My experience with Sean Evenden of Life Realty when I initially bought my home in 2010 was positive. This is why I chose to have Mr. Evenden list my home when I went to sell it in May 2016. It was sold the day it went on the market and with this I was rather pleased. The house closed at the end of May and I rented it from the new owners with Mr. Evenden serving as the property manager until I left Las Vegas on July 5. Unfortunately, the rental portion of this transaction was problematic and caused me to develop a rather negative view of Sean Evenden and Life Realty. I vacated the home on time and left it in the same condition it was in when it closed on May 31. I had to provide a $1500 security deposit to rent the house for the month after closing. This security deposit was not returned within the thirty day window. I had to contact Mr. Evenden on three separate occasions in order to receive a refund of my security deposit. I finally received the check on September 1, nearly two months after I vacated the property. When I received my deposit, I saw I was charged for paint and drywall repairs. When I asked about this charge, I received an email that had a rather accusatory tone stating that I painted the house after closing. There were several walls in the home that did, in fact, have patchy paint jobs. This actually stemmed from when the plumbing was replaced in the house shortly after I bought it. At the time, I intended on repainting the house and asked the contractors to just patch the walls and cover over the patches with paint. However, I never repainted the house and the paint issues were something that the new owners should have noticed in the two times they walked the house before they purchased it. I presented Mr. Evenden with time-stamped photos showing that these paint issues existed in the home prior to closing. I even informed him that two of the photos he took for the MLS listing showed one of the paint flaws in question. However, Mr. Evenden never bothered to give me the courtesy of a response. In the end, I felt as if the commitment to client service ended after Mr. Evenden received his commission payment from the sale of my house. Mr. Evenden did make a slight effort to make the situation right by personally refunding a small portion of the deposit deduction, but I am still dissatisfied as he allowed the new owners to collect from the security deposit to fix conditions that existed in the home prior to closing. Considering I had to ask multiple times for the return of the rental deposit, the tone of the email that I received when I questioned the deductions, and the lack of response in regards to the evidence of inappropriate deductions that I provided, I feel as if this transaction ended with an extreme lack of professionalism. After this experience, I cannot in good faith recommend doing business with Life Realty. read more

