    I recently rented a home through life realty and Daneta was my property manager. Not only was my unit unclean upon move in (gum on blinds, disgusting toilet, detergent in between the w/d, an entire used old toilet in the garage that I had to remove, & the list goes on) but I was also out of a fridge for a month due to the compressor going out. I stayed for my lease of a year and moved out. A month after move out I got my security deposit back and they took $95, for 1 air filter and light bulb replacement. Now normally I'd be okay with that, however I sent an email to Daneta upon move in showing that the lightbulbs never worked. So I forwarded the message I sent her a year ago proving the lights never worked, and asked for clarification as to why I was charged for these lightbulbs and she never responded. How unprofessional, be aware if you are using this company!!

    My wife and I purchased a house in Aug. 2023 and closed escrow shortly after. We did not receive obligatory disclosure (NRS NAC 645) of known defects from the selling agent, Vincent Garfield, Lic. S.0051757, Life Real Estate L.L.C. (aka Life Realty District, a rental management company whose lawfulness is questionable) 2225 Village Walk Dr. Ste. 200, Henderson, NV 89052, brokers Sean Evenden, Lic. B.0036480, Roger W. Ayala Lic. B.0143368, Brad Wolf Lic. B.0146682," and seller, Daniel Simmons. If Vincent Garfield, LIFE Realty District, Sean Evenden, Roger Ayala, and Brad Wolf had revealed their knowledge to us and our agent before the sale, it would have impacted the house value by tens of thousands of dollars. Based on the magnitude of the defects and the history of buyer-seller negotiations, it is doubtful we would have purchased the house. Selling agent Vincent Garfield, LIFE Realty, brokers, and the seller knew of the house's condition per the [attached] invoice dated July 17, 2023. The itemized invoice details instructions to Pink's Carpet & Tile Cleaning from Vincent Garfield instructing Pink's Carpet to remove the "urine" smell throughout the 2,872 sqft house, which Vincent Garfield advised is from "pets." Pink's relationship is with Life Real Estate (aka Life Realty District) and Vincent Garfield, not the seller. Pink's Carpet heavily depends on the property rental work given by LIFE Realty District. Pink's Carpet brought P.U.R.T. (illegal use of the name) to the house per line item one in the invoice, which they refer to as "Pet Urine Removal Treatment," gives rise to the trustworthiness and honesty of Pink's Carpet & Tile Cleaning. Other factors within the invoice suggest the invoice might not be authentic. Sean Evenden and Roger Ayala emailed the invoice "after" we accidentally found the concealment on or about October 19, 2023. Life Realty District, Vincent Garfield et al. try to justify their lack of non-disclosure with evidence that [actually] exhibits their complicity. Pictures of the inundation indicate that this was not a simple matter of a "few" urine and fecal spots but a property inundated with hundreds, maybe thousands of stains. We suggest that when Sean Evenden, Life Realty District, and Vincent Garfield reviewed and paid the attached July 17, 2023 invoice (one month before the sale), they "purposely" did not disclose the invoice, which makes explicit reference to pet odor in "carpet and baseboards" documented by Pink's Carpet technician. Furthermore, Vincent Garfield told my buying agent on November 6, 2023, that he "assumed" she and the buyers smelled the pet odor. More flagrant abuse of non-disclosure would be hard to find. Daniel Simmons lived at 4996 Del Pueblo Ave. and vacated the premises in late June or July 2023. The seller was aware of all issues during his residence. He advised Vincent Garfield and LIFE Realty District to clean the property thoroughly for urine and fecal matter. LIFE Realty District used Pink's Carpet & Tile Cleaners, their preferred cleaning company, and explicitly instructed Pink's to use P.U.R.T., which they don't have a legal right to use. The owners of Pink's (Mike and McKenzie) told me that their technician documented the baseboards were "swollen" with urine, but the word "swollen" never ended up in the invoice. The baseboards are attached to the carpeting, tile, grout, fireplace, hard flooring, and drywall, proving this was a housewide issue. Advising any buyer that a house is over-run with urine and fecal matter would make selling the property virtually impossible without expensive and protracted rehabilitation. Vincent Garfield, Life Realty District, and Sean Evenden hid the conditions created by five Bichon Frisé dogs that lived in the house and used it as their toilet for years. Pay attention to the line item that Pink's Carpet should clean a "bathroom," there are three bathrooms (which one), which signifies that the odors in the home may not have all derived from dogs since the dog owner was a nonambulatory elderly woman who passed away in the house shortly before the sale. Further evidence sheds suspicions on what was (and was not told) told to our buying agent and us, but space [here] limits those references. I would be remiss if I didn't indicate that the July 17, 2023 invoice (and others) is fraught with inconsistencies and highly suspected of being doctored by someone. When dealing with Vincent Garfiel, Life Real Estate L.L.C. (aka Life Realty District, 2225 Village Walk Dr. Ste. 200, Henderson, NV 89052), Sean Evenden, Roger W. Ayala, and Brad Wolf, I recommend you check for every "T" crossed and "I" dotted. Better yet, completely steer clear of all the following names: Life Real Estate L.L.C., Life Real Estate, LIFE Realty, Life Realty District, and others.

