Underpromised and over delivered! I was buying property in Palm Springs California to you it as Airbnb rental. Ever property I had to fight for with other buyers and every property sellers had multiple offers. I had no choice but to go with hard money loan. I called Lending Bee at recommendation of my realtor and spoke with Vladimir Isperov. I go pre approved the same day and I was assured that they will close the transaction in less then 2 weeks. Boris' team contacted me to "Buy" my property. For weeks they pushed to sign a listing agreement. When I said "No"... They then sent big bad Boris in who after 3 minutes on the phone told me, "To go F*ck myself", and to, "Go talk to my girlfriend". Whatever that means. He's not a professional. The reason why all the loans below are not funding is because he doesn't actually have any money. Plus all the "Good" reviews seems to be Russian names. Weird right? Let me just start by saying if it wasn't for the Lending Bee, I would never have been able to purchase my most recent property. I was going through the process of getting a conventional loan and unfortunately, I was unable to qualify. It was getting close to the time that I would have been falling out of escrow and losing my intial deposit. I came to Lending Bee, and within days my loan was funded. I have since re-financed with them to take advantage of today's historically low interest rates. The process was quick, painless and I was informed of the status each step of the way. I have since referred many friends and relatives to The Lending Bee and will continue to do so in the future. They are great within the community and do the best they can to help as many people as possible. I know it's impossible to make everyone happy, but it doesn't stop them from trying. It's pretty obvious that the majority of these reviews are bogus, way to spot that out Yelp and filter all of the comments! If you are looking for a mortgage broker, I would recommend you stay as far away from Lending Bee as possible. I am not the type of person who writes negative reviews, but I feel the need to warn people about this company and how they operate. The lack of communication, professionalism and honesty throughout the 5 months it took them to get our loan funded was beyond belief. We were referred to Lending Bee from another broker. Lending Bee initially went with a bank to fund our loan that was closing its lending unit (we found this out after a couple months) Our broker told us that the lender was finishing their pipeline and that we would have no problem getting it funded. We were extremely diligent when it came to their requests for bank statements, pay stubs, financials etc. and responded within minutes. We heard two more days until it would be funded at least 20 times. Over a month went by and our deadline for closing escrow was nearing. We finally got loan docs, only to find that the bank they were dealing with wasn't the lender, it was a company called LBC Capital Fixed Income Fund, which is also run by Boris of Lending Bee. It turns out; they had no intention of funding the loan. They just wanted to buy more time to find a lender who would fund it. Furthermore, the day the bogus loan docs went out, our broker left the country for a couple weeks without telling us. Almost 3 months later, a lot of stress, some nasty exchanges with Lending Bee and its employees, over $10,000 in penalties from the seller, and Lending Bee finally got a legitimate lender. In numerous phone conversations, they assured us that they would cover some of the penalties we incurred, but they never did. We then came to find out that part of the loan docs were filled out wrong and we had to come up with an additional 16k to escrow to cover their commission. They told us that they would give us a check back for part of that amount. We asked to get it that in writing because of how poorly they handled the loan and they sent us a release of liability form, which we didn't sign. It was such a poorly written release that no one in their right mind would sign. I could continue on and on with other misleading tactics Lending Bee used, but I think you get the point.. read more

We just bought a house and used Lending Bee to get a loan. After speaking directly to Wells Fargo, Chase and a few more banks we realized quickly that it wouldn't work for us. Getting approved for a loan is really difficult and lengthy process. Our agent recommended Lending Bee. We worked with Boris Dorfman and vladimir Rozumny. We got financed quickly, 10 days early for a Jumbo loan. Our offer was approved while we were on vacation and the process was really smooth and the communication was great. Our loan was 1/4% lower then what was advertised and what was promised. read more

Stay away from this company. We had a very similar experience as Peter G's negative review. Except with good credit. The Lending Bee was stringing us along and telling us that the loan is about ready to fund "Any day now". A 45 days later, the loan still didn't fund. They had mentioned that there was some missing docs. We had sent these docs 3 times. Then they stopped communicating for over two weeks. We finally decided to drop this company due to bad faith since after almost 3 months, the loan didn't fund. The best decision ever, thanks to "Peter G's" review. We went to a new company and they were able to fund the loan in 30 days. Upon canceling the Loan, the loan agent "Eugene B", for the first time in two weeks, responding back in a couple minutes sounding surprised. Note, there are 18 flagged (Suspicious) reviews for this site if scroll to the bottom of Yelp for this company. One of the 18 flagged 5 star reviews was from Eugene B. There is another 5 Star Review from "Eugene B" as well that made it into the non-flagged list. I don't know if this is the same person as the loan agent, but it is suspicious. If you do decide to go with this company (and I recommend not) please take the following precautions: 1. If the loan starts running late, please contact them daily to get status reports. If you feel it is going fishy, I recommend jumping ship and going to another loan company. Also, at the start of the loan, get a promise from them "In writing" of when they will fund by. Ask them if there are problems on their end, will they cover your expenses. Later, I did talk with Boris, the Owner of the Lending Bee, and asked if there was anything they could do to "Make it Right." This included, paying for the appraisers/Inspectors for the buyer and the cost of loss of Mortgage/HOA/Property Tax for the Seller. All Boris said that he would do is keep the loan open to see if they could close it. The loan never closed. read more

After my second transaction with Lending Bee I decided to finally write a review. For both transactions I used Iryna Dyakun. She was fantastic is walking me through the entire process and best of all everything played out exactly how she said it would. On the first transaction right before closing, the seller's agent and I spoke and he mentioned that his conversation with Iryna was a huge determining factor in his recommendation to his clients to go with our offer. Iryna was very proactive in getting missing data by going on state web sites, etc... She was on point in everything she said and did. The only issue I had during the first transaction was the finance company delaying the funding by 3 days. It caused some headaches, but again Iryna and my agent both worked together to make sure that the seller's agent and seller were aware and ok with the delay. At the end, we got the place and a good rate with it. I attribute a large portion of the success of our transaction on the efficiency and determination of Lending Bee and especially Iryna. read more

I was looking for an investment property for quite some time, and in today's market especially, if you see something you like you have to jump on it. When I finally found the perfect property, the agents and Lending Bee helped get my offer approved. Unfortunately, the bank took their time in the processing of my loan. I had removed my contingencies and the closing date was rapidly approaching. Meanwhile, there was not much progress being made on the loan.
