Property managers were always friendly and responsive--I had a good relationship with them. The property owner focuses on maximizing profits over everything else and doesn't care one bit about his tenants. I was a long-term tenant in one of their properties (nearly 7 years), converted to a month-to-month lease and was given notice to move out because (allegedly) the owner was going to renovate and move in. At the time, the rental market was brutal and I couldn't find anything, so I started working with a realtor and was lucky enough to find something I could afford. The problem was that the place I bought was occupied by a tenant, so between the required timing for closing and giving the tenant notice to vacate, I couldn't be out on the time frame the owner wanted. I asked for an extension under the circumstances so I wouldn't have to move twice in four weeks. Initially they refused this request; next they told me I could move downstairs (at a higher rent, with a construction site upstairs). Finally, they agreed to let me stay in the same unit for an extra month, but only if I would pay a premium on rent for the last month--about a 30% increase. Ultimately (of course), the owner didn't move in, and instead the renovated apartment (converted from a 1BR to a 2BR) went back on the market at more than double the rent I was paying. Do yourself a favor and move on from this company. They never, never call you back and it takes days to fix anything. They go through managers like a open door and you can never get a straight answer. Sure if you place an order for a repair they all get to it days later or a week or so, but then they'll just show up. The other neighbors too, well thats another story and not one to be told here. Lets just say you never know who your neighbors really are. This is a third rate company that believes in making that extra buck instead of a quality product. read more

Loved them as a landlord until they changed management. Had really bad interactions, they charged me extra for cleaning although I had a cleaner clean before and just really not nice to chat with. Overall just passive aggressive and showed no understanding during covid when I had to work from home - for example I asked them to pause drilling next to my living room wall for 45 min while I was recording my podcast since they gave no notice of construction and they sent me mean messages about delayed timelines etc. Overall just happy to never deal with them again. read more

I would give zero stars if that were an option on Yelp. I was a tenant of LeVett Properties for over 3 years and during that time always paid on time and was a very responsible tenant. The price of the studio apartment was very high for what it was (tiny room that cost thousands of dollars), and the building in downtown Palo Alto was very old and dilapidated. I put up with the high price given the location; however, I had a terrible experience in moving out. The reviews on here that mention it being a very rude management company that takes advantage of tenants and nickle and dimes you is true. Here was my experience living there: - I had my apartment broken into by random strangers at 3am while i was inside, which was terrifying. That has never happened before in any apartment I've ever stayed in. I told Galina and their only response was that they'll "lock the outside doors" each night. That lasted only a few weeks and then they were never locked again. - To make matters worse, I needed to move out of my apartment during Covid. When it came time to get my security deposit back, I was shocked that they deducted thousands of dollars. Joe charged hundreds of dollars for "nail fillings" for which said nails were indiscernible in photos. They deduct a couple hundred on cleaning fee (even when I had taken time off work to clean the apartment myself) and then hundreds more on random things like taking out "trash" defined as a couple unopened shrink-wrapped paper towels that were left for them because I didn't want to be a tree killer. All in all, I was very disappointed by how they treated a highly responsible and tenured tenant, taking almost all of my security deposit without reasonable cause and not prioritizing the safety of tenants in the building. I know that they are trying to make up for lost revenue during Covid, but I do not think this kind of behavior should be condoned. I would not rent again from LeVett. There are better options and landlords out there and would suggest going elsewhere. read more

