Visited on a busy Saturday and was pleasantly surprised by an inexpensive detailed tour and guide for one hour. A good engaged tour guide willing to greet and inquire with each visitor where they are from and take time with small talk to create an informal tour with room for Lotz (pun and pronounced Loots) questions. If you have any interest in Civil War history, even if you don't, the Lotz House is worth visiting. Our guide, a military history buff, was extremely knowledgeable, friendly, and engaging. He made a point to personalize the tour by connecting various historical facts about the Lotz House and the Battle of Franklin back to our home states. The decor is all period appropriate despite not all being original to the home. By the end of the tour, you have no doubt how the Lotz family must have felt by the end of that fateful day. read more

GROUND ZERO! When viewing the list of sights that I wanted to tour in Franklin, this specific home was not a high priority due to the greater emphasis on the structure and furnishings. I did visit this home to take photos and read the historic marker in front of it. If you visit this home, take time to stand still and just look across the yard and across the street. Now imagine opening your front door and seeing more than 9000 bodies just lying there at ground zero, in a town of less than 800 people. Mind-boggling, especially when you realize that this battle only lasted for about five hours! Take time to walk to the field just across the street to read the historical markers and learn about key facts and figures that are probably not a part of the tour information. The most interesting marker details the death of Tod Carter, (son of Fountain Carter who owned the Carter House), who was shot nine times but was found alive the next day. He was taken to his home after being away for the past three years and died hours later on Dec 2nd. I really appreciate the Franklin Trust and other local agencies that have made it their mission to reclaim and restore these historical sites and open them to the public. There is something so special about being able to stand where so many died and to walk the fields where so many fought. You just feel transported to another time and place Thank you Franklin! read more

The tour provided very good insight into the battle of Franklin and the Lotz family. Sadly, not all of what was presented was factual. Without going into details I encourage folks to visit the site along with other sites in the area and determine for themselves what was factual and what was not. Still, worth a Visit. read more

It's cool, but there was so much unnecessary information and it got quite boring. Don't go if you don't love super in depth tours. Not to mention that pretty much none of the stuff in that house belonged to the Lotz's. I just don't understand it and I love seeing historical museums. read more

Had an amazing time at the Lotz house. A huge amount of amazing history and sights to see all around the grounds. Our guide Chuck was very informative and told stories from the points of views of the people who were right in the middle of this conflict. Would definitely recommend this tour. Just learned about this house while I was in Franklin last week with my father and my cousin. My cousin and her late husband have lived in the area for nearly two decades, and her husband was a re-enactor for Civil War battles. One day they were in their backyard, and they found pieces from the Battle of Franklin that took place on November 30, 1864. They donated the pieces to the Museum and they are still on display to this day. A great tour that is a must if you are in the area. read more

If you're in Franklin for only a short while and can only choose to tour one old civil war era house, choose this one. And make sure your tour guide is JT. I saw the good reviews on Yelp and Tripadvisor and we were lucky enough to walk up while JT was just beginning a tour. Even though we hadn't yet paid for a ticket, he saw us peering at the house from the sidewalk and invited us to join the group. The narrative of the family who lived in this house during the Battle of Franklin stuck with me for the rest of my trip. Seriously chilling. This somewhat impromptu battle happened around the house just after the Lotz family fled to the Carter House 110 steps across the street where the construction was brick instead of wood as well as had a cellar. Despite the Lotz House being many different things over the years, there are still indentations in the floor from cannonballs crashing through the house and blood on the wood floors from the house serving as a temporary field hospital. Mr. Lotz's original wood mantles are still in tact (he was a master carpenter) and the some of the descendants of the Lotz family generously donated a few original pieces to the house. In addition to the story of the battle of Franklin, JT pointed out some interesting details about the time period including how petticoat mirrors were used as well as the fancy, more discreet spittoon for the ladies (many southern women used to chew tobacco). The Lotz House tour is $10 but you can buy a ticket to see it as well as the Carter House and the Carnton Plantation for $30 (each of those are $15 so you save $10). Proceeds go to the non-profit that keeps the house restored and the tours running. I had honestly never heard of the Battle of Franklin until I visited and now have a greater understanding of the brutality of the civil war and it's affect on this little town in Tennessee. read more

I used to give house tours at Belmont Mansion and Travellers Rest in Nashville, and let me tell you, the story and presentation at The Lotz House was SPELLBINDING. The Executive Director took our group through on the tour, and the way he told the story of the Lotz Family and their unfortunate location in the middle of the Battle of Franklin was almost jaw-dropping at times. The furnishings of the home are a private collection of Victorian-era pieces, appropriate to the time-period, but unfortunately not native to the house. There are a few pieces and pictures that did belong to the family there, and they are all the more precious because of it. Seeing the gouges in the floors and walls from cannon and shot really makes the events of the battle come to life; the story lingered in my mind for 2 full days. This one house with its ordinary family in the wrong place at the wrong time is a fantastic way to get a sense of how devastating the war was to the civilian population. The loving work that has been put into bringing the house back to its former beauty and grace, in addition to the wonderfully-told story, makes this a must-see on any tour of historic homes, as well as for Civil War-buffs. I can't recommend it highly enough! read more

I stopped by here after seeing the Carter House just up the street. The guide, JT, was very animated but full of great information. The artifacts of the Lotz family still in the home were amazing to view and it definitely struck a chord with what happened to them during the battle. I was glad to see another perspective of what happened that night and see how it affected this family in particular. Also, seeing the youngest, Matilda Lotz, go on to become a great artist in CA was inspiring to learn about. I'd recommend this place to future visitors in the area for sure. read more

Having no previous experience with Civil War history and Franklin Tn, we stopped by this house to learn a bit more. We were greeted and everyone was excited to learn where the visitors came from. And once they learned where we were from, they tried to relate how our state was part of the Civil War. We took the tour and our guide, JT, immediately captivated us with his behind the scenes account of the Lotz family and history of this beautifully crafted home. This was one of the best tours we have experienced in our many miles of travels. The place was well appointed with original or period furniture. Took the battlefield tour this time. Thomas brought the battle alive; you could almost see the gory sights; enough to make to want to never go to war. He showed the big picture, talked strategy and tactics yet gave detailed information about so many of the participants. He quoted from letters and diaries, all from memory. He spoke rapidly but with great respect. Previously I had taken the house tour which is fascinating. Do it first but allow the extra 2 hours sir the guided battlefield tour if possible. You won't be disappointed. You'll learn a lot as history is brought to the life. read more

The tour takes you through the whole house and they tell you the story of the Battle of Franklin and of the family that lived there (average working-class people who didn't own slaves). The entry fee is reasonable and the house has so many antiques and historical objects. The story of the family and the Battle of Franklin is fascinating. This tour provides a sense for what it must have been like to experience the battle of Franklin as a Franklin resident. JT was our docent last week. His account of the battle as well as the events leading up to and following it was compelling and tied in neatly with tour of the house - bullet holes, cannonball damage, slipshod repairs, etc. Woodworking aficionados will also appreciate the millwork inside.
