For years, we dealt with a mold problem in our bathroom from a pipe leak that was completely ignored. Since Wilbur Properties took over, the difference has been night and day. I want to give a special thanks to Imelda for being so proactive--she made sure everything got taken care of. Wilbur Properties rebuilt our bathroom and even made repairs in our kitchen, all free of charge. The contracting crew did phenomenal work. The new bathroom is beautiful--every detail, from the colors to the materials, was chosen thoughtfully, and the painters did an incredible job. I couldn't be happier with the result. What stood out most was how kind, diligent, and efficient everyone was throughout the process. They even set up an alternative bathroom for us while construction was happening, which was a huge help. After years of dealing with neglectful management that ignored broken laundry machines, plumbing issues, and mold while constantly raising rent and adding fees, it feels like a privilege to finally be cared for as a renter. Wilbur Properties is by far the best property company we've ever had. Their management and crew are exceptional, and I'd recommend them to anyone without hesitation. 10/10!

Each time Wei has been super friendly and professional. I love that he respects your home by taking off his shoes or wears shoe covers .     Leslie Zeisler did a brilliant job selling our Midtown house last year. She had five offers come…read morein within four days of the first showing. Three of the offers were $30K over the asking price. I gasped when I saw the amazing house staging Leslie had deftly supervised. I hardly recognized my old home. Leslie kept the work on schedule and at a very reasonable cost, even as we were still moving out. Leslie even personally sewed and installed a lovely shear curtain to cover a closet missing a door. Every detail was perfect, thanks to Leslie. Leslie was wonderfully supportive of our family during the whole process. She sensed when our family was getting stressed, and gently eased us back to calm. Every question potential buyers asked had an answer, since Leslie did thorough background work. This solid preparation and personability put everyone at ease, and I believe maximized our family's profit, while minimizing stretched nerves. However, don't let Leslie wonderfully personable style fool you. Her timing of the sale was amazing, and went forward with military precision. Leslie had all the offers in a spread sheet and projected from a large wall screen within an hour of their coming in. This vastly simplified the comparisons and analysis. Our house sold for $1,000 a square foot, with half a million down in cash. This in January! By contrast, the lovely old house I'm now buying on the beach in San Francisco is going for $300 a square foot. As a single mom, it is a tremendous relief to have all three of my children's college tuition and support coming from the ample proceeds of Leslie's great work. And I am also now able to buy a home by the beach in San Francisco, even on a small government salary! I cannot recommend Leslie Zeisler highly enough. She changed our lives for the better.

The neighborhood itself and apartment was…read moreBEAUTIFUL, close to great schools, cal train and parks etc. However, I was located on the top floor of the unit which was quite literally HELL in the summer and winter months. With no AC and high ceilings this apartment was like a greenhouse on steroids in the summer. To make matters worse they don't allow any portable AC units so when it's boiling hot in the apartment, it's literally unlivable. I had to stay with friends for days in the summer of 2022. Then in the winter - the high ceilings means it's impossible to heat up your apartment to a good temperature and I ended up spending $600 a month to keep warm with a coat on most days! I made a conscious effort to keep my apartment clean and tidy and made sure I did a adequate cleaning of rooms, walls etc when I moved out. When I finally got notice of returning my $1000 security deposit, I was told it was all eaten up by cleaning and repainting fees which is outrageous as anything that would of required painting would of been usual wear and tear. Vrent is not a company I would rent from, I've heard about Vrent keeping all of the security deposit for other past residents - so if you decide to rent from them... just know your not getting that money back! One positive, was the resident manager, Mary is a sweetheart and was the only good thing about living at this hell hole.

    Property managers were always friendly and responsive--I had a good relationship with them. The…read moreproperty owner focuses on maximizing profits over everything else and doesn't care one bit about his tenants. I was a long-term tenant in one of their properties (nearly 7 years), converted to a month-to-month lease and was given notice to move out because (allegedly) the owner was going to renovate and move in. At the time, the rental market was brutal and I couldn't find anything, so I started working with a realtor and was lucky enough to find something I could afford. The problem was that the place I bought was occupied by a tenant, so between the required timing for closing and giving the tenant notice to vacate, I couldn't be out on the time frame the owner wanted. I asked for an extension under the circumstances so I wouldn't have to move twice in four weeks. Initially they refused this request; next they told me I could move downstairs (at a higher rent, with a construction site upstairs). Finally, they agreed to let me stay in the same unit for an extra month, but only if I would pay a premium on rent for the last month--about a 30% increase. Ultimately (of course), the owner didn't move in, and instead the renovated apartment (converted from a 1BR to a 2BR) went back on the market at more than double the rent I was paying. Nice, right?

During that period, we interacted mostly with Dedy regarding finding and screening tenants, addressing maintenance issues, and assessing fair rental value. Dedy was responsive and helpful whenever needed. We always had good tenants. In more recent years, Linda and Rafael were also very responsive to questions or requests, and facilitated getting things done. On the Accounting side, Takako provided invaluable assistance and communication, even after normal business hours. From a property owner's perspective, this is a very solid and professional team.