I was a tenant in a property owned by Strutz-Levett for 2 1/2 years. The property manager, Galina, is the most responsive, professional property manager I have ever encountered. Every time we needed something fixed, she would send someone out to fix it within a day. She was also always available by cell phone or email if we needed to discuss anything. LeVett Properties was in the process of changing the Palo Alto office management in 2018/2019; and, after Galina left, it seemed to us to turn into a very unfriendly, extremely difficult management group to deal with. Kindness seemed to us to become elusive in the Palo Alto office. We rented from them for years and loved it until this change occurred. We experienced, saw and heard evidence that tenants (including ourselves) felt LeVett management became very intimidating, causing tenants to voice fear of reporting anything to them. As tenants (including ourselves) moved out, great relief and freedom was claimed by these tenants in never having to deal with this property management group again. I have lived in Strutz-Levett properties for more than 3 years. Galina was great and the properties have a unique charm because they're refurb'd older houses. However, the charm is quick overshadowed by the lack of appreciation of the tenants. My biggest pet peeve is smoking. Although the lease states that properties are smoke free, that is anything but the case. Tenants in our building smoke inside and outside the building. And because most of buildings are more that 50 years old, the walls, windows, and door are sieves to cigarette smoke. We have not been able to get the management to change their policy. My wife and I are trying to have a baby and we have since had to move out and find a property that cares about the health of their tenants. We were tired of coming home every night and having our home smell like cigarette smoke. I want people to be aware of this problem before they move in. I'm renting a house in Palo Alto through LeVett Properties. It's a small older house. Any time that I've had to make a request, they've responded and had someone come right away. They're also respectful of our privacy (they always give us advance notice before coming). We owned our last house & I actually prefer renting right now because it's been so much easier to have a (good) landlord. With that being said, the house needs a fresh coat of paint and the exterior could use some love, so minus a star. read more

I have been living at Laning Chateau for almost 3 years. Please keep in mind the building is over 100 years old and things do break. However, I have been satisfied and therefore stayed here for so long. I have moved from a pretty luxury place in San Jose (Palma Sorrento Apartments) and was concerned to downsize. Galina, the property manager, is an amazing, hard working individual. I just asked her to replace my blinds and it was done the next day! I didn't even realize it. I am very happy with the service here. Regarding the place, it is small but if you are by yourself, it is all you need. Also, the location is absolutely fantastic: the Post office, Whole foods, University, and the Farmer's market next door (May-December). Can't beat that! My wife and I lived in one of LeVett's 1br cottages in College Terrace and absolutely loved it. Galina and Brett were always extremely helpful in the 3 times we actually needed some help (to fix a few little things). The property was renovated just before we moved in and was in excellent condition. LeVett is pet friendly and we had no problems adding a small pet deposit for our dog & cat. The prices may be a bit high compared to the competition, but our cottage was really a wonderful place to live for our first year in the Bay Area and I highly recommend LeVett, especially Galina & Brett! read more

I have been renting a suite from Strutz Levett for almost 2 years so it's about time to write review. So far I've been very happy with them. When I moved in they made sure the suite was freshly painted and they even put in a new laminate floor. Last week I had a clogged sink in the rest room and Galina arranged a plumber within 30 minutes to fix the problem. I've rented with these guys for a few months. Not long after we moved in, we flew back to our old house across the country to pack up the last of our things and get them here. We weren't sure if our old king-sized bed would fit in our new little apartment, so I called the company to ask if they had the dimensions of the bedrooms. I am adding to my review below that I wrote in 2013. Now I have been renting one of their properties for over four years. I am moving out due to a job relocation. I can only say wonderful things about everyone I have met associated with LeVett. This includes the owners, Galina, Tracy (bubbly and talented) and all the wonderful people that support our happiness within our unit, such as John, Carlos and Daniel. The majority of contact is with Galina. She continuously treats others with professionalism and respect. Her work ethic is rarely seen. From the day I moved in until Tuesday when I move out, I still feel like a home owner without all the extreme expenses and headaches. Galina picks up the phone and follows up with any maintenance matters.They are not closed until I am satisfied. Overall, I believe the company appreciates me as a renter and feels like family. There is a lot of respect and sincere kindness with everyone involved. Still just a few days before I move out, Galina is still focusing on my personal concerns and wishes. This is just how it is when you rent from LeVett Properties. I wouldn't look to rent from anyone else if living in this area. 2013- I have been residing in one of Strutz Levett properties for one year. I adore my home. It is intriguing, charming and unusual. That is what makes it so special. All of dealings with with them have been terrific. Urgent matters are addressed with compassion and speed. There is a true sense that they feel like I do...this may be a rental but it is my HOME. It is not just somewhere my life happens but it is part of the beauty of my life.
