I would not recommend this company. We unfortunately signed an extensive contract that we needed to…read moreread over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

It is an adorable little apartment, full of charm, and with a gorgeous garden all our own. It has everything we need to live a normal life - to cook our meals, to relax, to clean up a little. And it has the sweetest owner who lives in the house upstairs and is both present and also un-intruding. I can't imagine a more ideal place for our first few weeks back in the states or a more charming landlord. I'm almost sad to leave it in another week and a half to move into our own apartment! The Mission Garden Retreat itself is a fabulous one bedroom apartment - a great space with new furniture and appliances. You can tell that Dan and his family (the proprietors) have put a lot of time and resources into making this place really nice. We ate out for pretty much every meal, but could see that the kitchen would be very useful for longer stays. The bed was really comfortable and the garden outside was beautiful. The neighborhood is very busy and bustling (only a few blocks from 24th St.), but the Garden Retreat itself was super quiet since it backs up to the garden and not the street. Besides the amenities, the location just can't be beat. The Mission is a fantastic local neighborhood with rich culture and some fantastic places to eat. El Metate was great. We like to eat at good beer restaurants when we're out, so The Monk's Kettle off Valencia was a short trip and was excellent. Dan was a great host. We felt comfortable and relaxed the entire time. If we are in the area again, we are definitely checking the Garden Retreat's availability.

And, yes, even toilet paper tied like a rose. Rachel's hospitality is incredible. That alone makes the SF Vacation Hut the BEST place I've ever stayed. From the moment we booked, Rachel became our unofficial travel planner for San Francisco. Restaurants, grocery stores, evening entertainment, local treasures, hiking spots--she sent us plenty of options, all with our schedule and interests in mind. She even created an "itinerary" for one day, complete with a Google map plotting each destination. My husband and I are both vegans, which can make meals on vacation ... challenging. Not so with Rachel: She sent detailed descriptions of the best vegan eats in town, including their proximity to the apartment. Chinatown? Breakfast diner? Donuts? Mexican? She has every craving covered. And, of course, everything in our gift basket was vegan. The apartment was gorgeous, roomy, clean, and designed very intentionally. Don't worry about luggage or kids--there's plenty of space. The bed is unbelievably comfortable. The kitchen has everything you'd need, from a coffee grinder and pots to rarer items like a juicer, garlic press, and pretty drink glasses. As another reviewer mentioned, Rachel also stocks the apartment with thoughtful touches like umbrellas, robes, a sewing kit, DVDs, tour books, and maps that have nearby restaurants and attractions marked. The laptop is wonderful too; it's already hooked up to wireless and a printer. We didn't even bring ours on the trip! Finally, if the hospitality and apartment aren't enough, the location is excellent. It's quiet, safe, and close to both public transportation and awesome shops. You definitely feel like you're staying in the *real* San Francisco there! If you're visiting the area soon, don't hesitate to book the SF Vacation Hut. Hands down, it was the best decision we made for our vacation!

We stayed in their garden apartment, which was not as described and the 'hosts' - who have 7 other rental properties in San Francisco - are the least accommodating people I have ever encountered. First their garden apartment, described on airbnb as a 2 bedroom. Not true. It does have one nice bedroom, the second bed is located in the entrance hall, about 2 feet from the front door, which opens directly onto 18th street. 18th street is pretty noisy, mostly the noise of drunks and tramps shouting at one another, possibly some were drunk tramps, like the one I found urinating on the front door when I arrived the first night. In any case, the noise is constant and the notion that putting a bed in an entrance hall makes it a bedroom is patently ridiculous. To cap it all the mattress has seen better days and sags heavily in the middle - if there are two of you, you'll wake up (should you sleep at all) on top of each other, and not in a good way. Secondly, garden described as having an enticing hot tub, which is 'constantly heated'. Hot tub empty, evidently disused for some time. Thirdly, garden also doubles as toilet for dog who belongs to owners of top floor flat. On the plus side the living/dining/kitchen is nice, the garden is lovely (except for dog turds as noted above) and the location is very central. It only makes sense if you absolutely have to be in the immediate area and don't mind paying a significant premium for what is essential a one bedroom apartment. As for the hosts, Alan and Jordan of Loft & Garden Properties, I never met them but they failed to return phone calls, emails and were generally pretty rude for people who presumably hope for repeat custom. To whit: we wanted to change dates, they wouldn't allow us to do so, no reasons given except a blanket 'no'. Also be advised that they strictly follow Airbnb's anti-refund policy. They are much better deals to be had in San Francisco - these people do a disservice to the notion of hospitality.

Specific pluses - location (especially for eating, but also as a chilled part of Mission), hosts (A'lan is super helpful and friendly), facilities (multiple levels for sense of space, modern appliances, quality of beds etc). The only gotcha - the steps from the top level bed are pretty steep - so late-night bathroom runs require sobriety and/or focus ;-)
