Since they came in, the entire atmosphere and level of service have changed for the better. Anything I've ever needed--whether it was a repair, clarification, or help with a concern--has been taken care of quickly and without me having to chase anyone down. Before they arrived, I often felt like I had to constantly remind the office about maintenance requests or follow up multiple times. Now, I simply put in a request and it gets handled. It's refreshing to deal with managers who are attentive, professional, and genuinely care about the residents. They communicate clearly, follow through on what they say, and make sure things are done the right way. They have truly gone above and beyond for me, and I feel the difference every day. From the way they greet residents to the way they handle issues big or small, they bring a level of respect, efficiency, and kindness that is rare to find. Because of them, I feel valued and heard as a resident. Overall, I can honestly say the management team has transformed the experience of living here, and I'm extremely grateful for everything they do.

Although the rats, mice, cockroaches, and lizards that infiltrated the apartment incessantly were…read moredistressing, regardless of numerous visits by "pest control" who "filled holes" and left glue traps, Crossroads Apartments and 1st Lake Properties continued to disappoint well after move-out. The shabby and dated condition of the apartment, the exceptionally poor carpentry, and the trash and cigarette butt littered parking lots and stairwells can be overlooked, but I became apoplectic when my deposit refund was not only late but reduced by $622.75 for carpet replacement, blind replacement, "Dep Forfeitures", and photo documentation. My lease ended on August 10th, 2019, I am entitled to a refund or a notice of withholding with an itemized list within 30 days per The Rent Deposit Return Act, La. R. S. 9:3251. My check was dated September 20th, 2019 and the postage stamp shows it was mailed on the 26th of September, 2019. I assumed they would wait the entire 30 days to send it, but as the 30th day came and went, the office was contacted and they stated it had been sent on the 13th. Therefore, 1st Lake Properties did not withhold their legal responsibilities, which there are monetary penalties for, but also has questionable business ethics. Furthermore, when I moved in, the apartment had black stains in the carpet, that I removed myself, which leads me to question the legitimacy of this 504.89 dollar deduction. I literally left the carpet cleaner than it was when I moved in. The blinds, of shanty quality and with already broken pieces, fell from the bedroom window due to poor installation several times during my lease, which did cause some additional pieces to break, rendering that deduction as reasonable. I am unable to discern what exactly "Dep Forfeitures" are, but they amount to 100 dollars. Photo documentation, at $5, is peculiar, since most photos are stored digitally (like my photo documentation) and prints at Walgreens start around 23 cents. More on the property and community itself. Door knobs fall off, paint chips from the walls, the bathrooms have no ventilation and are of poor quality, the pantry door cannot stay on its track, I had to ask for a window screen (the one provided to me did not fit the window correctly, leaving a gap, and since there was already a pest problem, my window could not be left open), there was a large gap beneath the front door (again, critters could mosey in and out at any time) that I had to deal with myself, the doors inside the apartment cannot be closed all the way, the noise from I-10 is a nuisance, other tenants are oblivious to the fact there are others around them, and the air conditioning is terrible as it froze up unremittingly and is older than Medusa. The maintenance workers seem hardworking and clean up the trashed parking lots the best they can. Most office employees are subpar and I only ever had pleasant experiences with one of them. Finally, they wanted to increase the rent if I began a new lease, which I found to be both a laughable and money hungry move. Attached photos include the condition of the carpets and blinds before and after move-in, the gap beneath the door, the pest problem, and my dated documents. The images that have red circles are from move-in day. TL;DR Avoid Crossroads apartments and 1st Lake Properties due to the dreadful property itself and questionable business ethics.