We rented a condo in Santa Clara, CA. -- Move in Process -- We have been looking for a rental for some time and Darrell Martin has been a pleasure to work with. Was professional, but also friendly. We scheduled a visit to see one of their units and Darrel was there on time. He showed us around the unit and explained the amenities. After we were done touring, I got an email asking me to fill out the application if I'm interested. Signing was all done electronically (docusign). Payment is all done through appfolio. This is how it should be in today's world! -- Living -- We encountered a few maintenance issues during our stay, such as a leaking faucet, a faulty microwave, and a noisy fridge. Each time, I simply submitted a request through their online portal, and Linda Green ensured someone was sent out within one business day. There was also an annual fire inspection scheduled while I was away on a business trip--special thanks to Rafael for stopping by just to take care of it. -- Move-out Process -- When we secured a new rental, the new management company needed a reference from Action Properties. Takako Dumlao went above and beyond--she stayed late at the office just in case the call came. Takako also fought for our security deposit. We owe her a lot. A big thank you also to Dedy Efendi and Ted for coordinating communication with the homeowner and making our move-out process FAST and seamless. I've lived in several apartments, but this was the first time I felt truly supported by a solid team. I'll miss the annual pumpkin pie events. Thank you!

    My wife and I lived in Madison Place Apartments on E Hillsdale in San Mateo of about 4 years. We…read moreloved the place and had very few problems with the former property management company, Mayfield. Spieker purchased the building April 1st and we promptly Yelped them- we had intended to go month-to-month while we looked for a house, but we found page after page of terrible reviews about the company. Some pages had 1 or 2 fake reviews, like Brian J.'s here, but they were almost uniformly awful. We expected the worst, including being evicted, having our security deposit withheld under dubious terms, trying to deal with an unresponsive property manager, etc, all due to the reviews found here. We decided it wouldn't be conducive to continuing month-to-month while we searched for a house and decided to look for an apartment and move ASAP. Here's what followed directly to us (other things happened to other residents, but that would be heresay and I can't confirm it): A. our rent was raised a normal amount 60 days hence B. other apartments were vacated and construction began to refurb them C. we got a notice that we would be responsible for water and sewage utilities 60 days hence D. we gave notice we'd be moving. the company was responsive and cooperative E. we moved out and cleaned our place. I worked with the property manager on-site to determine what, if anything, we'd need to repair to be refunded our security depo. F. WE WERE REFUNDED OUR FULL SECURITY DEPO IN A TIMELY MANNER Here's what we realized: while Yelp is a helpful tool to ascertain the quality of a service provider, it's TERRIBLE for checking out apartments or any property management companies- people are much more likely to write a bad review then a good one for such companies, for whatever reason. Now, apartment living comes along with certain realities: 1. your rent can and will go up 2. the staff will have high turnover 3. you will have neighbors, probably more noisy than you'd like 4. you will damage the apartment and either have to repair it or forfeit part of your security depo. Property management companies run a business, not a charity, even though most people have unrealistic expectations of them. If you can't afford thick walls, go live with your mommy. Otherwise, as long as the property management obeys the laws, is courteous, and abides by your lease agreement and doesn't deliberately try to screw you, SHUT UP. Why would they NOT raise your rent? The bottom line is that a lot of whiners have given this company a bad review based on unrealistic expectations of what apartment living should be like. We prejudged the company based on these reviews and regret it, but our experience was positive, courteous, timely, and very cooperative. Don't believe everything you read on Yelp.

Over the 8 months we stayed at one of Spieker's Palo Alto…read moreproperties, we dealt with a washer that leaked the first time we used it, a kitchen sink that leaked the first time we turned it on, a fire / smoke alarm that went off only in our unit at 12 am, and a heater that constantly broke (circuit breaker would trip and couldn't be flipped back on easily) at the dead of the night, whenever it got cold outside, predictably. Did I mention black mold on the wood bedroom ceiling that damaged my physical health?? Maintenance ppl they hired were more interested in telling you there is no problem or nothing needs to be fixed, than actually fixing things, and it required letting them in the apartment and explaining the issues etc during work hours for multiple times for a single issue to be addressed -- if at all. Let me just say that this place was the reason we decided to buy a home in the Bay Area earlier than our optimal planning. We needed to got a lawyer involved in order to break the lease, but then I was shamed by someone in the upper management of this company for like 30 min over the phone for getting a lawyer -- like I betrayed them or something. The property manager was exceptionally incompetent yet extremely good at gaslighting. I was literally made to feel sorry for having all these issues in the apartment -- like everything was my fault. For example, after the washer leaked the first time I used it, different branches of maintenance ppl either told me there was no leak or suggested I broke the machine somehow. When the heater's breaker kept tripping on its own, the first batch of maintenance personnel told me I should be able just flip the breaker myself --- but that required detaching the heavy vertical metal casing on top of the breaker, and I don't even have the equipment for that. Then the drama just went on and on. on top of all this, we were literally unable to get our own contractor because the 100+ page lease literally forbids the "repair and deduct" route for getting things fixed. When we moved out, we received a phone call a week before our lease was supposed to end, with the property manager guilting us for "leaving things behind" in the property. We were utterly confused as our lease wasn't supposed to end yet, and we were planning to move these things a few days later. Then she told us if we moved earlier, we would get a partial refund of our rent. And no we never missed rent or anything like that. we went for it, moved everything and did a deep clean of the place. But they we received $0 Refund in neither the rent nor security deposit. The rent magically went to "contract damage rent charges", and the security deposit was entirely used up by conservice, a $500 paint job, and a $290 cleaning job (The apartment was absolutely spotless as we left it). It was just lies upon lies upon gaslighting upon guilt-tripping upon lies. It was a frustrating, exhausting experience living there, especially as I just moved to the area for a new job. I do not recommend this company to anyone. Please read other reviews and believe them.
