then providing false information. Avoid this magenta company at all costs if you know what's good for you!

Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.