Leslie…read moreKimble, the overly bubbly clueless leasing agent is scattered brained and lacking the appropriate information to give serious prospective tenants transparency and ease of process. Bellawood has dozens of apartments vacant listed online for weeks. I was initially rushed to apply under the soft threat of "they may be gone if you wait!You should apply ASAP" Standard sales tactic. I watched the price plummet $50+ dollars in the weeks each unit stay unrented. Then when I went to apply for 9/2 move in date it was arbitrarily changed to 10/3 move in. When I asked Leslie why it was moved I got a bright shiny "Well, I don't know!" she deals in syrupy faux polite "I don't know"s. When I spoke to the manager Sydney about this, she explained it calmly and logically offering a closing comment of "there's no way Leslie would have known why" So, leasing agents don't have proper information to give to prospective tenants? WHY? Ridiculously juvenile antics and word salads from half baked brains. Total Confusion, chaos and mismanagement when there are tons of other properties in the area. All of the women there are surface southern "nice" but social politeness doesn't supersede intelligence and professionalism. I contacted Tonti Properties and filed a complaint against Bella Wood. To add more confusion, Tonti Properties is different than the corporate entity Tonti, which owns a large amount of SE Louisiana apartment complexes. Additionally, there is another business name that appears when applying after being debited for app fee: Creekwood Elmwood, LLC. So it's a bunch of scam companies triangulating their schemes with haphazard, sloppy tactics. Seems like a scam. Happy to be looking elsewhere and away from this nightmare of stupidity. I can't imagine having to deal with these type of people on a regular basis in a place you want to call home! These apartments will stay unrented. Enjoy Hurricane Season!

Danielle and Kiana and their entire staff are awesome. Property is always clean, pool is great, and it's close enough to everything in Metairie (food, shopping, entertainment) but still quiet and out of the way of the hustle and bustle. Also only about a 10 minute drive to downtown New Orleans. My apt. was a one bedroom but VERY spacious, and included both a utility closet with a washer and dryer as well as a really large walk-in closet. The bedroom was the perfect size for a queen size bedroom set (a king would also fit!), and the bathroom was also more than big enough and also had a closet. I have no words to express how amazing the place is. If you are looking for an apartment in which to stay either temporarily or permanently, DO NOT make the mistake of just going with the "big name" apartment companies without stopping here.

People trying to open your door in the middle of the night or trying to lure you to the door to open multiple times. 2nd month of living here I witness physical fights outside. Supposedly, the entry was needed under the guise of an emergency (busted hot water heater). The alarming part of is that I was home all day Sunday and there was no indication of any malfunction. I arrived home last night to a note saying, my hot water heater had been replaced. There was no further explanation nor was an attempt made to contact me prior to enter my apartment. Once investigating further, I noticed my master bathroom was in shambles. There were dirt, dust, and debris everywhere. I had purchased a new shower curtain on Sunday and had it hanging immediately. It is now covered in the same dirt and debris described above. I immediately thought to take pictures, instead, I chose to close the door and use the spare bathroom. My thought process was to go to the office in the am (22Aug2017) and have the property manager visit and see the mess first hand. According to the posted hours, the office opens at 8:30 am. I was there five minutes early and waited ten minutes after. The office never opened. I finally reached Susan, twenty minutes after the said opening time. Once, speaking with her, the level of service eroded even further. She was very defensive and out right rude. I informed her of the situation and alerted her to my concerns. She advised me she would walk the apartment and get back with me. After about two hours, she called and informed me she would have "Daniel", sweep and vacuum where possible and there was nothing wrong with my shower curtain. Upon hearing this information, I became even more annoyed at the level of service being offered. I advised that I wanted no from the staff there to enter my apartment without my knowledge or presence. I also ask for the name of someone at the Corp. level, I could speak with. I was given Angel's name and number. I have attempted six calls to your office to speak with Angel. I was either told she was in a meeting or was going to call me back. Heather answered the phone all but the last time. My last call to your office was at 4:54 pm, at which point I spoke with Tiffany. I explained to her that I wanted to speak with Angel today, as this was that much of a concern to me. As I type this email, I have yet to hear from Angel or anyone from 1st Lake Properties. This has been a thoroughly exhausting experience, to which I want a resolution.

I actually never even had to put in a maintenance request so I cant attest to how responsive they are in that regard. However, that probably a good thing. Also, the maintenance staff is hard at work in the building every week day. They are very friendly and I imagine if I ever had an issue they would do a great job. The community feel of the complex was great. I liked all my neighbors. Our dogs all became friends (this is a great apartment if you are a pet owner). I'd often BBQ with neighbors at the community grill at the pool. Or one in the courtyard. I'd stay here for years if I wasn't heading back to Los Angeles. SAFE & SECURE. AFFORDABLE. SPACIOUS. BEAUTIFUL. A great experience all around. I don't think i've ever been so happy in an apartment. Thanks for everything Sailboat Bay!
