They were great (especially Chasca) but as soon as they stopped being my HOA, they continued to Bill me and won't refund me. They should've ceased all billing when they stopped providing a service. Instead they had me double pay(1 from Onit and thr other from my new HOA). This company is dishonest. Hate to say it, but you don't bill people when you don't provide a service. This company regularly fails to address requests for repairs, fails to communicate, fails to be available when you need them, and Erik Mendez will continually claim he is working on something or has done something, when nothing ever actually took place. This management company has also been suspected of misusing funds as as well as failing to provide and/hire someone competent in maintenance, gardening/landscape upkeep, and repairs for each respective area. Instead, this company has been known to "hire a landscape professional/maintenance worker who is a family member of the manager if this property management company. Since this person is not qualified to make repairs, is not professionally trained in landscape maintenance and safety, and is not an experienced or qualified individual for maintenance and upkeep of the outside area, this has resulted in failures to complete regularly required maintenance/work to ensure proper care that allows for the outdoor property to be properly maintained, including work that should be done regularly in order to prevent extremely costly damage to the property when regular and proper maintaining of the property would have prevented major damage. Lastly, this company has ignored repeated requests for repairs, fails to respond to email requests and does the least amount of work they possibly can while telling others they have gone above and beyond, then providing false information. Avoid this magenta company at all costs if you know what's good for you! read more

For six years I've I've been trying to resolve a check that they lost. A check that I was charged for. A check that never was sent back to me as uncashed. They just keep throwing late fees on in late fees on and what was 200+ dollars is now close to $6000. I got the president of a realtor organization who contacted them with proof showing them that I had made all the payments. They refused to speak with him. they weren't interested in resolving. They were leaving that up to the collection agency. This is the second time they've turned off my water for a day and a half without notification. And they say that they are giving me a courtesy by returning my call when I call up because I have no water. I leave them zero stars. They there are a liar, thieves, and cheats in my personal opinion. read more

Erik has no clue what a property managers job is and he is allowing a board member to run the association without other board members imput, or I imput from the homeowners. Towing vehicles and trying to rent parkin spaces that are deeded to units saying they are HOA property. She harasses certain homeowners continualply, but doesn't take care of her own property. Do NOT hire this company. ONIT Property Management will ignore your problems, emails, phone calls for months but will readily take your money. ONIT will pretend that you, your property and your concerns do not exist. Basically, all you see from them is the envelope with the monthly amount to be paid. They are not even able to take care of a simple issue but will football you from one person (proudly called "Community Manager") to a "Supervisor", who will ignore you as well. Erik Mendez, the principal at ONIT Property Management seems to be a nice enough person but when your HOA needs a solid management company, ONIT wasn't particularly On It. Our HOA has 134 units and we may have been too big for this small company. They missed the mark on a few major deadlines which resulted in detrimental outcomes for the entire HOA. Completely unprofessional. Reports of phone calls to Erik received rude responses. ONIT only lasted less than 1 year before they were fired from Warner Woodlands Townhomes in Woodland Hills. The purpose of Yelp is to share information regarding your experience with a business. If a business under-performs, other consumers should be made aware as well as the business itself to help them understand where they fell short. read more

BEWARE: We paid for ONIT's full service management and got very little service in return. We had to leave them after six months because they were doing such a bad job. They did not pay our gas bill or our maintenance company's invoices for the 6 months we were with them. Erik put on a good show when the board met with him, but soon after he was not responding to emails, calls from residents, or reports of leaks. They wanted us use an online system to interface with them, which was confusing, slow and not user friendly. They were aggressive to our trusted vendors and we continue to find things they did wrong, or didn't do at all - like the very basic part of their job, paying our bills. read more

