I…read morehad to request numerous cleanings prior to moving in, a removal of a rusty, broken BBQ, yard tools, and documented evidence of pests. However, because of the market - I had to settle and move in. Since, I have discovered and documented silverfish, carpet beetles, carpenter ants, buprestid beetles, and accompanying larvae. These bugs are literally crawling out of cracks in the floors and molding - and I have found them in recently washed clothes, my sons toys, etc. I have woken up to these pests crawling on my bedspread. Needless to say - I am no longer able to sleep comfortably at the home. It has been 20 days since I requested a remedy - it took 5 days to get an exterminator out, and after two visits, I am still finding pests. I have found a place to move in order to escape the infestation, but APM will not let me out of my lease - even though this place is uninhabitable and my personal belongings are being ruined. Not to mention - it is simply unclean and unsafe for a toddler. Additionally, the added time and expense of sanitizing every article of clothing, bedding, and personal affects and packing in plastic totes (I have had to purchase at least 20 of them) is unbelievably laborious. I began packing my things in traditional cardboard boxes and would find pests INSIDE the freshly packed boxes within a day. After repeated emails, the manager literally said "I guess I'm confused on the timeline" and didn't understand why I was upset. I realize that by writing this review, they will likely withhold all of my security deposit when I turn in my keys (as evident by other reviews) but I am willing to take that financial hit to communicate what an awful and disturbing experience this is. Do NOT rent from this company.

She couldn't even read my paystub properly and said my roommate and I didn't meet income requirements when I alone make 2X rent for the property we applied for. Their process was so horrible I had to contact my lawyers before I finally decided her attitude and lack of competence wasn't worth the stress. DO NOT APPLY FOR THEIR PROPERTIES!

He didn't forget anything and DJ made sure everything in the entire house worked absolutely perfect before they left. They even coordinated a complimentary carpet cleaning. I mean wow talk about going the extra mile. 5 Stars through and through for Jimmy and DJ. Also Sean the owner was extremely helpful and went above and beyond to correct some pretty bad issues we were facing. I've worked with a lot of different landlords and property management. Additionally, the repeated and…read morepersistent requests from Holland for post-move-in, tenant-conducted condition inspection updates felt excessive and invasive. We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.

Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

    I'm a recent first time homebuyer and Dirk was our agent…read more Throughout the process I was extremely impressed with Dirk's extensive knowledge and experience in Hillsboro/Beaverton (where we were looking primarily), including a deep understanding of where the city is headed in the future -- crucial knowledge you don't find in every Realtor out there. This helped appease any second thoughts we had about buying our first home. He worked with us to understand what we were looking for and pointing us in the right direction. Dirk is first and foremost a true professional, handling issues that came up along the way quickly and making the whole process as easy and straightforward as it could have been for us. I can't think of a single thing I wish he'd done better; he was THAT good. He was always very responsive, answering all our questions quickly (we had tons!), and following up promptly when needed, all the way until getting our house keys and beyond. In the current sellers' market, Dirk helped us submit a very strong offer the same day we saw a house we loved. I believe his hustle helped us get our offer accepted and well on our way to closing. Choosing him was one of the best decisions we made through this process. We loved working with Dirk and look forward to working with him again in the future.

    I rented a home managed by Sundance Property Management Inc. at 17108 NW Elk Run Dr, Beaverton, OR…read more97006, from February 2023 to April 30, 2025 -- two full years. I paid rent on time every month through auto-pay and never missed or delayed a single payment. Before moving in, their representative Robert promised the home would be professionally cleaned. However, when I picked up the keys, the home was clearly not cleaned at all. The toilets were covered in dust, the carpet was filthy, the kitchen was greasy, and many parts of the house were visibly damaged. I immediately contacted Robert, and he sent one cleaner who only wiped down the toilets and some glass. The carpet and flooring, the range hood, and the rest of the house were still filthy. They insisted everything had been cleaned -- which was clearly false. At that point, we had already started moving in, and most of our furniture and appliances were stored in the garage. Feeling helpless, I had no choice but to clean the entire place myself just to make it livable. On top of that, the dryer provided in the home was broken. I had my own dryer, which I intended to use. Robert initially said their maintenance team would help remove the broken one and carry my dryer upstairs to install. But when their staff showed up, they refused to do it, saying it's not their job. In the end, I had to move the dryer up and install it myself, which was a lot of effort given the unit was on the second floor. The stove couldn't ignite properly. Even after it was repaired, the issue came back in just a few days, and we had to use a manual lighter to cook for the rest of our tenancy. The range hood was covered with thick grease, which I cleaned myself because Sundance never did. Despite all these problems, I took care of the home responsibly. When I moved out on April 30, 2025, I: * Hired professionals to steam clean all carpets * Cleaned the kitchen, bathrooms, all bedrooms, floors, stairs, baseboards, and railings myself * Notified Sundance that if there were any concerns, I welcomed them to share photo evidence so I could resolve them. I made sure the home was left in much cleaner condition than when I moved in. But at the end of May, I received a charge summary deducting my entire deposit. Their excuses included: unclean house, damaged/stained carpet, untrimmed yard, dirty kitchen, etc. These were false and unreasonable claims. I was furious. I immediately informed them that I had clear photo and video evidence documenting the condition of the home at both move-in and move-out. I stated that I was ready and willing to provide side-by-side comparison photos at any time to prove their claims were false. Despite this, they kept making excuses and have still refused to return my deposit to this day. As of July 30, I still have not received my deposit, far past the legal timeframe. I have already filed a Small Claims Court case, requesting double damages under Oregon law due to their wrongful withholding. I've also filed a complaint with the Oregon Department of Justice, and I plan to make all photo and video evidence public so other renters can see the truth. This company is dishonest, negligent, and exploitative. They take advantage of tenants and ignore the law. If you're currently renting from them and have experienced similar issues, I strongly encourage you to take legal action. If you're considering doing business with them -- DON'T. Sundance Property Management Inc. is the absolute worst property management company I've dealt with -- not even close. Avoid them completely.

When I initially…read moresigned the lease and picked up the keys, Robert was pleasant and friendly and I was optimistic. The apartment my friend and I rented was in a lovely neighborhood, and a good value. That said, whenever we put in a maintenance request Robert was very slow to respond, and would often dismiss us. Once I submitted A maintenance request through the resident portal with a picture of the broken toilet chain. His email response was, "try resetting the chain." I politely informed him that the chain itself has snapped in two, and I had included a picture to that effect with my maintenance request. His reply was, "oh I didn't look" For the first several months we had issues with the refrigerator leaking. Robert repeatedly sent the same maintenance man out, he was very kind but not able to help. It took multiple maintenance request to get the issue resolved, and many mornings of stepping in a puddle on the floor from the leaky fridge. The homeowner did a terrible job of maintaining the yard and surrounding property, and even though it was brought to Roberts attention on multiple occasions nothing ever changed. When our new neighbor was blasting mariachi at all hours, even though our lease clearly stipulated that quiet hours began at 10, Robert was very dismissive of our complaints. When it was so loud that it could be heard on the other end of a zoom call, Robert simply asked "is that acceptable for daytime?" When I moved out, I was supposed to get my pet deposit back within 30 days. Not only did it take nearly 90 days, when I called Robert to check up on the matter, he was incredibly rude to me and stated he needed to "do research" I was tempted to give a one star review, but the apartment itself was fine and the rent was really reasonable.
