- Trillion STARS- The WORST company I have ever had to deal with. They are trying to charge me more for my loan then what they bought it for, all because I am leaving the worthless company. I was to close on April 15th and yes I am still waiting for LOAN CARE to pull there head out of their *** and fix the payoff and interest amounts. Why, am I leaving oh that's because of the 70 plus hours I have been on the phone and the 2.5 months that I have had to deal with the same issue not being fixed. The multiple CSR's and leadership that I have had to start over with each time I call in, is a joke. "We will escalate it", only for it to take 5 to 10 days to still be wrong, then to get the same bs excuses. The statements state differently than what is actually applied. Now for the worthless CSR's, leadership and the cash department, not one person can see the issue through. Nor do any of these departments know what the heck they're doing, no call backs, no emails and absolutely no knowledge of laws. I am actually shocked that nothing has been done to this company. I have filed numerous complaints and have obtain legal, as I will not stop until they are shut down. I will not allow a company to take advantage of people and continue to get away with it. For all who read this, please file and send letters to the Supreme Court, the mayors, governors, the attorney generals etc. I am going to reach out to the news and have them do a story to blast this company with all the negative reviews and complaints that others have against them to show the world what type of company they are and how they are scamming each individual who uses them. I am in hopes with all this that a federal investigation or whatever level I can reach, will send this company into an audit or whirl wind of issues for themselves just as they have caused for us. Now for the mortgage companies who use them, shame on you for putting your faith in a company who is probably screwing you as well. We need to band together and stop this company. Also prior to signing for your mortgage have it locked and have it so this piece of **** company isn't involved. Diane B., please save yourself the minimal effort and do not reply to this review telling me to reach out / email customer service. I've already done that and have received ZERO response. So don't waste your time. ANYWAY :) Just as every other review says, this is an absolutely horrible company. I truly don't know how they're still in business, let alone servicing something as important as people's mortgages. They don't even deserve 1 star. They are crooks, thieves, unethical, etc. The "customer service" reps simply don't care. There is no such thing as a "supervisor". I've spent hours of my life on the phone and stressing over the fact that they've calculated my escrow wrong and tried to increase my payment by $175 a month. As a single mother, I cannot afford that. I could handle it if it were true, but ITS NOT. They miscalculated my escrow and it was PLAIN AS DAY. I caught THEIR mistake. It took a month to get that resolved, but now my taxes are incorrect. They are now trying to increase my payment by $106 a month. They are charging me double the tax amount, twice a year. They say, "Oh, you're taxes increased." No, they didn't (and i have confirmation and have sent them proof). They literally have it entered in their system wrong. I work in for a mortgage company myself, so I'm no idiot and they can't get away with this BS on my watch. I've sent my tax bills multiple times, many different ways. I have 3 service request that HAVE BEEN OPEN SINCE NOVEMBER. Every time I call, they say "the tax department is very busy and they just haven't gotten to it yet." They wont let me speak to the tax department. Its literally right there on my tax bill, its not hard to change a figure to get my payment back to normal, where it should be. I cant help but think they are doing this on purpose, as they are doing it to all of you other innocent people. They use our money to pay these CRAP customer service representatives. I have paid them $350 over what I should have had to pay due to their lack of care, professionalism, and effort. I have stopped calling LoanCare and have started to go directly to FannieMae. What they are doing to their customers is just so wrong. As for everyone, READ YOUR DOCUMENTS. If something doesn't add up, ITS BECAUSE IT DOESN'T AND THEY'RE WRONG. Check your escrow amounts, disbursements, tax amounts, all of it! Contact your loan originator / bank and see if they can help. Its a long shot, but its possible. 2 hours on hold the first time I called (today). 1 hour on hold the second time I called (today). Neither time did I have the opportunity to speak with anyone. I also emailed them and have not received a reply...I've been trying for WEEKS to speak with someone at LoanCare and have only spoken to ONE person (who ended up disconnecting our call after placing me on hold). Our home recently flooded during Hurricane Harvey and our loan was sold to LoanCare soon after. We NEVER had a problem with our previous mortgage company. However, in the short time we've been with LoanCare we have received very little assistance in rectifying an issue (THEY created) with our homeowner's insurance. Our family has been financial exposed now for WEEKS without any returned calls. Moreover, 7 of 10 times I've called (DURING BUSINESS HOURS), I get a recorded message that apologizes if I've received the recorded message during business hours then disconnects the call. The other times, when I actually get through the automated system to the hold music, I STILL don't actually get to speak with anyone because I typically run out of available hours to sit on hold. Also, Hours on hold is not even an exaggeration. I am speaking very literally. Just read over reviews. I'm inclined to believe that this company is fraudulent. After detailing my expediency to the title company where we signed for our home, they encouraged us to investigate whether or not this was even a real company or a SCAM! Scary. My previous mortgage company has been more responsive and helpful in trying to resolve this situation on our behalf. In order to ensure my family (and home) is protected we've had to scrape together the $ to pay for our homeowners insurance out of pocket WHEN WE'VE BEEN PAYING ALL YEAR FOR THE VERY INSURANCE WE'RE SUPPOSED TO HAVE! I've noticed a kind lady by the name of Diane has replied to most all these comments with an email address. However, NO PHONE NUMBER has been provided that enables us to speak with an actual human. (READ THIS WHOLE THING BECAUSE IT WILL SAVE YOUR ASS IN THE END!!)To anyone else who looks at this app, don't only go by the comments, do your research aka look up the lawsuits this company you unfortunately have been sent to has been in. Then you'll see the company for who they really are. One lawsuit states an elderly couple who always paid by mailing the check. It showed as cashed in their account, but loancare didn't put it on their account books. That elderly couple got kicked out of their home. Another is a man who won against laoncare in a lawsuit and then suddenly they slammed him with unnecessary fees after till his home got foreclosed because he couldn't afford to pay those fees. One experience? A husband has surgery and his wife was the only one bringing in money because his health insurance at the time was literally crap. In the three months he was out they only gave them $400 once and that's all. So they fell behind. They did the lost mit packet and were denied the first time, then was told to re due it because the husband and she got new jobs and an extra 1700 a month, they were still denied. So now they have to wait to see what the price will be to reinstate the loan. But they had received paper work with a lower price to pay on it and when they attempted to pay it, loancare told them that it was too late and that letter was invalid. Loancare will go after the weak and those who make just enough to live by their means. They will ruthlessly screw you over and make your life a living hell. Because all they care about is the money. Now if you are in the situation like the last i mentioned and got out of it, DO NOT MISS ONE PAYMENT BECAUSE AFTER 30 DAYS THEY WILL THROW YOUR ACCOUNT RIGHT BACK TO THE FORECLOSURE LAWYER they have a system and a script for these people. They know you defaulted once and will do it again, and once that happens they will. Fuck. You. Up. My recommendation, record EVERY call you have with loancare no matter the issue, have that verbal proof so that if they pull anything dumb, you have what you need to shove their bull shit back at them, or what solid evidence you need in the court of law to back you. And ALWAYS keep bank statements that show the amount of your mortgage did come out. This will save you in the end. read more