Where do i begin. This company is fraud and as someone that has experience in the business they are not following any of the rules for voting, special assessment or their team doesn't even know how to process payments correctly. They let our property to suffer financially and the property looks horrible! Lately all they do is get money from people during this difficult time! They have no money and yet want to install solar roof i have emailed them more than 4 weeks ago and Eric ( the company owner has yet to reply back) they are trying to pass an assessment and every step is wrong and not following the procedure or the Davis striking rule! If they were following all the rules i would get a reply from Eric saying this are the rules and they are correct. Do not let this company manage your property. Our HOA had a great working relationship with ONIT. Erik is very well-versed in all areas of HOA law, governance, and management. He provided excellent guidance on numerous occasions. ONIT's accounting team presents clear financial reports and promptly answers inquiries. Our primary contact person was Jon, who is responds efficiently and also knows a good deal about governance. Onit is the worst management company. Don't trust Erik or his staff. I was very new to being on the board. I was willing to put in the work. The boards biggest obstacle was our management company. My opinion of our situation was that Erik was our management company since 2019. 2019, a home reported water intrusion, and the proper steps were not taken. I believe Eric has a way of twisting the word to fit the situation and create the outcome he desires. He is unproffesional , and every word out of his mouth is to his advantage. There were steps taken to make it seem as though something was going to be completed for water intrusion , ultimately, that never happened. The excuse was that our HOA doesn't have the money. The excuse was that his is the time of COVID , nd we can't get to work done. The excuse was now there's no board (2021 to 2022 because not one home owner wanted to deal with Erik). The fact is that within 30 days of water intrusion , Erik should have filed a claim with our insurance company. 2019. We were within our 10 year new home warranty. It was clearly stated in 2019 that it was a balcony leak. He didn't do anything. Hindsite, his excuses left him with only basic services for our HOA. When our new board was put together at every step of moving forward with mold remediation, Erik and his office did nothing to help. I have emails of me requesting for Onits staff to call for proposals... I got crickets, no help what so ever. Erik used the fact against us that because we were a low income community. He explained we should be grateful and content, and he said to utilize the 10 year warranty would be to slap the hand the gifted us opportunity. Eriks responded to a review my neighbor posted Christina. T he stated he did us the favor by discounting our fees. He didn't discount our fee's. He charged us for the basic fees of paying our bills. His company actually didn't do that basic task on time or correctly. I'm sure Erik will have a response to my review of him and his company. He got the last laugh. Being the unproffesional person he he gave us a 30-day termination. notice which tied up our finances and repairs. Not to mention, the 30-day transition is a very short period to find a new management company. We have paid 21,000.00 in mold remediation. We have proposals for another 40,000.00 to complete our repairs. This could have been avoided if we had a property management company that took the right steps on behalf of our community's best interest. Erik is the wolf in sheep's clothing. Him and his company are unreliable when the going gets tough. On the surface, when he is quoting code, he appears to be impressive. Don't let him intimidate you. He is a vendor that your HOA has hired. His actions should be guided by the board. read more

I am very disappointed and angered with the service our HOA has received from Erik Mendez and his company.  He does not return phone calls nor emails.  I have for the past month and a half requested attention be paid to our broken intercom which has caused and continues to cause a lot of issues, with packages from UPS not being delivered, because they can not call the units, us having to go out to let people in, when we have guests especially during these rainy season,  but NOTHING has been done about it.  During the first meeting with the homeowners and board, Erik talked a good talk, but his actions have not shown that he is, who he claims to be, nor his company.  He doesn't have the decency to pick up the phone and call me back, or email me back about the countless emails I have sent.  I will not recommend that you hire him for your HOA! read more

Recently our condo attorney recommended we consider Onit Property Management. We invited Erik, the president and owner of Onit, to meet with us and give us a proposal to manage our 24 unit condo. We also invited several other management companies. Erik was delightful. He had impeccable credential. As did his wife, the CFO of Onit. Erik blew away the other candidates. He arrived early, walked our grounds, and met with us. He presented us with excellent suggestions on how we could improve our condo by spending less money. He listened to what we had to say. There is a nasty game that many property managers get into. They get rid of your present vendors and substitute their own. The new vendors hit you with huge fees. Not Erik. He seemed happy to work with the people we had and he offered solid suggestions on how to make the experience better. While other property managers presented us with proposals that seemed fine, we found many hidden costs. Not so with Erik. He also offers software that enables all of the homeowners to watch on a daily basis where their dues are going and who is writing the checks. For those who do not have computers, and yes there's a few of us, Erik will be doing mail outs. So far we are delighted. Of course we are at the honeymoon stage. Erik Mendez is the single least competent and pleasurable property manager, and maybe person, I have ever had the displeasure of working with in my entire life. He continuously skirted every single issue that I brought to his attention, refused to provide any transparency regarding issues we spoke about, and blatantly lied to my face on more than one occasion. I am so glad my building got rid of this absolute menace to society. Just to name one example of this behavior, his gross negligence and unwillingness to help me get footage of my scooter being stolen, as well as his noncompliance with the ongoing police investigation, I was without transportation for over a month because I could not file a claim with my insurance. I implore anyone who is reading this to steer clear of this man and his company. He is a con man and should not be responsible for a cardboard box let alone an apartment or condo. read more

Erik from Onit management is one of the most incompetent people I've corresponded with. His lack of management skills is only compounded by his inability to answer any emails or messages intended to reach him. Onit management will break into your unit and enter as they feel like without your permission while you are away. They will be rude and outright lie when confronted with email chains that reflect and prove their invasion of your privacy. They have no qualms violating tenants rights freely.
