The building was sold in January and the business status is murky. All I know is, Marty and Connie were the beating heart and soul of this establishment. Unfortunately, people do age and eventually pass. I don't think that either of them has passed, but from what I heard, there was a sudden medical issue and they're not coming back. I hope that the new ownership can get it together and bring back this amazing place to continue as a gem of a place to stay in SF, but... not holding my breath. :-(

It is an adorable little apartment, full of charm, and with a gorgeous garden all our own. It has everything we need to live a normal life - to cook our meals, to relax, to clean up a little. And it has the sweetest owner who lives in the house upstairs and is both present and also un-intruding. I can't imagine a more ideal place for our first few weeks back in the states or a more charming landlord. I'm almost sad to leave it in another week and a half to move into our own apartment! This would also make a great vacation rental for someone who wants to stay in the real parts of San Francisco as opposed to the tourist centers.

The Mission Garden Retreat itself is a fabulous one bedroom apartment - a great space with new furniture and appliances. You can tell that Dan and his family (the proprietors) have put a lot of time and resources into making this place really nice. We ate out for pretty much every meal, but could see that the kitchen would be very useful for longer stays. The bed was really comfortable and the garden outside was beautiful. The neighborhood is very busy and bustling (only a few blocks from 24th St.), but the Garden Retreat itself was super quiet since it backs up to the garden and not the street. Besides the amenities, the location just can't be beat. The Mission is a fantastic local neighborhood with rich culture and some fantastic places to eat. El Metate was great. We like to eat at good beer restaurants when we're out, so The Monk's Kettle off Valencia was a short trip and was excellent. Dan was a great host. We felt comfortable and relaxed the entire time. If we are in the area again, we are definitely checking the Garden Retreat's availability.

Having finally stayed at the Parker Guest House as...well...guests...my wife and I can say with…read morecertainty that this is one of the best B&B-style hotels anywhere, not just in San Francisco. Centrally located, clean, cozy, quaint, and operated by friendly and competent staff (full disclosure: two of the staff are friends of ours, but they were NOT working during out stay), with the comfiest bed I have ever slept in, at any hotel, anywhere. There are tons of additional perks that come with booking a room here, and I am sure I missed many others, but the nightly "wine hour" (5:30PM - 6:30PM) is a great time to relax, and socialize with your party, or other hotel guests, either in the naturally-lit dining area, or any of the multiple patio areas (either up front with the fountain, or in back among the gardens and manicured private yard), while sipping on wine and nibbling on a self-serve charcuterie. There's brandy available in the library at night, should you be so inclined (re: I was), as well as a grand piano, if you fancy yourself a keysmith (re: I do not). Breakfast in the morning consists of many continental favorites, and appears to be a mostly DIY affair, although my wife and I were engaged otherwise, so I can't say for certain. Check out time is at noon, which is another added bonus! It's easy to forget that you're in the center of one of the world's largest cities, when staying at Parker Guest House: it's quiet, clean, serene, and a welcome respite from the chaos and clamor of a major metropolis, and was probably the most relaxing way to end what, for us, was a sudden, hectic and stressful impromptu trip to California. When we finally checked out and headed for home, it was probably the first time during the whole trip we felt rested and refreshed, and I think that says more about this place than any number of stars on a review ever could.

There was not a lot of choices for my situation. PGH showed excellent ratings on my search engines. It looks like they've converted two Victorian houses. They have fixed them up nicely. I was told there was 19 rooms. The landscaping is pretty and there are some parts of work in progress. What really won me over was a call to Dennis; the front desk person. I talked to him inquiring about a room. The only room they had available was room 22. The room was nice enough, but had a sour smell. I felt it might be coming from the carpet The manager said they had put some type of exterior flashing near my window, which might be the reason for the smell. The room was nice and faces the street. I say this because there is a train that runs on tracks outside my window; which I felt was pretty loud. I would suggest bringing some type of EarPods. I went to bed at 11:30 PM and I could still hear the train running. Also, I found it a little annoying that the private bathroom for this room was located down the hall about three doors down. I was informed that there were six other guests sharing the same hallway. I brought sweats instead of PJs in case I had to use the bathroom in the middle of the night. I had to lock my door, then go to the bathroom and unlock that, re-lock it and go back to my room and unlock that door. I would bring lanyard to attach the keys (they attached to a large cumbersome metal key ring) which would have made this process a little easier. They consider this property a boutique which is fine but I would've called it a bed-and-breakfast. I liked that they had a glass of wine and some light munchies for happy hour in the pretty living room. A typical continental breakfast was provided in the morning. If you are bringing a car, make sure to email and reserve a spot since there are only 4 parking places in the secured lot. Of course there's going to be an additional charge. The stay was OK since I was going solo and it was close to my restaurant, my entertainment venue. I felt it was in a pretty safe neighborhood. looks like there is street parking available.