I am not one to leave negative reviews, unless it is well deserved. I was in process of buying a house and we had a financial contingency written in the purchase agreement and was comforted by the salesperson with Life Realty that in the event we did not qualify for a loan that we would be released of any liability and receive our earnest deposit back. Everything was okay and on track for us to close, until a week or so before we were supposed to close we had been informed by are lender that we would have to pay off almost $7,000 worth of liabilities off in order to qualify for our loan as we had over 50% debt to income ratio. From the beginning, we made it very clear that we would not have a lot of money to put down at closing, due to our current financial obligations. As a result, our lender wasn't able to approve us for a loan. As soon as our salesperson was made aware of the situation, she had pressured us into getting one of their lenders to look into it and see if they "can go around it," even after I explained that having over 50% debt to income ratio was excessively high for any loan or grant assistance as the maximum debt to income ratio is 48%. The salesperson had expressed her frustration to our lender with us not getting approved (which was unprofessional) and continued to put pressure on us having their lender look into it and even went as far as stating in a text to me that the "Seller might hold up the earnest deposit," almost as a desperate attempt to put further pressure on us and scare us into going with their lender. I figured that reaching out to the Owner/Managing Broker, Shawn E., would ease the situation and would they would agree to the conditions of the contract, regarding the financial contingency. During our phone conversation, instead of being a professional, Shawn appeared to get arrogant on the phone and said that he didn't know anything about our situation and that his salesperson was right in saying that a second lender should have another lender look into it, even after I explained to him how high our liabilities were. Instead of being understanding, he proceeded to tell me, "it sounds like you just don't want this loan." I told him again that I want the house, but that our high liabilities are preventing us from being able to afford the loan and that even with the grants our debt to income ratio disqualifies us from receiving any grant assistance. He was still very arrogant during the entire conversation, and lacked any empathy for his salesperson's pressure tactics. He also backed up his saleperson saying that by not getting another lender to review it that we might be forfeiting our earnest deposit money, regardless of the financial contingency. I am deeply concerned that this brokerage firm is not ethical, nor do they seek the best interests of their clients. They appear to put pressure on their clients in order to close a deal in a desperate attempt to collect a commision, by persuading their clients to obtain financing when they clearly do not meet the requirements for getting approved on a home loan. "What is the purpose of assuring the client that by having a financial contingency that you are released of liability and able to receive your earnest deposit money back in the unfortunate event that one is not able to obtain financing due to high debt to income ratio?" And to turn around and threaten the client that if they are turned down by first lender that the seller can come back and take our earnest deposit and say that we "didn't put in enough effort to obtain financing." We put every effort into obtaining financing with our lender, but we do not meet the debt to income requirements. Sounds like a bait and switch tactic... I was truly disappointed by the lack of professionalism on the managing brokers part. As a real estate licensee in the State of Nevada, the managing broker owes every client fiduciary duties, which includes "loyalty, which is to act at all times solely in the best interests of his client to the exclusion of all other interests, including the broker's own self-interest." In this case, I feel as a client that the broker and the salesperson were attempting to put their own interests before our own by pressuring us to use their lender in an attempt to get us qualified us for a loan that we cannot afford and threaten our earnest deposit money if we didn't attempt to go with another lender, despite the financial contingency. The whole situation is unfortunate and instead of being professional and counseling us on the next step toward canceling the contract and abiding by the terms of contract they would rather behave this way. This is not how a brokerage should "take care of their clients." Next time around I know better than to use this brokerage and would cautain anyone from using this brokerage company with making one of the most important investments you will ever make. I've rented one of their properties for 4 years and it was a wonderful experience. Sean is a very good manager, he was very caring and attentive to my needs as a renter. He goes above and beyond what is expected from a property manager. I would recommend this property management company to anyone who wants their renters to feel like they care. read more

On Monday (10/16), I called Life Realty to TRY to speak with the property manager (James Battaglia) regarding a lease extension on a townhome I'm renting. For some unknown reason, I haven't been able to speak with him; I keep leaving voice messages and texts, but I get no response. The receptionist there said she could help me, so I explained the situation to her and she said she needed to check something out. She put me on hold @ 4:38pm...approximately 22 minutes later @ 5:00pm (when the office closes), the phone just hung up! I think THAT tells you all you need to know about this outfit!!! read more

Called her about viewing a property I was very interested in and spoke with Stephanie. After being put on hold for 7 minutes and then hung up on I called back and explained I had LITERALLY just called 2 seconds ago and was hung up on.. She insisted " no one " would do that and implied it must be my mistake. Moving forward asked if I could set up a time to view a property she snapped back " well what which property, we have a lot. Ha-ha. She was overall very rude and I let her know which unit but also that I need to get the ball rolling as my house now is in escrow and we need to find a new home-ASAP. She then asked me for my name and number so she could have " someone " help me. Overall such a confusing experience and I don't have the time to deal with incompetent people- working in real estate/property management is meant for people with polite and friendly dispositions.. Everyone has bad days but at no point did this woman try to get her act together and salvage our conversation and ultimately lost this company money. I'd invest in getting Stephanie a little more training dealing with potential clients. read more