All communication including paying rent was done through their app. If any repairs were needed they had someone out as quickly as possible to resolve the issue. Our family relocated so we did not renew our lease, and the move out process couldn't have been easier. We left the house in the exact same shape as when we moved in and our deposit was returned within 30 days. They give very clear instructions on what they expect to be done before move out which makes no room for question. Can't recommend them enough.

They do not communicate. They do not care about tenants. When something breaks, it's basically all on the tenant to do the legwork. I learned that early on when my toilet broke and it took 4 months and about 6 different plumbers to fix it. 6! And I had to be there, waiting for a plumber to show up in a 4 hour window every time. Wasted 20 hours of my time and they charged me a fee to boot. In August, my AC broke. It took them 23 days to fix it. 8 HVAC guys spent days in my house. I was forced to spend multiple nights at hotels and over $1600 due to their ineptitude. The entire time there was no communication, I had no idea when it would be fixed, and i was expected to be there to let HVAC people in and work for hours at a time in a house that was 98 degrees inside. After almost a month of this hell, there was no apology and no offer of compensation. When I deducted the hotel costs from my next rent, they threatened to take me to court. And this is how they treat good tenants. I have never been late on a rent payment. Save yourself the pain of having to deal with this company and rent from an owner directly or at least a company won't treat you like dog shit. THESE PEOPLE ARE CRIMINALS.

I live in California and I needed to find a good, reliable PM to manage my pending rental property in LV. My goal was to close 4 properties by end of 2026, and ultimately have 10 rentals and needed to find a good PM and wanted to build a good relationship for the long term. Their reviews were solid and I spoke with Tyler at the beginning of researching for PM to manage my pending rental property in Las Vegas. After having a phone conversation, I wanted to meet with Tyler in person to discuss and decide if Graham team was the right PM for me. At this point I liked the reviews and the phone intro from Tyler. i sent a text to Tyler to arrange in person meeting , and confirmed that i was visiting. Everything sounded good... Until i traveled to Las Vegas on the day of the meeting in the morning. I drove about 6 hours from Cali to meet Tyler and contacted him 2 hours before our meeting to ask if we can meet earlier since i arrived earlier than expected. The text i received was nothing but utterly unprofessional and upsetting to me. Tyler responded via text that he wasn't sure if i was coming or not for some reason. Im coming from Cali and driving back and forth for 12 hours, so I had to plan my day a week prior and wanted to make sure this meeting was accomplished. The text response was nothing but upsetting and shocking to me because Tyler assumed that i was not coming, rather than following up via phone call or even a text 1-2 days before meeting to confirm the meeting. I will never work with a business that ASSUMES everything. How can you trust and leave your rental property if the PM assumes and doesnt follow up and have a decent communication skills?? It literally ruined my day completely and wasted my time. I would never recommend this type of unprofessional company to anyone. I would be horrified how they deal with tenants issues...! Im onto hiring PM within next week and this team is definitely not on my list.

    To me it seems if you don't use their vendors this one lady picks apart work done by your own…read morevendor. The rents landlords can ask are going down. But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.