The room is really the size of a suite, beautifully designed and recently renovated, with a private entrance and on the first floor of a Victorian home. The modern, warm decor makes the place feel like a movie set--in a good way. The bathroom is elegant, with high-end fixtures and tile, lots of fancy-girl shampoos and creams etc., and posh towels. It felt like a spa. The porch has a view of the Bay. Good wireless. The location is great. It is at the top of the Castro St. hill, 3 doors from the stop for the 24 bus. I easily walked to Dolores Park and the Mission and Hayes Valley. And of course it is a couple blocks to the heart of Castro or Noe Valley. It is maybe a mile from BART, a quick trip by the 48 bus or cab. The house has a bunch of steps up from the street through a well-tended garden--it is a quintessential Victorian house. The owners are super-responsive and very thoughtful. They left lots of snacks and candy (I mean LOTS). Brought beach towels when we needed them, answered lots of questions and so on. They have house rules of no shoes which is what we do at home, so that was fine. They like a quiet place which is also what we wanted and found. It's a delightful place.

Vincent sees to it that the beautiful bedroom (with one of the most comfortable beds I have ever slept in) small sitting room and luxurious bathroom are well stocked with snacks, treats, bottled water and even wine upon arrival. I was touched with the small things they did to make me feel comfortable; a box of toffee a couple of days after my arrival, for example. They knew I was not feeling when i got there, and were more than willing to do anything for me. That being said, while I was aware that they were upstairs (The room is on the ground floor of their home) I did not see them and they did not bother me for my entire stay. The room has its own entrance, which opens out onto a little porch and a set of stairs leading to the street. It is only steps away fro the bus that takes you into the heart of the Noe Valley shopping district in one direction, and to the MUNI subway station at Castro and Market in the other. The house sits on the top of a hill, with beautiful views of the Noe Valley Neighborhood, and in the distance, San Francisco Bay. When considering a visit to the Bay area, I decided I did not want the anonymity of a hotel. The Inn at Noe Valley offered similar prices but such an upgrade in quality and comfort that I am a convert. Thank you Vincent and Carmine!

While the children are being treated at the UCSF Center of Oncology, families are able to stay, cost free, at one of 2 residences close to the hospital. Family House was founded at the same time as Ronald McDonald House, doing similar work, but does not enjoy the same amount of Corporate Funding. They rely on Private Donations and fundraisers, like the upcoming Annual Gala being held on April 26. Alexandra Morgan, CEO, and Jessica Creager, Director of Finance and Special Events, work tirelessly to run this organization and do such a great job! The big push now, in addition to continuing to provide care and housing, is their Capital Campaign which is to build a NEW Family House Facility at Mission Bay in San Francisco, to coincide with the new UCSF Oncology Hospital. This is probably my favorite place to stay as it may be somewhat older (classic old school - rooms…read morewith washstand but toilets and shower/bath in the hall) but it right in the middle of Hayes Valley and everything is right there and there are good restaurants, coffee shops, great ice cream places, a nice park to sit by and read and of course a beer garden by the park that opens in the afternoon. You can also easily walk or do mass transit to other places - I did a walk up to the Painted Ladies and then hung out a bit in the lower Haight and then easily walked back down to this area. The establishment also has a kitchen area so you can go pick up sundry and supplies at the local Trader Joe's (just 2 or 3 blocks away) if you want to limit how much you spend eating out (something I plan to do next time) and the kitchen has free tea and instant coffee so the basics if you want to ease into your day. If you want the full "bathroom in my room" sort of thing there are other places but this is my 2nd time here and it is still great - there are stairs and no elevator so keep that in mind but the price versus location is wonderful - if noise bothers you, then bring ear plugs for the weekend - not super loud but if you are not used to noise, it might keep you up a bit - but I've found it to be a super safe area - you can catch the Bart most of the way (to the civic center) and then you catch the 21 3 stops to this location. Do note, you don't have someone on staff there but available by text and you use a key app, that they notify the day you are checking in - which I think works well - it is nice to have an affordable way to get out of the heat in Phoenix, especially in the summer, and I'm not looking for a resort experience but a place to lay my head and keep my stuff while I go enjoy the sights and sounds, and amazing food and drink, of the local area.

COVID completely ruined this place and it seems like they're under new management because they have been completely unaccommodating. I booked under non-refundable and needed to change my dates of stay. When I rebooked, they charged me way more than the advertised price when I checked that same hour. When I asked about this price discrepancy, they just replied with "the prices change everyday". It's not even worth staying here anymore. The bathrooms aren't kept up as well, there's no front desk, and no breakfast spread. $535 for 3 nights vs the 410 that it was listed for? They're trying to take advantage of the fact that I booked non-refundable! I've been trying to get in contact with management and all I'm told is that management doesn't work at hours so I'd be unable to call the line. "Email them" is what I was told to do. It seems like they don't email back either. The Inn holds a lot of special memories for me but I will never go back.

Fortunately, I found out about this place online and it ended up being a hidden gem. For a fair and affordable price, you can rent a clean and comfortable private room in the Haight/Cole Valley area. Ted, the landlord (who also lives on-site), was very accommodating to my move-in schedule. Street parking nearby is very hard to find but luckily, the house is within walking distance to several MUNI lines (N-OWL, 71, 33).

They will guide you to where ever you want to go. There is so much to do right around there. The prices are fair. I loved the little seating area we had with great Victorian chairs.
