In fact, I'm not sure if we've ever even forfeited a security deposit. THAT statement alone should make this next even more valid: You are by far the lowest class company I have ever dealt with. I am absolutely appalled with the manor on which this branch of real property management does business. I'll be sure note terrible reviews with ALL of our networks including real estate agents and renters. ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I'm not sure how you guys sleep at night knowing these are your policies. Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for. - Terrible communication and response time - NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days. - Unprofessional and half done "repairs" - Price gouging at the HIGHEST level - Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn't at all be surprised if those companies were under real properties umbrella. I'm all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you'd be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance. I hope you guys improve on your business practices, or real property (perhaps just this franchise) will soon be just another failed company because they weren't humble enough to follow the golden rule.

The furnace died in a fireball (maintenance guy who was working on it let us know.) Anytime something went wrong they were there, being proactive always. Even now I think back on how nice everything was with them. My new home while it's amazing to own a house there's a LOT more responsibility to it. When I first moved in I had explained to the staff here that I wanted to get ready for owning my own home and they were super supportive. Whenever we did inspects I always got tips. They LOVE animals, and even made a special exemption for one of our babies that we rescued. I cannot thank them enough for all that they've done for my family and I. I just saw the deposit refund. I had incredible amounts of trouble moving, and even still the new house isn't set up well enough. 2 Days ago the sewer backed up into our basement... Carpeted... basement... @.@. The point is that they were INCREDIBLY generous with the deposit refund, they could have easily claimed a bunch more items for repair and yet they didn't. I couldn't have asked for someone better, and 10/10 would ABSOLUTELY rent from them again!

The marketing and open house was advertised with many signs that dwarfed the other RE competitors. We had an offer a little over a week of going live and sold at our expected price. Our agent, Jeannie, was very attentive at our needs, and responded to every unexpected requests from all parties. Houwzer's selling point is its flat rate for the Seller side. Initially I was skeptical about getting enough buyer exposure, but they pay the Buyer's agent their normal commission, but the Seller side is just a flat rate. Additionally the listing is in the MLS so it would be the same as if going to any dedicated RE service company. There are other discount brokers out there at even lower commissions, but you need to do your due diligence as some of them do not list in the MLS, only list at their websites, and the buyer agent commission is reduced so there would not be incentive to bring you qualified buyers. I debated on this, and Houwzer was the clear choice, unless you are willing to risk putting your house on the market for months and months before it's sold.

Chris kept me in the loop throughout the process from # of interested parties, how many showed up for open-house and how many would show up a second or third time. With this data we were able to set the appropriate asking price for the home and lower when appropriate. I had control and choice the entire time with Chris advising his thoughts and what the studies show. It's a balance between finding the right price and not holding a mortgage without tenants for too long. From pricing to negotiating home inspection items and contractor upgrades to bring home to pristine condition after being a rental - the entire process was smooth! Chris and Elena worked overtime day, night and weekends to keep me informed and work with the buyer, buyers agent and settlement companies. They were 100% always available if I had a question or concern. Elena made sure she got a hold of me for any important questions or decisions, and I'm not always the easiest the reach. She got it down. If I had to do everything again the only change may have been the construction company contractor we used to upgrade the home. I was in the hospital when this was going on so it was a crazy time, and lesson learned is to ensure they check with HOA prior to making any external changes/upgrades no matter how good they look or similar to other homes. I went to see the house in Springfield during open hours on Sunday June 14, 2026. My son who is on…read morethe spectrum looks for open houses and let me know and accompany me during visits. As soon as we entered the house I introduced myself and let her know that he is on the spectrum as I always do so they are aware. I never had any negative reactions with any prior visits but had a terrible experience with this realtor. As usual my son found the open house and was eager to visit the property during open hours. He usually turns on and off the switches of lights, fans, and flush the toilet as he is fascinated by the sounds and lights. He also records the light and fans as it rotates (only towards the ceiling). I notified the lady that he is on the spectrum. As my son turned on the switch and flushed the toilet this realtor started to shout saying you don't need to do that. You are not an inspector. I tried to explain that he will leave the switches the way it is but she kept on saying these may break and that he is not allowed to touch the switches or flush the toilet. She chased after him and escalated the situation. I was in the basement while my son was in the main floor and hearing the conversation I ran upstairs and saw my son sitting on the sofa puzzled, confused and angry. This lady does not know how to handle the situation, do not have sympathy for anyone on the spectrum. She also does not know that visitors are allowed to turn on/off switches and flush the toilet to see the lights during day/night and water pressure. She also threatened to call the police as my son became very furious, was trying to grab her and I was trying to hold him so he doesn't attack anyone. She escalated the situation so much ch that my son didn't know how to handle it and became very disruptive and I was worried for the safety of her abd another visitor nearby as well as myself. It was a very rough situation and she lacks empathy and lack of understanding of handling kids on the spectrum. She also does not understand rules of the open house policy. If you ask me why I took my son the answer is he is the reason I went to see the open house and he had a keen for details and provides positive feedback. I do not recommend anyone with a special need kids to visit properties she lists specifically when she is present. She created a dangerous situation and a very challenging environment for my son so much so that I had deal with the situation at 1 am Monday morning (we went to see the house 1:30 pm Sunday). She kept on yelling you need to leave, I will call the police as well as three our crocs outside the door and closed the front door behind us. My son became so upset that he started biting his shirt, was becoming more physically in our ride home and just confused by all of it. It was completely unnecessary for her to do what she did. His eyes became very dry and itchy from crying and was complaining prior to falling asleep. She needs training on the rules of the listings, learn good behavior before listening additional properties. I plan to file a formal complaint with her company. For context I went to another house with a different realtor the previous day and had a very positive experience and absolutely no issues. Shame on her!
