If i could give this place a ZERO i would! I don't even know where to start with this company. The communication is HORRIBLE, they have not called me once and call my relator and say they have talked to me when in fact not once they have. They told my relator that they spoke with me BEFORE they charged me the fee about the move in date being a certain date and when in fact they NEVER called me, cause if they would have i would cancel the application and take it somewhere else. but instead they processed 2 fees and wont make any adjustments and are super disrespectful and rude. I was willing to switch my move in date but couldn't meet them exactly where they wanted due to ZERO communication. I'm so frustrated with the communication and lack of morals or empathy. Clearly lots of things need to change due to the fact you only are rated 1 star (if that). I actually overall happy to not deal with this terrible place for a long term. read more

Renters beware. Run, don't walk, away from this company. From the beginning this company made things extremely difficult. My boyfriend and I were told both our incomes would ONLY be approved and combined if we got married. We had to go to the courthouse and get married just for living in this shack of a house. The property management will police your Facebook to make sure you're abiding by all policies. If that isn't concerning enough, we were told if we don't like the house we we have less than a week to leave and find somewhere else to live. This was right after we moved in. The day before we were supposed to move in, we got a call saying we couldn't move in because they found a crack in the tub. If they aren't checking their homes before they're renting , what else are they forgetting about? We told the company we were moving in regardless because we would be homeless if not. The whole time living here was horrid. The house was extremely dirty when we arrived and dirt covered our feet w when we walked in the house. Conveniently we were told it was "cleaned" before we moved in. The window units rattled the windows and made such a loud noise that I didn't get a proper nights sleep for a year. Not to mention mold spores made me have coughing fits for months from the water damage. The house (132 Skyview Ave) we stayed in was not sealed at all and we had cockroaches, fire ants, wolf spiders, and other creatures come inside. Not to mention the feral cats that peed and pooped all over the property. Yet they wanted us to pay for pest control. Common sense : if the house isn't sealed, bugs are going to come in regardless. Exposed pipes in the backyard, garage flooding, rats/squirrel nest in the wall. We reported all of these things and the only things that were somewhat fixed was the broken toilet lid that came with the house and the ceiling fan that didn't work. The beams supporting the roof in the backyard were rotted out and not even touching the ground. It was extremely unsafe. If they aren't checking anything in this house, why are they charging us a $180 fee for "repairs" and over $400 for "extermination." Our deposit was $1300 and we only got $674 back because I forgot to get rid of a dog toy and a planter. Overall the office is always snarky via email or over the phone , making you feel like it's your fault for their mismanagement of their property. What's funny is that we used our own money to replace the bathroom paint , hardware for drawers, and the entire mailbox because they were in such poor condition. This company doesn't not care about its tenants and only wants your money. Save yourself the headache and find elsewhere. This experience was so bad, I moved states. I implore you to seek better options for housing than these people. read more

This is a company you would want to engage with if you enjoy being taken advantage of and having deductions to your security deposit for stuff which could not be verified. I had ~$100 deducted from my deposit for an alleged stain on the patio which allegedly required power washing to be removed. We didn't use this dinky patio and was not notified of an issue prior to this deduction. Lesson learned-make sure to take pictures inside and OUT with dealing with these people. They also do a very poor job of replying to your questions. Rest assured, I will investigate the property management company before I rent again. Buyer beware!! read more

I began the process of trying to rent from this company but in the end pulled out. Said my dog was ok but required bite insurance, wanted proof of all the shot records on the pet application (i think it's my business weather i want to give my dog a bunch of unnecessary vaccinations or not), and you are not allowed to ever have any pet visitors on the premise so hopefully your dog doesn't have friends. The backyard had no lawn so nowhere for the dog to go to the bathroom. On top of wanting pay stubs, they wanted tax returns which I thought was unusual and intrusive. I rented from Property Professionals previously and even though the maintenance was terrible, it was much easier to rent a place from them with less rules- I guess this company has trust issues. They would not agree to fix things that were needed until after I got approved. On top of the application fees there was a pet application fee, a pet courtesy fee (if the pet gets approved), a residential benefits fee of $65 per person a month (when we asked about this fee the agent had no idea what it was for and never got back to us on it). They will only work with you a few days on all this and then require you to get them everything by the end of the day or they will move on to the next applicant, you really feel like you're at their mercy even though you're giving them a bunch of money for the rental process. On the positive I will say after we pulled out of the deal, they did not charge us the applications fees which was nice of them, and we had good communication with the agent we were working with. We were willing to sacrifice the fees because we had a bad feeling about renting from them so this was a pleasant surprise. The space was a good price for the quality and size but everything else was just too complicated and rushed. I am getting an INCREDIBLE amount of email spam from submitting the pet application so there must be some kind of deal going there. read more

