Mr. Yuji picked up the phone and was able to give me an estimate right away. Pricing was very competitive. He also had a next-day opening and I scheduled for him to come out and do the measurement. Without too many conversation, he immediately went to work on the measurements. He used all three measurement devices to confirm his numbers. Roller wheel tape, laser, and roll tape. After measuring the outside, he confirmed his measurement numbers from the inside. There were a few tricky locations and he measured multiple times and even took out a few sqf due to the curve wall. He said it would take 1-2 days. The next afternoon, he sent me a complete detailed report the number came out to within 100sqf of my own measurement, which I measured 6 times. I know his numbers are very accurate seeing how detailed he worked. Very happy with his service and will not hesitate to use his service again in the future when I need a appraisal report.

When we received the full report back, he completely undervalued our townhome. There was a similar townhome in our community that valued almost $100k more than what he appraised our home for. He kept implying that the other home was way more "superior" but they had the same floors, cabinets, etc.. the only item we didn't have was an island and a fresh coat of paint on the walls. We called him to dispute and he agreed that he missed the comp that has recently sold. When our lender reached out to him for reconsideration, he did not budge on his prior decision, even after acknowledging he missed the most relevant comp.
