I've known Justin by working with him through my business for the past 8 years, which has put me in direct contact with hundreds of Realtors throughout the years. My husband and I met with him in April 2025 to talk about listing and officially hired him to sell our house that June. Even in a tough market with plenty of competition in our own development, he gave us the honest, data-driven advice we needed to set a realistic price. His marketing was excellent and showcased the house perfectly without being overdone--which is something I appreciate. It got people out to see the property, even in our rural area.     I've been renting a townhouse in Morrisville since last fall that's managed by A&O and have had…read morenothing but a positive experience. Their web site is super-easy to navigate - e.g., to pay the rent and request repairs. They send you automated emails reminding you when your rent is due tna confirmation emails once it's been paid. Whenever I've needed to request a repair of any type, I get an almost instantaneous response from the third party with whom A&O contracts. Further, with only a single exception, my experience with the guys that they send to do the work has been fantastic. Shouts out to Ariel K., my primary point of contact at A&O, and Jaime, who recently came out to take care of some repairs. I was planning to move after my lease here expires at the end of April and move to a super-fancy, brand new apartment complex up the road. Despite being brand new, they just changed management companies (not a good sign) - which I knew because one negative experience followed another. "You'll get your lease by email shortly." Nope. "Yes, we'd be happy to take your out-of-town guests on a tour of the property." Um....except that *no one* showed up to work in the leasing office that day. Some poor maintenance guy had to tell us. As I told them, "For the amount of rent you're looking for me me to pay, I was expecting concierge service - which this is not." So I pulled the plug on that plan and just decided to stay put in my townhouse. (The apartment people - after apologizing abjectly - subsequently offered me six months' free rent. Sorry, no - already re-upped my lease.)

    We worked with Acorn + Oak for roughly 3 years managing our rental property, and unfortunately our…read moreexperience steadily declined over time due to poor communication, constant turnover in points of contact, and lack of follow-through. The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.

My family relocated to Fuquay Varina, NC in November of 2024 rather suddenly and did not have time to fully review the company we rented from. I wish I had done my homework. Just for clarification we always paid early, and moved out of the house 2 months before our lease ended. Yes, we continued paying rent even though we didn't live there. We moved out because we bought a house (as was our intention from the outset). The customer service is terrible. The company will nickel and dime you to death with extra charges and fees. I am very happy that my business with them will conclude in just a few weeks. I am certain I will not get my deposit back without going to court because this company is rotten to its core.

They did not Reserve the requested residence for tranfer and rented it out around January 30th!!!! My Retention Specialist, Lori, did an Emergency Retention Request for our current residence at $1935.00. When going to Rent Cafe to make my rent payment, there were over $2500.00 due. I made the $1935.00 payment. On March 1st our Electricity went out and my daughter was informed by (text message) that another party requested disconnection of the Electricity, which caused my daughter (who works from home) to be disconnected from her job. After 7 years as a Renter, no late payments, this negligence has now allowed the Energy company to add additional fees to our bill for the disconnection. Smh

I say this because I had direct experience with real estate agent Jerry Johnson (who now owns a brokerage) when we moved into the Raleigh area nearly 5yr ago and was looking to buy our home. We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent. Jerry has helped many other families buy their homes and I don't expect their experiences to be anything other than very pleasant. He is a nice and trusted person to work with. So, if you are looking for an agent who will work the hardest for you and not rush you into making a quick buying decision, then Jerry is your person. Because of his success as a real estate agent, he is now operating his own real estate business. So, give him a call when you are ready to buy that home.