I am being forced to give them 1 star and would give them a negative rating if I could. Loancare is simply a Criminal enterprise. I cannot believe they have ripped this many people off without resolution and are still in business. This criminal enterprise took over our mortgage servicing in March 2017 and they are supposed to pay our taxes and insurance from our escrow. On 6/8/18 we received notice from our City that our taxes were due 5/15/18 but were never paid. At that point we were being charged a$40 penalty. From that point on I made many many calls to this corrupt company, each time taking 20 minutes to get through then dealing with noncaring passive aggressive employees including the team leads and supervisors. Nobody would take any action to get a damn check cut even though they have our money for it. They told me all they can do is "put in a ticket" and I would have to check my account and wait for them to pay the city taxes. I continued to call but they did nothing. Finally on 7/20/18-almost 2 months later- I called the City to see if Loancare paid our taxes and was told they still had not and that lien action had been started against my husband to garnish his paycheck 40% and place this in his employee file, threatening his job and credit. I called Loancare several times that day and was pretty much laughed at and lied to even by a Team Lead(Stephanie in the Florida office) who gave me an fake extension number knowing it's not even possible to dial in an extension. At the end of that day we had to drain 2 of our savings accounts pay the tax bill plus $85 in penalties, which was the only way to stop the lien and garnishment. I have called Loancare at least 10 times in the last 3 days and all they will do is "put in an escalated ticket." They will never return your call and every time you call you not only get a different person but a different office in a different state. I have spoken to rude LoanCare reps in Virginia, Florida, and Arizona but nobody will return our money. I am filing a lawsuit on Monday. With all this criminal wrongdoing I can't believe a class action lawsuit is not in the works yet. Perhaps that's the route I'll take. read more