Ironically the two items (cleaning/mowing) were completed professionally prior to move out, and the third item was for a ongoing issue THEIR repair person had supposedly "fixed". If I could give 0 stars I would. We are planning to relocate to New Braunfels from the Amarillo area in the Panhandle of TEXAS. We had been looking online and working with a realtor over the past 3 months looking for a home to buy. Not knowing the area, we decided to maybe rent for a year so we could get a feel for the neighborhoods we felt safe and comfortable in before we purchased a home. We called to see a property for rent on Hanz Drive. When I called initially, the person answering the phone asked me when we would be ready to move and I stated 2-3 weeks not knowing why she asked that. Being a realtor for 20+ years, I know that sometimes properties are occupied ? Maybe? and not knowing if the property we were interested in renting was available immediately or not. The person answering the phone gave no information whatsoever. Said she would have a "property manager" call me. I was then called by Chantel. Very rude and first thing out if her mouth was "they could not hold the property for you". We NEVER ASKED ANYONE TO HOLD THE PROPERTY. WE JUST WANTED TO LOOK AT IT TO SEE IF WE WERE EVEN INTERESTED IN RENTING IT!!!!! WE WERE PREPARED TO PAY THE RENT IMMEDIATELY IF IT MET OUR EXPECTATIONS! Then she proceeded to tell me I would have to fill out an application online and then provide pay stubs for them to see if we could qualify to pay the rent. I told her that my husband and I were retired and our retirement from my husband's former company and social security payments were deposited electronically into our bank account. She said that social security and the company provided pay stubs WHICH THEY DO NOT! She may think she knows it all but she doesn't. I was told if I couldn't provide stubs they would have to see my bank accounts to see if I qualified. I told her we lived 9 hours from New Braunfels and we did not carry around files of our financial information with us. WHAT B S!!! Not only was she DUMB but also RUDE. I told her that I had managed property for 10 years and that exceptions could be made for the right applicant. She then told me she would have to talk to someone to see if an exception could be made. SO after a while she called back and told me THAT THE HOUSE COULD NOT BE SHOWN TO ME FOR 14 DAYS BECAUSE WE HAVE BEEN TRAVELING. WHAT BS. WHAT COUNTRY DID SHE THINK WE "TRAVELED"From??? THE PANHANDLE IS IN TEXAS. IF I DROVE FROM AUSTIN I WOULD HAVE "TRAVELED". WHAT A JOKE!! I would think Mr Adan Rangel that owns the house would be slightly appalled that someone who has no debt, has a monthly income of $9000 plus with a credit score of 850 and plenty of money in the bank was treated so rudely by the "property manager". I paid for my application fee and filled it out quickly for an adorable rental in Cibolo. It's been a week and the process isn't done. The admin keeps telling me she's missing documents, then finds them (all in the same email). I was told the background check would be a link directly from TransUnion that I just click and approve the background check. Nope. It was from another company and a whole profile has to be set up. I sent email confirmations that this was done, days ago, and now am being fltold the company doesn't know what's missing but something is and I have to call the TransUnion based company to figure it out. This has all happened even before signing a contract has taken place. Very slow, unorganized application process for having paid $110. I have been very proactive, got everything sent in, itemized, responsed quickly... even initiated the required renters insurance under my auto insurance to help expedite this process. I have never had so much trouble getting the first step of a rental done. And when I've talked to staff explaining the documents were all emailed together and asking for updates, there is a tone of annoyance on the other line and I'm not exactly sure why. read more

Difficult rental company to work with. We paid our rent by mailing a check each month, since the ACH transfer had an associated fee. One month, we paid it early since we'd be out of town for Thanksgiving. Five days after the first of the month, we received notice that our rent was not paid and we had a $15 late fee. After calling the office, they said we applied our payment to our principle balance (we were renters not owners) when paying online. After explaining how we mail in a check each month, the error was corrected with no apology. We were not given the opportunity to have a move-out inspection. The office explained they do that after the tenant leaves. We insisted on the inspection twice and were told that Mark and/or Marie were out of the office on both occasions. As a result, we weren't able to correct any issues with the house or receive an explanation for deductions from our security deposit. read more

Marty Chrisman, the sellers agent, is very unethical. She held my offer that was over asking price until she had one of her own clients put in a competing offer. I am not impressed, we looked for months to find the right house for our family. This deceitful agent ruined it for us. We were moving to the area due to a job offer. We have since ended our search and have no more time to look before the new job starts. I am in the process of filing a complaint with the association of realtors in New Braunfels. read more

Was not impressed. During the time that Chantel managed our property we constantly had to track her down to find out where the payment was. Was always receiving excuses the person that handled this was not in the office. When we had just enough and decided to sell. I think she was trying to get the buyer the better deal. We did the research on the market value with little to no in put from her and also when it came down to negotiating repairs she made it sound like if we didn't agree to everything they wanted they we would never buy it. Day of closing... Chantel no where to be found......... day before had to call her at 4:30 to find out where to go... Next day show up to close... Not ready in fact they have it down for the 20th. They Lending company and Capital Title where the heroes. They called not once , not twice 4 times to give us updates and got the deal done. Chantel still not to be found. Upon arriving home and she recieved confirmation that she was getting paid. She finally called. read more
