We hired Leavitt back in Jan 2023 for our eviction case. They are very quick and very fair priced . Unfortunately our case took almost 8 months to be done . Kayla from Leavitt is extremely responsive. Her communications was top notch. She went to court for us, and showed up for us when the constable came out, helped us with getting a locksmith. Kayla answered our questions timely and quickly. She is very straightforward and strictly all about business. Nobody wants to be in the situation where tenants don't pay and don't want to move and keep your rental hostage, it's a very painful process but we are glad Leavitt was there for us every step of the way. read more

You will want to read this in full, its NOT a good review...Congrats, Leavitt evictions is a 12 year old child who stole 3 extra weeks from my business being back on track to make money after eviction is ordered.... Dec 2023 an "F-U" to my face from this company. Basically, I was advised to wait 3 weeks to post a 7day notice so I could combine two months of rent instead of one. Apparently I asked too many questions during that time because each response got worse, with them knowing I was new to evicting people from my property. They literally, no bs, (after posting the notices at property,) sent me the most rude email formatted like bottled up "angry feelings??" I called the person out for being so nasty when they coulda just not responded if they were sooo mad they had to be customer service reps for a job they chose to work at!? Then IN RETALIATION they straight up cancelled my case, refunded me, and said I will not be getting my certified proof of service for the courts/judge. (Evictions are time sensitive so I basically was screwed middle finger to my face after taking THEIR advice of waiting 3 WEEKS when I could have got my notices sent in middle of December........) My mind was more than blown, congrats, Leavitt evictions is a 12 year old child who stole 3 extra weeks from my business making money after eviction is ordered....what scum can get away with this? Not her, I reported this company to clark county license board, CCBLEnforcement. Beware if you still choose to call this person, pay them $99 then "thanks for you money now stfu and leave me alone." She lived up to the infamous attitude people write about on here. They were rude whenever I asked questions out of concern for my safety and my house (I'm the landlord). They refuse to talk to the tenants because they claim to only represent landlords, which is fine, but they won't even explain what the notice was for and won't explain the legitimacy of the notice to the tenant. They also refuse to answer questions via phone call when there's an open case, but I feel more comfortable talking via phone or face-to-face about certain questions because I prefer that human interaction when I'm distressed. I found a different eviction place that is willing to explain the notices to the tenant if they had any questions/concerns, which is very much needed for my mental health. They are also willing to answer any sort of questions via email AND phone call whenever I have any questions/concerns. In addition, Leavitt's prices are higher than I thought. Could definitely find a cheaper place. read more

We have used Kaila twice now for evictions. The first time the tenant refused to leave after the lease was up. The second time the tenant stopped paying and communicating. I will say from experience that the eviction process can be tedious and is definitely not fun. However, Kaila was able to walk us through the laws and processes both times. She is well versed in Landlord/Tenant law, very knowledgeable and you can tell she has lots of experience dealing with problem tenants. I read the reviews and did notice a trend of people saying she is rude, too blunt, harsh etc. I can see how a thin skinned individual may get that impression from the way she communicates. However I was glad that she did not mince words, was honest and always got straight to the point. I personally found great value in how she always got back to us right away no matter the day or time. She gave useful advice and appeared in court for us not once but twice with the same tenant. We were not charged anything extra for the additional appearance which was a huge plus since we had gone months without any income from the property. Now, if we could get the constable to move as quickly and professionally as Kaila that would be awesome! They do not work Fridays or on weekends so keep that in mind. Also Kaila's office is not affiliated with them so if you are waiting for them a long time like we were, start calling their office, they do respond. We were SOOOOO HAPPY to finally get our house back last week! I would definitely recommend Kaila and her team. Simply put, she gets the job done. I would love to say that I hope we don't have to use her again, but unfortunately you just never know with tenants so I will be keeping her on speed dial for any situations that may arise. I just used Kaila for the first time and the only question she left me with was whether there's some way I can give her more than five stars on Yelp because her service was that good. I've been an attorney for 30 years but I don't like handling evictions for my rental properties myself. That said, I was resigned to handling the latest one myself after a prior bad experience when a local so-called eviction expert turned out to be merely a referral service and the process took weeks longer than it should've done if handled properly. But I found Leavitt and decided to give them a try based on the good reviews. I spoke with the lady who answered the phone and I was very concerned and friendly with them but She was rude with me and She was not able to provide or respond my questions. This guys are not attorneys they just are an eviction office. No one ever wants to have to use a service like this, but if you need one, call Kaila. She responds promptly, gives good advice on what the best procedure to do based on the circumstances of your eviction and best of all, serves the required documents lightning fast. The notice was on the door the same day that I paid the fee. Even better, she's not looking to gouge you on costs. We didn't need to go to court, but because I'm not in the Valley any more, I needed advice on how to get the locks changed once the tenant moved out. Rekeys are a service that Leavitt Eviction Experts offers for a fee, but she just gave me the name of the locksmith she uses and told me to just call him and see if he'd do it if someone could meet them at the house. She could have just charged me the money, and I would have paid it just to have it done, but she didn't.