As other reviews state, if I could give negative starts I would. Our mortgage and escrow account were transferred to this company after they bought out our original loan. Our payment immediately went up $100.00/mo January 2017 and it took months of calling and "escalations" to get an analysis done which found we were overpaying. We overpaid by $100 each month from January 2017-June 2017 so that we wouldn't risk losing anything and requested that we be refunded for the overpayment. That was June 2017, it is now 6 months later (December 2017) and we have not been refunded the $600.00. Additionally, we received a delinquent tax notice from our city that the school taxes were unpaid. I have been calling for over a month to get this resolved and again..."it's being escalated." We were told several times that it would be completed within 48 business hours and that a manager would call once completed...no call. I called again to follow up and was told they did not see that taxes were delinquent but after I insisted they were (based on a notice from my city and several calls to my city to verify), they then found the notice (weird...). I was told during that call that it would be escalated again but I refused to hear that line and asked that I wait on the line until it was completed (how long can it possibly take to issue money to the place it's owed, we do it all the time with our bills). They then stated that there was no overpayment showing on our account (even thought the analysis in 6/2017 showed there was) and that there was not enough money in our account to even pay the delinquent taxes. The specialist offered to have a manager speak with me which I agreed to but there wasn't one available so I was told I'd receive a call back....still waiting. How can a company get away with these tactics?!?! They take advantage and hope people don't catch on. read more

Just like so many, this company has no clue what an escrow account is or how to balance and make the needed payments for taxes, insurance, PMI, etc. When my loan first got transferred to this horrendous company they took my escrow balance and applied it to my principal payment. When I called to advise them of THEIR error, they said it wasn't a problem because they applied it to my principal and I wouldn't need to make a mortgage payment for a couple of months - my summer taxes were coming due and I had no escrow balance (meaning they would automatically raise my payment to cover the shortage when my taxes came due in August). So - going forward - taxes become due in August and even though in my previous conversation with them explaining how taxes are due and payable in Michigan on August 1st and January 1st, they paid HALF of my taxes for August - I am now delinquent on my taxes, but they have the money in my escrow account. Yes, I tried emailing them - no response. So I get my winter tax bill and I call and per the interactive voice system it states they are only paying for my winter taxes. WHAT ABOUT MY DELINQUENT TAXES? Yet again I call - the rep was clueless about anything that I was talking about. I explained in detail that my loan is an FHA mortgage and they are required per HUD to make sure that my taxes and insurance are paid on time. She sounded completely lost. I have called FHA and started the process of filing a complaint and will be following up with CFPB, then on to the next bureaucratic department and my voice will be heard as all of yours should be. Dave W from whatever department you are in don't bother replying with your canned auto response email that you have set up. You have no say in what is going on with that department but your escrow department obviously needs assistance. Messing with Vets?? I am appalled!!! read more