First off, there is no parking whatsoever in this place. To top it off, the reception gals up front are useless and only care about being on their cell phones. I had to stand there for 5 mins straight with no one in front of me to get greeted. So I just introduced myself. I said that I was there to drop off an application to Vince. Let me say this, it was terrible and most unprofessional person I have ever met. Made me explain and review my entire application in the front lobby in front of the customers and the receptionists. Didn't even offer to review my personal information in a private area or his office. So embarrassing. Asking me questions in public about my salary and how much I made a year. (it was on the application) Terrible. Kept asking me questions that were clearly on my application, line by LINE. Not sure if he was just too lazy to do his job, can't read or if he thought that was great customer service? Asking me if I had any collections or how my credit was... I mean why would you asking all these personal questions to a potential client in front of your staff and customers? On top of that, I told him I had service dogs, (which was on the application as well) and he kept asking me "WHY" I have them. Newsflash - per the law, you cannot ask someone that (WHY they have service dogs), let alone it should be frowned upon to ask people in a public place about their disability. I called my realtor and let them know I want my application fee back AND I will not do business with them EVER. Take your money, and personal information somewhere else. There are so many professional brokers / realty companies out here, this isn't one of them. Happy I found one and will be moving into my new home in June :) read more

I agree with Eddie L. This is the WORST management company in Clark County. Obviously, property owners pay the bills at LIFE Realty. Our PM, Sean E. and myself agreed to list our property on MLS as a rental, Over a week later I discovered it still wasn't listed and contacted Sean. Sean arbitrarily decided not to list MY PROPERTY, instead placating the tenant and refusing to list because the tenant was having guests from out-of-town. WHAT!!! I am pretty sure LIFE Realty retains a percentage of the owner's money every month, not the tenants. Yet, Sean chose to abide by the tenant's request and not list our property on MLS during July, one of the hottest months to rent a home; to the contrary, never contacting the owner to inform us of his decision and as of the date I placed the call the property still had not been placed on MLS. Sean blatantly lied to us. We had no choice but to fire Sean immediately for being dishonest, and after siding with the tenant when he should have listed our property we never could have trusted him again in the future. MY ADVICE SKIP LIFE REALTY!!! THERE ARE TOO MANY TRUSTWORTHY PROPERTY MANAGERS TO HAVE TO SECOND GUESS THE FOLKS AT LIFE REALTY. read more

I've begun to write this review nearly a dozen times, Natalee is absolutely phenomenal, and was so much more than what we expected!! Natalee and her partner Sal were professional, trustworthy, knowledgeable, helpful, and FUN! Being first time homeowners we were not quite sure what to expect and Natalee didn't skip a beat, keeping us not only up-to-date, but educated on what was happening and when. We closed just a few weeks ago and I already miss her!! Living in Las Vegas I hear a lot how people are "not as genuine" as other places, I can guarantee you will be pleasantly surprised with her!! Irma Duafala was my agent. She is the most knowledgeable, caring and helpful woman that I know! After moving to Las Vegas from New Orleans I came across her post card in my mailbox where I was renting a 1 bedroom apartment and getting harassed by neighbors! Thank God I found Irma, she explained EVERYTHING to me that I needed to know. I had NO idea what SIDS and LIDS were or a "masterplan" lol but she gave me the whole rundown and took me all over the city....3 or 4 times (because im so indecisive)....we finally found the place for me in Rhodes Ranch. Irma is easily accessible, if you get her voicemail and leave her a message, she WILL call you back VERY soon! Irma went above and beyond for me....and I am forever grateful! Not too many agents will bring you to furniture stores to furnish your new home...and then get her own family to help move furniture! Horrible horrible experience with The broker Shawn. After not having the best experience with one of his agents he continued to hold my house as hostage and would not let me out my contract and told me that I would not be able to put it on the market. He has the guts to hang up on my wife while on the phone with him and when we call him back denies that he did. He crossed a line that shouldn't of been crossed as a professional. I would never want a person like this to represent/sell my house like SHAWN!!! Life Realty is a joke!!!! This scum makes me not trust this company again . TOTAL RIP OFF!!! We rented a house from them and they broke every promise. We had to pay for three garbage disposals put in by "their" plumber. Backyard was empty when we rented the house and they "charged" for the empty backyard. Refused to provide any deposits including the key deposit. Impossible to contact and very rude when dealing with them. Can not state strong enough, do not do business with these people. Assume any deposits provided will never be returned.
