I had the best welcome from the gals in the leasing office and they are still way better than my last apartment. I'm sure everyone has there own person experience but I love this place and already working on staying for another year The only con is the rent went up for a one bedroom. Other than that I feel like I've found the perfect place for me

Leaky toilet.

I had to post a review to get a working toilet, and other important appliances functional as well. Upon fixing my washer (as if the toilet not working while my health issues acted up and the maintenance guy accusing me of lying wasn't enough) I literally heard the maintenance guy listening to a YouTube tutorial. Word for word he said it was the first time he was doing anything like that. He was just replacing a part. A wall in the apartment leaked water the entire time I was there. I posted a better review after the first because they controlled my living space and I didn't want ill treatment. But I'm not living here anymore, thankfully. The front desk was extremely passive aggressive and took most my concerns like a personal attack, oddly enough. Seems like they find it amusing and entertaining to be in charge of aspects of someone's livelihood considering I was settling to live here for financial reasons, clearly. The place is a dump.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

The house has to be cleaned by the property management company, trash has to be removed, floors have to be cleaned, things have to be repaired. So it's not easy dealing with people when you have to charge them for their neglect. My husband and I rented from Todd and had to break our lease. He was great about it. We showed the property and stayed in constant contact. When we moved we removed all of our belongings and trash and cleaned the property. Since we held up our end of the contract, Todd happily gave us back our deposit. We had a few things break during our time there and he always sent someone immediately to fix it. Paying the rent is amazing!!! It's all done online. They are really easy to deal with.

Seven years. Zero late payments. Not once. On May 10, 2026 I…read morenotified Todd Williams in writing that I was vacating May 12. I returned keys and the garage opener via USPS certified mail with signature required. I provided my forwarding address in writing -- both in email and in that certified mail package. I did everything the law requires a tenant to do. Todd Williams did none of what the law requires a landlord to do. A.R.S. § 33-1321(D) requires a written itemized accounting of every security deposit deduction within 14 business days of vacating, possession delivery, and written demand. I gave him all three on May 12, 2026. His deadline was June 2, 2026. All I wanted was the itemized accounting the law requires. Review it, verify the charges, pay what I legitimately owe. That is literally all A.R.S. § 33-1321(D) asks both parties to do. Instead Todd skipped the entire statutory process, charged my portal $55 for a process server, and sent that server to an address he knew I had already vacated. He turned a simple legal compliance requirement into a multi-agency regulatory nightmare -- for himself. He responded to every agency with four paragraphs about everything except the one thing he was legally required to do. Because he can't explain it. He didn't do it. A licensed broker of 29 years who doesn't know -- or doesn't care -- that rent and security deposit are separate legal obligations under Arizona law. Look up Caballero Property Management in Maricopa County Justice Court public records. Cases going back to 2015. Same playbook every time. File on tenants before they know what hit them. Default judgment. Done. He's been doing this for nearly three decades banking on tenants not knowing their rights. I filed complaints with the Arizona Attorney General confirmation PAUVE-FMZ6G, the Arizona Department of Real Estate against broker license BR023161000, the Better Business Bureau, and the Arizona REALTORS Ethics Board -- all within 48 hours of his deadline expiring. IF YOU ARE RENTING FROM THIS COMPANY READ THIS: -- You have rights under A.R.S. § 33-1321. Your landlord must return your deposit OR provide a written itemized accounting within 14 business days of you vacating, delivering possession, and demanding return. If they miss that deadline they forfeit the right to withhold anything. -- If they dispose of personal property you left behind without notice, A.R.S. § 33-1370 requires them to apply any proceeds to your balance and account for it in writing. -- If they fail to comply, you are entitled to the full deposit plus TWICE the wrongfully withheld amount under A.R.S. § 33-1321(E). See Teneyck v. Popovich, 1 CA-CV 22-0579 (Ariz. App. 2024). -- File complaints at azag.gov, azre.gov, bbb.org, and aaronline.com if they violate your rights. Todd Williams has built a 29-year business on the assumption that tenants don't know these laws. Now you do.