I've been making mortgage payments with LoanCare for nearly a year, with my account and routing numbers saved in their system, and most payments processed fine. However, five payments were rejected and marked as late due to their error. My bank confirmed the issue: LoanCare claimed there was "no account number" on file, which is absurd since the same details worked for other months. After relentless back-and-forth, they admitted to transposing my account number incorrectly on their back end. This wasn't a one-time mistake--it's a recurring, systemic failure. To make matters worse, after adjusting a couple of the late payments, LoanCare sent me a letter stating that "previously reported information is accurate." This is blatantly false--how can their reporting be accurate when they caused the lates by mishandling my account number? It feels like a cheap attempt to cover their legal bases while leaving customers to deal with the fallout. I'm now fighting to remove these marks from my credit report, and it's costing my business time, money, and potentially a critical refinance deal. Their 30-day minimum resolution timeline is unacceptable, and no one returns calls or emails--support is nonexistent. Online, I found countless others facing the same issue: erroneous late payments, ruined credit, and no accountability from LoanCare. This isn't isolated; it's a widespread problem that screams for regulatory action or a class-action lawsuit. Ok Kind of sad I have to do this but I literally created this yelp account to attempt to make contact with anyone at this business as I see that a possible employee responds. I have attempted to contact LoanCare 30 times this week leaving my phone number for a call back and THEY WILL NOT CALL. What is really crazy though is when you call them they say they are a debt collector but my issue is they WONT TAKE MY PAYMENT. I have attempted to pay my mortgage 4 times over the past 2 months but they refuse to take my money. I have contacted my bank and they say that this company has never even attempted to take my payment and yet they assess me fees for late payments and returned checks. I have sent 3 emails at this point one being to the guy who responds to all other yelp reviews at the listed email but with my experience with this company I do not feel it will go anywhere. I have filed a complaint with the CFPB. With this complaint I submitted copies of my emails to them, my phone records, my attempts to pay them and everything I have. I am writing this review as a last ditch effort to make contact as I received a letter today saying that my loan was in default. I really do not know what else to do when a debt collector will not take your money. I am begging this company to sell my mortgage or just take my money so this nightmare can end. I have contacted LoanCare six times today. I was requesting a statement to show us how much we owed and what the charges were because we got behind when my husband lost his job but want to pay what we owe and become current again. The first person I talked too told me she would e-mail it. After waiting 5 hours, I called back. The second person told me they "didn't do that" and I could not see a statement. The third person put me on hold and then disconnected me. The fourth person transferred me and again I was told I could not see a statement. Why not? This is my home loan. I need to see the statement. The fifth person put me on hold and then disconnected me. The sixth woman I talked too, put me on hold. Returned to tell me the supervisor would be e-mailing me the statement "in the next 15 minutes." That was half an hour ago. And, of course, there is no statement in my e-mail. This is a terrible company. I have sent every single document they have requested. We have lived in our home for over 10 years and started having trouble when we were underemployed for 12 months. I explained to them that I have people wanting to help us become current on our mortgage but they need to SEE a STATEMENT to know what to pay. As soon as we have the opportunity to refinance. It will not be with this company. EVER. You would think they would WANT the money but I can't get any help to see a statement on what I actually OWE. read more

Ok lets get started .I sold my home on 11/14/2018 and today is 01/14/2018 I have called Loan Care over 119 times and spoke to Only 5 people , most time it is a message that the will call you back when they are not so busy and you will never receive a call and I mean never .The last 2 months I have been trying to get 1852.00 dollars refunded to me for my remaining escrow account . You wouldn't think that wouldn't be much to ask since it is my money . Every week I make at least 20 calls to talk to 1 person and every week they promise me a check by next friday. So today is Sunday and I still have not received a check for my Money .I have come to the point where i'm sure I will have to sue them to get my Money Back . Lakeview Loan Care is by far the worst company I've ever dealt with. Our property was just sold in a tax lien auction because these incompetent expletive failed to pay the property taxes. We received a notice of final bill in March. Contacted Lakeview, was told it was going to be processed and I would be contacted when it was complete. Called back second week in April, assures it would be paid by the end of the week. Fast forward Tim May 11, our property is sold and can be foreclosed on as early as 6 months from now. Called Lakeview upon receipt of the sale notice to wait on hold for over an hour, never speak with anyone and be disconnected after an automated message advised they'd call back shortly. It's now midnight, they closed at 2200 and never contacted me. I have had to file another complaint with the CFPB in a matter of 4 months; I am contacting the county finance department tomorrow and obtaining an attorney. We have never been late on any payment let alone our mortgage, consistently pay more than the monthly payment on our mortgage, to have the mortgage company not pay taxes from the escrow that we pay into every month. How this company is still allowed to operate is beyond me read more

My loan was sold to Loancare in late 2018 from the Money Source. I have had nothing but problems since. The latest is that my statement shows a "Prepayment Penalty" should I decide to pay the loan off early. I did not verbally or in writing agree to a prepayment penalty and there was not one with my previous lender or stated in my original contract. I would never have agreed to this. Trying to sort this out has been nothing short of a nightmare. Call waits are well over an hour and don't bother putting your phone number in for a call back-it won't happen. When I did get through I was told that I would receive a call when this issue was fixed. No call. And no one has a clue why I never had a prepayment penalty before, but under them, I do now. I have stellar credit...so thats not an issue. This wasn't my only issue. My escrow account and payment were also incorrect. To date I am told this is fixed, but I feel a need to monitor monthly. At this point, I will need to file a formal complaint just to get the company to correct this issue, which has to be nothing more than a keying error. If not corrected, this is fraudulent. read more

Shortly after I refinanced my home with Embrace I received a letter stating Loan Care Servicing Center would be handling mortgage from now. I have NOTHING but problems since then....I have had a mortgage for over 20 years and never had a problem with any other lenders. I have always paid my mortgage around the 10th even though its due on the 1st and never had a problem! Since Loan care is now handling my mortgage i start receiving phone calls around 5th of every month if they have not received my payment however my grace period is until 15th of every month. I have explained to their customer service the reason i pay around the 10th of the month is due to my pay checks and how i get paid. I am not late they always have their money by 15th however they call me every day sometimes twice a day at work and at home in the evenings. I ask if they would please make note in system so i would not continue to receive harrassing phone calls however they say they cannot. I wish i had never refinanced my house, worst company ever to deal with!!! read more

Loancare will not call me back regarding a check I have to fix my home. The insurance company made it out to both myself and Loancare. I understand why so folks fix what they claimed. My issue is what is the process with Loancare if I send this check to them? I have a few other questions also. I have been trying for 3 weeks to get a hold of them!!!! Put me on hold for hours and never come to the phone. Give you a call back option with a number you instruct them to call; never call. Emailed their so called " consumer advocate"; never got a response. Disabled Vet who pays on time and never had to ask anything of them. Go here and file a complaint with the Consumer Financial Protection Bureau. http://www.consumerfinance.gov/ Within DAYS of getting notified by them they fixed my account and mailed me a check for errors they made!! After months of calls, tickets, voice mails to managers who never called me back, emails, you name it.. I gave up and filed a complaint with Consumer Financial Protection Bureau. And here is some help too.. The only supervisor I spoke to with a brain was Cadence. My issue was that they added my cities Special Assessment Tax to my mortgage and said I was now "short" and my monthly payment went up over $114 dollars. I always paid this myself. I was told by the City that 3rd Party companies sold my tax information to the mortgage company and they get calls ALL the time about this. In the end paid over $1500 for a $255 quarterly tax! The property secured by my Loan Care mortgage burned down in March. I have been on the phone with LC every week since then, trying to get paperwork straightened out to settle my insurance. They have sent me absolutely NOTHING that I have asked for. (They did, however, charge me $13 for paperwork they never sent!) My husband was finally able to get some of the paperwork from them, but now the payoff statement is expired because it took them so long. I need a new one, but they aren't sending it when asked, and now the phone lines disconnect due to technical difficulties! I have a payoff check in hand to mail to them, and cannot get them to accept it. I have paid 3 mortgage payments on a BURNED DOWN HOUSE due to their inability to process paperwork for me. This is completely unacceptable, and has caused me months of stress to get fixed. If Loan Care takes over your mortgage, run to the nearest local credit union to refinance. They are a nightmare to deal with. read more

MINUS 5 STARS if I could. This company is criminal in everything that they do. They will NEVER put anything in writing, that way they can lie and change things whenever they so desire. You cannot email them. They only have a templates with questions worded on their behalf. For example, there is no way to use their form to tell them that they have erroneously reported your mortgage payment late three months (real example). They will screw up your credit with fabricated lies, and then you will have to go through hell trying to fix it. They change payment dates, and if you accidentally make a double payment, you cannot get your over payment back. I could go on and on. The only way this company legally exists is if they are paying off some corrupt executives in our DOJ, because there are so many class action suits against this corrupt company that the don't even fit on one page.
